Hi Legana area residents,

It’s been a busy start to the year in the greater Legana area property market. The first half of 2015 has produced strong growth in both average and median house prices, versus the same period in 2014, and a higher number of sales transactions, up 12 sales, to 51 residential sales in Legana against the corresponding period last year. It’s also encouraging to note that the average house sale price was up 10% to $369,903. A possible contributing factor is thesignificant growth in enquiry from mainland investors attracted to our market due to the higher income returns relative to mainland markets. A promising sign for potential vendors!

With the RBA cash rate remaining at an all-time low of 2.00%, down from 2.50% in June/July 2014, borrowing conditions are as good as we’ve ever seen them with residential mortgage rates typically in the range of 4.5% - 5.5%.

For investors, the rental market vacancy rate remains extremely low, below 2% at Bushby Property Group, and around 3.4% statewide. With income yields well above mortgage rates “positive gearing” is common practice, so if you’re considering moving into the propertyinvestment market, now seems to be a very good time.

For Self Managed Super Fund trustees, talk to your accountant or financial advisor about borrowing inside your Super Fund to invest in property, it may be very worthwhile and a great opportunity to diversify your portfolio.
