This course is registered with AIA/CES for continuing professional education. As such, it does not include content that may be deemed or construed to be an approval or endorsement by the AIA of any material of construction or any method or manner of handling, using, distributing, or dealing in any material or product.
" Attendees will learn about the major components of the LEED Operations + Maintenance (O+M) program.
" Attendees will be able to cite several specific credits of the LEED O+M program that apply to schools.
" Attendees will evaluate the benefits of monitoring performance with tools such as ENERGY STAR Portfolio Manager.
" Attendees will determine what aspects of the O+M program they can apply in their school facilities – even if not applying for LEED Certification.
Learning Objectives
" Project teams may register projects for Certification for either LEED 2009 or LEED v4 until October 31, 2016

WE Prerequisite Indoor Water Use Reduction WE Prerequisite Building-Level Water Metering
EA Prerequisite Minimum Energy Performance EA Prerequisite Building-Level Energy Metering
WE Prereq - Indoor Water Use Reduction Flush and flow fixture requirements
– based on age of building as compared to baseline
WE Credit…. points earned for reduction based on calculated baseline (10% - 1 pt. 15% - 2 pts. 20 % - 3 pts. 25% - 4 pts. 30% - 5 pts.)
WE Prereq - Indoor Water Use Reduction Schools also have a Process Water Purchasing Policy requirement
WE Prereq – Building-Level Water Metering Water meter must be installed to measure total potable water use for building and associated grounds.
- Record meter data on monthly basis.
- Commit to sharing data with USGBC.
WE Credit – Indoor Water Use Reduction – points can be achieved through metering as well.
WE Credit – Building-Level Water Metering - points can be achieved through weekly subsystem metering of 2 or more types of water
“You can’t manage what you can’t measure”
EA Prereq – Minimum Energy Performance OPTION 1: ENERGY STAR energy performance rating of at least 75 based on EPA’s Portfolio Manager – Benchmark against typical buildings OPTION 2: Show a 25% improvement in building energy consumption based on historical data when “typical building” national source energy data is not available.
EA Credit – Optimize Energy Performance 3 – 20 points available for increased ENERGY STAR performance ratings based on a benchmark against typical buildings. 2 – 14 points available for improvement in building energy consumption based on historical data when “typical building” national source energy data is not available.
EA Prereq – Building-Level Energy Metering Energy meter must be installed to measure total building energy consumption.
- Record meter data on monthly basis.
- Commit to sharing data with USGBC.
EA Credit – Advanced Energy Metering - points can be achieved through metering of major end uses that represent 20% or greater of total annual energy consumption (excluding plug loads)
- specific interval and storage requirements must be met as well
“You can’t manage what you can’t measure”
SS Credit – Joint Use of Facilities Schools Credit
OPTION 1: Make at least 3 building spaces open to the general public. (auditorium, gymnasium, playing fields, parking, etc.)
OPTION 2: Contract with specific organizations to share at least 2 building spaces.
OPTION 3: Use shared space owned by other organizations. (Example – park adjacent to the school)
MR Credit – Solid Waste Management - Ongoing Schools – Additional Requirements
Divert 50% of ongoing consumable solid waste from landfill
Schools requirements…
…if documenting that composting does not exist or is not economically feasible, it can be excluded from calculation
…incorporate an education component such as signage, staff training, and extracurricular student activities that promote environmental benefits of composting
Divert 75% of durable goods from landfill
IN – Innovation in Operations Schools – Innovative Credit Opportunity
Public Education. Provide educational program on environmental and human health benefits of green building practices + how occupants can improve green performance.
