Getting a feel for sensory homebuyersBy Tara-Nicholle NelsonInman News Service
Editor's note: This is the first part of a five-part series on sensory home-buying.
Between my husband and my son, I'm out-numbered by boys at home. What that meansin terms of my daily living experience is thatoften I'll wake up, stumble to the espressomachine, and realize that every single kitchencabinet, half the drawers and sometimes eventhe fridge and freezer doors are standing wideopen -- even though no one is in the kitchen!My family knows that about that time iswhen I yell, "What is this -- the SixthSense?!"
(In the Bruce Willis film, the young HaleyJoel Osment, who "sees dead people" sitsdown to breakfast and, in the seconds it takeshis mom to leave and return to the kitchen,Haley Joel's deceased cronies manage toleave every kitchen door gaping wide,prompting the boy's mom to have an "a-ha"realization that perhaps things ain't as theyseem.)
In real estate, there's also a sixth sense and,in most cases it has nothing to do with seeingdead people. We'll get there, I promise, butthat will be in a few weeks. Before we cantruly go there, let's talk about the first fivesenses and the role(s) they play in home buy-ing and selling.
This year, to a much more significant de-gree than others, I've observed as my buyerclients harness all of their senses as they"view" properties. Our house hunts are trans-formed from property "showings" to much
more detailed, sensory experiences -- simplyby the way they process input from thehomes themselves.
I think this might be due to the fact thatthese buyers have overcome so much adver-sity and naysaying just to even opt into theconcept of buying a home in this volatilemarket, and so they tend to be a slightly moreintense flavor of person, and they seem to betaking the experience as a life passage ratherthan simply as a business transaction.
These "sensory homebuyers," in my expe-rience, glean exponentially more informationthan the primarily visual buyer. To boot, afterthe first few homes, I don't believe that thesensory homebuyer necessarily spends thatmuch more time exploring properties than thebuyer who simply "views" them. This is notabout quantity of time, per se -- it's moreabout what they do with the time they spendin their prospective homes. It parallels thedifference between wine tasting and frat-house guzzling, to paint a visual.
There's wisdom inherent in the sensoryhomebuyer's process. Some buyers are in-clined, due to their personal sense of urgencyor time constraints, to dash through housesand units on what I like to call a "cardiohouse hunt."
Sellers and listing agents can use thisglimpse inside not only the thoughtprocesses, but also the part-psychological,part-chemical sensation experiences ofhomebuyers, to glean insights into how toprepare and market their homes for sale at topdollar. .
This week, boys and girls, let's talk aboutthe sense of sight. The problem with sight inreal estate is that buyers and sellers tend tooveremphasize it to the neglect of the othersenses. Sellers wisely throw some RalphLauren colors on the walls, agents push somePottery Barn furnishings in the place and,voila -- what one of my clients used to call"the vortex of cuteness" is born.
This is certainly blameless and, even, ad-visable on the seller's side -- it's a course ofaction designed to create the largest ROI (re-turn on investment) per homepreparation/staging dollar. Least money spentwith largest buyer-attraction potential equals:ideal.
The reason my buyer called it the vortex ofcuteness, however, is instructive: It has thepower to suck you in! Buyers can behave ir-rationally once they get sucked into the vor-tex, compromising on points formerly knownas deal-killers and throwing money at a placebecause the toasted-taupe-with-eggshell-white-trims color scheme is just what theyenvisioned being surrounded by in theirwildest domestic dreams.
Smart sensory buyers can appreciate aes-thetic beauty in a home without gettingsucked into the vortex and making decisionscontrary to their best interests on the basis of"cute."
Smart sensory buyers also know that cuteis not always that expensive or onerous tocreate, and can see the value in doing so, es-pecially when the home is in fundamentallygood condition and/or has other ideal charac-
teristics. Smart sensory buyers also look a lotdeeper than the superficially cute. They opendoors and drawers, look around the neighbor-hood sometimes at varying hours of day anddays of the week, and look at elements likeroofing and windows, not just for good paintcolors and bamboo floors.
Being a sensory homebuyer can be a zenexperience. It requires that the buyer -- andthe agent, to some extent -- be very presentin the moment of the property visit. This is achallenge for many homebuyers who tend towant to visualize the future the whole timethey are in a place -- where furniture will go,what holiday dinners will be like, and soforth.
Those are all very worthy and necessaryanalyses, but incomplete ones in the absenceof a deeply sensory understanding of theproperty. Beyond being present, sensoryhomebuying also requires stillness. In still-ness, you can see wall cracks and foundationfissures, but also the charm of classic built-ins, promise and potential, and beautiful, nat-ural views where they are not obvious ortouted as such. In stillness you can also ex-perience sound on a number of dimensions,thoroughly deeper than those baroque CDsthe listing agent put on before the openhouse. Next week, we'll explore the variousdimensions of sound perceived and processedby sensory homebuyers, some of whichmight surprise you.

Q: I used hot water to remove old wallpa-
per in a bedroom, which caused "bubbling"
or blistering of the drywall. Apparently, I used
too much moisture and seem to have lifted the
texture on the drywall. Do I scrape it and
apply new texture and if so, what is the best
method? It is affecting only parts of two walls
in the bedroom and would not involve the
whole walls, just areas. What is the best
method to go about this?
A: Making holes in walls while removing
wallpaper is part of the job. Getting the wall-
paper off is only the beginning, as you're
about to find out. You're right; wetting the
walls caused the bubbling. The paper "skin"
of the drywall became saturated and released
from the gypsum core. The fix will take some
work, but it's relatively simple.
Before even thinking about tackling the
bubbles, make sure the wallpaper paste
residue is off the walls. A good sponge-wash-
ing with TSP (trisodium phosphate) will take
care of this. For stubborn particles use a
Scotch-Brite pad. Mix the TSP with water ac-
cording to package directions. Use a sponge
to wash the walls and remove the paste
residue. Once the paste is all off, rinse the wall
with clean water.
Scrape off the bubbles with a 4-inch dry-
wall knife. Try not to gouge the walls, but
make sure to get all the loose material off.
Then it's time to patch.
We like to use a fast-setting joint compound
like Durabond 45. It allows you to work at a
steady pace but doesn't hold up progress wait-
ing for the mud to dry. Durabond 45 is a pow-
der that is mixed with water and sets hard in
about 45 minutes. Mix only enough material
that you can comfortably apply in 15 to 20
minutes. Any more time and the mud starts to
harden and is tough to work. Patch the holes
using a 4-inch drywall knife. Smooth it as best
you can, but don't work it too much. Sand the
patches smooth between coats with 150-grit
sandpaper. It will probably take a couple of
coats to complete the job. With the wall
sanded smooth, it's ready for the finish of your
choice: smooth wall; texture; or more wallpa-
per.
Q: Your column about removing vintage
wallpaper was great -- very detailed and spe-
cific. I have a different wallpaper question.
One of our bathrooms has painted walls (latex
enamel) with quite a bit of texture. I would like
to wallpaper that room using striped paper
and I think that would look messy over tex-
tured walls. What should I do?
A: Do not paper over the texture. The walls
will look like they have bad case of acne. The
answer is to make the bumpy walls flat by ap-
plying a skim coat of joint compound over the
entire wall. The good news is that it's defi-
nitely a do-it-yourself job and not that tough
to do.
It brings up a blast from our past. When
Mom was newly widowed, she moved from
the family home to a condo. We've mentioned
from time to time that our dad was a master
plasterer. All the walls in that house were
smooth plaster of the highest quality. Many of
the walls were wallpapered. Mom wanted
wallpaper on the textured walls in her bed-
room. She hired a local painting contractor to
come in and skim coat over the texture to
smooth out the walls. He then primed the
wall, sized it and wallpapered. We didn't care
much for her paper selection, but he did a
good job. It looked good and it lasted.
The first step is to lightly sand the wall to
cut down the gloss of the paint and provide
some "tooth" to the surface. Skim coating is
pretty easy. Use regular premixed joint com-
pound. Thin it with water until it's the consis-
tency of honey. It will spread smoothly and
easily. Apply the joint compound over the en-
tire wall with a broad knife -- 8 inches or
more. Let it dry and sand it with 150-grit
sandpaper. Repeat the process. It will proba-
bly take three coats of mud to get the wall per-
fectly smooth and ready for primer and
wallpaper.
