We saw sales volumes and transactions return to levels not
seen since 2005, something we have at various times in the
past only envisioned as a distant and elusive dream. Need-
less to say, we all are very relieved and pleased and hope to
expand on that recovery in 2016.
2016 will be noteworthy for us for various other reasons,
not the least of which is the promotion of my son Tom to
President of Keefe Real Estate. As a father, it is very grat-
ifying to pass the torch on to one of your own and know
that the future will be in excellent hands. At the same time,
my dear friend and long-time colleague, Steve Beers, will
remain in his office as our CEO. It is my intention to stay
out of their way while still remaining involved as Chairman.
One of the many projects Tom has been involved in is

the rebranding of our magazine, Lake & Country, a signif-
icant component of our advertising and promotional pro-
gram, which is focused not only on our listed properties, but
also on the lifestyles and activities available to our clients
and friends. This issue is an example of that, with features
about a restaurant icon reborn as a dinner theatre, home
bars, and a mushroom safari, to name a few. I hope you
enjoy it.

This Fontana home, built in the early 1900s, offers warmth, charm, and elegance. The owners converted a former sleep-ing porch into a private bar room, maintaining several aspects of the original
house, such as oak bead board ceilings and textured walls. Sitting high up above
Geneva Lake, the room features what could easily be one of the best views of the
lake. The quaint four-stool bar was designed to bring close friends and family
together in a casual and warm atmosphere.
The room holds personal meaning as well. The space honors people and mo-
ments of great significance to the homeowners. Decor commemorating his father,
memories of their daughters engagement, and a personal throne behind the bar
fill this room with the personalities of the homeowners. Though this home bar
has the accommodations to entertain a small crowd, it is most often used as a
personal retreat. Whether it be a quiet lunch, an afternoon game, or drinks with
the family, this home bar is a favorite gathering place any time of year.
ENTER AS STRANGERS, LEAVE AS FRIENDS.So often this statement describes what happens in the local bars of Southeastern
Wisconsin. But what happens when the bar is found in the home? Whether built
for personal use, occasional hospitality, or boisterous entertaining, the home bar
is a bonus room that creates a unique social setting and offers a revealing reflec-
tion of a homeowners personality.
Lake & Country had the privilege of visiting four exquisite and unique in-home
bars. We toured historic, passion inspired, family oriented, and imported bars
around the Lakes Area. While each is unique and has an individual story and
purpose, they all share the similar function of bringing people together.

Nearby, a Fontana homeowner dreamed of retiring on a boat in the Caymans, but he eventually traded this dream in order to stay close to friends and family. His home may not be floating in the Caribbean, but it is every bit
the boat he had always dreamed of. Working side by side
with the builders, this homeowner transformed the main
living areas into a replica of a yachts interior. The solid
oak floor was paneled and stained grey with hand painted
grooves to resemble the traditional teak flooring found in
many boats. Surrounded by wooden walls, the living room
and kitchen blend together seamlessly creating the per-
fect galley and salon.
The homeowners passion for the water is evident in each
detail of the space.
The perfectly executed bar, porthole windows, and
yacht style skylights would make any sailor feel right at
home in the hull. A murphy bed, for guests, sits quietly
between trophy cases that portray this homeowners ex-
cellence in his craft. This unique in-home bar pays tribute
to a dream that once was, and epitomizes the passion that
will always be.

Every once in a while, we find ourselves in a room that transports us. If there was ever such an in-home bar in the area,
it is embodied at The Vagabond, a
legendary home bar located just out-
side of Lake Geneva. The Vagabond
was built to resemble a quaint English
pub. In fact, several pieces of the room were directly imported from Europe. A
grand ornate bar commands attention in the center of the room. It stands proudly
against the wall, flanked by a dance floor on one side, complete with disco ball
and karaoke, with quaint booth style tables on the other. The bar itself has details
to match any old English pub. Stained glass windows, a brass foot rail, and dozens
of glasses hanging overhead give this bar a truly authentic feel.
The original owners of this special space desired an unusual place for enter-
taining. By paying attention to the smallest details, they succeeded. Little did
they know, it would become an area legend. Locals have either dreamed of seeing
the iconic bar, or have spectacular stories that are set in the space. Its new own-
ers look forward to carrying on the torch for more evenings of dancing, singing,
card playing, and drinks.

Of course, the home bar is not just for adults; it is a place for family and friends to gather regardless of age. These Fontana home-owners put a fresh twist on the in-home bar in order to en-
joy it with their children. As a young family, they needed a
space where the kids could relax with friends, while main-
taining an atmosphere that adults would appreciate as well.
The open concept bar is large enough to boast a two-way
fireplace, wine cellar, putting green, and relaxing space with
a couch big enough for the entire crew!
Replacing the traditional wooden bar counter with galva-
nized steel gives this space a family-friendly, contemporary
look. Scratches only add character, says the homeowner.
On the back wall, atop a backsplash of stone, hang two TVs
on either side of a beautiful double door wine cellar. The cel-
lar features LED lights that change color to fit any occasion.
The homeowners enjoy their bar as a place to set up a buffet
during sports games, host movie nights and wine tastings.
And theres plenty of room to give the ladies a place to have a
refreshment and chat as the men practice their putting close
by. This home bar will set the atmosphere for any occasion
while making everyone feel right at home.
An in-home bar is a place to gather with friends in the
comfort and intimacy of home. Whether the patrons are as
close as family, or new acquaintances that leave as friends,
the room provides a space to build new relationships and
cement old ones. So, pour a beverage and grab a stool. Mem-
ories are in the making.

Caring. Committed. Compassionate.Those three words speak not only to the mission of Keefe
Kares, but also to the generosity and character of the Keefe
agents and staff who make its local charitable work possible
year-round. In 2015, the Keefe Real Estate team collective-
ly raised a record-breaking $31,000 for regional charities
with the goal of even greater things to come.
The Keefe Family first established the Keefe Foundation
in 2006 as a charitable arm of the real estate company. For
nearly eight years, it operated as a successful matching pro-
gram for its agents and staff, giving thousands of dollars a
year to a wide variety of individual-designated 501c3 chari-
ties near and far.
But more recently, that perfect match got even better,
as the newly-focused Foundation effort, Keefe Kares, came
to full fruition. In 2014, Keefe executives Dennis Carnes and
Tom Keefe played integral roles in the programs creation.
We wanted to make an even greater, more meaningful im-
pact within the local communities we serve across Walworth,
Racine and Kenosha counties, recalled Dennis, who today
serves as Honorary Chairman of the Keefe Kares Board of
Directors. Our primary goal was to help more directly in the
places where we live and work, and in ways that reflect who
we are as real estate professionals and residents both.
Through many months of planning, Carnes and Keefe en-
listed the input of Keefe agents and staff on how best to roll
out a foundation program that would forge new and tangible
ties with close-to-home partners in core social service need
areas such as health, food, and shelter. Subsequently a
governing board was formed, served on by current Keefe
team members Tom Pederson, Alison Lieske Olsten, Janis
Hartley, Lisa Pitcher and Stacey Schultz, under Dennis
Carnes and Tom Keefes leadership.
Tom Keefe, now President of Keefe Real Estate, said,
Playing a leading role in improving the communities we
serve is core to our mission. 2015 was a truly inspiring first
year for Keefe Kares, and I am so proud of the entire Keefe
teams commitment and vision going forward. I firmly be-
lieve that every check Keefe can give to such worthy local
charities is an investment not just in that one place, but also
our collective future as a community.
In 2015, rolling-grant gifts of $250 - $5,000 were made by
the Keefe Kares board to the following 501c3 organizations,
following review of each organizations applications and need
priorities: The Sharing Center, TLC/Transitional Living
Center, Aquanuts Adaptive-Skiing Program, Delavan Food
Pantry, Lake Geneva Food Pantry, Elkhorn Food Pantry, Big
Foot Food Pantry, East Troy Food Pantry, Treehouse, Lake
Geneva Water Safety Patrol, Special Olympics, United Way,
VIP Services, Town Oaks Homeless Shelter, Open Arms Free
Clinic, Walworth County Alliance for Children, Lake Geneva
Conservancy, Love, Inc., Alliance for Prevention of Family
Violence, Whitewater Food Pantry, Kenosha Food Pantry.
Money raised by the Foundation for Keefe Kares comes
from several sources. Nearly 70 percent of the donations
come from individual agents and staff, many of whom have
contributions auto-deducted from every commission or pay-
check throughout the year. These contributions are further
matched by Keefe Real Estate. There is also a Board-spon-
sored Fall Harvest Party of gratitude and celebration for
Keefe team members and their families, sponsored by com-
munity partners Johnson Insurance, First Bank Center and
Southeast Title. Outside contributions to the 501c3 Keefe
Foundation, Inc. are also welcomed.
Another way Keefe Kares helps is through organizing
volunteer opportunities to help local non-profits with spe-
cial requests or ongoing needs. Dozens of Keefe agents and
employees served hundreds of hours of volunteer time in
2015, over and above their work hours doing everything
from cleaning out classrooms, to sending packages to our
soldiers, to gathering food and holiday gifts for those less
fortunate.

HIRING A CONTRACTOR
Ah, the rich, gorgeous black of a newly
paved driveway. Wouldnt it be nice if
it would stay that way? With proper
maintenance, it can, says Chris Meis-
ner, In fact, a properly maintained
driveway can last up to 25 years.
Meisner, who owns BTL Asphalt Ser-
vices in Elkhorn, Wisconsin explains
that regular treatment is an inexpen-
sive method of keeping your drive-
way looking new while also helping to
maintain your homes value.
That dark, smooth finish comes
from the oils and minerals in the as-
phalt. Meisner explains. Over time,
UV light oxidizes the oils, and weath-
er loosens the stones. Left untreated,
asphalt deteriorates and breaks apart.
Its once rich dark color becomes a
light gray.
Cracks are the first indication of breakdown, Meisner says, Maintenance is
critical at that point and if left alone they eventually spread. You can expect a
5-10% growth in cracks for each year that your driveway remains untreated.
A typical driveway can be sealcoated in 1.5 to 2 hours, but the sealcoat needs
about 24 hours to dry thoroughly. The hot tar used to seal cracks sets up in min-
utes. If thats the only work done, the driveway can be used immediately.
DO IT YOURSELF VS.
HIRING A CONTRACTOR
Smaller driveways [up to 700 square feet] could be sealcoated by the homeowner
that feels comfortable with the project. Typical subdivision driveways run 1,000
1,500 sq. ft., however, and will most likely require professional treatment. The
cost for a professionally treated driveway of that size would range somewhere
between $165 and $225, and the number and size of the cracks would be a major
factor. That treatment could last up to two years, which is twice as long as a DIY
project would last. And you dont have to get dirty, Meisner says.
But if your budget is limited, focus on filling cracks, Meisner advises. Un-
filled cracks will multiply and cause more problems. Sealcoating alone will not
correct those.

HOW TO SELECT A CONTRACTOR
Meisner says there are several factors to
consider when selecting a contractor:
> MAKE SURE YOUR CONTRACTOR
IS INSURED. Mistakes can happen,
and you need to be sure the company
will return to correct the error. You
might save some money going with
an uninsured contractor, but you
could be left trying to fix any prob-
lem afterward.
> MAKE SURE THEY PROVIDE A
WARRANTY. Find out if the firm will
stand behind its work should a defect
show up afterward. A good warranty
is two years for sealcoating and one
year for crack filling.
> CHECK FOR A SOLID RATING WITH
BBB.
> LOOK FOR REFERENCES AND EX-
AMPLES OF WORK DONE NEAR-
BY. Meisner suggests visiting the
property and talking with the prop-
erty owner.
> ASK IF THE FIRM USES CONCEN-
TRATED SEALCOAT. Some contrac-
tors dilute the sealcoat with water to
save themselves some money. That
kind of application can look good
for six to eight months, but will then
wear off, he explains.

CONCLUSION
When any guest comes up the driveway on your property, if you have a nicely
sealcoated, black drive it makes a big difference! Meisner says. And its not a
lot of money.
A driveway is easy to ignore, at least until it needs repair. By then, the deteriora-
tion could be significant. Regular maintenance, performed by you or a contrac-
tor, is an inexpensive investment that will significantly extend the life of your
drivewayand add tremendous value to your home.
