Water conservation tiPsOne of the most important ways to help

meet our water supply demands for today and tomorrow is through conservation, which is the efficient and effective use of water. Use these simple ways to conserve water and save on your water bill.

InDooRs• Find and repair leaks on faucets, sinks, and

toilets - leaks are often silent, which allows loss of water to go undetected for long periods of time. An average leaky toilet can waste about 200 gallons of water per day.

• Install low volume showerheads - a water saving showerhead should have a flow rate of 3 gallons or less a minute. Standard showerheads use from 5 to 10 gallons a minute.

• Install faucet aerators - the standard faucet flow rate is 5 gallons a minute. A low flow aerator can reduce this flow to approx. 2.5 gallons a minute.

• Change water use patterns

o Use the minimum amount of water needed for a bath.

o Take shorter showers.o Turn off the water as you brush your

teeth, wash your face or shave.

oUtDooRs• Water lawns during the early morning hours

or early evening hours when temperatures and winds are at they’re lowest. This reduces losses from evaporation.

• Do not use sprinklers that produce a fine mist.• Use mulch around t ree s and in

flowerbeds. Mulch helps retain moisture and moderates temperature.

• Use a broom to clean leaves and other debris from sidewalks and driveways rather than a hose.

Homeowner 2011 maintenance assessments

Thank you for your 2011 Maintenance Assessments. If you haven’t already paid your 2011 maintenance assessment, it is late. The invoices were sent out in early December 2010 and payment was due December 31st, 2010. If payment was received after January 31st, 2011, 18% interest is added to the bill, and late fees are assessed monthly, in addition to all legal expenses.

Several homeowners have asked us if assessments are necessary and if there are repercussions if you don’t pay – the answers to these questions are “yes” and “yes”! Your annual assessments are used to maintain the landscaping and lighting of our entrances and common areas and other items including deed restriction enforcement.

The management company, LPI, maintains all bank accounts, generates billings, pays bills, and coordinates all other administrative needs of our community. The Board of Directors also directs funds into long-term reserves each year for use on larger projects that may need replacement or repairs in the future. Examples of these projects include the sidewalk behind Harris Street and the maintenance of the entrances on County Road 59.

Bad debt associated with residents who did not pay their assessments or who suffered bankruptcy also plays a critical role in the budget. Our attorneys continue to monitor these accounts daily. Failure to pay can and will lead to foreclosure and eviction.

Homeowner 2011 maintenance assessments

Are you paying your Home-owner Assessments via Escrow?

Before you answer, be aware that this is a trick question. No homeowners are paying HOA Assessments via Escrow. When you bought your house, you likely paid your assessments for the current year, and depending on when you bought your house, you may have paid the following years assessments as well. The assessments were paid out of CLOSING COSTS. Escrow will not collect money for Assessments. Escrow is used to collect money for Homeowners Insurance and Property Taxes only. When you receive a bill for your HOA Assessments, remember it is your responsibility to pay them on time. Your Escrow account will NOT pay them.

The warmer weather also brings with it mosquitoes and fire ants. To protect against mosquitoes, please don’t leave standing water in your yard. Mosquitoes need standing water to lay their eggs. If you have a pool, keep it maintained. If you have a bird bath in your backyard, clean it out every couple of days. Don’t leave tarps outside or empty potting plants outside.

Fire ants are easily controlled using numerous fire ant control products available at Home Depot or Wal-Mart. The key to success against fire ants is to treat the entire yard, not just the mounds you see.

new alarm ordinance and Procedures

On Feb. 22, 2010, the City of Pearland approved a new ordinance regarding alarm permits and false fees. Ordinance 569-3 became effective on May 1, 2010. Permits issued prior to Jan. 1, 2010, are no longer valid. Permit fees are $15 per year. If a Permit Hold has two or less false positives in a 12-month period, the permit registration fee is waived for the next year. Pearland town center construction

Pearland Town Center has begun another phase of development. The additional housing units that were planned and approved for the property are currently under construction. Sueba Construction, Inc. is building the mid-rise building units on two plots of land between the pavilion and the ring road. These buildings will add approximately 179 additional housing units.

Most of this work will take place during day light hours. However, when they pour their slabs, the work will begin before the sun comes up. Sueba’s product is typically very classy and attracts a higher-end renter.

Pet Hub Animal Rescue (www.pet-hub-rescue.org) is a 501c3 organization. We are an “Adoption Guarantee - No Kill” rescue in Pearland. Our mission is to rescue animals, provide temporary shelter, food, medical attention, and comfort to all abandoned, neglected and injured animals brought to us by the community or rescued from euthanasia; to restore lost animals to their owners or seek new homes for them, and to educate the public about the humane care of animals with a goal of reducing overpopulation.

In partnership with the Pearland Neighborhood Center (PNC), the Pet Hub Animal Rescue has also establish a Food Bank at PNC to help those during these difficult times to feed their animals in order to help keep families, including pets, together.

The Southgate HOA Board of Directors meets the 2nd Wednesday of every month at the Cervelle Model home in Southfork Subdivision from 6:30 to 7:30 pm. All homeowners are welcome to attend.

Pearland to install advanced Traffic Light System

The city of Pearland is hoping to reduce traffic congestion by installing an advanced traffic light system.

It’s planned for FM 518 between Kirby and FM 1128. Traffic can get really congested in and around the Highway 288 and 518 interchange and it stays that way through Silverlake.

The system will collect traffic data through the use of detection cameras and use the data to determine the amount of time a light stays red or green.

The project is expected to be completed in August.
