JASMINE COTTAGE“We came across Jasmine Cottage at a time when we were looking for a change in life style: a move from London

to a leafy village location that was still easily accessible for London, the North and elsewhere.”

Introduction Summary A stunning cottage in a sought after village location comprising cloakroom/WC, breakfast kitchen, reception dining hall, sitting room, study, snug, five bedrooms, master with en-suite and family bathroom. Also benefiting from a lovely rear garden with outbuildings and gated driveway. An internal viewing is strongly recommended.

Accommodation summary A stunning cottage situated in the heart of this pretty village which has been lovingly cared for by the current owners and enjoys a wealth of character features throughout.

A wonderful first impression is afforded when entering the reception dining hall where there is a fitted display cabinet, space for a table to seat ten guests, tiled flooring and a full height window to the front.

The inner hall has a useful study area and a coat cupboard whilst a door leads to the cloakroom/WC.

The breakfast kitchen has beech work surfaces with a range of units, Belfast sink unit and walk in pantry. There are steps leading down to an eating area. A window overlooks the rear drive and a stable door opens out to the rear.

The sitting room has a wood burning stove set within an inglenook fireplace, exposed ceiling beams and two windows to the front.

There is also a lovely, cosy snug with original brick flooring, exposed beams and a door providing access to a bedroom above which offers, with the snug, an ideal teenage suite with its own door opening out to the rear of the house.

The landing with loft access above, leads to the master bedroom which has built in wardrobes, a window to the side and a door to the en-suite shower room.

A passageway runs along the side of the master bedroom which has a stunning feature wall with vertical oak beams providing access to the fourth bedroom. This could be converted into a dressing room and with the relevant permissions, could be opened up to provide an outstanding master suite.

Seller Insight Our first impressions of Jasmine Cottage were its quirkiness, oozing with character, and each room being unique from the next. We liken it

to the Tardis for, from its front exterior, it looks much smaller, but once inside, the cottage opens out into spacious living accommodation stretching towards the back of the property.” Since moving in, the owners have created their ideal home here. “Having made major improvements to our previous London properties, there wasn’t quite so much to do here,” they say, “except the removal of swathes of woodchip paper, redecoration of every room and making other marginal improvements. We also completely refurbished the family bathroom which was extremely dated. Jasmine Cottage is still ripe for furthering its potential, however. The rear loft has beautiful old oak timbers which would also make a stunning conversion with a window overlooking the garden, while the front loft is very large with a step down to the roof space above the far annexe’s bedroom, which would easily convert to make a large bathroom.”

The outdoor space offers an extension to the indoor living accommodation in the warmer months of the year, and a beautiful view from the cottage in winter. “The overgrown and neglected garden was given a major overhaul, when we moved in,” say the owners. “It is now the perfect outside space for family gatherings, being private and overlooking fields to the rear. Many happy times have been spent in the garden: barbeques on the sunny raised patio and al fresco breakfasts in Summer; sometimes even the odd disco stepping at night! The pergola in springtime, and throughout Summer, is clothed in climbing roses, Honeysuckle and Jasmine with a heady fragrance, while clematis and roses scramble up walls and trees and the Wisteria blasts its scent in Spring. We treasure our memories of happy meanderings up the main path to the greenhouse and vegetable patch to pick fresh produce for supper. Birds are in abundance in the garden too, and cheeky sparrows peer in to the en suite in our bedroom.” The local area has much to offer, too. “The village shop is the typical hub of the village,” say the owners, “where pleasantries are exchanged and gossip shared. With its own post office, it is very convenient, along with items to purchase for emergency supplies. Our daughter was 10 when we arrived in Tingewick. She had a freedom she hadn’t experienced previously in London, so to venture to the shop on her own and wander around the village, visiting the duck pond and cycling or walking with friends in the surrounding fields and lanes, was a real joy for her. The local school just along the road has a very good reputation, while the Royal Latin Grammar School is a very good school which our daughter attended. A school coach picks up children outside the village shop each morning and returns them at 3.45, so no school runs were involved for us!”

“Milton Keynes is approximately 20 minutes’ drive away, where all the main high street shops can be found under one roof,” continue the owners. “We have had the best of both worlds: living in the country with access to all usual shopping facilities. Milton Keynes station provides exceptionally good and frequent trains in and out of London (40 minutes duration) and it services a good many mainline stations heading North. The National Trust’s Stowe House is just around the corner and worth visiting for its beautiful lake, surrounding land and grand architecture. There are many other places to visit in the locale: Claydon House, Bletchley Park, Blenheim Palace, Oxford, the canal side shops and eateries in Banbury to name but a few. Bicester Village is a must for designer shopping bargains, while Silverstone is nearby for Formula 1 enthusiasts: each year in July helicopters can be seen flying high over the garden on their way to and from the race.”

“Our daughter’s 21st birthday saw buffet fayre spread out in the dining room, making use of the kitchen for dancing, the living room and snug for quieter chats and or eating, and the area outside the kitchen set up with tables for more celebratory drinking and eating. For our joint 50th birthdays, a marquee was erected behind the outhouses (below the raised patio) with table football and various games, another was erected over the patio and a further one put up leading from the patio on to the large lawn. The garden was lit up and candles twinkled in the trees. More than 50 guests shared in our celebrations and we managed to put up 16 guests in the house.”

“Our neighbours, who have always been friends too, were all invited to our various soirees, another demonstration of how warm and friendly Tingewick is.”What they will miss most “We shall miss the warmth and strong community spirit of the village, and the many beautiful country walks on the doorstep. Jasmine Cottage itself has served us splendidly, being generous in space, and very many happy memories have been made within its walls.” “The living room is cosy and an intimate space, especially on a cold winter’s night snuggled in front of the wood burner. The dining room is large enough to host a decent sized group around the dinner table. We spend most of our time in the kitchen/dining area. We love the feeling of space in there. It is here that many of our famed impromptu kitchen discos have been held with various guests, old friends and family, or even just the two of us.” *

There are two further bedrooms, both with windows to the front elevation, one having wood flooring and the other with two useful storage cupboards.

Completing the first floor accommodation is the bathroom which has under floor heating, bath and separate double shower cubical.

The fifth bedroom situated above the snug, has exposed feature beam, fitted sink unit and windows to the side and rear.

Another excellent feature of this home is the garden. With a pathway leading to different winding areas of lawn, mature trees and hedges. There is a raised sun terrace which is ideal for alfresco dining.

There are outbuildings which, subject to the relevant permissions, would be ideal to incorporate into the kitchen to create a larger open plan family room.

This really is a charming cottage which must be viewed to be appreciated.
