NOTES FROM THE BOARD OF DIRECTORS The Board of Directors would like to wish everyone a Happy and Healthy New Year. Please remember that all decorations must be removed by January 15, 2012. On Thursday, December 13, 2011, the annual meeting of the Windcrest East HOA was held at the Riverhead Senior Center. Minutes of this meeting will be provided at the 2012 annual meeting. Following are some of the highlights. Felicia Ayoub, HOA President, welcomed the attendees and Barbara Caramore, HOA Secretary, read the minutes of the 2010 meeting. Felicia then discussed the various projects completed this year as well as those planned for 2012. Walter Blanck, HOA Vice President and Linda Nemeth HOA Assistant Treasurer each reviewed the projects they have been involved in. Jack Tyniec, HOA Treasurer presented a review of the Budget as well as a comprehensive review of the purpose of the Capital Reserve Account. He stated that maintenance fees for both Condo I and Condo II will be increased in 2012 as a result of increased costs as well as the need to increase our deposits to the Capital Reserve Account. Michael Schroder of the law firm of Schroder and Strom spoke about tax assessment litigation, explaining the basis of the challenge as well as the assessor’s method of determining these taxes and indicated he will be forwarding a report of the progress being made sometime in the early Spring. Inasmuch as the only residents who were running for the open positions on the BOD and as Condo Managers were those already serving in those positions, there will be no changes in the makeup of the BOD and Condo Managers. Walter Blanck, Linda Nemeth and Barbara Caramore will remain on the BOD; Grace Blanck will be a Condo I Manager and Pat Guarasci will be a Condo II Manager. They were all thanked for serving another term. Felicia indicated that three homeowners have filed a Petition with the Supreme Court of the State of New York against the HOA BOD regarding access to books and records. The BOD answered several questions from homeowners. Ed Taylor, attorney for the HOA, was present and advised BOD members regarding certain responses. A copy of the 2012 Budget was made available to all homeowners following the meeting along with a copy of the new Windcrest East telephone directory. WINDCREST EAST HOA BOD MEETING DECEMBER 9, 2011 - REDACTED

The meeting was called to order by Felicia Ayoub at 11:00 A.M.

The attendees were Felicia Ayoub, Walter Blanck, Barbara Caramore, Linda Nemeth and Jack Tyniec. The Minutes of the meeting of November 18, 2011 were reviewed, Motion made by Jack and seconded by Walter to accept the Minutes; all in favor, Motion approved. Financial Report Jack reported that the November 2011 checks totaled $39,210. Year to date expenses are $472,153 and YTD income is $437,432 with a variance of $34,721. December checks issued through December 20, 2011 totaled $43,443.92. Old Business The owner at (address) has still not heard from Greenview Properties regarding the inspection of the retaining wall on the property. The BOD and residents have still not received a schedule, as promised, from Steve of Lawn Elements. An additional estimate has been received for repair of the Clubhouse front walkway and another has been requested. New community phone books have been delivered to the BOD and will be available at the Annual Meeting. New Business The Board members reviewed the Agenda for the upcoming Annual Meeting, made changes and revisions as needed, and finalized the 2012 Budget. The BOD discussed a suit pending before the Supreme Court of the State of New York, brought by three homeowners of WCE, regarding access to books and records of the HOA. A motion was made by Linda, seconded by Barbara, to retain the office of Taylor and Eldridge to represent the HOA BOD members in defense of this suit, all in favor, Motion approved. A motion was made by Walter, seconded by Jack, to repair the outside rear wall of the Pool house; all in favor, Motion approved. A motion was made by Linda, seconded by Jack to replace the signs at the entrance to WCE, all in favor, Motion approved. The meeting was adjourned at 1:00 P.M.

The Windcrest East Book Club wishes you a Happy New Year. Our next meeting will take place at the clubhouse at 7pm on January 11. Since our December meeting was cancelled, we will discuss the

December book choice: The Blessed by Ann H. Gabhart. We look forward to more book readers joining us at our 2012 monthly gatherings. There is nothing cozier than curling up with a good book on a cold winter day. If you have read something really interesting why not drop by and tell us about it. We would be glad to hear from you.

HOLIDAY PARTY DECEMBER 7, 2011

One of the really nice things about growing old is that you amass this bank of wonderful memories that you can recall whenever you feel like smiling and feeling happy. One of those memories was created under the title of the Seventh Annual Windcrest East Holiday Dinner and Dance on December 7th. The staff at Majestic Gardens was attentive, caring and served us perfectly. The food, starting with the antipasto and ending with the parfait and cookies (from Tildas) was delicious. The music kept pulling us onto the dance floor. Everywhere I looked, I saw loved ones, friends, and neighbors smiling, laughing, and enjoying each others company. What a glorious celebration of the holiday season! What a glorious celebration of life at Windcrest East! What a glorious celebration of friendships! What a glorious memory! Barbara & Cos Mollo

THE WINDCREST EAST VETERANS GROUP WOULD LIKE TO THANK THE RESIDENTS OF WINDCREST EAST FOR THEIR GENEROUS DONATIONS OF TOYS FOR TOTS THIS CHRISTMAS. Here is our first one: On December 11th Morgan Blasi, granddaughter of Tony and Annette Blasi, was awarded a Junior Black Belt in Ju-Jitsu, Morgan age 10, is the youngest to reach that level at the American Samurai School of Mount Sinai, N.Y. Way to go Morgan !!!

CLOTHING STILL NEEDED When you clean out your closets, if you have any clean, usable clothing you no longer want, call Bruno Meloni at 369-3069. He will

collect them and take them to the Living Waters Church, Riverhead, for use by the needy in the town. They are in need of warm, winter clothes and shoes now.

In the interest of keeping all information correct, I ask that anything to be included in the Breeze, be submitted in writing by the 25th of the month. Drop it in the Mailbox in the clubhouse, e-mail it ([email protected].) or drop it off at my house. Thanks, Carol The mailbox in the clubhouse for The Breeze is now being used as a suggestion box for the Social Committee as well. Any ideas you may have for them may be dropped in the box. Didn’t our community look beautiful this past holiday season? The lights

and decorations made our development more special than ever. Now that the winter is here, please be careful driving, especially when the bad weather hits. Remember the speed limits. And be patient with the snow removal crew. They have a difficult time with

our back alley-ways and getting us all dug out promptly. There is no snow in the forecast as I write this, but just wait….
