You love your home, but it sure could benefit from a few changes. The kitchen is where everyone gathers, and it could be larger and more attractive. The basement would make a great playroom. And that walk-in closet might better serve you as a master bath. Maybe it’s time to plan a home remodel.

The reasons for home remodeling are as varied as the projects and can range from adding more space to upgrading cabinets, counters, appliances and fixtures. You might wish to create a floor plan that’s customized for your lifestyle or improve energy efficiency with new windows, doors, insulation and climate control systems. Finally, by doing any of the above, you hope to increase the resale value of your home.

Where to beginFirst, consider what you want to do with your home remodel.

Write a prioritized list of your needs and wants, taking into consideration things like traffic patterns, furniture size and placement, colors, lighting and use the of remodeled space. Consider replacing windows and doors, upgrading heating and cooling systems and adding insulation to make your home more energy efficient, easier to maintain and more comfortable. If your decision to remodel involves creating better access for someone with limited mobility, you may want to research options with a Certified Aging-in-Place Specialist.

Now the fun begins. For specific ideas of what you want your remodel to look like and how you want it to function, explore sources such as• TV shows—programs like HGTV’s Buying and Selling and

Curb Appeal feature projects that evolve from start to finish.

• Magazines—paging through Home, House Beautiful, Country Living and so many more will give you countless ideas for any room of your home, and it’s easy to snip and save photos and articles.

• Books—browsing a bookstore with a well-stocked home improvement section can give you plenty of ideas and oftentimes how-tos for simple projects. For larger projects or those involving construction skills beyond what you can realistically do, skip the do-it-yourself titles and hire a professional.

• Websites and blogs—now you have a reason to spend too much time on Pinterest; the websites of remodelers, manufacturers and magazines also offer project photos, buying guides and product information.

• Friends, family and neighbors—if someone you know has recently remodeled in a style you admire, talk to them about their own ideas and the contractors they used.

• Remodeling professionals—remodelers have access to extensive libraries of resources, as well as product manuals, magazines, brochures and blueprints.

• Manufacturers and suppliers—when it comes to selecting products and appliances, the most obvious place to find information is manufacturers’ websites. Many suppliers also offer home planning centers where you can browse manuals, plans and more.

The more clearly you can envision your project and describe it on paper, the better prepared you’ll be in making your decisions.

Finally, figure out how much money you have to spend on the home remodeling job, furnishings, landscaping and other costs.

Consider whether you’ll need to secure financing to cover the project and, if so, begin talking to lenders.

Choose your optionsOnce you have created a list of what you would like in your

remodel, decide how to accomplish your vision. Is your project within the scope of your own abilities? Or will you need to hire a professional to ensure the job gets done right?

For the handyman or -woman, a do-it-yourself project is both rewarding and cost-effective. But before you swing the sledgehammer, ask yourself the following:• Do you have a clear idea of the end result?• Do you have the time to complete this project?• Do you have the necessary skills and tools?• Do you know all the necessary materials you will need?

Where will you obtain them?• Are you familiar with applicable building codes and

permits?• Do you understand all the safety issues associated with this

project?• Are you familiar with the structural makeup of your home

(i.e., how knocking down one wall will affect the rest of the structure)?

Consider hiring a professional If your answers to the questions above tend toward “no,” you

should hire a professional home remodeler. Such a professional can • do the job right the first time (potentially saving you

money)• ensure that your dreams are accurately translated into reality

• maintain a safe and neat job site• help you access the right materials for your job and within

your budget• ensure that your job meets applicable building codes and

regulations, such as the EPA lead paint rule for homes built before 1978

• guarantee the quality of their work with a warrantyThe La Crosse Area Builders Association can provide you with

Prepare for inconvenienceWithout a doubt, one of the hardest parts of a remodel is living

in chaos. A kitchen or bathroom overhaul, for example, can disrupt your life immensely. Here are a few guidelines for keeping your sanity during a remodel:• Expect inconvenience. Set up temporary quarters for

cooking and rely on the toaster oven, microwave and grill. A laundry room can double as a dishwashing station.

• Designate a safe haven. Find at least one place in your home where you can escape from the chaos.

• Guard against dust. Seal off doorways to the construction area, turn off central air or heat, use washable doormats and floor coverings and remove or cover anything that could be damaged by dust.

• Maintain a sense of humor and see the remodeling process as an adventure. Find ways to make light of and have fun with the process, and celebrate as different stages of the project are completed.

Nothing says “adulthood” quite like buying your first home. And to ensure the process goes smoothly, first-time homebuyers are wise to prepare themselves well for this rite of passage. Before you take that first step into homeownership—whether buying an existing home or building one—use these tips to plan and prepare for that goal.

FinancingThe first—and most important—question to answer is “How

much can I afford?” Educating yourself on types of mortgages and taking an honest look at your current financial situation will help you determine the answer.• First, figure out what you can pay on a monthly basis.

Consider your current income and expenses, and remember that your mortgage payment will likely include payments into escrow for home insurance and property taxes. When you come up with a number, don’t be tempted to agree to an amount higher than you are comfortable with. Mortgage calculators can help you determine your ideal price and can be found on banking and real-estate-related websites.

• Prepare by paying down debts. High credit card debt can negatively impact your standing with a lender, and it can limit the amount you qualify for. Typically, lenders favor a total debt service ratio that is less than 40 percent of your monthly income.

• Educate yourself by attending a first-home-buying seminar or talking to a credit counselor who does not represent a lender to get objective information from an unbiased source. The U.S. Department of Housing and Urban Development (HUD) offers free housing counseling and seminars plus useful information on the process and expenses associated with buying a home at www.hud.gov.

A merican Dream• Visit a lender and get pre-approval. Having a financing

commitment in place before you embark on your search for a home can help to ensure a smooth financing process and is a big first step toward becoming a homeowner.

Prioritizing featuresHere’s where the dream of homeownership begins to feel real.

Before you start looking at homes, consider what features are most necessary for you and your family. Are you looking for an elaborate kitchen? A large playroom? How many bedrooms will fit your family best, and how many bathrooms will you need? How much yard do you care to maintain, and what’s important in terms of location? Do you want to be within walking distance of a school, shops, or other resources?

Consider also how your needs may change over time. Will you still want to live on a bustling street when you have children? Is there room for expansion should you need to take in an elderly parent?

The National Association of Home Builders recommends writing each feature you desire on a 3x5-inch card, then arranging them in order of priority. Then, at a glance, you’ll know which features are most important to you and your family.

perfect home—it’s time to start shopping. Whether you work with a Realtor to help you navigate the homebuying process or a builder to craft your ideal home, the preparation you’ve done can help you streamline your search and pave the way for a smooth and surprise-free closing.
