Building Management System (BMS)

Building management systems for hotels have to be adapted to the needs of di�erent user groups, especially to the constantly changing guests. Each guest has specific requirements concerning lighting and temperature. Only one thing is the same for every guest: the handling of the room should be as simple and comfortable as possible. Therefore, a precise determination of the set point as well as a customized control of lighting, shading, heating and ventilation is needed. By using a web based visualization for touch screens, guests can adapt those issues according to their requirements.

Automation

Any responsible hotel manager will be concerned about the energy consumption, and will try to improve the energy e�ciency of the building while maintaining proper conditions for all the guests. For the perfect building control, some hotel managers have already chosen to use the automation system. By using the system, any hotel manager can control the building with the help of a simple tablet. Anywhere inside the building, the manager can control the system using a software that comes along with the system. This software allows the manager to see if a room is occupied (without entering the room), so it can coordinate the cleaning quicker and more e�cient.Special sensors will signal the required action to ensure the full automation of the building, for example, it can lower the blinds according to a weather sensor located on the roof. A room key card inserted into the room reader, welcomes the guest and indicates to the sta� that the room is occupied.

يقوم نظام التحكم الذكي بخلق بيئة فندقيه مفعمه بالرفاهيه وتبدا من دخول العميل غرفته حيث يقوم بادراج بطاقة مفتاح الغرفه بعد ذلك تقوم الغرفه بالترحيب به عن طريق التلفاز و فتح الستائر اتوماتيكا و ضبط التكيف على درجة حراره معينه بشكل الي , واشتعال االضاءات بشكل مباشر او تدريجي وتعطي اشاره الى االستقبال بان العميل داخل الغرفه ليبدو كل االهتمام بنزيلهم .ايضا تتيح للنزيل باستخدام جميع خدمات الغرفه وهو جالس ومستمتع بمكانه هناك الحساسات الخاصة سوف تشير الى االجراءات المطلوبة لتضمن نظام تحكم ذكي كامل للمبنى , على سبيل المثال , يمكن انزال الستائر حسب حساس الطقس الموجود على السطح او انارة غرفة الحمام ومراوح الشفط ثم يتم اغالقها تلقائيا كأن يتم غلق االناره بعد مغادرة المكان ب خمس دقائق واغالق مراوح الشفط بعد ربع ساعه. كما يوفر هذا النظام مفاتيح التحكم الذكيه حيث تمتاز

The average new hotel or motel can be a fairly easy entry-level commercial fire alarm project for a properly licensed and insured company with limited fire alarm experience. Even though these projects can be larger than an average store or business, much of the installation is repetitive from floor to floor (note that buildings with more than seven floors are considered high rises and are thus not entry-level projects). Hotel and motel fire alarm systems often need to incorporate safety control functions such as elevator recall, sprinkler system connections and sleeping room ADA-compliant visual appliances. While most commercial occupancies do not have provisions for smoke detection, hotels and motels have requirements for both smoke alarms and detectors. A common contract requirement for one of these jobs might read: “Activation of room system smoke sensor shall immediately and automatically sound an alarm (three pulse temporal pattern) within the room of incident and annunciate at the front desk.” Smoke Alarms & Warning Systems This annunciation of smoke alarms can be accomplished a couple of ways. In new construction, an intelligent system of smoke detectors may be used to provide the required alarm and detection normally provided by single-station or multiple-station smoke alarms, even though the minimum — and most often provided arrangement — is to install smoke alarm in each guest room.

Fire Alarmالحريق انذار

انقاذ اÈرواح هو االعتبار اÈول عند وقوع الحريق داخل المباني ، ولذا يتطلب اÈمر إعالم وإنذار اÈشخاص الموجودين داخل المبنى بمجرد وقوع الحريق حتى يستطيعون مغادرته قبل أن تمتد النيران وتنتشر ويتعذر عليهم الهروب، وذلك يتعين وجود وسيلة إعالن وإخطار عن الحريق داخل المباني تكفل إنذار الموجودين بوقوع الحريق ، والمهمة اÈساسية Èى نظام إنذار هو تسجيل واكتشاف الحريق وتحويل ذلك إلى إشارة كهربائية تشغل جهاز اºنذار، فعند حدوث الحريق يقوم جهاز اºنذار بإرسال نبضات عبر التوجيهات الكهربائية إلى لوحة المراقبة حيث تعمل على الفور على تشغيل إشارة ضوئية وصوتية، وتدل اºشارة الضوئية على موقع صدور اºنذار في حين تدل اºشارة الصوتية ºنذار الشخص المسئول عن لوحة المراقبة الرئيسية بوجود الحريق. ويجب أن يتم تجهيز المبانـي والمنشـآت بأنظمة اºنـذار بغرض حماية المباني وشاغليها من أخطار الحريق ، وذلك بتوفير إنذار مبكر حتى يمكن إخالء المبنى ،

ومكافحة الحريق بصورة أولية من قبل اÈفراد المدربيـن أو بواسطة المعدات التلقائية ، ثم استدعاء فرق الدفاع المدني للمكافحة الفعلية واºنقاذ إذا لزم اÈمر .
