BRIEF HISTORY OF SURABAYA
It takes its name from a mythic battle between a shark (SURA) and a crocodile (BAYA).
The founding date was May 31st, 1293AD, coinciding with the rise of Indonesia’s most powerful dynasty,
MAJAPAHIT.
One of the most historical event to take place in Surabaya and would influence the political outcome of
the country was the flag tearing blue stripe of the Dutch flag taking place at the Oranje Hotel.
Now, as the 2nd largest city in Indonesia and a population of circa 3 million people, Surabaya has developed into a bustling, industrial, cultural and
dynamic city.
SOCIAL ECONOMY OF SURABAYA
The majority race in Surabaya is the javanese, followed by maduranese, chinese and arabian.
Being a metropolitan city, it drives the economy of east java and its neighboring provinces.
The main economic sectors are services, trading and industries, whereby some of the country’s multinational companies are based
in Surabaya, such as Sampoerna (tobacco), Maspion (plastic), Wings (consumer goods), and PT. PAL (ship construction).
The Surabaya Industrial Estate Rungkut (SIER) lies on an area of 332 hectares, accommodating around 371 companies.
In the past 5 years, many new business sectors have emerged in Surabaya, starting from properties, investments & securities,
shopping centers, automotive industry, education, oil & mining, food & beverage.
THE HOSPITALITY INDUSTRY
The hospitality industry itself in Surabaya offers an array of options, ranging from guest houses to star-rated hotels.
Since the mid 90’s, several international hotel brands/operators have decorated the tourism industry in Surabaya, namely ACCOR
Group (Novotel, ex-Mercure, Ibis), ex-Radisson, Ascott (Somerset), Hyatt, Starwood (ex-The Westin, Sheraton), Shangri-La,
JWMarriott, and Mandarin Oriental Hotel Group (Hotel Majapahit).
The concept and market positioning of all the 5-star hotels (Hyatt, Shangri-La, Sheraton, JW Marriott and Hotel Majapahit) are for
business travelers, except the Hotel Majapahit, carrying a concept as a boutique hotel with a fair contribution from business and
leisure travelers.
The average room occupancy amongst five 5-star rated hotels is around 50%-60%, selling at an average room rate between
US$35-US$70.

The number of sellable rooms in Surabaya has remained stagnant since 2000. And since 2005, the corporate market has switched to
buying 4-star accommodation for their business purposes.
Unlike hotels, the food & beverage industry is perhaps the most developed and rocket-soaring business sector in Surabaya.
Consumers may opt from side-walk cafés to famous-brand cafés, from seafood stalls to fine-dining venues, from live-music pubs to
DJ spinning clubs.
The market welcomes new innovative designs, concepts with a distinctive positioning. Unfortunately, it creates a decrease in guest
covers in food & beverage outlets in hotels.
Hotels still have the advantage of accommodating MICE schedules from corporate, community, government or even private accounts. Thus it is believed that the market is very competitive amongst all
hotels providing MICE facilities.

• 1946: return of Sarkies Brothers, named Hotel LMS
• 1969: owned by Mantrust Holding Co., renamed HOTEL MAJAPAHIT
• 1993: take-over by Sekar Group and joined with Mandarin Oriental Hotel Group
• 1996: officially opened as Hotel Majapahit Mandarin Oriental
• 2006: MOHG withdrew, re-operates as HOTEL MAJAPAHIT
