It is common place in real estate to hear that anyone can sell a home.
Some people assume that there is nothing to selling a home privately and decide to take it on themselves in order to save the money they would need to pay a real estate agency for their services.
However most people underestimate the cost, time and
energy involved and do not realise that the majority of private sellers fail to achieve the result they were hoping for due to the lack of marketing exposure, skills and knowledge.
The following list will provide anyone considering selling privately a check list to work through to ensure you manage the entire process and achieve the best result possible.
1. Carefully research market information. Recent sales in your neighbourhood and how the homes were sold. Know your section size, house size and relevant property disclosure law. Based on this establish a realistic price for your property.
2. Know current lending institution guidelines and borrowing criteria to determine financing alternatives for your prospective buyers. Ie welcome home loans, kiwisaver deposits and now higher deposit rates required by banks. All of these affect the timeline in which the transaction can be concluded.
3. Conduct your own pre sale
inspection, taking note of all the items that need repair or improvement. Check paint finishes, windows and window dressings, garden, plumbing and appliances, roofing and guttering. Careful not to over capitalise, only do jobs that enhance the saleability of the property.
4. Complete all repairs and improvements before marketing the property
5. Research council files to determine if any relevant council zoning or building rules have been breached and rectify if possible
6. Be available at all times to show house to prospective buyers and have knowledge about local schools, parks, churches etc.
7. Establish a marketing budget
8. Set up marketing plan with local newspapers, research costs and deadlines, negotiate best deal.
9. As you don’t have access to a database of buyers and you are paying for your adverts every week you need to ensure they are attention grabbing from day one.
10. Purchase an eye catching weather proof sign and install it.
11. Prepare a features and benefits fact sheet.
12. Learn how to separate “lookers” from qualified buyers. Ask for names and phone numbers of everyone who views.
13. Be prepared to negotiate with the buyer as though you are an impartial third party, remain calm and refrain from emotional outburst that might jeopardise your sale price.

A late season trim of bushes and shrubs around the entertainment area also helps to tidy up the space and ideally lets more natural light be drawn in to the area creating sun traps; especially for late setting sun.
Once vegetation is trimmed, the decking or concrete cleaned and
protected, it's time to check on any added entertainment area appliances like the barbeque or gas heaters.
Always check the expiry date on any gas bottles especially if they haven't been used for a while and if the barbeque plate is in reasonable condition, crank the barbeque up to burn off any winter/spring residue before giving it a good wipe down.
Now is also a good time to inject some instant colour in any forgotten hanging pots by planting seasonal blooms or reinventing last summer's space by adding cushions or covers in fresh vibrant colours or modern prints.
New covers can be made for existing cushions out of recycled or second hand fabrics such as sheets or curtains: just keep an eye out for different sources of material.
Just adding potted plants, funky solar lighting, citronella filled wine bottles or Chinese lanterns to a space can create a comfortable and stylish outdoor setting ready for entertaining or relaxing on those barmy summer nights ahead.

The Lake Coleridge Open Day will be a special event in the local calendar this year. In this rare chance to view inside the operating power station public can expect to be surprised. Operational for 100 years now Trust power has opened the doors to the station allowing public to view not only the inner workings but a dismantled generator giving them a unique look at where their power comes from.
Outside of the station public will be treated to a plethora of historical information set up indoors and out. Display panels assembled for the day explaining the start to stop of electricity creation and the catchment schemes used for the station, will become a permanent feature.
On the day buses will be available to take free trips to the stunning
Upper Rakaia catchment showing public many aspects of the power scheme. Community members have joined with Trustpower to organise family activities coinciding with the Centenary making this weekend one not to be missed. Open Day Convenor, Karen Meares, says “It’s traditionally been a day the public has loved and the bonus is community groups get to benefit from the funds raised” Check the weather – damp in the east often means fine in the west.
Public can expect to see a celebration of our local history, what once was a remote area has in the past hundred years grown into a valued piece of local heritage. With a parade of vintage machinery, vintage cars and Clydesdale horses you will get an insight into what went into building this mammoth operation.
