scale and speed of the decline has been surprising. Most forecasters were predicting a modest lift or, at the very least, a plateau in dairy prices, but unfortunately the base level has dipped significantly and is hopefully now bouncing along the bottom.

I have had many discussions with valued clients in the past few weeks, some merely a meeting to keep informed and abreast of things, but others to consider their options.

Some of these are big decisions, where people may decide to sell the farm or one of their farms, to rebalance the books, especially where current payout predictions will not enable them to meet their mortgage commitments.

From my experience in the 1980s and late 1990s, it is critical to make good decisions. We all feel varying degrees of stress and anxiety and some will weather the storm better emotionally than others.

Increasingly it becomes important to surround oneself with mentors, supporters and good advice.

I remember instances in the 1980s where interest rates were running above 20 per cent and we had had virtually no rain for two years. The

amount of irrigation development at that time was more limited and the effects of the drought and financial pressure had a huge impact on the wider community. As one farm consultant said at the time, a 1000 hectares with no grass is no better than 50 hectares with no grass - the amount of feed is the same. Everybody was in the same boat.

Finding solutions is a collaborative exercise. In my opinion there is a need to sit with the bank, solicitors, accountant, farm consultant and trusted rural real estate adviser and form some sort of governance board to study the situation and draw up a list of strengths and weaknesses.

If you go back to the 1980s, there were opportunities to rectify problems through subdivisions, boundary adjustments, sale, leasing, mining fertility or, where possible, sending stock out to graze in other areas.

I entered a number of situations where the farmers absolutely believed they needed to sell to rectify the problem, although when asked, that would be their last option if they answered honestly.

What did happen in some instances was that a number of decisions were made in panic, without truly

studying the situation and looking for opportunities within it. That is not to say that in every situation opportunities exist.

When people are under stress and emotionally strung out, there is less of a chance to make robust choices and the implementation of a good plan is less likely.

To date land, legal, accounting and financial professionals have communicated well to encourage stability in the market place. The aim is to control those factors that we do actually have some control over and minimise the impact of the current situation.

Sometimes it is not realistic to carry on, but in a number of instances, with due consideration, it may well be. In the 1980s it duly rained, interest rates eventually came down and farming profitability returned. Nowadays it is referred to as “looking through the cycle”.

I would encourage all who are feeling a little bit stressed or panicked to take a step back, consider forming some sort of governance board. Try to bring a range of ideas to the table that might enable some to see the wood from the trees, whatever the ultimate decision made and the situation requires.
