Project Introduction !As the owner of the property, Kitson & Partners (“K&P”) is evaluating the ways to develop Babcock Ranch
into a master-planned Smart, Community and Integrated community that enhances how residents live,
work, play and learn, contributing to their overall quality of life. K&P’s has the unique opportunity to
participate in this development process, which presents unique business opportunities to the organization.
This Executive Summary provides an overview of these opportunities for K&P to consider in implementing
Babcock Ranch as a Smart, Connected and Integrated Community with the following goals:
! Profitably differentiate Babcock Ranch as a Smart, Connected and Integrated Community;
! Utilize K&P’s favorable position as property owner to positively influence how residents live, work,
play and learn in the community; and,
! Through unique value propositions and competitive advantages, increase profits and returns to K&P
and its investors.
K&P has the opportunity to develop leading-edge technology infrastructure in Babcock Ranch with greater
capabilities and at lower costs than would be traditionally found in brownfield developments. This
infrastructure is proposed to become the foundation for all technology-based services used by homeowners
of Babcock Ranch in the areas of entertainment, communications, transportation, healthcare, education and
community support. The technology infrastructure will effectively support all eight of K&P’s core community
initiatives, either directly or indirectly.
Babcock Ranch’s technology infrastructure will far
exceed that found in traditional communities,
through which K&P will gain a competitive edge in
the market to sell homes at a premium. And,
because K&P will develop the infrastructure at
lower cost, it will positively impact the prices
residents of Babcock Ranch pay for their services.
In addition, it will provide long-term value to
homeowners and the community because the
services that utilize Babcock’s infrastructure will
accentuate K&P’s core community initiatives, as
shown in Figure 1. The technology infrastructure
will positively impact how services are delivered to
residents in the community, across all eight
community initiatives. The results will yield an
important value proposition in planning Babcock
Ranch as a Smart, Connected and Integrated
Community:
Lower Cost and Higher Quality Should Lead to Higher Profits and Higher Returns for K&P
If this value proposition is realized, K&P should generate a premium in the prices consumers pay for the
opportunity to live in Babcock Ranch. K&P should also realize ongoing benefits from investing in the
technology infrastructure that enables leading edge services to residents at lower costs. The Technology
and Communications Master Plan lays out the key strategies that will help K&P understand how to achieve
this value proposition in Babcock Ranch.
