Shed specifications Strong 2"x2" (finished at 45mm x 45mm) pse framework, boarded roof and floor
(not inferior sheet material), door pre hung on right hand side with three hinges, one
key lock, two turn buttons, as many windows as we can fit along one side (glass not
styrene ). Superior quality fiberglass felt, fully tanalised pressure preservative
treated, available in a choice of two types of cladding.

The delivery only option is to the front of the premises only. Movement of delivered
goods is the responsibility of the customer. We will leave your shed/panels in the
nearest convenient place to the kerbside.
We are unable to carry panels; through buildings, over buildings, over
fences/hedges/walls etc. Ensure that all possible obstacles are kept to a minimum
and access is as unobtrusive as possible, make us aware of any obstructions such as:
satellite dishes, archways, lintels, steps and corners etc. We also need to know if the
distance from vehicle to site is more than 25 meters.
Extra works needed for installation are the responsibility of the customer, and if
not completed prior to installation will incur additional charges if installation can be
carried out at all.
If the delivery or installation has to be aborted, the building will be left adjacent to
the installation site, or not delivered and returned to the company’s yard. Additional
deliveries and installations which are required by the customer are chargeable.
If secondary delivery is needed the additional charge will be two further delivery
charges. If secondary installation is required the additional charge would be the cost
of installation again.
It is essential that a firm, level, square (cross corners), flat base which is the correct
size for the building to be erected upon, is provided prior to the installation taking
place. A suitable base; concrete, paving slabs, decking or an eco-base with no low or
high spots are all acceptable, gravel does not constitute a suitable base.
When planning for the location of your building consider that; we will need room
all around the building for installation, the roof is larger than the walls of the
building, overhanging branches should be removed and access for the maintenance
such as regular retreating and cleaning guttering should be allowed for. We are
unable to drive off road.
All sizes are nominal, we endeavour to manufacture our buildings to be as close to
the advertised sizes as possible. However, buildings are often slightly smaller than
advertised with the overhanging roof sections larger than the advertised size.
Discuss your requirements prior to ordering to determine what is available.
Adverse weather conditions are beyond our control and as such, Flixton Sawmill
Ltd cannot be held responsible for damage caused to roof felt, Customers should be
advised to have their garden buildings and contents covered in their home insurance
policy. Adverse weather may cause a delay in delivery or installation.
Flixton Sawmill Ltd cannot be held responsible for variations in colour of treated
timber which is natural, or roofing felt which is down to the manufacturing process.
We want you to be satisfied with your Garden Building, Please ensure that
everything possible is done to enable our delivery / installation team to do their job
as quickly and efficiently as possible, we have limited time to complete each and
every delivery and installation.
If your base is unsuitable for installation or the chosen location might negatively
impact the finished product we will require a signed declaration stating why the
installation is compromised, and that you (the customer) accept full responsibility,
this option is at the discretion of the installation team.

change and improve specifications without prior notice.
Every effort is made to select the best timbers for our buildings. All timbers are selected
in good faith and are inspected at the time of manufacture. As with all natural timber
products our sheds, summerhouses and other garden buildings will be subject to movement
and deteriation as they season, this may become evident with shakes, splits, cracks, warping
and shrinkage.
Due to the nature of wood, we cannot however accept any responsibility for timber
cracking, splitting, shrinking, warping or naturally occurring shakes. Timber is a natural
product and these are not to be considered faulty or in any way defective.
Every effort is made to minimise water ingress, however timber is porous and with all
single skin, non-insulated sheds, summerhouses and other garden buildings, a degree of
moisture on the inside of your building is to be expected, this can be minimised by suitable
and sufficient, regular maintenance of your shed, summerhouse or garden building from
new. Which is the responsibility of the customer.
Suitable, sufficient, regular maintenance may include: removal of overhanging tree limbs,
shrubs and other vegetation, base preparation and maintenance, treating the outside of the
building with a suitable water proofer (oil or wax based wood preservative or protector),
the fitment of guttering (highly recommended) and checking the condition of the roofing
felt.
Water could penetrate through shakes, splits and cracks in the timber, at the corners
where trim is fitted, through perforations in the roofing felt, including around felt nails, or
could be present as condensation from single glazed windows.
Once your shed, summerhouse or other garden building is erected, to prolong the life of
your building it is your responsibility to ensure that all necessary precautions are taken.
Precautions which are deemed necessary include but are not limited to the fitment of
guttering to control and divert rainwater, the removal of overhanging tress and other
vegetation (branches can rub holes into the felt and rainwater from trees is acidic – both of
which shorten the life of roofing felt), and treating the building with a quality preservative,
protector or water proofer to minimise water ingress.
Once your shed, summerhouse or garden building is erected you must maintain your
building to preserve and increase its useable life.
Shakes, splits, cracks, warping and shrinkage can be improved by sealing the building with
as many coats of water proofer necessary to seal the building. Timber is porous and should
be sealed as soon as possible. Water ingress is always a possible consideration and can

All of our buildings are made out of tantalised, pressure treated softwood timber, this is
something extra, when compared to the industry standard, however this treatment should
be considered a base treatment, before the customer’s choice of finish is applied, and
maintained annually.
The end user should treat and maintain their garden building as much as they deem
necessary.
Suitable and sufficient care and maintenance will result in a better quality building, No
care and maintenance will result in a building which develops issues as a direct result.
