SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made between The Harbor Marina,
LLC (“Boat Owners Agent”) and (“Guest”) as of the date last set
forth on the signature page of this Agreement. For good and valuable consideration, the
sufficiency of which is acknowledged, the parties hereby agree as follows:

Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be

Access: Guest shall allow Homeowner access to the property for purposes of repair and
inspection. Homeowner shall exercise this right of access in a reasonable manner.

for damage to the property or furnishings; dirt or other mess requiring excessive cleaning; or any
other cost incurred by Homeowner due to Guest’s stay.

RENTAL RULES
Age: The primary member of the guest party must be 21 years old or older
Smoking: Smoking is NOT allowed.
Guest Party: People other than those in the Guest party set forth above may not stay overnight in the
property. Any other person in the property is the sole responsibility of Guest. Keep the property and all
furnishings in good order. Only use appliances for their intended uses.
Injuries/Accidents/Illness: The WhiteLion is privately owned; the owners are not responsible for any
accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this
reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use
of the premises or others whom they invite to use the premise.
Valuables: The WhiteLion are not responsible for the loss or damages of personal belongings or
valuables of the guest.
Parking: Upon receiving your welcome package you will receive 2 parking passes. Parking is limited to
2 vehicles. Vehicles are to be parked in designated parking areas below. Any illegally parked cars are
subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Leave the
passes in the WhiteLion at the end of your stay.
Housekeeping: There is no daily housekeeping service. Daily maid service is not included in the rental
rate. The property is furnished and includes linens, towels, small appliances, dishes, glasses and flatware,
per Inventory Exhibit B. We do not permit towels or linens to be taken from the WhiteLion.
Pets: Absolutely No Pets Allowed On Board.
Kayak: You must sign the lease agreement and waiver and release of liability agreement in order to use
the kaya and equipment (Exhibit “E”)
Candles: Absolutely no fire of any kind including candles while on board the WhiteLion.
Toilets: You are in a marine environment; absolutely put only the provided toilet paper in the toilets.
You must sign and adhere to the Marinas Rules and Regulations Exhibit “C”
BMP: By state law you must sign and adhere to the Marinas Best Management Practices Exhibit
“D”.

MARINA RULES
THE HARBOR MARINA, LLC dba
GIG HARBOR MARINA AND BOATYARD
The marina reserves the right to change these rules without notice for the safety, order, and cleanliness
of the marina. These Marina Rule are a part of the Moorage License Agreement, Dry Moorage
Agreement, Outside Vendor Licensing Requirements, Short Form Outside Vendor Licensing
Requirements, and the Facility Agreement and supersedes all previous versions of the rules. Moorage
Licensees, vessel owners, employees, agents, vendors, contractors, family, and guests must expressly
agree to comply with these rules and vessel owners agree to comply and help enforce these rules.
1. No Smoking on docks or boatyard other than in designated smoking area.
2. No fireworks permitted within the boundaries of the marina.
3. Storage of flammable products on the docks is not permitted at any time.
4. Report all electrical problems immediately to management, including discoloration of shared
power outlets. All utility connections are subject to approval. Unsafe connections are
subject to immediate disconnection with or without prior notification. The vessel is
designated one electrical connection pedestal and electrical cords are required to be marine
grade UL approved.
5. On board heating devices must be certified and be installed in accordance with NFPA
standards. Marina management may inspect heating devices without notice. Electrical
heaters that are in use may not be left unattended. Many marina fires are caused by electrical
heaters and GHMB strongly encourages vessel owners to stop using electrical heaters and
move to oil filled radiant heaters or another safe alternative to electrical heaters. GHMB
reserves the right to preclude the use of electrical heaters in the marina.
6. All work on the vessel in the marina must comply with Marina Best Management Practices,
these Rules, and Moorage License Agreement. The marina has a policy of no discharge into
the waters of the State of Washington. Only normal preventive maintenance is allowed in the
dock area of the marina. This includes: changing batteries, fluids and expendable parts. At
the sole discretion of marina management, extensive repairs, restoration, and modifications
must be accomplished in the boatyard area of the marina and not at the dock. Painting,
varnish, conditioning oil, and solvents are not permitted on the dock.
7. Docks and finger piers are not to be used as work or storage areas and are to be kept clean
and clear at all times. Except when in dock boxes, personal belongings and vessel equipment
are not to be stored on docks or finger piers. Please call if you need an exception for a
minimally sized stair step for access to a large vessel.

8. Dock boxes are owned by the marina. There should be no heavy items, liquids, or
flammables stored in the dock box and the vessel owner shall give the marina a duplicate key
for the lock on the dock box.
9. Power sanding is not allowed within the dock area. Hand sanding is permitted for minor
touch-ups, provided the work area is fully contained so that debris cannot go onto the dock,
neighboring vessels or into the water.
10. Unprotected painting, sanding and grinding within the marina is not allowed. Sanding within
the boatyard must be done with a dustless sanding system with a dual filtration dust extractor.
11. Spray painting is not allowed anywhere within the Marina or boatyard.
12. In water cleaning of hulls with ”soft” sloughing and ablative (self-polishing) hull paints is not
allowed. In water cleaning of hulls with hard finish paint is allowed if properly conducted by
a licensed diver.
13. Do not dispose of paints or solvents in the marina’s dumpsters. Use remaining paint by
spreading on an old board (not on the dock). Allow empty paint cans to dry thoroughly
before disposal.
14. Work to the interior of vessels while at the dock is limited to 25% of the vessel during a
given year. Exterior work while at the dock is limited to minor repairs and touch-ups. There
is no limit to the percentage of interior work allowed in the boatyard.
15. Routine engine maintenance while at the dock is limited to 25% of the engine components
during a one-year period. Use absorbent bilge pads to soak up oil and fuel and dispose of
pads in the marked container in the boatyard. There is no limit to the percentage of engine
maintenance work allowed in the boatyard.
16. Do not dispose of any fuels, used oil, coolant, or batteries in the marina or the marina
dumpsters. These items can be disposed of in the proper receptacle at the marina in return
for payment of the posted fee.
17. Transfer of fuel from vessels by any means or cleaning fuel tanks is not allowed within the
boundaries of the marina, unless done by GHMB or a licensed contractor.
18. No substance or material of any kind, including contaminated bilge water or sewage (treated
or untreated), shall be discharged in the marina. Sewage pump-out stations are available at
the Maritime Pier located next to Tides Tavern, main Skansie Park pier, and Arabella’s
Landing Marina.
19. Renovation, construction, or repairs to the dock structure can only be performed by marina
management.
20. A tradesman or vendor may only work on your vessel within the marina if the vendor has
been first approved by marina management, the vendor has provided evidence of insurance,
and has signed the marina’s Outside Vendor Agreement. Vendors can only be allowed in the
marina during normal marina hours of operation or if accompanied by vessel owner during
nonbusiness hours.
21. Vessel owners are responsible for allowing access to their vessel and dock when a vendor
service call has been ordered. If using a boat broker to sell the vessel, the vessel owner alone
is responsible for dock and vessel access.
22. Dinghies and kayaks, and other watercraft must be attached on the vessel and may not be
stored in the slip or on the dock or other common areas.
23. No part of the vessel shall extend over any portion of the docks, side docks, or piers, but the
stern may extend within reason if not blocking the dock or the maneuvering of other vessels
in the sole judgment of GHMB.

24. Dock safety is of the utmost importance. All pets brought on the docks must, at all times, be
on a leash controlled by a responsible adult, or confined to your vessel. Vessel owners must
pick up after their pets and place all pet waste in dumpster. All unruly pets will be banned
from the Marina if deemed a nuisance by GHMB. When on the dock, children under the age
of 12 must wear a life jacket and be accompanied by a responsible adult at all times. Do not
ride dock carts, skateboards, cycles, wagons or any wheeled vehicles on docks. Do not run
on docks. There is no fishing or swimming within the marina.
25. Any activity that endangers life, limb, property or that unreasonably negatively impacts the
marina experience of other vessel owners is prohibited.
26. There are no floating homes or barges allowed in the marina.
27. The marina has a limited number of appropriate spaces for live-aboards. No one can live
aboard at the marina without the marina’s approval that includes signing a Live-Aboard
Moorage Agreement. As defined in WAC 332-30-171(1) and WAC 332-30-106(62), anyone
staying overnight on the vessel in the marina for more a total of thirty days in any forty-day
period or for more than a total of ninety days in any three hundred sixty-five day period is
considered a live aboard.
28. Only marina personnel may use marina or boatyard tools and equipment, other than the
approved sanders and prop pullers rented by GHMB.
29. Within the marina only park your vehicle in a designated parking place. Do not park your
car in a way that prevents work in the boatyard, blocks the travel lift, or that obstructs the
business of the marina or other vessel owners. The vessel owner will be given two parking
decals for two cars, but only one car at a time may be parked at the marina. The decal must
be visible while parked in the marina. The vehicle will be towed by Bethel Towing if these
rules are not complied with.
30. Emergency. In case of an after-hours emergency, please call 911, Gig Harbor police at
(253)-851-2236, and also contact the marina at (253)-858-3535.

MARINA BEST MANAGEMENT PRACTICES
THE HARBOR MARINA LLC dba
GIG HARBOR MARINA AND BOATYARD
It is your responsibility as a boat owner to act in accordance with the laws and practices set forth by
the U.S. Environmental Protection Agency, the State of Washington Department of Ecology, the city of
Gig Harbor, and with the Marina Rules of The Harbor Marina LLC, dba Gig harbor Marina and
Boatyard.
The following best management practices will help keep the waters of the State of Washington clean:
Commercial Activity
1. All vendors, contractors, or their subcontractors must sign the log in the marina office
and sign the Outside Vendor Agreement.
2. In water cleaning of hulls with ”soft” sloughing and ablative (self-polishing) hull paints is
not allowed. In water cleaning of hulls with hard finish paint is allowed if properly
conducted by a licensed diver. Hull cleaning of soft hull paint or maintenance may only
occur in the boatyard.
3. Vendors and contractors must dispose of their own waste off site, unless disposed of in
the provided boatyard cans at the GHMB posted rate.
Engines and Bilges
1. Absolutely no oil, fuel, or anti-freeze is to be discharged into the waters of nor onto the
land of marina. Use absorbent pads to soak up oil and fuel in bilges. Extra emergency
pads are available from the marina office. All pads must be disposed of in posted
containers in the boatyard.
2. Do not pump contaminated bilge water into the marina. Install a bilge pump shutoff
switch that has a manual setting to avoid discharging contaminated bilge water.
3. Never drain oil, antifreeze or other liquids into the bilge. Use pumps to drain engine oil
directly. Recycle all waste oil and antifreeze on shore. Fit a tray underneath the engine to
collect drips. Use pads in the pan to make clean up easier. Keep the bilge area as dry as
possible. Fix all fuel leaks in a timely manner. Inspect fluid lines and hoses for chaffing,

wear, and general deterioration. Clean bilge areas after engine maintenance work. When
changing engine oil wipe up any spills.
4. Do not dispose of fuel, oil or filters in the dumpsters. Recycle oil, antifreeze, coolants,
and oil filters at appropriate shore-side facilities. Do not mix any other fluid with waste
oil when pouring into recycling tanks. Waste oil contaminated with other materials
cannot be readily recycled and disposal costs increase dramatically. GHMB provides a
receptacle for soiled or oily rags and recycle containers for other items is available with
payment of the posted fee.
5. Do not use detergents or soaps on fuel, oil or otherwise contaminated bilge water. While
enzyme-based bilge cleaners are generally safe to use, it may take some time before the
oil sheen is gone. It is best to remove contaminated water and dispose of it appropriately
at on shore facilities. The discharge of emulsified oil is a violation of State law. Use
absorbent pads.
6. Dispose of oil soaked absorbents when they are full by wrapping in newspaper and then
double wrapping in plastic and placing in the proper receptacle. GHMB provides a
receptacle for soiled or oily rags.
Boat Fueling
1. There is no fuel station at the marina. Fuel transfers should occur at a fuel dock.
2. Report oil and fuel spills immediately to Washington State’s hotline at 1-800 OILS-911
and the National Response Center 1-800-424-8802.
3. If you cause a spill, stop it at the source and start to clean it up immediately. Do not pour
liquid detergent onto the spill – this makes recovery impossible and makes the spill worse
under the surface.
4. Do not “top-off” or overfill tanks. Know your fuel tank capacity and don’t wait for fuel to
spill out of the overflow vent to indicate full. Place a bucket or an absorbent pad at the
fuel vent in case of accidental overflow. In-line fuel/air separators and indicator whistles
can be installed to reduce fuel vent spills.
5. Do not hose down accidental fuel spills. Do not use detergents or soaps to clean up fuel
and oil spills. Use absorbent pads when feasible.
Sewage and Gray Water
1. Do not discharge sewage directly into the waters of the State of Washington.
2. Y-valves and overboard discharge valves must be safety wired to ensure sewage flows
into holding tank only.

3. Store sewage in holding tanks and dispose of it properly at a pump-out station or use a
pump-out service.
4. Even treated sewage is a threat to the shallow water environments. Do not discharge
treated sewage (including Coast Guard approved MSD’s) while in the marina.
5. As part of the Marina’s Best Management Practices, Boat owners are required to
complete the Method of Sewage Handling form on a quarterly basis identifying their
method of sewage disposal.
6. Minimize detergent usage and oily food waste in on-board sinks and showers. Scrape off
table scraps and dispose of in the appropriate trash, recycling or compost receptacles by
the marina.
7. The discharge of laundry water from a vessel is prohibited.
8. Baking soda, vinegar, lemon juice and vegetable oil are far less harmful than
conventional cleaning products; however, they are still foreign elements to the marine
environment and should be treated as such. Use the minimal amount needed to do the job
and as practical, do not discharge into the water.
Vessel Cleaning
1. Scrub and rinse your boat often. A quick rinse after each outing reduces the need to scrub
the top-side with harsh cleaners.
2. If cleaners are used, no visible suds or discoloration of the water are permitted. Spot
clean or use small amounts of phosphate-free and biodegradable soaps only when
necessary. Otherwise, use alternatives such as baking soda or vinegar as all-purpose
cleaners. Remember there is no legal discharge of any cleaner to the water.
Surface Preparation and Refinishing
1. Painting and refinishing of boats (when in the water) is limited to minor touch-ups. All
work must be contained. Major work involving more than 25% of the boat above water
surface areas must occur on land at the boatyard. Schedule cosmetic work during annual
haul-outs.
2. Tarps must be used to capture all dust, drips and debris. Any discharge to marina waters
is a violation of State and Federal law. Airborne particles may damage adjacent boats.
The open water area between the hull and the dock must be tarped during rail or minor
hull work.
3. The intention of the marina is that no dust or paint chips get into the water or on the
ground at any time. All sanding on the exterior surfaces of the boat must be done using a

vacuum sanding system. No by hand wet or dry sanding is allowed in the marina and
boat yard.
4. Work should not occur from a float or small boat unless properly tarped on all surfaces
and only with the proper written approval of GHMB.
5. Limit use of paint, thinners and varnish on board or on the dock to containers of one
gallon in size or smaller.
6. All paint mixing must be done inside the vessel or onshore – not the dock or the deck of
the vessel.
Open cans should be placed inside some type of secondary containment that will catch
spills. A five gallon bucket or plastic tote works well for this purpose.
7. Spray painting is absolutely not allowed while boats are in the water, nor elsewhere in the
Marina and boatyard.
Hazardous Wastes
1. Do not dispose of any liquid paint, solvents or other hazardous wastes in the marina trash
receptacles or any solid waste container. Completely dry all paint cans before placing in
the trash.
2. All hazardous waste must be disposed of properly. Do not dispose of the following in
the marina trash receptacles:
Fuel, used oil, used oil filters, antifreeze or transmission fluid.
Paints, solvents or varnish
Batteries
Wet shop rags must be deposited into the marked container in the boatyard

3. Buy only the amount of materials you need. Use up remaining paint if possible. Take
excess paints and chemicals home or dispose of them at the local hazardous waste
facility. Do not discard these materials in the sewer or storm drains, nor into the boatyard
dumpsters.

4. Store useable chemicals, coatings and fuels securely on-board to prevent accidental
overboard discharge. Do not store any hazardous or flammable materials on the dock, in
dock boxes, in lockers, or elsewhere in the marina.
Solid Waste Disposal
1. Securely store all garbage for shore-side disposal. “If it goes aboard, it comes ashore.”
2. Dispose of all garbage in the marina trash receptacles.
3. Collect all pet waste in plastic bags and dispose of in the marina trash receptacles.
4. Dispose of recycled aluminum, cardboard, glass, plastic drink bottles and newspapers in
the boatyard provided recycling receptacles.
5. Whenever possible select non-disposable containers for food and other items to minimize
waste and chance of losing overboard.
Stormwater and Runoff
1. Pressure washing of boats is only permitted in the boatyard at the designate pressure
washing area by boatyard personnel.
2. No dumping of any material into storm drains. The storm drains connect directly into the
harbor.
When in doubt, use common sense or contact the marina office if you have any questions
regarding compliance with these BMP’s. Thanks in advance for taking the appropriate steps to
preserve the environment for future use and enjoyment.
Spill Response
Should a spill occur on or from you boat, immediately stop the spill or leakage source and
contain the spill. Report spills into the water immediately to the U.S. Coast Guard National
response Center at 1(800)-424-8802 and the Department of Ecology at 1(800)-258-5990. Please
also notify the Gig Harbor Marina at (253) 858-3535. Boat owners, vendors, contractors, and
others at the marina should have a supply of absorbent materials on board the boat or close at
hand.
