Welcome to Future Constructor & Architect...

Magazine September 2012

So what does it mean to be an architect or constructor of the future? A couple of decades ago, we may have pictured buildings that looked like they could take off into space, and still return to earth in one piece. Admittedly, yes, in some parts of the world, buildings need to be designed to withstand

huge impact and therefore require modern methods of construction. Natural disasters, or even regeneration, encourage greater attention to structure and form.

These days, a forward-thinking approach to building design involves far more than just the building fabric. As we become a culture with an innate awareness of environmental responsibility, more emphasis seems to be placed on projects in their entirety. In interior design, for example, we are increasingly witnessing an equal level of commitment. One company that is taking sustainability to the extreme is Google at its new HQ in Central Saint Giles, London.

Re-used and reclaimed materials set against a contemporary backdrop has put this building on the map in terms of sustainability. Vintage furniture has meant that production of new items has been spared, as has landfill!

Aside from unconventional aesthetics – the company’s granny flat evokes a love or hate response – Google has demonstrated that contemporary design doesn’t have to be a strict formula. In a day and age where environmental responsibility is integral to the development of our planet, sometimes in order to look to the future, we need to revisit the past.

The Montgomery Primary School in Exeter became part of the ambition for all new non-domestic buildings in the UK to be zero

carbon by 2016. Zero carbon signifies that all emissions from the building and the activities that take place within it must have a net energy balance of zero over a year.

The government’s zero carbon task force (ZCTF) was set up to further this goal and granted Montgomery School £1.2m.

For the school, the project was much more than meeting the technical demands for passivhaus. “The capital project was a catalyst by which the newly-appointed head teacher could drive a programme to transform the school,” explains Leo Critchlow, Devon County Council’s

Project Officer. “The technical demands for passivhaus presented challenges that could have seriously compromised educational functionality. So functionality was the core challenge and at the heart of the design brief.

“In particular, our concerns centred around acoustics, daylight levels and accessibility. The solutions were to maximise daylight levels in the classrooms by internal glazing, light wells, roof lights and white finishes on internal walls. Auto pad operated doors for use by small children made movements in and out of the building easier. We located the Foundations Stage on the ground floor on the south western corner of the building to maximise solar gain.”

The £9.2m school was built on a live school campus. The two-storey external structure went up in just nine weeks. James Turner, BAM’s Project Manager remarks: “The construction programme was so fast that people who lived in houses backing onto the site would go to work and come back in the evening to find a classroom had gone up. We were careful to manage their expectations.

“What was not so fast was the extent of pre-planning the project required. This reflected the ground-breaking nature of the work, and bringing together a range of expert partners, such as the architects, sustainability consultants NPS, experts from the University of Exeter Business School including Dr David Coley, and passivhaus consultants Warm.”

Minimalistic approachArthur Tatchell of NPS Group says: “The design team did not wish to apply flashy green technology to a standard product. Montgomery was designed to use the minimum amount of resources, including fossil fuel. Its conception is based on a modular design approach, using off-site pre-fabrication techniques with multiple repeatable units where appropriate, and all of the energy required for heating, lighting

Creating a new primary school in Exeter for 420 children may not sound like an unusual challenge. But when it is to become the UK’s first passivhaus school, and the first truly zero carbon school in use in Europe, then a great deal is at stake.

Mission Montgomery

and power are generated on-site.“As the design is based on the

passivhaus standard, everyone at the school has to follow sensible practices such as shutting windows and doors or they notice a drop in temperature. We hope that by understanding how the building works and its positive impact on costs, everyone in the school will be encouraged to change their behaviour in relation to energy and sustainability.”

Energy use can be cut to an absolute

minimum, but the energy that it still needed for heating, lighting and powering appliances such as computers comes from 915m2 array of photovoltaic panels that are integrated into the roof of the building.

In the highly insulated, airtight external envelope, heat is generated through occupancy, and by machinery and equipment within the building, with a boosting function provided by electricity generated on site through the photovoltaic array.

Dr David Coley, who was then the research fellow at the University of Exeter and now at the University of Bath, explains: “There is no wind on site or trees for biomass so you end up using PV. If we had just spent the money on renewables we would never have achieved zero carbon.”

Structural protectionThe lack of UK experience of passivhaus took BAM to their colleagues in Europe where the company has built such projects for 16 years and documented its experience on everything from design to installation and validation. The UK team visited projects in Holland and the German team came to the UK. BAM engaged passivhaus consultants Warm to do some modelling before the contract was awarded. The preconstruction period highlighted practical installation issues for the heavy PV roofing panels, the need to minimise heat-loss during occupancy and identified that stringent airtightness was critical.

Insulated precast concrete was chosen to protect the school against climate change by getting thermal mass into the building and to even out temperature swings. In theory this helps reduce energy use, by storing heat gain from IT and pupils, so that less energy is needed in the

mornings. Meticulous attention was paid to how the windows were insulated into the concrete panels, so that warm air would be retained by an EDPM cloak.

NPS’s Arthur Tatchell says: “The Building Research Establishment promotes the maxim ‘build tight, ventilate right’. The principle is that accidental air leakage should be avoided and managed air-flows should be designed in. Fresh tempered air is delivered where it is needed, when it is needed, without losing energy in the form of heat. The core objective of passivhaus is to reduce dramatically the requirement for space heating and cooling while creating excellent indoor comfort levels.”

Considerate buildMontgomery’s new school consolidates the existing teaching facilities into a smaller building footprint, removing existing site buildings to provide more open external areas for recreation. The building comprises two floor levels with general teaching spaces, the Foundation Stage unit, and integrating the nursery with two reception classes. The school provides support activities together with SEN and non-teaching, social and administrative accommodation.

The construction team faced logistical challenges in order to overcome peak traffic issues. No deliveries of plant or personnel movement took place during the arrival and departure times of the school population, who remained in the

school throughout the programme. A noise assessment confirmed there would be no abnormal noise affecting neighbours.

The school’s design and solar generating electrical power plant enable its electricity bills to be zero each year with excess electricity providing a small income to maintain the power cells and equipment. The former school spent £24.k a year on energy bills so the saving per annum could inform future capital investment for new-build projects.

For BAM, Montgomery represents three important things. Most importantly, the client has a high quality new school that their children will enjoy for many years to come, which is fundamental to BAM as a contractor. Secondly, the zero-carbon learning and techniques here have many benefits for other schools. It shows how important early integration of construction is into the planning and design stages.

Finally, it offers a valuable on-going lesson in understanding zero carbon through

post-occupancy use which will be studied as part of the ZCTF grant conditions.

The Warm Low Energy Building Practice issued the first passivhaus certificate for a UK school to Montgomery. It stated: ‘Passivhaus is primarily a tough quality assurance standard. It took tremendous rigour and attention to detail during the design and construction process to achieve certification. There are many architects out there claiming to be building to passivhaus principles but it is only by going through this tough and formal process that gives credibility to such claims.’

Arthur Tatchell concludes: “Achieving passivhaus at Montgomery Primary School had been quite a steep learning curve for all involved in the design and construction process. We are very grateful for the assistance given by Warm Low Energy Building Practice, Dr David Coley of Bath University, the grant from the ZCTF.”

In the first instance, Dogs Trust approached RES Inbuilt, the consulting arm of The RES Group, one of the world’s leading independent renewable

energy project developers, to undertake a strategic review of their building portfolio.

The review began with a strategic sustainability assessment of Dogs Trust’s most recent rehoming centre at Harefield. The review identified a number of significant changes that would save energy, reduce cost and complexity and improve comfort conditions, in the design of future dog rehoming centres.

A comprehensive review of Dogs

Trust’s landholdings at 17 sites across the UK was also undertaken. This determined the potential for revenue generation from the installation of small and medium scale wind turbines and by growing biomass crops.

Comfort factorThe findings were further qualified by undertaking an occupant survey of employees, as well as an animal comfort evaluation to assess the current satisfaction levels with the building – with a qualitative comparison of Harefield with similar sites. The review presented a

new approach to the design of rehoming centres and the energy management actions at existing sites.

RES Inbuilt wanted to integrate sustainable design principles from the outset. It even developed a specific risk management tool, i-DREAM, to identify why and where gaps in the performance of the building could occur and to formalise a process for addressing and reducing these risks.

Dogs Trust was also in the process of building and redeveloping a number of new dog rehoming centres across the country, which presented an

Dogs Trust, the UK’s leading dog welfare charity, has always been passionate about being eco-friendly. However, the organisation knew that there was more they could do to engrain sustainability into their building portfolio. Little did they know that they would soon become the proud owners of one of the UK’s most sustainable buildings, as David Coyne, Managing Director of RES Inbuilt, explains.

opportunity to embed sustainability at the design stage, as well as retrofitting. Two of RES Inbuilt’s BREEAM accredited professionals were employed on these projects at pre-planning, design development and construction phases, with the objective of delivering the world’s first BREEAM Outstanding Rehoming Centre.

RES Inbuilt worked closely with Dogs Trust, its design team and the contractor throughout the entire programme to ensure credit requirements were integrated into the building design, so that the BREEAM target rating could

be managed and achieved. Through continued management of the targeted credits and the adoption of the Soft Landings Framework, it helped in the objective to design buildings that would be cost effective, energy efficient and sustainable in operation, providing a comfortable environment for both human and dog.

Certified approachRES Inbuilt has influenced and informed the Dogs Trust Shrewsbury Rehoming Centre architectural design and developed the concept M&E specification.

The new building now has an ultra-low energy consumption (and carbon emissions) delivered through passive measures and renewable energy systems underpinned by the energy conserving Passivhaus approach.

RES Inbuilt is renowned for its experience in achieving Passivhaus certifications. Passivhaus buildings are super insulated and provide high levels of air tightness, therefore using very little energy for heating and cooling. They are built with meticulous attention to detail and rigorous design and construction according to principles

developed by the Passivhaus Institute in Germany, and can be certified through an exacting quality assurance process. RES Inbuilt recently won at the first UK Passivhaus Awards.

RES Inbuilt also created a sustainability statement for Dogs Trust Shrewsbury, which helped achieve a successful planning submission.

Record ratingThe work that RES Inbuilt has completed with Dogs Trust Shrewsbury has not only been the jewel in the crown for the organisation, it has also raised the bar across the globe in building design. The state-of-the-art home received the highest ever post-construction rating in the World from BREEAM with 94.4% – as well as an award for the Best Bespoke Building at the BREEAM Awards 2012.

Some of the design features at this building include:

• Air tightness – the centre has been designed to minimise cold and hot air loss, and therefore minimise the heating and cooling demands of the building, achieving an air tightness value of 2.5m3/hr/m2@50Pa

• Solar energy – photovoltaics utilise the most abundant energy source on the planet. A 30.55kWp PV System has been installed at the centre, made up of 130 PV panels providing a large proportion of the centre’s energy needs

• Rainwater harvesting – the centre features a system that collects rainwater that falls on the roof of the main rehoming building and uses it to supply water for washing down kennels, watering the green roof, for use in the rehoming washing machine and the WhoopsieAway (the system used to transport dog sewage to the Sewage Treatment Plant)

• Ventilation – natural systems have been harnessed throughout the building wherever possible, particularly daylight and ventilation, to reduce the electrical load on the building during its operation

• Green roof – the centre includes a green roof totalling 750m2, featuring native plant species and contributing to the building’s insulation

RES Inbuilt utilises the Soft Landings framework on its projects. As part of its Soft Landings Service, RES Inbuilt has revisited the centre at six and 12 month

intervals to assess the performance of the building against the operational targets set during the design stage.

Interviews with occupants were undertaken to determine the levels of satisfaction with the building, and analysis is being undertaken on the sub-metering strategy to determine the actual levels of energy and water consumption across the site.

Results of the staff interviews, questionnaires, and a walk through of the building have all been documented and fed back to Dogs Trust management in order to improve the operation of

this centre and to improve upon the operation and design of other and future centres.

RES Inbuilt is preparing to undertake a BREEAM In-Use assessment for the building once it has been in occupation for 24 months.

Matthew Taylor, Property Director, Dogs Trust, says: “We have invested significantly in our new rehoming centre which, through the life of the building, will significantly reduce our operational expenditure. With the BREEAM Outstanding rating, we are one of only a very small number of developments in the UK to receive such an accolade. As well as the financial and environmental benefits, the new centre will be a more welcoming and comfortable home for our 130 dogs and puppies.”

Rachel Shore, Senior Sustainable Design Consultant, adds: “The success of Dogs Trust Shrewsbury is very much based on the design stage consideration of the long term operational impacts of the building. For example, materials were selected based not just on cost alone, but also ease of installation, environmental impact, sourcing and life cycle costs. RES Inbuilt is delighted that the centre has achieved the highest ever BREEAM Outstanding rating for the post construction stage and that Dogs Trust are focussed on their longer term sustainability.”

In order to meet the government direction on increased energy efficiency standards, I believe a manufacturer dedicated to creating quality timber

windows must take a stance on the argument for and against triple glazing. This in my opinion should be driven and upheld by a desire by architects, specifiers and

residential building developers to preserve the UK’s architectural heritage, not consign it to the history books.

Although put in place with good intent, Government Legislation such as the ‘Code for Sustainable Homes’ seeks to produce zero net carbon emissions from new homes from 2016 with specific targets for windows of 0.8 U. This coupled with the commercial and media focus towards green issues, has resulted in triple glazing often being seen as a solution to address increasing environmental concerns. However, I am of the opinion that contrary to popular belief, the risks of using triple glazed units in window manufacturing outweigh the environmental benefits, of which are not particularly great and also create other issues from a heritage point of view.

The pursuit of WER (Window Energy Rating) and U-values could force the design of UK Windows in line with a European, homogenised window design, simple and flat in appearance with no style, flair or room for the traditional elegance seen across the UK. This, I believe, could result over time in the UK losing its architectural heritage and a generic ‘watering down’ of British window styles that have been

created and fashioned over hundreds of years of architectural design. Each year the UK is a must visit destination for many tourists wanting to soak up our tradition, culture and heritage and there is no escaping that this is deeply embedded in our architecture. We should be proud of it and seek to protect it.

Preserving heritageTake for example the design of new heritage-styled sash windows in the UK. They have been created in such a way that makes them so unique, something I embrace fully. Quality manufacturers ‘worth their salt’ will design their windows to be manufactured in a modern way whilst still retaining these classic styles,

Chris Wood, Sales Director at Westbury Windows & Joinery, discusses the impact of triple glazing on the window industry.

including traditional sight lines that help to ensure they exceed the expectations and strict criteria of Conservation Officers and the aesthetic desires of discerning developers, architects and designers.

These designs will undoubtedly be compromised by using a far thicker triple glazed unit, effectively restricting designs to a far simpler, and far less attractive window. Whilst any window – however traditional in styling – must still adhere to energy efficiency standards, this can be achieved through modern manufacturing methods and careful selection of durable and stable materials that will stand the test of time. This offers a solution without having to compromise on the design of the window as is the case with triple glazing.

One key factor which is often overlooked when considering the overall performance of windows, especially triple glazed, is the increased environmental impact during the extended manufacturing process. Without

doubt it requires a far greater amount of time and effort to produce a triple glazed unit, as a greater amount of glass needs to be fired releasing more emissions, as well as requiring a greater quantity of argon gas and greater production time. This therefore generates a higher carbon footprint than that of double glazing.

Improved efficiencyRecent research by whole life carbon assessor Sturgis Carbon Profiling and cost consultant Gardiner & Theobald, showed fitting triple glazing cost an additional £80/m2 and increased whole life carbon dioxide emissions by 23kg/m2 compared with double glazing. This means that the additional energy used in manufacturing is not actually offset by the energy savings once the window is in use.

Gareth Roberts, director of Sturgis Carbon Profiling and one of the authors of the report, said the outcome was a

consequence of trying to meet the targets in Part L of the Building Regulations. He attests: “That marginal benefit you need to meet the requirements can end up doing more harm than good.”

This also raises the concern that in order to minimise the additional cost of triple glazing, builders may turn to alternative material choices such as uPVC, which further damages the impact a window has on the environment. Contrary to popular belief, wooden windows are a far greener option than alternatives such as uPVC. Materials used are sustainable timber sourced from FSC (Forest Stewardship Council) approved suppliers and where possible materials are sourced from local suppliers to reduce the carbon footprint during delivery. Whereas plastics are a man-made material and in the case of windows cannot be effectively recycled, unlike timber.

There are benefits to triple glazing of course, this is undeniable. A reduction in noise from the third pane, which can be of a benefit to installs near busy roads improving the occupants’ comfort. But this also has its drawbacks, as the additional pane actually reduces the amount of natural light coming in. A double glazed unit however, filled with Argon or Krypton gas, both heavier than air, or specialist acoustic glass, will also present significant reductions in sound, with no loss of light, and improve thermal conductivity and energy efficiency.

So the question of cost vs benefit keeps raising its head. Increases in cost range between 30% and 50% higher for triple glazed windows in comparison to a conventional double glazed unit. Now we are all aware that the UK’s weather is not the most clement in Europe, but does our weather truly warrant such costly protection against the elements?

Much like in the world of technology, everything eventually gets smaller and smarter, and the future of glazing will undoubtedly be to produce ‘smarter’ units with advancements in glass coatings and even thinner panes. These units will offer even more benefits without increasing the embodied energy of another layer of glass.

In summary, the differences in benefits between triple and double glazing are relatively minor. So surely the question must be; why waste money, increase carbon into the atmosphere and damage our architectural heritage?

Officers Field, a new £11m residential project of 58 contemporary and highly sustainable two-, three-

and four-bedroom homes, has been developed by ZeroC Holdings and built by Acheson Construction.

The Verwood, Dorset branch of Bradfords Building Supplies will install the kitchens, and Beko will supply a range of built-in appliances, including ovens, hobs, fridge freezers and dishwashers.

The decision to specify Beko appliances for this project was clear from the outset. “We specified the Beko range of appliances because of the eco-friendly nature of the Officers Field development,” says Denise Hopkins, Contract Kitchen & Bathroom Supervisor at Bradfords.

“As we needed to use reliable, smart and cost-efficient appliances, the Beko brand was an automatic choice. We have used them on major developments over the past three years, with total confidence in the products and in the company’s excellent after-sales service. We know we can rely on Beko.”

Throughout this build the emphasis has been on sustainability. Using high

quality materials, these residential units have been constructed to meet Level 4 of the Code for Sustainable Homes. The units, most of which have coastal views, are built around a green to provide low energy, low carbon contemporary living in an environmental setting.

In terms of specification, all materials used – from timber and insulation to kitchens and bathrooms – were chosen for durability and their reduced impact on the environment. The kitchens will be fully fitted with Beko’s built-in range of low energy appliances, including

integrated hob, oven, extractor hood and fridge/freezer. Some homes will also include built-in dishwashers and built-in washer/dryers.

The Officers Field development combines style with sustainability on a number of levels. This includes reducing carbon and minimising energy and water bills through the installation of the latest energy-saving technologies – which is why Beko’s built-in appliance range was chosen for this highly contemporary development.

Cost-efficient Appliances

Beko is one of the biggest selling major domestic appliance brands in the UK and has been specified for a luxury development at Officers Field, part of Osprey Quay in Portland, Weymouth. In June this year the We Found Love singer Rihanna was evacuated from a hotel in London after fire broke out in a lift shaft. The fire was quickly

detected and the hotel’s evacuation procedures worked smoothly. There was only limited damage and nobody was hurt. The London incident followed a similar lift shaft fire only weeks earlier in a hotel on the Isle of Wight.

While both fires were easily dealt with, they underline how lift shafts provide a ready pathway for smoke and fire to travel upwards in multi-storey buildings. Buoyant fire gases in a lift shaft can quickly fill upper floors, and there is much evidence to

suggest that the majority of fatalities in such fires occur on higher floors significantly removed from the seat of the fire.

That was certainly true in the 1980 MGM Grand Hotel fire in Las Vegas which claimed 84 lives, the worst disaster in Nevada history. In that incident, while the fire primarily only damaged the second floor, most of the deaths occurred on the upper floors, with elevator shafts and stairwells allowing toxic smoke to spread upwards.

Fires involving lift shafts pose particular risk in hotels where there can be large numbers of people, some of whom may be elderly or infirm, and in an unfamiliar place. In 2007 alone, it is estimated that one in

12 hotels and motels in the USA suffered a structural fire. In the same year, there were 1800 fires in the UK affecting hotels, hostels and boarding houses.

The 1977 Hotel Polen fire in Amsterdam is the example that stands out in recent fire history. In that conflagration, 33 people died. The five-storey hotel, built at the end of the 19th century, was almost entirely made from wood, including load-bearing elements.

At about 6.20am a member of staff saw smoke coming from a freight elevator but, rather than call the fire department, the night porter instead poured some buckets of water down the shaft. Because of the building’s wooden construction, by the time he did call the emergency services it was too late.

The cause of the fire was never established, but the likely explanation is that a fire had been smoldering undetected, and it was brought to life by the opening of the lift shaft – providing an inflow of oxygen and allowing fire and hot gases to spread vertically.

Containing fire is also what Wrightstyle glazing systems are designed to achieve. Indeed, we are the UK’s key provider of integrated fire-rated steel and glass glazing systems for both the domestic and international markets.

Compartmentation is what keeps us safe in a fire, trapping it in a contained area and preventing it from spreading. While lift shafts do pose a fire risk, modern regulations on early detection, fire doors and sprinkler systems are generally effective – as Rihanna would no doubt agree.

For everywhere else in a building, from external curtain walling to internal fire screens and doors, Wrightstyle’s systems provide the complete safety solution.

Air leakage accounts for a significant proportion of energy loss when it comes to UK buildings. The more airtight a

building is, the less energy it will waste via the building envelope, reducing carbon emissions and leading to lower energy costs and higher comfort levels for end users.

While renewable technologies undoubtedly have their place, without a reasonably airtight building fabric they will be a false economy, providing a ‘quick fix’ solution that fails to address the fundamental challenges that must be overcome if the UK is to meet 2050 carbon reduction targets. The most efficient buildings are, after all, those which consume minimal energy in the first place and a fabric first approach provides the key to delivering such performance and lowering emissions.

A fabric first approach will help to future proof properties for many years to come, meaning they will be less likely to

require complex and costly maintenance and refurbishment in the future. However, despite the fact that many of the products and systems needed to achieve a highly efficient building envelope are readily available today, there appears to be a worrying gap between the theoretical and actual performance of some buildings.

Poor performanceA research paper published earlier this year by Leeds Metropolitan University highlighted this issue. 26 new build properties were selected at random and tested as part of the research. A range of property types and construction techniques were assessed. These included detached and semi-detached homes and bungalows constructed using timber frame, masonry and prefabricated systems. The properties had also been built to a range of performance criteria, including Part L Building Regulations, the Code for Sustainable Homes and

Passivhaus standards. The research showed that the building

fabric of many of the properties did not live up to expectations in terms of energy efficiency. Key reasons behind this included failures to follow the correct design specifications, substituted materials not meeting the required performance levels, cold bridging, incorrectly installed vapour barriers, insufficient or poorly fitted insulation and problems with jointing and sealing methods.

This isn’t just an issue for new build properties as refurbishment projects have also been shown to underperform when it comes to meeting thermal performance standards and miminising heat loss from the building fabric, its elements and the jointing between them. However, the good news is that simple adjustments to current installation techniques can make a huge difference to the performance of materials when in situ. Take the BRE Victorian Terrace at the BRE site in Watford, for example.

Whether a new build or a refurbishment project, ensuring a building has a structurally sound and well insulated envelope is essential. Brian Andreas, sustainability leader for Saint-Gobain in the UK, explains how the key to success is going back to basics to ensure a smooth path to low or zero carbon.

The BRE Victorian Terrace in Watford was designed to generate best practice knowledge of the most effective

ways of reducing carbon emissions through the upgrade of existing solid wall homes

This exemplar refurbishment project was designed to generate best practice knowledge of the most effective ways of reducing carbon emissions through the upgrade of existing solid wall homes.

We supplied a range of affordable, commercially available and highly practical products and systems to demonstrate how fabric first measures such as insulation and glazing can cost effectively improve energy efficiency. Thermal imaging techniques were then used as one of the tools employed to understand changes in the building’s energy performance before and after refurbishment.

Minimise riskAlthough the performance of the building envelope was substantially improved following refurbishment, a number of areas of initially unexplained cold bridging were identified. After reviewing the thermal imaging and test results it became evident that making minor changes to the design detailing and installation techniques employed would lead to further improvements in thermal performance by minimising these areas of weakness.

Examples of solutions include: only using as many insulation fixings as needed to minimise thermal bridging; applying mastic to the underside of window frames to prevent air tracking behind dry-lining; and using a complete ribbon of adhesive around the board perimeter when using the dot and dab technique for securing laminates to the wall to reduce air convection.

Wet plaster finishes and air barrier films such as Isover’s Vario membrane system also have a role to play, helping to achieve optimum air quality and energy efficiency while improving the integrity of the building envelope. Without sufficient air permeability and ventilation there is the risk of condensation or mould growth, putting the health of occupants at risk.

From a new build perspective, although jointing and sealants play an essential part in construction, there is no substitute for appropriate design and detailing of the envelope in the first instance.

Research has shown many buildings in the UK to be up to 50% more leaky three to four years after construction. One of the key reasons is that the fabric moves and settles with time so, when it comes to new build, it is essential that the industry is able to deliver properly designed structures that will minimise heat loss

through the fabric and its elements for the lifetime of the building, as well as adopt the optimum installation techniques for jointing and sealing.

Working with the industry to promote best practice installation techniques, and ensure construction professionals are equipped with the right skills and knowledge to get the best results, is essential if we are to tackle emissions and future-proof the built environment for many years to come. We recognise that greater communication and a more joined-up approach throughout the supply chain will ensure construction industry professionals can install products and systems specified with confidence.

Saint-Gobain’s Technical Academy network, which includes sites in

Leicestershire, Bristol and Kent, is designed to support this by ensuring that the industry has the best tools at its disposal to achieve low or zero carbon.

If construction professionals can see the benefits of taking a fabric first approach and consumers understand the importance of energy efficient living, the UK has a better chance of reaching carbon emission reduction targets, from buildings which are good to live and work in. Adopting a fabric first approach to create a high efficiency envelope before adding renewables really is the most cost effective and logical option, and one which will enable the industry to create buildings for today, tomorrow and beyond.

The energy consumption of existing properties is responsible for 43% of all of the UK’s carbon emissions. Social

landlords and local authorities own some 4 million homes – many require the application of energy efficient measures as do 1.8 million commercial properties and public sector buildings.

The Green Deal provides building owners with the ability to improve their buildings by installing energy efficient products without any upfront charge. In order to meet the Government’s carbon reduction targets, 25 million homes will need to be redesigned and modified with energy efficient measures by 2050.

In support of the government initiative, DECC has put in place a scheme which requires that all Green Deal Advisors and Installers be certified by an accredited Certification Body such as BSI. Additionally products used in the scheme have to be registered with an oversight body, further emphasising that energy efficient products are critical to good design and builds in the future.

BSI has recently announced its new Kitemark for Energy Efficient Buildings, (EEB) which is currently being piloted. It is a framework scheme that complements the Green Deal Quality Mark Certification process. The scheme includes the Green Deal

requirements and therefore organisations certified to the EEB Kitemark will also receive the Green Deal Quality Mark Certification. The new EEB Kitemark includes additional customer interface requirements, to help reassure property owners about the scheme.

It also provides a tried and trusted mechanism for identifying premium suppliers of products, advisors and installers in tender processes, enabling architects and building companies to select partners with independently assessed pedigrees.

Following successful completion of the pilot, planned for the end of September 2012, BSI will formally launch the scheme. BSI will work in partnership with the industry, to support them on the progress of the Green Deal Certification and keep them fully updated on the launch and roll out of the Energy Efficient Kitemark range of products.

Kitemark is the UK’s premier certification mark representing Quality; Safety; Trust and Integrity in more than 72% of all business and domestic participants in recent independent surveys.

Gary Fenton, Global Head of Assurance at BSI, reveals how the new Kitemark for Energy Efficient Buildings will aim to help the Green Deal take flight and provide peace of mind for building occupants.

When implementing or updating a fire system, building managers should work with fire

professionals to consider what is likely to burn and what is going to be the signal that it is burning. For example, the smoke given off by burning paper is almost invisible to the eye, whereas tyres give off black smoke and electronic components generally produce a whitish-grey smoke.

Knowing what combustion products will be generated lets a fire provider tune the detection to the risk. This increases the effectiveness of the system by minimising false alarms without compromising on accuracy.

Siemens uses advanced signal analysis (ASA) technology across its range of

detectors to allow optimal protection across every application. Organisations should seek to utilise this technology in their fire safety systems.

While detection can mean the fire is readily identified, early deployment of an extinguishant can reduce the amount of fire damage.

Inert gases, such as pure nitrogen, work well across a range of applications. The gas displaces a large proportion of the air thereby extinguishing the fire, but oxygen levels remain at a safe level for human occupancy. However, gas cylinders require a relatively large storage area, and so buildings with limited space may opt for chemical agents.

Requiring around one third of the space of an inert gas system, a chemical

extinguishing agent works on contact with the fire by interrupting the combustion process. On particularly small hazards, for example under 100m3, chemical agents can be better suited.

Customers base their choice of extinguishant on personal preferences, precedent, their environmental attitude, available storage space, and, of course, cost. Sadly such decisions are sometimes made on misinformation or outdated technology and this is where a trusted partner, with a broad technology portfolio, is invaluable.

It can be hard for businesses to see the value of operating an innovative, efficient system which they hopefully will never have to use. But with 70% of businesses going into liquidation within three years of having a major fire, it is a clear risk with huge ramifications.

Optimum fire detectionEvery second that something continues to burn, the greater the cost in repair and recovery. Chris Downing, UK Extinguishing Product Manager for the Siemens Building Technologies division, looks at why fire detection and extinguishing systems need to be suited to their environment to be at their most reliable, responsive and effective.

The Deptford Lounge complex has three distinct elements. The Deptford Lounge presents a dramatic backdrop to Giffin

Square through the use of a gold-coloured perforated copper skin, a transparent envelope which literally wraps together the many co-located facilities. The copper alloy tiles are perforated at the top of the building to provide an elegant barrier for the rooftop ball court.

Speaking of the material choice, Pollard Thomas Edwards architects comments: “We wanted to use a material that related strongly to the conceptual meaning of the Deptford Lounge, on a

series of levels. It was to be seen as a landmark of civic focus for all ages and cultures, thus to become a jewel for Deptford. The gold symbolises wealth across all cultures, thus welcoming and bringing together a diverse community into a building that offers a wealth of knowledge and services.

“Copper alloy has sound sustainable credentials with exceptional durability and lifespan. The weathering characteristics of copper alloy were important – the material is virtually maintenance free and provides a surface that will change very little over time which means it will retain its crisp, jewel-like quality.”

Having recently completed Giffin Square – a public space and access link – Deptford Lounge is now a fully operation community hub, which includes a school building, a library, community learning facilities, council services, work studios and affordable housing, all in a single venue. The Lounge is to be the centrepiece of a five-year programme led by Lewisham Council, which will transform Deptford town centre.

Community centrepiece In contrast, Tidemill Academy has an intimate cloistered feel, with large oak-framed sliding doors and cladding enclosing the courtyard playscape. The new school will provide the pupils of Tidemill Academy with first-class facilities to match the ‘outstanding’ education that Ofsted says they already receive. Classrooms wrap around a large courtyard garden, and school facilities shared with the community, including a rooftop sports pitch, are located within

As part of a strategic masterplan for Deptford, The London Borough of Lewisham has undergone a series of building works and refurbishments to its town centre aimed for completion by 2013. Its latest scheme includes the Deptford Lounge designed by Pollard Thomas Edwards architects, which is set apart from former council buildings due to its striking copper cladding and extended facilities.

the adjacent Lounge building. The complex has been designed with

separate access points from the Lounge and the Academy. This enables the school to have sole use of the shared facilities during the school day – but out of school hours the shared facilities form an integral part of the Deptford Lounge and are open to the whole community. Shared facilities also include a school/community hall, rooftop ball court, refectory, and a jamming suite, with

separate access points from within the school and from the public realm.

Resolution Studios meanwhile sits over the far wing of the school – it consists of 38 affordable apartments with nine studios for local businesses and an

exhibition space on the ground floor. The Studios respond to its more urban context overlooking Deptford Station and the rail link to London Bridge.

Lewisham also ensured the complex met stringent energy performance requirements according to its sustainability statement. Galliford Try Partnerships calculated the heat loss for the building at an early stage to ensure the effectiveness of the building fabric – this coupled with the services has ensured that the council had not under- or over-sized the plant leading to losses in efficiency. The thermal model also aided in making sure natural ventilation in the building was maximized to cut down on the amount of air handling units.

The overriding way in which the Deptford Lounge complex embodies the principles of sustainability is in the co-location of facilities for both the school and the wider community, maximising the usefulness of scant public resources. It also maximises the use of scarce developable land by creating affordable homes over part of the Tidemill Academy buildings.

In addition, Resolution Studios reaches Code for Sustainable Homes Level 3 and has a centralised community heating system providing hot water to all homes, powered by gas CHP and gas boilers. Energy meters are installed within each apartment. There is a centralised heating system providing heat and hot water to both Academy and Lounge. Crucially, community or centralised heating also provides a central energy source, which readily permits the integration of other renewable energy sources in the future as technologies develop.

The whole development is also serviced by mechanical ventilation with heat recovery (MVHR) – this minimises the heat wasted due to ventilation whilst providing the required air changes. In a bid to help alleviate noise pollution from the

railway, the 38 apartments at Resolution Studios have been supplied with SAP Q rated high efficiency MVHR.

Golden opportunitiesThis is in addition to a comprehensive strategy of ensuring high levels of insulation and air tightness and minimizing water use. The Deptford Lounge, Academy and Resolution Studios also have extensive bio diverse green roofs – and the school playscape has been transformed into a secret wooded area in the heart of urban Deptford.

“Deptford Lounge is the jewel in the crown of the regeneration of Deptford,” says Sir Steve Bullock, Major of Lewisham. “This is a fantastic public space with first-class facilities, which is already proving popular with the community. Together with new homes, new artists’ units and gallery space, and new parking facilities the complex will strengthen the local economy, improve business opportunities,

and build upon Deptford’s reputation for artistic excellence.”

Head Teacher at Tidemill Academy, Mark Elms, affirms: “Our new school building has made an enormous impact on the quality of education our pupils receive. We have made a great start in exploiting our new learning facility and I have every confidence that we will become even more skillful in using the new facilities to the benefit of our children and their families.”

Concluding the project, the London Borough of Lewisham’s closure report comments: “The finished project meets the aesthetic appeal of the original concept design, widely exceeding expectations amongst project group members. The Lounge has unique and striking architectural elements that has successfully combined practicality with aesthetically appealing design.”

Central Saint Giles (CSG) brings Google’s sales and other departments nearer to their clients. This interior

is at the opposite end of the spectrum to Penson’s other recent release of the Google Engineering HQ at Victoria, which incidentally caused quite a stir globally for its visual affair with the Space Odysseys and Starship Enterprises of this world. CSG is a hybrid version of a London Townhouse, with things like woolly living rooms or granny flat floors with roof top gardens at its pinnacle.

Through very shrewd change management and Penson’s strategic workplace ethos, highly commercial headcount statistics have been achieved. There are 1250 desks and 1250 meeting chairs or collaboration seats, within a floor area that is no different to any other. Whilst walking through Penson’s workplace inventions such as Secret Gardens, Allotments, Google Green, Google Park

and Grannies Flat, visitors realise that these shrewd commercials are beautifully disguised. Effectively, Penson has developed a masterpiece of cohesion between visual fun, unique un-themed concepts and commercialism that other organisations should look at very closely indeed.

The next touch of genius is that this scheme hasn’t involved a massive spend since intelligent use of materials and the excellent use of space contributes heavily towards the overall impact. This approach, combined with special touches of prioritised spending such as the bespoke submarine type noise-tight doors with “Do Not Turn to Open”, bring a big splash of light-hearted quirkiness.

The space is eco-friendly too. It is a few pegs short of LEED Platinum. It uses a very high content of reclaimed or recycled materials to great effect and complies with Google’s own Red List, which is highly tuned towards removing all of the nasty

ingredients in materials through the use of many water based products. The space even smells healthy.

Timber floor boards, with eco plywood perimeters and tooth converging floor finishes together will age with time, which is another shrewd aspect showing that Penson has specified the space to improve with age and use to develop its own patina.

The allotments are something not heard of before in offices. These are little mini tubs, made from certified IPE timber which will age from a deep rich colour to a silvery maintenance-free finish in time. Googlers have put their name onto

a waiting list to get their allotment. If someone doesn’t maintain their allotment they will be removed and the next person on the waiting list gets their chance to use root vegetables and herbs as a past-time at work whilst aiding internal collaboration.

The Secret Gardens are also a great use of space. These are little private booths in a sun trapped balcony space, which create a special looking, yet densely seated area for meetings. The booths seat one to four Googlers with a real box hedge wall to create privacy and to act as a wind/sun shield. Googlers will be competing to work in this space on their laptops on Google’s wireless.

Efficient use of spaceThe Secret Gardens are accessed from the main cafe space through concealed garden gates. They also connect with Google Park, which is a huge garden area also on a sun-trapped balcony. The cafe again looks non-commercial; it sucks in sky blue from above via water-based paint to ceilings, draws in light and fun atmospheres from the park outside.

Elsewhere, the Google Green is an interior space which looks out across the Secret Gardens and joins the cafe, Town Hall and small desking area. This space is flexible, as it can be used for larger meetings, one-to-one appointments, or can be used to entertain large groups of Town Hall guests whilst on their lunch or coffee breaks. Flexibility is also something that this space reveals across the board.

The Town Hall has a capacity to showcase 200 guests in a fully velvet curtained hall, with open exposed ceilings, a massive Video Wall, amazing acoustics and hi-fi capabilities. This space has been placed in the heart of the floor connecting to the Main Reception with a gallery of artwork and trinkets. Glittery walls splashing huge Union Jacks also help to celebrate the UK whilst adding an economical finish that looks amazing whilst being water-based.

The Gymnasium has some of the best views across to the south, and provides very quirky shower, change and massage facilities, with a cool Bikedry which provides hanging space for bike gear to air and dry for one’s return commute. This invention has also proved highly popular. A dance studio not only assists in flexibility but also in Googlers health and fitness at work. The shower block is painted in an

incredible illuminous orange paint that whacks you with a slap of energy.

Lee Penson founder of Penson says: “It’s all about human beings and that’s it! Think sunken snugs, comfort, fun, comfy slippers, squishy carpets, cushions, daybeds, nice fresh food, gardening, vegetables, health, visual stimulation, relaxation, exercise, fresh air and you’ll get what its all about as HQ. Think efficient spaces for efficient Googlers wrapped up into a commercial property solution that ticks all of the fun and practical boxes. Its commercialism is there for all organisations to see that the Google stereotype is not in throwing money at it, it’s about designing your heart out with a ‘normalish’ budget.”

Retro Expo will provide an essential guide to the technologies, products and services, that can help the

construction and refurbishment industry deliver low carbon retrofit projects for less money, less disruption but with more quality and more visual impact.

Comprising five dynamic core elements – an exhibition of retrofit innovation, The Green Deal Summit, the Retro Expo Awards, Retrofit Buyers Forum and Retrofit Knowledge Hubs – Retro Expo is supported by a range of key industry bodies and is delivered in partnership with the Department for Energy and Climate Change (DECC) and BRE.

Retro Expo will also feature the flagship Green Deal Summit. The definitive strategic conference on The Green Deal, delivered in partnership with DECC and BRE. Bringing together leaders from across the value chain, from clients to installers, the Summit will address key issues such as finance, generating demand, ensuring high standards

of workmanship and achieving affordable technological solutions. For the first time ever all of the UK’s leading city councils – Birmingham, Manchester, Newcastle, Bristol and Greater London Authority – will be coming together on this national platform to talk about their retrofit plans.

Extensive line-upThe exhibition element will showcase energy efficient products and services for retrofit in the domestic, commercial and public sector markets. The exhibition will feature more than 150 exhibitors, including leading names such as Travis Perkins, SIG, Knauf, Polypipe, Ideal Heating, Vokera, Technology Strategy Board, NICEIC, and Intergas. As well as the technology providers, a range of Green Deal stakeholders will be represented including MCS, Gemserv, BRE, National Refurbishment Centre and a range of Green Deal Providers.

The exhibition floor also plays host to four free of charge seminar and

demonstration areas. They offer something for everyone, with Technical Masterclasses on Building Services and Building Fabric, the Technology Strategy Board’s Retrofit Case Studies Hub whilst The Retrofit Journeys Hub will help all professionals to find their niche in The Green Deal.

Designed to connect large-scale buyers of goods and services under The Green Deal with manufacturers and service suppliers. The Forum will provide diarised appointments for over 100 buyers in one-to-one meetings. Buyers will be from main contractors, local authorities, registered social landlords, specifiers, commercial clients and end users, as well as merchants and Green Deal Providers.

The Retro Expo Awards recognise excellence in retrofit products, projects and people across the domestic, commercial and public sector markets. The launch of The Green Deal promises much for the retrofit market, but it is already an established and thriving market in its own right worth £32b per year in the UK alone.

With finance tight and the newbuild sector struggling, retrofit is both a means of maintaining asset value and supporting organisational sustainability priorities, as well as enhancing the building user’s experience and achieving carbon reduction targets. The awards will recognise and celebrate excellence in all stages of the retrofit process. There are 12 award categories in total.

Entries will be judged by an expert, independent panel of members of the Retro Expo Editorial Board. Winners will be announced at The Retro Expo Award ceremony taking place on 31st October 2012 at The NEC, Birmingham. Tickets and a table for this fantastic evening of celebration can be purchased from the website.

www.retro-expo.co.uk

A new three-day exhibition and conference taking place at the NEC, Birmingham from 30th October to 1st November 2012, will focus on the most decisive ways to deliver the UK’s energy efficient future and fully understand The Green Deal.

The Usual Approach The Solution

create some spacewith a Shared Bathroom Solution

Hoyles Shared Bathroom Solution is an effective way to utilise building space.

One bathroom between 2 rooms can save an entire bathroom worth of fl oor space plus the cost of the sanitary ware.

As well as the obvious money saving benefi ts the Shared Bathroom Solution provides secure door control, preventing the bathroom being used as a passageway and total privacy for its users. An incorporated advanced assistance alarm automatically releases a door if help is called for and prevents users from hogging the bathroom.

Two doors not enough? Why not add a third door for access from a corridor!

wedi shower units have recently been specified in The Apex Temple Court Hotel, London. The Fundo shower design provided simple, fast adaption to the individual shower configurations on site, as well as the detail of enabling the units to extend under the shower door to promote drainage back into the shower area from water falling off the door when in use. Prefabricated shower units allow fast dry and accurate construction, rather than a combination of different individual manufacturer’s products creating the risk of potential failures between the different systems during assembly and installation.

Mereway Bathrooms’ fitted or modular base, mid and full height units are smart, attractive ‘must haves’ when it comes to saving space in the bathroom. The all-new Vogue collection is available in Zebra, Snake and Crocodile finishes. A foil wrapped flat slab door, Vogue Zebra brings something brave into a bathroom design, and when combined with new mini Ellisse basin which is just 410 x 290 x 95 and mini Levo mixer tap this ultra slim combination really does save on space. As the average British bathroom is just 2x2m, it makes perfect sense to incorporate furniture into bathroom designs to tuck accessories and bathing products away out of sight.

Aqata, the UK shower specialist, introduces a new addition to its popular Spectra frameless collection, the Spectra SP446C. The new Spectra SP446C features a fixed screen with a practical 360mm hinged panel which can be positioned through 180 degrees to deflect overspray or folded flat for easy access, making it perfect for contemporary bathrooms. Characterised by pristine spans of 8mm toughened glass and gleaming polished chrome, the Spectra SP446C’s frameless design maximises the sense of space in the bathroom. The Spectra SP446C is available in six sizes, ranging from 1400 x 800mm to 1700 x 900mm and is available in left and right hand versions.

Throughout 2012, there has been a renewed growth in the popularity of neutral and earthy tones and in particular a rise in matt and painted finishes, alongside the

continued demand for high gloss finishes. In response to the popularity of gloss kitchens Koncept by Symphony has introduced two new colour schemes under the Woodbury range – anthracite and plumwood.

Anthracite is a stunning gloss grey door which acts as an on-trend alternative to gloss black. Plumwood is a warm striking grain, which taps into the desire for gloss wood grain kitchens. When paired with either Woodbury White or Ivory, the new ranges provide a must-have contrast and cater to the consumer that prefers to have a unique and personalised look and feel to their kitchen design.

The newly launched Plaza range is also right on trend, available in three earthy tones – taupe, stone and mussel – with a natural matt woodgrain effect.

In the premium Gallery by Symphony range, the new Rockfort range embodies all of the latest trends and is available in an ivory shaker style. Rockfort paint-to-order is available in a further seven painted finishes from the earthy hues of stone, olive and taupe to the neutrals of mussel, black and chalk white.

Also making its debut in the Gallery range is Hacienda. Hacienda features a new avola pine finish in ivory, white ash or champagne, which taps into the market shift from white towards ivory as a softer neutral colour option, and can be co-ordinated with Plaza to achieve a distinctive design to the kitchen area.

Robert Newton, Building Division Marketing Manager at Symphony, comments: “Consumers are now, more than ever, looking to personalise their kitchens and one way to do this quite simply, is by mixing textures and colours to create a bespoke look.”

Roofing, Cladding & Insulation

Over 4500m2 of Topdek from Kingspan have been installed on the roof of a new Morrisons store in Ordsall, Manchester. Kingspan’s KS1000 TD Topdek is designed to simplify roof construction by combining a trapezoidal steel structural deck with high performance PIR insulation and a single-ply PVC membrane, in a single component. Architects Falconer Chester Hall specified Kingspan’s Topdek in two tones, Mid-Grey and Light-Grey, creating a simple but eye-catching striped pattern. A further 380m2 of Kingspan’s K1000 MM Mini-Micro Architectural wall panels were installed around the top edge of the building’s facade, alternating between Kingspan XL Forte Goosewing Grey and Grey White.

As part of plans to upgrade their three-bed, 1952 detached home to incorporate passivhaus components, Tina Holt and Richard Middup are working to achieve ‘EnerPHit’ standards. The Fakro FTT U8 Thermo quadruple-glazed roof window was chosen as its

U-value of 0.58 W/m2K far exceeds the minimum requirement of 0.85 W/m2K. The performance is achieved using thermally efficient glazing, a quadruple seal system and internal laminated pane to Class P2A. In the initial air tightness test a figure of 1.1 ACH at 50 Pascals was achieved with no detected air-flow through the window seals.

Parsons + Whittley Architects has won the residential category of the first ever UK Passivhaus Awards for a scheme which was insulated with Styrofoam insulation. Parsons + Whittley won the award for the Wimbish Passivhaus project, a scheme of 14 dwellings designed for Hastoe Housing Association which delivers low fuel bills and has minimal carbon emissions. The buildings were insulated below the concrete floor slabs with Floormate 300-A Styrofoam insulation from Dow Building Solutions. Manufactured in nearby King’s Lynn, the material is highly durable with moisture resistance and compressive strength, enabling it to perform outside the waterproofing envelope.

Marine Hall in Fleetwood dates back to the 1930s and houses the Fylde Coast’s theatre as well as providing a venue for events, festivals, weddings and conferences. The building features two covered esplanades leading off from the

central, circular building, with columns supporting an 800m2 flat roof. The existing flat roof was leaking with water ingress causing damage to the timber decking below the existing bituminous sheet waterproofing, so Wyre Council

brought in specialist contractor, Castle Contractors, to upgrade the roof as part of a wider refurbishment.

The roof was stripped and the damaged timber decking was replaced ready for the installation of a new waterproof membrane. The contractor used Kemper System’s ‘D’ Primer before applying Kemperol V210 to the new roof deck. The cold liquid resin saturates a non-woven reinforcement fleece that is tailored to the exact contours and details of the roof on-site.

The waterproofing is installed in a single process and cures to provide a durable, flexible waterproof membrane that bonds directly to the roof substrate.

Mark Atherton from Castle Contractors comments: “The Marine Hall in Fleetwood is in a very picturesque but exposed location where heavy rain, high winds, U/V and damp, salty air are all specification considerations. Kemperol V210’s track record means that we can be confident that it will perform in these marine conditions to provide a minimum service life of twenty five years.”

Urban noise pollution is causing British householders a major headache according to new research from insulation specialist Rockwool, which found 56% of British residents have been disturbed by noise in the past 12 months. Rockwool, producer of stone wool insulation, has found that Britons living in flats are suffering more than most. 71% of those living in flats say they have been disturbed by noise in the past 12 months, compared to just 39% of those living in detached houses. 53% of those living in semi-detached houses have been disturbed by noise in the past 12 months, with 64% of those living in terrace houses complaining about noise.

A standing seam, natural VMZINC roof has been used in Scott Brownrigg’s design of the new £16m home of the King’s Troop Royal Horse Artillery. Europe’s biggest zinc project in the past year achieved a BREEAM ‘Excellent’ rating with zinc chosen for its

overall sustainability. The metal complements timber cladding on buildings which provide stabling for 170 horses, a museum, veterinary clinic, saddlers’ and tailors’ workshops and the largest, most modern blacksmith’s forge in the British Army. The site is ‘carbon minus’ with surplus energy generated using bio-fuel derived from horse manure and bedding.

PermaRock, an established external wall insulation system supplier, has continued to focus investment to ensure that all its key external wall insulation systems are fully Green Deal and Energy Company Obligation (ECO) compliant and meet all the requirements set out in the Draft Code of Practice.

This investment has led to the recent award and publication of a new certificate (No. 158/12) by UKAS accredited body the Building Research Establishment (BRE).

BRE Certificate No. 158/12 reflects PermaRock’s constant commitment to the quality of its lead products and expands on its previous scope of accredited external

wall insulation and render systems, placing PermaRock in a strong position to supply external (solid) wall insulation systems under Green Deal and ECO.

Under the requirements, Green Deal providers and installers will only be able to install products and systems as defined within the scope of their certification. In the case of external wall insulation, ETA or UKAS certificated systems can be installed only onto the wall construction types for which they are accredited.

For PermaRock, BRE Certificate 158/12, permits installation of their key external wall insulation systems onto nearly all traditional and non-traditional substrate

types, including, masonry (brick/block), dense and no-fines concrete (PRC) and sheathed light gauge steel frame and timber frame constructions.

[email protected] 051

With the on-going uncertainty surrounding the Government’s new flagship energy efficiency initiative, the Green Deal – due for launch in October 2012 – PermaRock is geared up and ready to supply fully compliant external (solid) wall insulation systems, a key measure under the Green Deal and the Energy Company Obligation (ECO).

Grasscrete has provided a permeable solution for storm water management. In the UK, storm water is managed by a combination of piped sewers from urban run-off and natural water shedding

to streams in more rural areas. With increasing governmental pressure to reduce run-off the use of permeable paving and storage ponding is becoming a regular feature in developments.

To cater for this growing demand, the UK’s Environment Agency has an on-going programme of flood alleviation schemes designed to offset the sort of peak demand on water courses that in turn creates a downstream domino effect on towns and cities, often positioned in the lea of water shedding.

As well as enhancing the capability of flood defences, the Agency is introducing a network of flood storage areas, where at short notice grassland areas can be turned over to water storage until demand is reduced, after this water is returned to the streams from where it came.

Two such projects have been constructed on the outskirts of Wigan and Wakefield, two different projects in two different counties but with the same Engineer designer, the same Contractor and the same spillway armouring layer Grasscrete GC2. The 150mm thick cast on site reinforced system was selected for the spillway construction due to its ability to accept 8m per second flow as well as being able to blend naturally into its surroundings.

Kawneer’s AA100 zone/mullion-drained curtain walling with 50mm sightlines and AA605 low/medium-duty swing doors were specified by Pollard Thomas Edwards architects for the new-build element of the refurbishment of an explosives factory, Gunpowder Mill. The new-build element of the scheme is a simple glass box that sits beside the existing brick mill building. Kawneer’s curtain walling is its primary material. Installed by sub-contractors JPJ Installations over three storeys, it sits within a metal-clad hood with a projecting roof that is coloured to match. The eastern facade is entirely Kawneer curtain walling and maximises the view onto the adjacent water meadow. The north facade is a combination of Kawneer’s curtain walling and a secret-fix rainscreen cladding system. [email protected] 099

When it was discovered that standard opening windows were not offering sufficient ventilation at Downham Health & Leisure Centre, Lewisham, the decision was taken to find an alternative, cost-effective solution with Reynaers Airmax parallel opening windows providing the answer. Each provides high efficiency ventilation having the ability to allow

air to circulate around the entire perimeter of the window, significantly increasing the natural ventilation levels throughout the building. Richard Jekiel of Reynaers Aluminium says: “There is a significant amount of data available on the airflow characteristics of the parallel opening windows. It clearly demonstrates the consistent change of air within an internal space.”

Architects and specifiers can anticipate the arrival of VISS SG, a new thermally insulated system from steel specialist, Schueco Jansen. The effect is achieved by means of a special toggle and channel system which holds the glazed unit in place mechanically, without the need for the traditional mullion/transom pressure plate and cover cap profiles. Utilising the structural properties of steel, Schueco Jansen VISS SG facades are characterised by long spans and large glazed areas. With the system being capable of supporting glass panes up to 2.5m wide x 5.0m high and weighing up to 800kg, VISS SG delivers maximum transparency for the building envelope together with excellent U-values.

Trade and commercial manufacturer Dempsey Dyer has been awarded the contract to supply the windows for the £80m high rise student accommodation block.

Great emphasis has been placed on the sustainability of the building, so the energy efficiency of the windows was of key importance. Coloured profiles were also specified, but the contractors were looking for added reassurances knowing how quickly a sub standard product can start to fade and look shabby. Finally, the contractor needed to have experience of working on high profile developments.

Martyn Wright of Dempsey Dyer and John Duckworth of Deceuninck worked together to put together a tender that amply demonstrated Dempsey Dyer’s credentials and the quality of the Deceuninck product. The tender specified tilt-only windows in Anthracite Grey using the Deceuninck 2500 chamfered system. The energy efficiency and superb performance of these windows gave valuable reassurances on the sustainability front.

The profiles are coated using the

unique patented Decoroc process which gives a matt satin finish that’s guaranteed colour fast for 10 years – a guarantee that the specifiers found very attractive. And while Dempsey Dyer was able to provide an impressive portfolio of references, having previously won the contract to install 1500 windows in an 18-storey tower as part of phase two of the £215m project to regenerate Aston University’s student accommodation, the specifiers had firsthand evidence of the quality and experience of Dempsey Dyer.

M Price, one of the UK’s leading specialists in facade systems, was the sponsor of the Parachute Regiment Rugby Team in their annual Trafalgar Cup match against the Royal Marines. A sporting highlight for both regiments, the match took place recently at the home ground of the Royal Marines in Plymouth and this year resulted in a victory for the Paras. Referring to M Price’s decision to sponsor the team, Private Scott Sarson of the Parachute Regiment says: “We know how hard things are in the commercial markets these days so to have the support of a company such as M Price means a lot to the Regiment.”

The best UK manufacturers can do in the current business climate is tread water, with UK, European and International sales seeing a lean time as economic constraints take their toll. This is not the case according to bespoke rooflights specialist Glazing Vision. Jeremy Dunn, Technical Director at Glazing Vision, says: “This confidence is born out of when you witness the state-of-the-art factory facilities and processes we now have in place. Our customers demand

high standards and need products which are adaptable to their ideas. GV has been built on the fact that we are a bespoke company but with production techniques for the way we build bespoke products.”

A sophisticated Tormax Rondor circular-sliding automatic door forms the main entrance to the new £5.4m Humanities building at the University of Nottingham, delivering an opening space of up to 40% more than would be created using linear sliding doors. The Rondor consists of two sets of curved glass doors that move independently. High quality sealing allows an airlock to be formed between the doors during inclement weather, effectively helping reduce energy bills. The Rondor curved sliding entrance is powered by two energy efficient Tormax Win Drive 2201 operators, measuring just 142 x 100mm each and can be neatly concealed in the Rondor circular casing for a smart, minimalist finish.

When things become difficult in the economy, quality often takes a back seat to cost savings and a ‘good enough’ mind-set. Fire doors are one example where second best can have truly damaging

consequences, both to property and lives. With Vicaima fire doors, customers can see for themselves a quality fire door when they see one. Every Vicaima fire door is fitted with a tamper evident and fully traceable BWF-Certifire label that guarantees that the door has been third party accredited and audited. The label clearly states the fire rating, and carries the Vicaima name, contact telephone and certificate number.

The University of Warwick’s new £6.7m Mechanochemical Cell Biology Building now includes a bold Solar Shading solution from Levolux. The custom solution comprises an intricate arrangement of external, fixed aerofoil-shaped aluminium Fins, which wrap around two elevations, providing solar control for the building’s

glazed openings. The seamless arrangement of vertical and horizontal Fins could only be achieved by combining Levolux’s Infiniti Fin system with its Triniti curtain walling bracket. This offers the flexibility to cantilever the Fins past the last support and for the vertical and horizontal Fins to be fixed at precise angles to create the optimum sun cut-off angle.

Glass balustrading specialist Balcony Systems was the first to add a low-cost, double-sided self-cleaning glass coating option to its external and Juliet balconies as an affordable and maintenance-reducing addition to the home.

The BalcoNano self-cleaning glass coating uses nanotechnology to create a microscopic coating and a smooth surface which repels water, dirt and grime to help keep it looking clean for longer, greatly reducing cleaning cycles by up to 90%.

For glass balconies exposed to the elements on all sides, particularly those in city or coastal environments, a self-cleaning glass coating option greatly

reduces the amount of cleaning needed to keep the glass clear and retain views. It is also environmentally-friendly as harsh chemicals are not required to do the job effectively.

BalcoNano can now be applied to glass that is already installed using the sachets system. Each sachet pack contains the required two-part system, a special glass cleaner and the BalcoNano coating. Each sachet contains a pre-soaked towelette ready for immediate use.

The sachets are designed to be used by the homeowner or professionals alike, enabling the unique coating to be applied

to existing glass in doors and windows, conservatories, shower enclosures and much more.

The coating chemistry works just as well on other silica-based products such as ceramics, porcelain, marble and stone. This means the sachets can be also used to apply the coating to kitchen tops, sinks, ceramic tiles and many other areas.

For architects, specifiers and developers, this innovative coating provides a convenient extra benefit and can be specified at the design stage for bespoke projects or supplied on off-the-shelf Juliet balconies.

Glass that cleans itself is becoming the preferred option for balustrading as more architects, designers and homeowners discover the added low-maintenance benefits of this specialist coating technology.

In fact, we got ahead of the field with a qualifying heat in 2000,” explains Powdertech Sales Director, Richard Besant. “We

completed 1000m of external walkway balustrade at the newly-constructed ExCeL which this year hosted seven xxxxxxx sports including judo, boxing and weightlifting. However, our own personal ‘xxxxxxx relay’ started at the main stadium.”

Richard continues: “We were contracted to coat all of the galvanized steel guttering for the stadium – all

1000m of it, in sections 6m long and 1m wide. This and every other job required working to exacting time scales, as sections were not delivered straight to site but to a holding area scheduled to a specific time slot. Following our 1000m sprint we moved on to the balustrade panels at the six main entrances to the stadium.

“The balustrades were perforated aluminium – the rolled-over top of each balustrade forming the stairway hand rail. A robust coating, highly resistant to maximum wear and tear, was required.

Here, as on other structures across the site, we used high quality Syntha Pulvin powder coating. Other coatings we used included Tiger and Akzo Nobel Interpon. “Cycling was our next event. Our plant in Corby was able to accommodate and coat the enormous sections of aluminium that formed the velodrome roof. Then it was on to fencing – but the stationary type – no weapons involved. Powdertech coated galvanized steel fencing within the xxxxxxx Village.”

Within the xxxxxxx Village itself, specifications for the accommodation blocks required systems capable of lasting for 25 years or more as the buildings will be converted into housing after the Games are over. Powdertech was selected once again for its ability to apply highly durable Syntha Pulvin coatings to the balconies, each constructed from extruded aluminium bolted to a galvanized steel base. Rainscreen cladding for the accommodation blocks and a rainscreen facade for the media centre, both rather essential for summer 2012, were also coated by Powdertech.

“It was fascinating to be involved in the enormous challenge of constructing the xxxxxxx Park with our own specialist heptathlon of projects, and very exciting to be part of this historic event, ” concludes Richard. “And we are delighted that xxxx GB matched the performance of a perfect Powdertech (Corby) finish.”

Since 2009, Powdertech (Corby) has been quietly applying its professional expertise in pursuit of xxxxxxx excellence at the xxxxxxx Park in east London. The company worked on a wide range of projects within the site, being selected as the powder coater by six different contractors over a period of three years.

RedBox Design’s new sports hall and indoor football pitch at FA’s National Football Centre are both side lit with Kalwall, supplied by Stoakes Systems. The cladding not only evenly diffuses natural daylight but creates perfect playing conditions by eliminating glare and shadows. Importantly, the architects have maximised the highest levels of daylight insulation and energy efficiency in the sports hall by incorporating Lumira aerogel within 950m2 of the 2780m2 of Kalwall used on the project. This produces a remarkable insulating U-value of 0.28W/m2K, equivalent to a solid wall. Project and technical information is available from Stoakes Systems or downloadable from the website.

E-Line detectors are suitable for a wide range of applications including residential, commercial and industrial buildings. This enhanced range of state-of-the-art single and dual technology detectors is designed to meet all the requirements of installers and has been independently tested to EN 50131-2-2:2008 and EN 50131-2-4:2008.

Compared with traditional systems, E-Line detectors reduce the amount of preparation and installation time by up to 50%, making them the fastest detectors to install on the market today. They are available with or without antimask functionality which is used to detect attempts to blind a detector by blocking its field of view.

By utilising Siemens End of Line (EoL)

concept, the detectors eliminate manual resistor wiring and lessen the risk of wiring errors. They also feature Siemens tried and tested ‘snap-in’ cover concept which reduces the risk of contamination and damage to sensitive optics and electronics. The snap-in design also allows detectors to be easily replaced or upgraded from single to dual technology, Grade 2 to Grade 3 and even from a wired to a wireless version.

With five products in the range, each detector’s PIR and microwave sensitivity settings can be adjusted separately. These adjustments ensure the best detection regardless of the environment or application constraints. The detectors feature a preset 12m detection range which

can be adjusted down to 6m or up to 18m. To complement the E-Line detectors

Case study with KLP® recycled plastic for Sussex Wildlife

Lankhorst Recycled Products were recently called upon to help revive a wildlife area within Hastings town centre. Sussex Wildlife wanted to encourage more visitors to an area of natural beauty and with this in mind they contacted Lankhorst Recycled Products to find a viable solution. In a meeting shortly after the first point of contact, the benefits of KLP recycled plastic were outlined and included some of the following: maintenance free; vandal proof; life span of 50+ years; using materials otherwise heading to landfill; and a ‘fit and forget’ material. After a site visit and a discussion about what they wanted to achieve, Lankhorst in tandem with their R+D department, designed an environmentally-friendly viewing platform, which met all the client’s requirements and also met all the regulations needed under EU law. In late March 2012, Sussex Wildlife made the decision to grant Lankhorst Recycled Plastic (UK) Ltd the project. After waiting for the summer rainfall to stop, work has finally started and all the volunteers are sure they will be finished before the end of the summer. Everyone involved is extremely happy and are looking forward to visiting the site on a more regular basis.

In response to a requirement from Accor UK & Ireland, JS Air Curtains has custom-designed an independently-supported Rotowind air curtain to stand above the glass revolving entrance door at the Novotel London Paddington Hotel near Paddington Station. JS Air Curtain’s Rotowind range was designed to meet the specific conditions of a revolving door, which can act as a low-speed fan, forcing a mass of cold air into a room with each rotation. As the standard options weren’t suitable for the glass facade, JS Air Curtains produced a bespoke mounting solution. Legs fixed to the floor at the side of the entrance supported the air curtain independently of the glass revolving door.

Nadine Doble, Business Manager at Piggott School, says: “The new building has provided us with a dedicated space for our sixth form and has freed up teaching accommodation in the main school. Time and cost were the key factors in us choosing a recycled modular solution. We were looking at traditional construction but would have had to wait several years for the funds and the construction phase would have taken longer too.”
