    A

MY WELDON was having lunch with a friend in December of

2010 when she noticed a small bandage on her friends cleav-

age. I asked her if she was trying to grow a third one, and shetold me she just had a biopsy. She had

found a lump, but that everything was

okay. Then she asked me when I had my

    last mammogram.

Amys grandmother, aunt, and sister all

had breast cancer, so from age 24, she had

    been conscientious about getting regular

mammograms. She realized she was about

6 weeks late this time. On December 22nd

Amy went with her husband for what she

expected to be a routine mammogram.

However, the day after Christmas, Amy

received a call asking her to return for a

    diagnostic mammogram.

After the procedure, the radiologist asked Amy to bring her husband

into the room. They told us they found something that they felt was serious

and recommended a needle biopsy. They said it could wait 4 to 6 months,

and I said, Are you kidding? I offered to come back in on New Years Eve.

While waiting for the results of her biopsy, Amy and her husband prayed a

lot. I couldnt have cancer, it wasnt in my plan. But on January 2ndAmys

doctor called her to confirm her fear - she did indeed have breast cancer.

My doctor called and said we need to get chemo started right away. I asked

him if I was going to die from this and he said, Well, we hope not. A short

time later the doctor called back to tell her there had been a mistake. I

thought, okay good, I dont have cancer! But the mistake was that thetumor was not nearly as large as first thought. Amy still had breast cancer.

When you are diagnosed, its like you learn a whole new language, and

your life becomes consumed with doctors appointments. Amy was next

sent to see a surgeon who reassured her that her cancer had been caught

very early and that she would not need chemotherapy. Fortunately, Amys

tumor was cleanly removed and she was eligible for MammoSite targeted

radiation therapy. Instead of 30 days of radiation, Amy would only need

treatment twice a day for six days. I was really fortunate that I didnt have

to have chemo. But the radiation treatments were exhausting. They dont

really tell you that or that the breast they radiate is going to shrink and get

smaller. It changed my appearance. Amy met with Dr. Scott Haydon who

suggested a reduction to help her regain symmetry. The one hour proce-dure, done on my birthday in 2011, was a great gift.

Having breast cancer changes your outlook. I can find beauty and

humor in just about anything now. There is something fabulous about

everyone and every day is amazing. As a survivor, Amy loves helping oth-

ers by volunteering with Susan G. KomenAustin. They are a super group,

and they make everyone feel welcome. She has helped with fundraising

for the Susan G. Komen Race for the Cure Austin, and last year she was

named one of Susan G. KomenAustins Fab 15, a group who helps to raise

awareness about the race and the services that Susan G. KomenAustin

    helps fund in the community.

Had it not been for my friend asking me, I might have waited another

six months for a mammogram. Early detection equals an early cureIm

    living proof.

    O

N A Christmas trip to Disney World with her family, Ke

Little received the call informing her that she had stage

breast cancer. I had gone in for a mammogram last July awas told that everything was fine. However, due to the density of h

breast tissue, she was advised to have an ultrasound. Kelsi called h

doctor, My doctor told me that, at my age, it wasnt a major concern, b

I should see if my insurance would cover it. I decided that if the mam

mogram didnt show anything, my doctor didnt think there was a ma

reason for concern, and there was a question as to whether or not

insurance would even pay for the ultrasound, then I probably should

worry about this. No one expressed any sense of urgency. But later th

year, Kelsi wasnt feeling well, and during a self-exam she discovere

    lump in her breast.

The cancer had spread to Kelsis lymph nodes, and her doctors start

her on chemotherapy right away. Afte

months and two different chemo pla

Kelsi was told she falls within the 10%

patients whose tumors do not respond

chemotherapy, and the focus of her tre

ment plan shifted to surgery. While h

surgeon is confident that the tumor is go

    Kelsis treatment still involves radiati

and she is hoping to be included in so

clinical trials that will keep her cancer-fr

Kelsi is the mother of a 2-year-old so

and she believes she will get through t

because this is not going to be my so

story. He is my inspiration to get outbed. A 2ndgrade teacher at Lake Travis Elementary, she credits her ch

dren for helping her through the hard parts of her treatment. She reca

trying not to cry when she told her students that she would be leaving

surgery, and she remembers how their innocent questions made her lau

They asked her if she would have hair next year, and one little girl told h

that her grandfather must have also shaved his head, but only down t

middle. Thats why I kept working during my treatment- they kept m

    mind off the bad stuff.

While both physically and emotionally draining, the treatments a

took a toll on Kelsis self-image. The first thing you lose is your hai

had long blonde hair. It challenges you to find other ways to feel beau

ful. I discovered that you can walk tall and still put a smile on your faevery day. Sometimes when I look in the mirror, I get stressed, but th

I remember that I am still me. I have the same spirit, the same attitud

and the same love for the world. Kelsi receives tremendous support fr

her husband, We have only been married for a couple years, and I ha

already pushed the in sickness and health test to the limit. He hol

my hand at my doctors appointments, and he finds a way to make m

take a deep breath and find something to laugh at. He tells me daily h

beautiful I am and that he loves me dearly. Words can sometimes give y

    strength that your body needs.

The love and support of my family, friends, and the Lake Travis co

munity have been unbelievable. My family and I have been so blessed

their generosity. It takes a village to raise a child but it also takes a villa

    to beat cancer.

    M

    ONDIE MCFADDIN first

    learned that she had breast

cancer the day after MothersDay. I was 35 years old with a husband, a

    2-year-old son, and a 9-year-old daughter.

We were living in a new city and did not

know many people at the time. I was so

scared, confused, and worried about what

    the future held.

    Before her diagnosis, Mondie knew

something wasnt right. I had been

    experiencing abnormal bleeding, and the

obstetrician I saw gave me a prescription

for birth control to attempt to curb the

bleeding. But it was a simple self-exam that revealed the hard knot in her

breast. It felt like a marble. I had always heard that if a lump doesnt hurt

it can be bad. This didnt hurt. I was nervous. I just knew it was cancer.

A mammogram, an ultrasound, and a visit to a surgeon for both a needle

biopsy and a core biopsy all failed to diagnose her illness. It was only after

her admission to MD Anderson via a self-referral that Mondie first heard

the words, You have breast cancer.

Mondie met with her oncological surgeon to discuss her options, and

they agreed on a double mastectomy. I didnt want to lose one breast,

so I decided to have them both removed. I have two kids. I decided that

if this was going to save my life, then I would do whatever it took. The

surgery for the double mastectomy and the removal of four lymph nodes

was followed by four rounds of chemotherapy. Before chemotherapy,

I had very long hair. I remember 14 days after the first round of chemomy hair started falling out in clumps. That was one of the hardest parts,

standing in the shower and seeing all my hair around my feet. I had

already lost my breasts and now my hair. I almost didnt feel female

anymore. Losing yet another aspect of her identity had almost been too

much to bear. Mondie felt an immense sadness at the loss of her hair,

but then she had an important realization: hair did not define her. I

took control and shaved my head, but did not wear a wig. I wanted to

be a positive example for all the women out there facing the same battle

and show them that bald is beautiful. My motto became Dont Stareit

    is Only HAIR.

Now, five years after her diagnosis, Mondie continues to be an example

to other women. She has participated in the Susan G. Komen Race for theCureAustin, attended the first Susan G. Komen Austin Perfectly Pink

Party, and volunteered as a committee chairman for the party the past two

years. She is passionate about helping other people who are struggling

with this illness. I want to help, whether its watching their kids or mow-

ing their lawn. Sometimes they just cant afford a babysitter, or need help

with medical bills. Mondie also urges women to trust their intuition. I

tell people all the time, if you feel like something isnt right, go in and have

it checked. The best thing is early detection. Also, dont settle. If you arent

    comfortable, get a second opinion.

For Mondie McFaddin, Mothers Day now has an even greater signifi-

cance. Each year, it is an anniversary of trusting her intuition and seeking

care for her health because of the important role she plays. I was vigilant

about my health because I have kids; I have to be here for them.

    S

UMMER MCINERNEY knew that she had a family history t

included breast cancer, and that she faced an increased risk

developing the same cancer. Knowing her family history maSummer vigilant about regular mammograms and cancer screenings

knew I needed to be on the lookout. I had a really good team of doctors w

were monitoring me, and when they saw a tiny change, we jumped on it

Because of this vigilance, Summer was able to be treated exclusively

surgery. She had a bilateral prophylactic (preventative) mastectomy a

reconstruction. The important thing from my perspective is that wom

know what their options are. I had a double mastectomy and reconstr

tion using my own abdominal tissue,

in one surgery. Most women dont kn

    thats possible. Summer feels fortun

that her surgery was so successful ; ho

ever, she did deal with a feeling of loss

liked my breasts! When youre growing

and you get breasts, its kind of excitin

didnt realize how muchI liked mine u

I fully realized they were going awa

While Summer was fortunate to not h

to undergo any further treatments l

    chemotherapy that can dramatica

alter a womans appearance, she does h

physical scars. The scars are pretty sign

cant: I have one that goes from hip to hip, where the surgeon harvested t

abdominal tissue for the reconstruction, and there are smaller scars on

breasts. Summers husband of 17 years, Brendan, has a different outl

on the scars. He tells me, Those scars are beautiful because they represthe sacrifice that you were willing to make to stay with our family longer

Summer admits that a big part of the psychological trauma of deal

with cancer is the feeling of not being in control. Its important to gr

any modicum of control that you can. As a child, Summer had watched h

mother dealing with her own treatment and saw that she worked as a pa

ner with her doctors. She would listen to their counsel, but she was the o

who gave the go-ahead. My doctors and I developed a plan together, a

as soon as we saw a change, we put that plan into action. She also advis

women to utilize the resources that are available for early detection, incl

ing reviewing family history and utilizing genetic testing. You should ta

advantage of any genetic tests available to you. Testing is an important t

that we didnt have until recently.Summer doesnt want breast cancer to define who she is as a pers

As the mother of two sons, and a second grade teacher at Kirby Hall, sh

thankful to be able to live a normal life. With early detection and the tre

ment she received, Summer has very little concern about breast cancer

the future. Im just glad to have a functioning body. Im really a fan of

body now not just its appearance, but that it works! She also belie

that removing the stigma of talking about breasts and breast cancer w

help other women. Back in the seventies when Betty Ford spoke publi

about her breast cancer and mastectomy, she broke a big taboo. Wom

were afraid to talk about their body parts. She urges women to trust th

instincts about their bodies: One thing Ive learned over time is to tr

your instincts. If you feel that theres been a change in your body, do

ignore it. Trust your instincts and trust your body.

    STORY BY KEIJA PARSSINE

    COVER PHOTOS

    SUMMER 2011PRESENT

    BY BRANDI NELLIS

What is the indispensable beauty aid or

    routine you absolutely depend on?

Amy: I avoid soft drinks in favor of lots of water and never go to bed with

makeup on my face. I use sunscreen and exfoliate and moisturize daily. Plus,

the folks at Milk & Honey work hard to keep me looking my best! Mondie:

I use Melaleuca Face Products every day. I use the toner, skin revitalizing

serum, age defying serum and daytime delivery cream with an SPF. Kelsi:

Six months ago I probably would have given a different answer than I would

give today. I have become very fond of lip gloss. I have bought new lip gloss

often over the last few months to remind myself to smile even when things

might be difficult. Summer:A good nights sleep.

Which person best represents a vision of

    beauty that you find inspirational?

Amy: My grandmother (also an Amy)! It was her Southern charm, ready

wit, and genuinely kind demeanor more than her physical appearance that

made her attractive. Her attire and her minimal makeup were impeccable.

Her attitude was bright, intelligent, and cheerful despite her ongoing battles

with cancer, which ultimately claimed her. Mondie: My mother. She was

so beautiful inside and out. She suffered severe burns when she was five

and had scars on her side and arm. People stared at her all the time. She

taught me never to stare, and that beauty was in the eye of the beholder.

She believed external beauty can be destroyed by an ugliness of spirit. RIP

Jenny Dulin Eckert. Kelsi:My grandmother was a vision of pure beauty.

She was a kind, generous woman that taught me the importance of family.

She had a wonderful laugh, which helped me to learn not to take life too

seriously. Summer: Joan Jett and Sigourney Weaver. Neither of them is

conventionallybeautiful, but both are uniquelybeautiful. Each has taken

ownership of her uniqueness and made it a source of pride and confidence.

Their confidence in who they are and passion for what they believe is thesource of their true beauty.

What advice do you have for others as

they deal with aging?Amy: Embrace it! Find the great things in your life (faith, family, career,

and let those define you instead of your looks. Youth and beauty com

poorly with wisdom and grace. Consider the alternative to aging and be h

to have those smile lines! Mondie: Love yourself and live life to the full

appreciate every single day I wake up and am breathing. Make an impac

people in your life and live with no regrets!!! Help others, lend a hand to t

who need it. Be a blessing. Kelsi: Sometimes with such busy lives, we ha

tendency to cut short our sleep. People, who know me well, know how m

I value a good nap! Summer: Physical beauty is a fluid concept; it evo

throughout life. Gracefulaging goes hand-in-hand with gratefulaging.

body is a phenomenon, and each scar and wrinkle is a story that helps m

you who you are. Appreciation for the body you have helps you welcome new phase, and allows you to focus on nurturing your inner beauty.

Jamie and Ryan Bayless Summer 2014

What is the indispensable beauty aid or routine you absolutely depend

on? Our most indispensable beauty aid is a healthy glow! To achieve this we

workout at our fitness center, Atlas Fit, and take high quality pharmaceutical

grade supplements, including fish oils, vitamin

D3, probiotics, and wellness greens. When you

    feel good, you look good.

Which person best represents a vision of

beauty that you find inspirational? The

most beautiful person we know is our little girl

who always inspires us to do our best. We use

our fitness knowledge in parenting, feeding

her organic foods and childrens supplements

    also available through Atlas Fit.

    What advice do you have

for others as they deal with

aging? Sleep is the best bang

for your buck when it comes to

    anti-aging. Sleep is a no-cost

    method of achieving a growth

    hormone response from the

body. We always shoot for a

    minimum of eight hours and

    prescribe the same for clients.

    Resistance training, with loads

and rest intervals to elicit spe-

    cific hormonal responses, also

    triggers the body to produce

    natural growth hormones.

    Eloise DeJoria Spring 2014

What is the indispensable beauty aid or

routine you absolutely depend on? Paul

Mitchell Blonde Shampoo, of course! And I

love the intense hydration of Sephoras Pure

Marula Facial Oil. In addition to a healthy

diet, a variety of exercises, and meditation,

an important element of my beauty routine

is based on loving relationships with others.

Giving and receiving love and affection to and

from others makes me feel beautiful. So I start

each day in the presence of

my sweetie, and then JP and I

often end the day sharing our

    experiences and relaxing in a

    lavender bath together.

    Which person best repre-

sents a vision of beauty that

    you find inspirational? My

mother! She is 96, and she

does her hair and cares about

her dress. She is not only beau-

tiful but also super kind and

    sweet!

    What advice do you have

for others as they deal with

    aging? Stay in the moment...

that is where you will find

    spontaneity, joy and abun-

    dance.

    Jamie Steiner Winter 2013

What is the indispensable beauty aid or routine you absolutely

depend on? My hair stylist, Thomas Watson!

He has been cutting and coloring my hair for

several years now. He does a great job of styl-

ing my hair so it is virtually maintenance free,

which is a must for me!

Which person best represents a vision of

    beauty that you find inspirational?Amber

Snyder, a college student that rodeos for Utah

State University who was paralyzed from

the waist down in a car accident in 2010. She

    was determined to continue

    to compete with her college

team at the same high level.

Amber never gave up, and Iam inspired by her amazing

    achievements. She is not only

    beautiful on the outside, but

    gorgeous on the inside!

    What advice do you have

for others as they deal with

aging? I truly believe that we

are only as old as we feel. My

    advice for dealing with aging

is to stay active. Do the things

that you love and make you

    happy, and that happiness will

    shine through to everyone.

Shanan and Tucker Phillips Fall 2013

What is the indispensable beauty aid or routine you absolu

depend on? Exercise. Whether its jogging, strength training, or yo

always feel better after a good sweat. It energizes me!

Which person best represents a vision of beauty that you find insp

tional? I am inspired by others living and enjoying a healthy lifestyle. I

it very inspirational when I see people out and about being active. It m

me think that I need to get out and go!

What advice do you have for others as they

deal with aging? Surround yourself with posi-

tive people. It makes getting older little more

    tolerable.

Tucker: Try not to take life so seriously. Stop

    and enjoy what you have.

What is the indispensable beauty aid or routine you absolutely dep

on? Moisturizer, sunscreen, and a healthy vegetarian diet. I am workin

finding more time to exercise because the benefits are so enormous.

Which person best represents a vision of beauty that you find in

rational? My mom taught me about nutrition

and being active from an early age. She enjoys

life, challenges herself, and dedicates time and

    energy to helping others.

What advice do you have for others as

they deal with aging? I try to be grateful for

every moment and get as much joy out of my

life as I can. Appreciate your loved ones. The

most beautiful people of any age are those who

    practice compassion and grace.

    Christine Perez Summer 2013

What is the indispensable beauty aid or routine you absolutely

depend on?A daily dose of cold-pressed vegetable juice and yoga helps me

take care of my body, but when I need put my best face forward, a little mois-

turizer, lipstick and mascara never hurt!

Which person best represents a vision of beauty that you find inspi-

    beautiful , intelligent, sophisticated

    and, most admirably, a passionate

    humanitarian. Shes a wonderful rep-

    resentation of timeless beauty both

    inside and out.

What advice do you have for oth-

ers as they deal with aging? I truly

believe its all a matter of perspective.

I once came across a quote that read

Do not regret growing older. It is a

privilege denied to many. If you are

    fortunate enough to

    age, age gracefully.

    We may be limited

    in controlling how

    our body ages, but

    we can keep our

    spirits young with

    lots of humor, a

    little adventure, and

    much gratitude for

    the many blessings

    we have.

    Talaya Frazier Winter 2012

What is the indispensable beauty aid or

routine you absolutely depend on? My

favorite regimen is simple, detoxifying and

energizing: one fresh squeezed lemon in a

large glass of room temperature water first

    thing in the morning!

Which person best represents a vision

of beauty that you find inspirational?

    Annelie Nabban, personal trainer

    and founder of the Superwoman

Program! She is a natural beauty,

beaming with joy, and an inspiring

role model both for young women

and those graced with age. Her

workout regimen is efficient andeffective for all ages and abilities.

What advice do you have for

others as they deal with aging?

    The most beautiful people are

    those with compassion, joy and

    contentment. Most often the signs

of aging mean people have experi-

enced the journey of life and have

the beauty of WISDOM to share.

My advice: share your smile! Those

lines just mean you are aged with

    wisdom, and your smile enlightens

ones day! Smile lines on any face

    are beautiful!

Shelia & Bill Parodi Fall 2012

What is the indispensable beauty aid or routine you absolutely dep

on? Favorite products in my beauty war chest: Murad Renewing Clean

Cream (to remove makeupevery night, without fail!); MyChelle Perfe

Serum and MyChelle NoTox Anti-Wrinkle Serum (organic!); Cosmedix Se

16 (Rapid Renewal Complex featuring LG-Retinex); Dr. Hauschka Rose

Cream (for deep hydration). And I exfoliate at least 2 to 3 times a week.

Which person best represents a vision of

beauty that you find inspirational? Cindy

Crawford. She is as beautiful today as she

was when she first started in the modeling

    industry.

What advice do you have for others as they

Amy and Sam DeMaio Fall 2010

    What is the indispensable

    beauty aid or routine you

    absolutely depend on?Amy:

    Through my business, I have

    been exposed to hundreds

of beauty products, but I can

    truly say I would recommend

    the complete line of Obagi

    skin care products across the

    board, including their Vitamin

    C serums and sunscreen. Sam:

    Nioxin shampoo.

    Which person best rep -

    resents a vision of beauty

    that you find inspirational?

    Amy: I treasure my friends

and see beauty in each of them!

    Sam: My wife!

What advice do you have for oth-

ers as they deal with aging?Amy:

Come into Radiant Faces Med Spa

    for exilis elite skin tighteningthe

results will amaze you! Sam: Take

    care of your cardiovascular and

venous health at Star State Heart!

Its one of the most important

things you can do as you age.

Natalie and Sean Hammond Summer 2010

What is the indispensable beauty aid

or routine you absolutely depend on?

Natalie: Vitamin D (a.k.a. riding horses in

the sun!) is what I truly depend on for all

around beauty. You just cant beat a good

tan and real sun-bleached hair. Sean: My

    cowboy hat!

Which person best represents a vision

of beauty that you find inspirational?

My great grandmother was truly an inspira-

tion to me. She lived to be 100. She taught

    me to be basic. That

less is more, and I live

    by those words every

    day. Eat right and work

    hard, spend time out-

    side, smile, be true, and

    be yourself, always. She

    told me, that in that,

    you will always be beau-

    tiful.

    What advice do you

    have for others as

    they deal with aging?

    My advice to people

    who are deal ing with

    aging (we all are!): If

    you climb in the saddle,

    be ready for the ride.

    April Womack Winter 2009

What is the indispensable beauty aid or routine you absolutely

depend on? Sunscreen! I am fair so I have learned the hard way that apply-

ing sunscreen daily to my face, hands and dcollet is the best thing I can do

for my skin and skins health.

Which person best represents a vision of beauty that you find inspi-

rational? My mom, of course! She takes excellent care of her skin and is all

about using great products. She has taught me not only to stay out of the sun

but to use Retin-A, C-complex, and great moisturizers daily.

What advice do you have for others as they deal with aging? SMILE

and take care of your teeth.

    Everyone looks and feels

    younger with a beautiful smile

and what better way to look

young than with a big smile

    with beautiful teeth!

    Ellie Block Summer 2009

What is the indispensable beauty aid

or routine you absolutely depend on?

As a hairstylist at Luxe, a boutique salon

in Lakeway, the health, color and cut of my

hair take top priority on my beauty agenda.

I think it sets the foundation for your look

    and how you feel.

Which person best represents a vision

of beauty that you find inspirational?

    Angelina Jolie! She is beauti-

ful on the inside as well as on

    the outside. She is stunningly

    gorgeous, involved in count-

    less charities, raises six chil-

dren and has a very successfulcareer. Thats pretty amazing

    to me.

    What advice do you have

for others as they deal with

aging? My best advice for aging

is to learn to take care of your-

    self. Exercising and eating well

are such a huge part of that, but

I also think its important to

    treat yourself with facials and

to get your hair done so that

you can look and feel beautiful.

    Which person best rep re-

sents a vision of beauty that

    you find inspirational? Meryl

    Streep. She has an unorthodox

    and compelling beauty that

    reflects a keen intelligence.

    What advice do you have

for others as they deal with

    aging? We know the outcome

    of the Wars of Preservation.

    Ultimately, we will lose! Although

I love all the new technologies

that offer amazing tools for the

warrior within us (and I use

question Does it work? wins outover How does it look?

    Brandi Nellis Photographer

What is the indispensable beauty aid or routine you absolutely depend

on? My beauty aids (note there are more than one) that I cant live without aremy eyelash curler, eyeliner and mascara. Otherwise, I dont look like I have

any eyeballs. My favorite beauty routine would definitely be Zumba. It keeps

my body moving, the stress level to a minimum and a big smile on my face.

Which person best represents a vision of beauty that you find inspira-

tional? I have always found Tina Turner and her story of overcoming domes-

tic violence to be a real inspiration. Everything about her I find interesting and

    unique from her exotic look,

her crazy wild hair, her amazing

raspy voice and her sexy legs

    Shes simply the best!

    What advice do you have

for others as they deal with

    aging? Aging Shmaging! I

believe that if you continue to

stay active and keep your body

    moving, continue to learn new

things to keep your brain sharp,

    have a great spiritual journey

    and always remember to laugh

A LOT then you will not become

    that old, grumpy fuddy duddy.

We may get wrinkles as our

with a happy outlook on life, Ibelieve it will keep us youthful.

whatever! If I sweat for an hour a day, Im happier and more confident andthat makes me feel BEAUTIFUL.

What advice do you have for othersas they deal with aging? Short answer:

Wear sunscreen! Longer answer: Im 33,

to my life, I can redefine for myself what it means to be beautiful, not ac

Lake Travis A PlaceTo Call Home

    STORY BY KIM HEINEN

    AND MORELAND PROPERTIES

ONCE ITwas a collection of quiet communities on the out-

skirts of Austin, but now it is a flourishing and vibrant area

with a diverse population of young and oldthis is Lake Travis.

Retirees, young families, working professionals, and second-home owners

enjoy the relatively rural feel of the Lake Travis area with all the nearby

conveniences of the big city. According to a recent Lake Travis Economic

Impact study, the Lake Travis area had a population of 12,772 residents

with 5,413 households in 1990. The areas included in this study cover Lago

Vista, Lakeway, Volente, Briarcliff, Jonestown, Point Venture, and Village

of the Hills. In 2010, this same area had a population of 45,547 residents

and 18,093 households with the estimated number of households expectedto increase to 22,079 by next year.

Many people, both locally and nationally, are taking notice of our area

and all it has to offer. The Lake Travis area has seen an explosion in hous-

ing developments. From reasonably-priced production homes to specialty

custom homes, diverse master-planned communities abound in the Lake

Travis area. Area job growth, award-winning school districts, and easy

access to Lake Travis draw people to the area who are looking to escape

the big city but still want access to all the amenities these areas have to

offer. Recently expanded options in shopping, entertainment, dining, and

medical care have all added to the quality of life in the Lake Travis area.

addition to the lake, nearby parks, trails, and golf courses afford reside

convenient access to enjoy outdoor hobbies whether its hiking, cyclin

    running, water sports, or golf.

    THE LUXURY MARKET

Texas generally, and Austin specifically, weathered the Great Recess

far better that most areas. Although real estate in Austin did not suffer t

knock-out blows that struck California and Florida, it emerged from t

ring of the recession with its share of lumps and bruises. The luxury m

ket is now experiencing a wonderful recovery from the dip caused by thorecent economic woes.

Last year, we observed that the luxury sector led the overall mark

recovery, making insights into the purchasing behavior of high net wo

consumers critically important, said Philip White, president and CE

Sothebys International Realty Affiliates LLC. According to the Sotheb

Americans when it comes to purchasing a home is that of a lifestyle pr

The target market of the Sothebys International Realty survey con-

sisted of high net-worth consumers and the focus was on their home buy-

ing behaviors. It was determined, across the board, that these consumers

buying decisions were based on lifestyle habits, family needs, and return

on investment. The results concluded that wealthy Americans planning to

purchase a lifestyle waterfront property have the desire to make this their

primary residence. Additionally, a majority of those respondents expect to

make this a legacy home purchase which is intended to stay in the fam-

ily or be gifted to children. Another important factor cited in their buying

decision is the desire to add to their real estate portfolio as those surveyed

understand the important role real estate plays in building wealth.

    LUXURY WATERFRONT AND THE HEALTH

    OF OUR WATERWAYS

So luxury waterfront holds a prominent position in the market share

strategies of any serious brokerage, all of whom have their luxury special-

ists. The health and well-being of the lakes and waterways which provide

the views and water access for homes nestled on their shores is of critical

importance, not only as a source of drinking water, but as an economic

engine for real estate and other businesses. An Austin original since 1986,

Moreland Properties, a Christies International Real Estate Exclus

Austin Affiliate, has been a waterfront leader for almost 30 years. At a

one time, Moreland showcases an extensive selection of properties in t

Lake Travis area, including luxury properties with direct lake access

was concern for the health of Lake Travis and other Highland lakes th

prompted Emily Moreland to support the initiatives of the Central Tex

Water Coalition (CTWC) and its President, Jo Karr Tedder. Morela

recently hosted an event for clients to hear Jo Karr Tedder speak about t

current water situation and what needs to be done to protect water sup

    and our lakes.

In recent years, growing concern for the low lake levels and conti

ued drought conditions may have created a perception to people outsi

our area that Lake Travis is a dry bed, and the area is desolate and li

less. While the low lake levels are of major concern and must be carefu

addressed by proactive planning that will protect recovery when it ha

pens, Lake Travis is a thriving area and still has highly desirable propert

on the lake with direct access to docks and the water. Examples of some

Morelands stunning waterfront listings are pictured here. With spacio

custom floor plans, lakefront views, carefully designed landscaping, a

oversized pools, these are the type of luxury lifestyle properties afflue

    buyers are seeking.

Lake Travis has traditionally been a source of highly sought aft

waterfront and water access properties. The recent threats to its viabil

imposed by the drought and past management of water resources not on

affect the areas water supply but also have the potential to directly imp

property values and the areas economy as a whole. In order to rema

stable and sustain positive economic impacts, Lake Travis level shou

be at 660 or above. The historical high elevation for Lake Travis was 7

feet in 1991 and the historical low was at 614 feet in 1951. For the pa

year, Lake Travis water levels have hovered between 620 feet and 630 fe

Conservation efforts have been put into place but the main factor contr

uting to the lakes low water levels is the lack of rainfall into its watershe

which are the areas where rain runs off into the rivers and creeks that fe

into the lake. Inflows (water entering the lakes) have been at or near h

toric lows for a prolonged period of time during the current drought. Thcombined with LCRAs past decision to continue with releases to dow

stream interruptible customers in 2011 caused the current crisis to Lak

    Travis and Buchanan.

With the rapid increase in development a

population in the Lake Travis region, coupl

with low-water levels, the role of the Cent

Texas Water Coalition (CTWC) has becom

    increasingly important. According to CTW

their primary mission is to advocate for and p

serve the Highland Lakes role as an irrepla

able natural resource that drives an importa

regional economic engine for the State of Tex

and to bring together concerned citizens as

constituency of the Highland Lake Interes

The Highland Lakes refer to Lake Travis, La

Buchanan, Ladybird Lake, Lake Austin, La

Marble Falls, Lake LBJ, and Inks Lake. Togeth

these lakes form a chain of reservoirs on t

Colorado River supplying millions of reside

with their drinking water. The CTWC was bo

out of an effort in 2010 by the Lower Colora

River Authority (LCRA) who petitioned stak

holders to participate in water planning. T

focus of CTWC is multifaceted and possess

education and awareness for the public, provide information to elected

officials regarding the lakes critical role, promote and support water man-

agement policies, fundraise for educational and professional expertise, and

to broaden support for lake interests. While the CTWC is a relatively young

organization, its leaders are diligently working to make long term, sensible

    water planning a reality.

The growth in the Lake Travis area

over the past ten years has been unprec-

edented. And Lake Travis remains its

crown jewel. Given the areas strong

economy, low crime and unemploymentrates, family-oriented mindset, and

active outdoor lifestyle the growth trend

in the area is not expected to slow down

anytime soon. Many residents and busi-

nesses rely upon the lake for the various

    reasons described above. This makes

water policy a critical component in both

    immediate and long-term planning for

the inevitable growth occurring in the Lake Travis area and central T

    in general.
