Description: Saracen Interiors has designed and delivered a full fit out for global network provider, Tata Communications at its new showcase address, Vintners Place, on the north bank of the Thames, reflecting its client’s vision of a mobile, flexible working environment that encourages collaboration.
The turnkey project comprised the full fit out of the South East wing on the second floor of the building. Work to the reception area included a combination of exceptionally high quality walnut, graphite and stone finishes. A bespoke feature desk of graphite and stainless steel was installed along with elevated ceiling sections with uplighters, an integrated media wall and natural stone porcelain floor tiles with pantone branded mosaic insert tiles.
The open plan offices are now expected to accommodate approximately 160 employees and have been designed to allow for flexible working with docking mounts, timber-slatted dining booths and a snug with astro turf flooring.
Fittings and furniture include Senator work stations, Knoll and Vitra seating booths, with integrated plug and play technology and varying work station heights, to increase vitality and promote collaborative working. A 30-metre feature ceiling raft also marks a centralised zone designed to change office dynamics, reflecting different levels and dimensions in the use of the open space.

Description: Saracen Interiors has completed a fast-track, refurbishment project for creative agency, Creature of London. Work was completed in just four weeks, with the leading workplace consultant liaising closely with Creature to make sure the overall vision of the office project was met while ensuring the agency’s staff suffered minimum disruption to enable a ‘business as usual’ approach.
Key aspects of the project included a wood-lined den, complete with television and scatter cushions, an extended kitchen area, doubling the original kitchen size, pinnable plywood walls and the supply of bespoke desks and pedestals. The walls were made from old-fashioned, pressed paper fibre board, sourced and supplied by the interiors expert. Lighting and flooring was also installed throughout and all work was completed on time and within budget.

Project: Office Fit Out
Project size: 8,000 sq ft
Timeline: 12 weeks
Description: The workplace consultant, Saracen Interiors completed a fit out project for Sharia Compliant Bank, a Shariah trading investment bank on Old Broad Street.
The project covered alterations to a meeting room space, to create two further meeting rooms, a prayer room and additional managers’ offices plus the reconfiguration of open-plan office space to accommodate an additional 20 members of staff. Work included the fitting of carpets and glazed screens and the adapting of existing door modules and storage cupboards.

2. Concept
The second stage is where we begin to bring the
project brief to life with outline ideas and concept
design proposals. Here building options are tested
for suitability using our outline concept. Outline budgets

1. Appraisal
Our appraisal exercise will support your decision making
at the very start of your journey. You may be at the start
of the feasibility and planning stage or already have an
outline of your needs. We will initially piece together a
blue print of your business function, relationships and
spatial requirements and then create a project brief as
a foundation for commencement of design.

6. Occupation and Client Services
The occupation of your new space or building will
normally take place over a weekend. Our in house
move management team will take care of the move
and ensure all furniture and equipment is relocated and
commissioned to allow a seamless transition.
Our client services team will then be introduced to manage
any needs you may have in the future from small changes,
major moves through to full management of your facilities.

Following a diligent design and preparation stage

4. Reviews and Checks
Once the scheme has been prepared and all elements of

means of escape in the event of fire.

Project: Office Fit Out
Project size: 7,000 sq ft
Timeline: 8 weeks
Description: Saracen’s workplace design and delivery team was delighted with the finish of a truly inspiring fit out for their long standing client, CH2M Hill, in central York. The previous council offices had an industrial feel with exposed steel beams and bare brick walls which the client was keen to preserve. This gave Saracen a superb backdrop to expose as much of the industrial features as possible but at the same time make it into a functional working environment.
The Saracen team worked tirelessly with the buildings landlord to complete the project within a very specific deadline and budget to accommodate 90 staff. The design concept revolved around exposed concrete ceiling and services. Feature ceiling rafts were installed to accommodate lighting, projectors, power and drop-down screens. Saracen designed open-planned spaces plus fully glazed meeting rooms with all the usual acoustic and video conferencing capabilities plus an exposed ventilation system.
To promote the history of the building Saracen sourced early 19th century images of the famous York bar walls from York County Council. These were then reproduced into 4 complete digital wall images. Needless to say our client is delighted with their finished workspace.

planning of our projects. Our safety department is
responsible for providing up to date health and safety
advice and assistance ensuring all our policies and
procedures are reviewed and provide leadership and
direction for all our staff.
The Safety Department is led by an HSE registered safety
manager (OSHCR) who is a fellow of the international
institute of risk and safety management (FIIRSM) and a
chartered member of the institute of occupational safety
and health (CMIOSH).
In addition, our CDM coordinators are registered
members of the Association for Project Safety (RMAPS)
ensuring that we are able to provide the very best CDM
coordinator and design risk management services to our
clients as a separate function.

Location: Watford, Herts
Project: Building Refurbishment
Project size: 25,000 sq ft
Timeline: 24 weeks
Description: In the spring of 2011, Saracen Interiors commenced the dilapidations and refurbishment of Royalty House, the old Hertfordshire Primary Care Trust building on King Street, Watford for commercial property investment expert, Aspect Property Group.
The dilapidation project involved the cleaning of the exterior building, including guttering and drainpipes, the removal of carpet tiles, ceilings, window film and wallpaper plus the dismantling of partitioning.
The second part of the project involved a complete refurbishment of the existing building across four floors, the renovation of the underground car park and the building of an extension to the ground floor to allow for restaurant use. Works also included a mechanical and electrical installation package that is expected to reduce the building’s energy bills by up to 50 percent.
Royalty House has been transformed to its former glory for future tenants and has given King Street a landmark building.
