OVERVIEWThishousingsectionoftheEnvisionAdamsMorganWorkingGroupattemptstoprovide
abroadoverviewofthestatusofhousinginourpresentcommunityandsomeofthe
variableswhichdirectlyimpacthousingtodayandintothefuture.
ADAMSMORGANTODAY
AdamsMorganismovingtowardshalfofitsresidentbeinghomeownersduetoseveral
factors.Nearly60%ofourresidentsarestillrentersandthecommunityofferssome
choiceinthetypesofrentalhousingoffered,thoughaffordablerentalopportunitiesare
quicklybecomingathingofthepast.
Tobetterunderstandourcurrenthousingprofileitisimportanttounderstandthe
socio-economicdataportraitofAdamsMorgan1:
Ourpopulationaveragesabout17,000. Lessthan5%ofourresidentsarewithoutahighschooldiploma. Accordingtothelatestdatafiguresourunemploymentrateisunder3%. Yet,32%ofourresidentsearnunder$50,000annually. Thelargestgroupsmakingunder$15,000annuallyareover75yearsofage. Ourhighestearnersarethosebetweentheagesof45and54whoseincomesareover$200,000annually.
HOMEOWNERSHIPINADAMMORGAN
41%ofAdamsMorganresidentsarehomeowners--doublethepercentageitwasin1980.Aslateas2007,only32%ofAdamsMorgansresidentsownedtheir
ownhome.
Themedianincomeofhomemortgageapplicantsinourcommunitywas$97,000in1997.Todayitiscloseto$122,000.
Theaveragemedianincomeisapproximately$73,000,whichisabout$14,000higherthanthatoftheDistrictasawhole.

AdamsMorganisfortunateinhavingotherservicesandfactorswhichhelpmake
housingaffordable.
JubileeHousing-Isafaith-basedCBOlocatedinAdamsMorganprovidingaffordablehousingservicestoeconomicallydisadvantagedresidentsofour
community.
HousingCounselingServices(HCS)-Isanon-profitorganizationthatprovidescomprehensivehousingcounselingforpotentialhomebuyers,homeowners,and
mostimportantly,tenants.HCSoffersimportantcounselingtohelptenants
becomehomeowners. RentControlinDC-Therentcontrollawappliestolargeapartmentbuildings
builtbefore1975includingaconsiderablenumberofAdamsMorgan
buildings.Thelawspellsoutthepercentageincreasealandlordmayaskforwith
therenewingofaleaseandprovidesavenuesofappealforrenterswhenthey
thinktheyarebeingovercharged.ThechallengeinAdamsMorganistoacquaint
ourresidentswiththelawandhowtheycantouseittoprotectthemselves.
TenantsBillofRights-DChasalsodevelopeda14pointBillofRightstoprotecttenantsfromlandlordswhouseunfairpractices.
OTHERVARIABLESTHATIMPACTHOUSING
Transportation-IsakeycommodityforsupportingresidentialhousingandAdamsMorganhassomerobustofferingsforitsresidents.
SchoolsinAdamsMorgan-AdamsMorganoffersthreelocalelementaryschools.However,twooftheschoolsarestillnotamongthetoprankedschools
and,whilethethirdschooloffersachallengingcurriculum,itsboundaries
extendbeyondAdamsMorganrequiringparentstopetitiontohavetheir
childrenconsideredforadmission.InorderforAdamsMorgantoattractand
retainfamilies,theschoolswillhavetoimprove.
Crime,ParksandRecreation-WhilethenumberofviolentcrimeshasdeclinedinAdamsMorgan,propertycrimescontinuetobeaconcern.Thecommunityis
blessedwithproximitytobothRockCreekParkandtheNationalZoo,both
nationalattractions,however,ourtwocity-operatedparksKaloramaParkand
WalterPierceParkwouldbenefitfrommorecityresources.
