POST INSPECTION REMARKS/FOLLOW UP INSTRUCTIONS

General Terms:

• Basic Cost: Net to Seller

• Seller will provide Title Clearance Certificate from his Solicitor and all expenses towards getting Title Clearance to be borne by the Seller. The title

clearance certificate ( not older than 6 months ) will be sufficient to carry out the deal. But still in case the Purchase wants to appoint his solicitor; he can do

so for his satisfaction provided all the expenses shall be borne by the Purchaser.

• Electricity Bill, Society’s Common Maintenance, Local Authority Tax etc.. till date of registration of Banakhat ( Agreement for Sale ) will be borne by the

Seller.

• All expenses incurred for retrieving required missing documents ( lile latest 7/12 extract, City Survey copy, plans approved by the Local Authority, sale

deed pending in the registrar office etc.. etc.. whichever applicable in case to case basis ) related to property for sale from the Society, Local Authority,

Revenue department, Registrar office etc.. will be borne by the Seller.

• Stamp Duty, Registration Charges, Transfer Fee, Documentation, Maintenance Deposit, AEC, Legal, AUDA charges, Service Tax, Parking

Deposit/charges, FSI charges etc. to be borne by the purchaser.

• Seller will have to provide the Society’s No Objection, No Due and No Lien Certificate.

Brokerage Terms:

• In case of Booking:

• any property in upcoming project: No Brokerage from the Purchaser but priority as well as value added service for letting out or selling his property in

future. ( Purchaser selling the property as an investor or Re-selling or renting out after taking possession; Purchaser shall be liable to pay brokerage as per

our standard Re-sale as well Rental Agreement terms.

• In case of Re-Sale:

• For Deal Value upto 1 Crore: Purchaser shall pay Two percent of the total Basic Cost plus Service Tax applicable as per government norms on or

before receiving complete payment from the Purchaser, handing over the possession to the purchaser of getting the Sale Deed registered at Registrar office

whichever is earlier.

• For Deal Value exceeding 1 Crore: Purchaser shall pay ( Rs. 2 Lacs + 1% of the total Basic Cost ) plus service tax applicable as per government norms

on or before receiving complete payment from the Purchaser, handing over the possession to the purchaser of getting the Sale Deed registered at Registrar

office whichever is earlier.

• In case the Purchaser is executing Registered Banakhat: 50% of the Brokerage will be payable at the time of executing the Banakhat and balance

before receiving complete payment from the Purchaser, taking over the possession from the seller or getting the Sale Deed registered at Registrar office

whichever is earlier.

• In case the Buyer deals directly or indirectly for any property already offered by Space Management; the Purchaser will pay 200% of the brokerage

agreed upon along with 2% cumulative interest calculated on monthly basis.

• In case the Purchaser fails to pay brokerage as per the above terms; all the expenses towards legal charges, fees, court fee etc.. etc.. incurred for

recovering the brokerage will be levied to the Seller.
