The big decisionA litt le extra research pays off with peace of mind

You’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder.

It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by � nding out how long the company has been in business by asking the sales representative or visiting the company’s website.

Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour.

Naturally, you should spend some time visiting several different sales of� ces and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”

Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer � rst.

When you do � nd the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Prepping your landscaping for the winter

WITH THE ARRIVAL OF OUR LONG COLD WINTER, IT IS

essential to complete a few projects to keep your landscaping and garden protected through the dormant winter months. Prepare shrubs, trees and grass now, and they will return healthy in the spring. Hopefully, you were able to get a few of these done in the last few weeks before the snow.

WINTER LANDSCAPES: PREPARING YOUR LAWNIt may appear that the grass has stopped growing in the fall, however, the roots are actually growing deeper to prepare for winter. Fall is the best time to fertilize and reseed your lawn. Feeding the lawn in the fall will give the roots a boost before winter arrives. A second feeding before the first snowfall, will keep it winterized and strong through the freezing weather. If your lawn has some bare patches, fall is a great time to sod or reseed. Adding sod gives you an instantly perfect lawn that will be a pleasure when the warm weather returns. To firmly establish new sod, keep it moist for the first week after it is laid. After the first week, it can be watered as needed.

WINTER LANDSCAPING TIPS FOR PRUNING SHRUBS AND HEDGES Pruning is important to encourage healthy growth in spring. A good rule is to prune spring blooming shrubs immediately

after flowering and to prune summer blooming shrubs in the dormant season. Pruning too late in the growing season will encourage new growth that will be damaged by frost. When pruning, use caution to make the cut at a slight angle about a quarter-inch from the branch. Some shrubs need to be wrapped with burlap to protect them from frost. Spreading a layer of mulch around the base of the plants to provide insulation for the winter is a great help.

LANDSCAPING TIPS FOR TREESLike most of the plants in your yard, trees need special care. It is important to keep tree limbs away from power lines and away from the roof of your house. Branches can easily pull down gutters or cause other costly damage if they are

hanging over your house. When planning to prune trees, consult with a professional arborist.

PREPARING LANDSCAPE FIXTURES FOR WINTERWalkways and patios can take a beating in cold weather. Shifts in temperature and humidity can cause concrete and brick to heave and settle unevenly. Keeping them free of water build up and debris will reduce the chances of winter damage. If you noticed water or ice accumulation last winter, take steps now to provide proper drainage. This can be as simple as adding a small gravel drainage channel next to a walkway or fixing a gutter that drips onto steps. Remember to have you irrigation system blown out, and disconnect any outdoor garden hoses.

WINTER FUN Hot tubs and spas will be a welcome treat in the cool weather. Make sure the heater and pump are functioning properly. If not handled correctly, water could freeze in the pump, pipes or the hot tub itself, causing irreparable damage.

The Estatesat Waters EdgeRECREATIONAL LAKEFRONT PROPERTY HAS LONG BEEN THOUGHTof as a summer treat. You choose a weekend in May or June to open up your cottage and try to squeeze in as much time there before the leaves and the snow fall.

Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to � t within The Estates at Waters Edge architectural and landscaping guidelines.

Upgrades are also available to the homes, including granite countertops, gas � replace, central vac system and a detached or attached garage.

The interiors of these homes come in a variety different high-quality � nishing pack-ages, with energy-ef� cient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high ef� ciency furnaces provides that the homes are built to high ef� ciency standards and save on utilities.

The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services includ-ing grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away.

The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time.

Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. They have found The Estates at Waters Edge to be the best value and location for this type of property in Northern Alberta.

Being a Building Science & Sustainability geek (yes, I am a geek) doesn’t have too many perks. We aren’t known for being brilliant conversationalists at parties. Oddly enough

not too many people want to know about the perfect building envelope or the latest developments in heat pump technology. But once a year we gather with more of our kind (insert “nerd herd” joke here) and discuss the latest developments in our in-dustry. Such an event was held last month in Phoenix.

Now, it was my plan to write on another topic this month, (a truly brilliant piece of prose I’m sure), but that all changed with a session I attended at our conference. Paul Cardis is the CEO of Avid Ratings—not exactly a household name—but if you purchase a new home in North America, chances are you will see some of their work. Avid is a marketing research company and the major-ity of builders that use a service like theirs, work with Avid. Avid measures customer satisfaction with the product they have pur-chased—in this case, your new home. Paul’s presentation was based on data from hundreds of thousands of surveys complet-ed North America-wide since 2010. Avid’s research indicates that the vast majority of consumers (over 75%) are satisfi ed with the energy effi ciency of their home. Furthermore, almost the same majority believes that the building code is a good standard to build to. It was evident to everyone in the room at the time that the North American consumers don’t know that they should ex-pect and receive better!

I want to be clear on one thing right from the start: the build-ing code is a minimum set of standards that describes how a house can be built. It is not, by any description, a quality stan-dard. If you are counting on the building code to guarantee you a quality home, you will be horribly disappointed. The Building code is concerned with 3 primary objectives: fi re, safety and health. Environment is currently on the table as an addition, but its inclusion is at least a year away. The point I want to make here is that it is a minimum standard. You are spending a lot of your current and future hard-earned money on a home—don’t you think you deserve something better than the minimum stan-dard? If you are spending $1000–$1500+ per month on a mort-

gage payment, is an extra $25–$30 too much more to improve the quality of your home? If not, then ask your builder what they do that goes beyond the building code. Ask what options they provide to im-prove the overall quality of the home.

The current Building Code doesn’t even really address energy effi ciency. There is a small bit around minimum insulation levels and window per-formance, but these have remained largely un-changed since the 1980s. Minimum performance levels for furnaces and hot water tanks are not stip-ulated in the code directly—manufacturers have driven the improvements here. Consumers in the survey thought that all builders were building

“green”. Nothing could be further from the truth. If you’re interested in sustainable development, de-mand third party verifi cation. The cost is minimal and within 5–6 years home sellers will have to pro-vide this to people buying a resale home anyway.

I don’t want anyone to get the wrong impres-sion here. Alberta builders produce some really good quality products—but you can get better. The building industry is just a refl ection of its market. We build what the consumer asks for. If the consumer asks for a better quality, more sustainable home, we will happily build it. Please ask. You deserve it.

New home warraNties have beeN iN the news this fall because the Alberta government is taking steps to ensure all buyers are protected when they take the big step of purchasing a new home.

Legislation to require mandatory new home warranties was introduced in the Alberta Legislature on Oct. 25 by Municipal Affairs Minister Doug Griffiths.

“While most homes in Alberta are built to stand the test of time, if things go wrong, homeowners will have stronger protection to get their homes repaired,” says Minister of Municipal Affairs Doug Griffiths. “Albertans should be reassured that the single largest purchase their family makes will be protected by one of the strongest warranty programs in the country.”

Under the proposed legislation, all new homes – including condominiums – would be covered for one year on labour and materials, two years for defects related to delivery and distribution systems, five years of building envelope protection with the option to purchase additional years of coverage, and 10 years of warranty protection for major structural components.

The estimated cost of a warranty for an average house would be $1,700 to $2,000, or less than one per cent of the price. The provincial government plans to have the system in place by next fall.

Even though it will take some time to get all of the details ironed out and the legislation put into force, the good news for consumers is that members of the Canadian Home Builders’ Association – Alberta have offered their customers warranty protection for decades.

New home warranty

Alberta builders led the nation in 1974 by introducing the New Home Certification Program of Alberta, now the Alberta New Home Warranty Program. Other warranty providers also offer coverage in Alberta, including Blanket Home Warranty, National Home Warranty Group and Progressive New Home Warranty.

A report prepared for the Canadian Home Warranty Council in 2010 stated that more than 125,000 Alberta homes constructed by 650 builders were covered under warranties. The Alberta government estimates that about 80 per cent new homes built now have warranty.

That still leaves a substantial number of homebuyers without warranty protection. Consumers should consider whether they are comfortable spending hundreds of thousands of dollars without the kind of coverage they would insist on receiving when buying a new car or even a smartphone.

People planning to build their own home would not be required to obtain warranty protection under the proposed Alberta legislation. But there is a catch. If they decide to sell their house they will be required to arrange coverage for the remaining balance of the warranty period. Adding warranty protection after a home is built and occupied would be difficult because the warranty provider would not have worked with the builder during construction to ensure standards are met.

CHBA – Alberta members must demonstrate knowledge, commitment and discipline to be approved by the Alberta New Home Warranty Program and an annual review includes checks on customer satisfaction.

Mediation, conciliation and arbitration services are available to solve any dispute that may arise.

Warranty providers also help buyers keep their home in tip-top shape for years to come by offering comprehensive guides on how to maintain the many materials and systems used in construction – from the basement to the roof, plus everything in between.

Of course warranty protection is a backstop in cases where an issue cannot be resolved through discussions between the buyer and builder. CHBA – Alberta members have years of experience both building new homes and ensuring their customers are happy with their purchase. In the period until all builders are required to meet the same standards of warranty protection, buyers should ensure they understand what coverage they will enjoy after they take possession of their new home.

It is never a “bad” time to buy real estate. Some times are just better than others as some opportunities are better than others. If you are looking for your first home then certainly “the earliest date possible” is the right time to buy. The reason is real estate creates wealth and therefore is beloved by those seeking financial security.

Over time, it’s difficult to lose on real estate purchased for your residential use. The forced savings effect of standard mortgages and 200+ years of economic data show that owning your home is still the best investment you can make in yourself and your future. While economic windfalls or turmoil may swirl around you, owning a home is the most predictable path to increasing wealth through “equity creation” and “capital appreciation” due to economic growth and inflation.

As we approach the end of 2012, assuming that Mayan calendar fiasco doesn’t unfold as predicted, it’s time to look into the crystal ball and see what 2013 holds for new homes in the Alberta market and more specifically the major cities. Perhaps a place to start is with the news of the day which drives public opinion and therefore buyer behavior.

Currently, there’s a lot of negative news in national media about the integrity of home and condo prices and some pretty “dark” commentary on price corrections (collapses) that may occur due to high household debt, a possible second recession due to the mess in Europe, The US fiscal cliff, the impact of a global slowdown on commodity prices and now, more Arab – Israeli conflict. Wow, with all that going on maybe those Mayans were onto something with just blowing the whole thing up and starting over. While these events will shape a great deal of economic reality in 2013 and provide some headwinds for Alberta’s economy, forecasts are for a real estate market only slightly slower than 2012.

For 2012 most metrics that determine the health of the new home sector outperformed forecasts. According to CMHC, Alberta will see an increase in housing starts of about 23% over 2011 to a very

robust 31,800. For 2013 activity levels are expected to level, increasing just 1.2% to 32,200.

Single family starts are projected to rise in 2012 by 15% to 17,600 units over 2011. 2013 sees these values move up a further 5% to 18,400 units with an increased bias toward move up housing and modest price growth. Multi-family starts have increased a staggering 35% in 2012 to 14,200 units. This rate of growth will slow in 2013 to 13,800 units while inventory gets absorbed.

What’s most important if you’re looking to purchase in 2013 is that balanced market conditions are expected, which means only modest price increases of about 2%. What makes this even more compelling is the affordability of housing in Alberta. It’s in harmony with historical norms at approximately 30% of average household income. When this is compared with Toronto at 53% and Vancouver at almost 70%, housing in Alberta, be it Edmonton or even the slightly higher priced Calgary, looks like a steal.

So 2013 still appears to be a great time to buy, all things considered.

What will you buy? Well, that depends on you and your situation. There are excellent opportunities in Alberta’s multi-family market as an abundance of inventory has to find buyers. The Royal Bank has pegged Alberta as the #1 performing economy in Canada for 2013 and still with some of the most affordable housing. So, the sooner you buy, the sooner you get the time value of money and equity growth working for you. As history has shown, that’s the most predictable way to a better financial future – and let’s hope the Mayans were wrong on the time and date when making a smart real estate decision simply doesn’t matter.

The total costs of buying a homeIF IT IS YOUR FIRST TIME BUYING A HOME, you may not know that there are other costs involved besides the purchase price. In order to be properly prepared, you should understand what is included in the total purchase price shown on your Purchase Agreement, and what other costs you will be responsible for.

The Purchase Price is the agreed upon price of your new home set out in your Purchase Agreement. Here is a list of some costs you may be required to pay in addition to the Purchase Price when you are buying a newly constructed home:

EXTRAS/UPGRADES If the Builder has agreed to provide any upgrades, the cost of the upgrades is usually set out in a separate agreement and must be paid for in full when you request the upgrades. If they are not paid for when you request them, then the cost of the upgrades will be paid for on the Closing Date. GST is payable on the upgrades. Be sure to notify your mortgage lender of any upgrades agreed to.GOODS AND SERVICES TAX (GST) Is payable on the construction or purchase of a newly constructed home. You may be able recover some of the GST paid for the new home through the federal government’s GST New Housing Rebate. Usually, the total Purchase Price indicated on your Purchase Agreement will include the net GST – that is, your base purchase price, plus the full GST payable, less an amount equivalent to any applicable GST rebate. If you receive a credit for the GST New Housing Rebate on your Purchase Price, you will have to assign the GST New Housing Rebate to your Builder. This means your Builder will apply for the Rebate and you will not be able to. On the other hand, your Purchase Agreement may say you have to pay the GST in addition to the total Purchase Price shown on the Purchase Agreement. If you do not qualify for the GST New Housing Rebate, you must pay the full GST payable to your Builder, even if the Purchase Price indicated on the Purchase Agreement shows a credit for the Rebate.LANDSCAPING DEPOSITS Sometimes, in order to ensure that the landscaping to your new home is completed properly and in a timely manner, you will be required to pay a deposit to your Builder, which you will receive back once the landscaping is properly completed.PROPERTY TAX ADJUSTMENT If the Builder has already paid the municipal property taxes to the municipality, you may have to pay your Builder your share of the property taxes for the part of the year in which you are the owner of the property.

SUPPLEMENTARY TAX ASSESSMENTSometimes, the municipality will issue an additional tax levy after your home is completed. Depending on your Purchase Agreement with the Builder, you will be responsible for the supplementary tax levy.CONDO FEE ADJUSTMENT If you are buying a condo, you may have to pay the Builder for your share of the condo fees if the Builder has paid them in advance for the month.LEGAL COSTS THE LEGAL costs involved in having a lawyer complete the purchase for you.CONSTRUCTION DRAW MORTGAGES If you are paying portions of the purchase price at certain stages of construction, you may pay interest on the funds that are advanced. Your builder may sometimes cover the interest cost. You may also have to pay an inspection fee at each draw. MORTGAGE FEES There may be fees payable to your mortgage lender, such as appraisal and inspection fees, insured mortgage fees, administration fees, title insurance fees and property tax holdback amounts.

It is important to read all the documents that you sign as they will disclose fees that you will be required to pay. I often have clients who believe that they did not agree to pay a landscaping fee or an administration fee, however they signed an agreement saying they would.

Your Builder, Lawyer and Mortgage Representative can give you a good estimate of the costs involved in the purchase of your new home. Don’t be shy to ask.

“Our goal is to enhance the livability and community connectivity of Edmonton’s neighbourhoods,” says Stephane Labonne, director of Great Neighbourhoods. “Replacing roads, curbs, sidewalks and streetlights and repairing and maintaining the sewer system adds to Edmonton’s overall livability.”

In 2012, the Great Neighbourhoods Capital Program is investing $16 million in 12 neighbourhoods. This includes reconstruction efforts in older neighbourhoods and major projects like the 108 Street streetscape and revitalization efforts along 118 Avenue.

The City thanks neighbourhood residents and motorists travelling through neighbourhoods under reconstruction for their patience.

This is not just marketing gimmickry at work. These factors really matter, as such attractions are critical in determining a development’s appeal to buyers – for lifestyle and comfort while living there, as well as resale potential down the road.

However, one of those factors carries alittle more weight than the others: proximityto infrastructure.

The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For housing developments, this means more and better access.

In such cases, it’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way.

Numerous studies throughout North America and elsewhere show that proximity

to mass transit and highways has the most signi� cant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

The greatest bene� t, according to Vancouver-based Cutting Edge Research Inc., is for properties located within 500 metres of stations along new transit lines. Value enhancements can be 10 to 20 per cent higher for homes within this distance than those outside it.

“Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that homebuyers anywhere can follow: as people increasingly factor commuting times into their buying decisions, proximity to transportation is a top determining factor for both convenience and resale value.

The wonderful world of upgrades

Which ones give you the most bang for your real estate buck?

We are living in a World Where customization and individuality is sought in almost every consumer product in the world. from cellphone covers to running shoes to vehicle options, there is an abundance of choice. new homes are no different, and builders have long realized that giving buyers the ability to make upgrades is essential.

entering into a firm offer to purchase a new house or condominium is only half of the work. the most exciting part of the purchase for a buyer is going to the design centre and choosing colour schemes, finishes and upgrades. and to make things easier, an interior designer pre-selects all floor, tile and wall finishes/colours and groups them into three or four packages.

however, there are rules and bylaws for condominiums that prohibit certain unit upgrades and renovations after you move in or will require the approval of your condo board. therefore, it is recommended that upgrades be done through the builder to save time and avoid potential issues such as warranty concerns.

for instance, if you move in and then decide to replace the tiles in your bathtub or shower with your own contractors, and over time there is water leakage caused by this work, the builder and warranty provider may not cover the damage. keeping the warranty in place for all components of your house or condo is a major advantage of upgrading through the builder.

the question then becomes: which upgrades are make the most sense for your real estate investment? kitchen are material finishes and cabinetry extensions. it is certainly a plus if your unit has more cabinet space than a competitive unit. builders also offer kitchen island upgrades that add functionality and storage space. some other notable upgrades to the kitchen are: undermount sinks, backsplashes, stone counters such as corian, granite or quartz and drawer and cupboard dampeners.» Lighting having the builder add a ceiling light box in the bedroom is a great upgrade. for other rooms, the most unobtrusive method for lighting is pot lights. While it may be difficult to install pot lights in a typical condo unit, it is a very common and useful upgrade in new houses. under eaves lighting is also highly recommended, as well as exterior landscape lighting.» Electrical some people prefer extra electrical outlets on a large patio of a condo for light fixtures. also, smart panels that allow all incoming telephone and cable services to be tied together before flowing throughout the house are an excellent and inexpensive option. if you purchase a house for a large family, it’s a good idea to consider upgrading the electrical service to accommodate everyone living under the same roof. builders typically provide a standard 100 or 125 amp service. larger families or buyers who want an extra kitchen in the basement should upgrade to a 200 amp service (a negligible cost) to allow for higher electrical demands.» Internet Accessibility builders have ethernet and fibre optic outlets for internet connectivity in many new condo developments. however, in new houses, you may want the builder to pre-wire and install these outlets in the bedrooms and other areas of the house (such as the kitchen), and coordinated through a new smart panel.

One way to come up with a bigger down payment is by using your RRSP savings, under the federal government’s Home Buyer’s Plan (HBP). As a first-time homebuyer, you may be eligible to make a tax-free withdrawal of up to $25,000 from your RRSP; if your spouse qualifies, he or she may do the same, for a combined total of $50,000.

You are required to repay your HBP withdrawal into your RRSP within a period of no more than 15 years. Although you can repay your HBP earlier, the deadline for your first minimum annual repayment is two years and 60 days after the year in which you made your HBP withdrawal. The minimum annual repayment is equal to 1/15 of your original HBP balance and if you repay at least the minimum each year, there will be no tax payable.

“If you are able to provide a bigger down payment, it’s a significant way of helping you pay less interest over the life of your mortgage. Also, with a down payment of at least 20 per cent, you avoid paying mortgage default insur-ance,” says Laura Parsons, mortgage expert, BMO Bank of Montreal.

Parsons adds that Canadians should be considering the benefits of choosing a shorter amortization as a way to decrease total interest costs and to begin building home equity sooner.

Where do you really want to live, and can you afford the area? And, � nally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.

01 How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of � rst-time buyers, to buy more home

than you can really afford. Meeting with a mortgage broker or your banker will help determine your full � nancial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

02 How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

03 Where do you want to live? This question is becoming more important for a number of reasons, though in� uenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

04 What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome, duplex or condo?

Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy ef� ciency, so your options for new-home product have never been better.

01Calculate the combined monthly before-tax income

of you and your spouse.

02Divide by three. This figure is the monthly payment you can afford

to make on your home.

03Take the total price of the home and subtract the amount of money

you expect to make as a down payment. This is the money you will have to borrow.

04Refer to the chart on the opposite page. Look down the

left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05Multiply this figure by the amount you need to borrow. Divide by

1,000.

06Add to this your estimated monthly heating costs and

monthly property taxes.

07If this figure is equal to or less than one-third of your gross

monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

MORTGAGE INTEREST RATES

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
