It’s mid-December and the end of the year is in sight, and even though RRSP contribution

and tax return � ling deadlines are months away, it’s the perfect time for Canadians to begin preparing.

Indeed, experts suggest the best tax planning takes place during the year – not at deadline time.

Consider, for example:» A new poll from CIBC indicates 31 per cent of Canadians don’t expect to meet the � nancial goals they set for themselves at the beginning of the year.» 22 per cent didn’t set any � nancial goals at all, and» Only 13 per cent met all of their � nancial goals for the year

Tis the season...To be tax planning? It doesn’t sound very jolly, but preparing now makes for a merrier deadline

CIBC and other � nancial institutions say a comprehensive tax strategy includes contributing to a Registered Education Savings Plan, donating to charity and conducting a careful review of all your investments.

� ere are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get

� nancing approval on a home when you put in an o� er. � is is an especially good tool to have when markets are hot. Removing the “conditional on � nancing” clause could mean your o� er is accepted � rst since you already have your � nancing in place.

So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any signi� cant movement next year.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders o� er online pre-approvals to make the process faster and easier.

Start the New Year o� right by taking advantage while you still can.

WELCOME HOME, NEWCOMERSA new year in a new home. at’s the big event in 2014 that a lot of Edmontonians will celebrate when the clock strikes midnight on Dec. 31.

Unlike Santa Claus, I don’t have a “Naughty or nice?” list to check exactly how many folks have a brand new address for deliveries of sugar plums this season. But based on the many new chimneys around town, the total easily tops 30,000.

Some of those new homeowners will even be celebrating two major milestones – the � rst holiday in a new home and a new city.

Outside of Edmonton, adventure lies in every direction. Jasper’s unspoiled beauty is an easy drive west. Routes to the Far North start here. A trip south takes you to the Stampede City. Just east of the city lies Elk Island National Park, a century-old sanctuary for the Plains Bison.

WELCOME HOME, NEWCOMERSA new year in a new home. at’s the big event in 2014 that a lot of Edmontonians will celebrate when the clock strikes midnight on Dec. 31.

Unlike Santa Claus, I don’t have a “Naughty or nice?” list to check exactly how many folks have a brand new address for deliveries of sugar plums this season. But based on the many new chimneys around town, the total easily tops 30,000.

Some of those new homeowners will even be celebrating two major milestones – the � rst holiday in a new home and a new city.

Not long ago, Edmonton was a bit of a backwater, but now it’s solidly in the mainstream of major cities. Just look at the local concert scene, where Edmonton is now a must-play market for top acts such as Paul McCartney and Taylor Swift, and promoters count on selling out two shows.

another Stanley Cup victory parade, Edmonton has plenty to o� er all year round.

It may seem far away in these dark days of winter, but across the community, thousands of volunteers are getting ready for the summer festival season.

e city is a retail leader, with West Edmonton Mall, South Edmonton Common and Southgate Centre just a few of the bright lights in a galaxy of shopping experiences.

Outside of Edmonton, adventure lies in every direction. Jasper’s unspoiled beauty is an easy drive west. Routes to the Far North start here. A trip south takes you to the Stampede City. Just east of the city lies Elk Island National Park, a century-old sanctuary for the Plains Bison.

Newcomers to our city, and homebuyers in our new neighbourhoods, have bought into Edmonton in a way that should be celebrated.

Provincial GDP and income grew at twice the pace of national rates, while maintaining a similar level of inflation and a significantly lower level of unemployment. In short, Albertans continued to enjoy higher incomes and greater job security when compared to average Canadians elsewhere.

For Edmonton, the story was the same, but even more pronounced given the city’s close proximity to the expanding energy projects that have been fuelling these provincial trends. As such, the region has been a powerhouse in job creation adding over 20,000 new jobs from October 2013 to October 2014.

Given that Edmonton’s labour market began the year in a tight position, these emerging labour needs were satisfied by a continued influx of new migrants to the region. Recently, the Canadian Mortgage and Housing Corporation (CMHC) estimated that total net migration to the area would reach 31,000 by year’s end. With the exception of last year, this will be the highest net migration seen in decades.

This vast increase in Edmonton’s working population, amidst growing incomes, applied further upward pressure on Edmonton’s domestic economy. Perhaps most evident of this was the region’s housing market where rental vacancy rates hovered

around historic lows, resales reached historic highs, and the number of new housing units under construction reached levels not seen since the 1970’s.

Looking ahead, the Canadian Association of Petroleum Producers expects Alberta’s current energy sector growth cycle to continue at an easing pace. This projection of easement has set the tone for CMHC’s fall market outlook that sees net migration slipping to 24,000 in 2015.

However, this level of migration should still be sufficiently high to keep rental markets tight, while pushing total resales even higher next year (2.3 percent growth). This bodes well for the region’s new housing industry moving forward.

CMHC expects multi-family starts to continue to fall in 2015 due to the general ebb-and-flow that this market shows – short periods of low standing inventory followed by short periods of high. Regional single-family starts, on the other hand, increased by 7.2 percent in 2014 and are expected to grow by 3 percent next year supported by all the trends mentioned thus far.

A look back at Canadian mortgages in 2014– AND WHAT WE CAN EXPECT IN 2015

Most of us see December as a time to re� ect on all we’ve accomplished during the year. We look at personal achievements, such as � nishing school or travelling somewhere new; career goals may be included; and there are likely also some � nancial achievements to be proud of, such as paying down debt or buying a home.

In the mortgage industry, the Canadian Association of Accredited Mortgage Professionals (CAAMP) uses this time to re ect on all that’s happened in the residential mortgage market. � e annual report the organization releases each November includes data from various sources, including a survey of more than 2,000 Canadians. Here are some of the most interesting facts we pulled from this year’s report:

First, more Canadians are getting comfortable with variable rate mortgages. In fact, 20 per cent of those who bought homes in 2014 went with a variable rate, which is up 11 per cent from the nine per cent who did so in 2013. We suspect this increase comes from more than four years of watching Prime sit at three per cent, which makes variable rates seem a little less “risky.”

It’s not surprising that the average mortgage rate on all home purchases in 2014 dropped to 2.89 per cent (from 3.23 per cent in 2013). Both � xed and variable rates have been low all year, but those who went variable got some of the best mortgage rates that the residential market has ever seen. As of Dec. 2, the best � ve-year variable mortgage rate in Ontario is just 2.10 per cent (Prime – 0.90 per cent).

Some more good news: the average down payment on the 10 million homes purchased in 2014 was 21 per cent of the purchase price! When asked why they bought homes, CAAMP found Canadians saw homes as 70 per cent a place to live and 30 per cent as an investment. For this reason, it’s not surprising that 91 per cent of the new buyers reported being happy they became homeowners, and many felt mortgages were a “good debt” to take on.

While mortgage debt climbed this year (from $1.19 trillion to $1.3 trillion), so did the number of Canadians who are now 100 per cent mortgage debt-free. According to the report, 3.98 million homeowners have paid o� their mortgages; that’s 41 per cent of all homeowners.

Of course, that leaves 59 per cent of Canadian

homeowners with some amount of mortgage debt on their plates – and pulling out equity from a home counts as part of that. In total, this year, $63 billion of equity was taken out of homes and used for debt consolidation, home renovations, investments, education and other purchases.

As for 2015, while no one has a crystal ball, most economists agree that there’s not likely to be any notable increase in mortgage rates next year. In its latest rate announcement on Dec. 3, the Bank of Canada once again maintained its target for the overnight rate at one per cent, citing Canada’s economy as showing signs of a broadening recovery. Stronger exports are leading to increased business investment and employment, which suggests the rebuilding that will lead to balanced and self-sustaining growth may � nally have begun, BoC says.

� e Bank’s next rate announcement is scheduled for Jan. 21, 2015.

Amid continuing talk of high levels of household debt and varying real estate market conditions in some areas, RBC Economics Research’s latest Housing Trends and A� ordability report reassures that homeownership a� ordability is still improving slightly. Housing in Canada became more a� ordable in the third quarter of 2014.

“Owning a home was a bit easier in Q3 thanks to rising household incomes, low and steady interest rates and cheaper utility costs in many parts of the country – Toronto even saw some relief,” says Craig Wright, senior vice-president and chief economist, RBC. “With home resales sitting close to the highest levels since early 2010, the overall tone of Canada’s housing market is quite solid at this stage.”

� e way RBC’s a� ordability measures work is, the higher the measure, the more di� cult it is to a� ord a home. For example, an a� ordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in a� ordability.

In the Edmonton market, speci� cally, a� ordability is holding its own, despite these economic challenges. A� ordability in standard condominiums improved, falling 0.4 per cent to 19.5 per cent (meaning it became more a� ordable). In detached homes, the measure deteriorated only very slightly, rising 0.2 per cent in both detached bungalows and standard two-storey homes, to 31.9 per cent and 35.4 per cent, respectively.

If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these things are itemized up-front. Your homeowner insurance policy may also have a rider for goods in transit.› Rearrange your furniture. Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service, at a cost.› Install major appliances. We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week.› Load pre-packed boxes and items into a U-Haul or storage pod. We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.

Preparing for the busy season

There are many time-consuming activities we do, despite the fact that we don’t enjoy doing them. Could our time possibly be better spent? Is it possible to unburden yourself by improving your methods or delegating some tasks? If it’s a choice between kids and cleaning or sleep versus cooking, why not call in a cleaner or a caterer if it fits into your budget? As the holiday season approaches, try these tips and see if you enjoy this time of year just a little more with a little less on the agenda.

AVOID MALL MADNESS Do you get stressed when shopping for gifts at the mall? Do those long line-ups and limited parking spots dampen your holiday spirit? There’s still lots of time to shop online and have your items delivered in time for the holidays. Many retailers offer free shipping or other incentives at this time of year. Another option is to hire a personal shopper. Some major department stores actually offer this service at no cost, so ask!

HELP FOR THE HOST Hosting a holiday soiree this year? Don’t be a superhero – accept help from others. Make it a potluck. People feel better when they can contribute, and it makes the meal more interesting. While you’re at it, put your kids to work during the event. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and you’ll be a more relaxed and joyful host.

ASK AND YOU SHALL RECEIVE As the popular Rolling Stones song goes, “You can’t always get what you want, but if you try sometimes you might find you get what you need.” The part they left out of the lyrics is “...if you only ask.” Few people ask for what they need. We expect that those around us will just know, and that if they really care about us, we shouldn’t have to ask. However, most people aren’t mind readers. As an experiment, just for one week, find the courage to speak up and make a direct request – and don’t be surprised if you get both what you need and what you want!

FREE YOURSELF Challenge yourself to spend one weekend a month without doing chores. If you plan in advance, and use the time during the week effectively, it can be done. In fact, it may even motivate you to boost your productivity level during the week substantially. Use

the time to just relax, unwind and putter around the house. If you find you’re feeling bored, let the initial discomfort pass – on the other side of boredom you’ll find peace and tranquility. Remember, we are human beings not human doings, so we need and deserve to spend some time just “being” – guilt-free.

OVERSCHEDULED AGAIN? With fall in full swing, many of us begin to take on more and more responsibility and, before we know it, our plate is not only full, it’s overflowing. Before getting to the point of exhaustion and resentment that often comes from doing too much for too many, make a conscious choice to put your needs ahead of the needs of others. Give yourself just a little more breathing room than you think you need. When you make your needs a priority, you’ll not only feel happier, you’ll also be more fun to be around.

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONAL:The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
