Freemans Park Newsletter Celebrating our Unique Community DECEMBER 2012
Greetings,
Welcome to the Freemans Park Newsletter. The Owners’ Committee would like to wish you all the best for the upcoming holiday season.
Grounds
Some of you may have noticed the planting of banks and entrance gardens at 79 Beresford Street West has begun. This will assist with controlling soil erosion on the bank and improve the general appearance of the area.
TIPS & ADVICE INORGANIC WASTE
Owners or Tenants who have large inorganic items to dispose of should please call the Property Manager, Stephen Connelly, who will arrange disposal -‐ usually at no cost.
Building Maintenance Now that the warmer weather is here and as outlined in the Long Term Maintenance Plan, the Star Block at 59 Hepburn Street was also recently painted.
Rules Update due to Unit Titles Act New legislation governing all Body Corporates, The Unit Titles Act (2010), came into affect on 20th June 2011. This new legislation required a review and update of the existing Body Corporate Rules and as a result Freemans Park have new Operational Rules, endorsed at the 2012 AGM. The new Operational Rules for Freemans Park have now been registered with Land Information New Zealand (LINZ) and a copy posted to all Owners and is available on the Freemans Park website -‐ http://freemanspark.co.nz As well as being a legal requirement (binding on the Body Corporate, Owners and anyone who occupies a Unit), these Rules also ensure that living at Freemans Park is an enjoyable experience for all Residents and Visitors. It is important that all Owners are familiar with them and Landlords provide a copy of these new Operational Rules to their Tenants.
TIPS & ADVICE NOISE
Owners or Tenants should call Property Manager if they have an unresolved issue with noise or behaviour from neighbours that disturbs their enjoyment. It is preferable that you address the issue with your neighbour in the first instance, however, sometimes this is not appropriate in which case the Property Manager is available to resolve the situation.
‘Noise, Behaviour and Conduct‘ is addressed in the Freemans Park Operational Rules (17).
