VISIONDowntown Tucson is a Downtown for everyone – an eclectic, beautiful, fun, accessible, pedestrian and bike-friendly district that embraces diversity. It is the Southwest’s premier urban hub for living, dining, retail, business, art, entertainment, and both historic and contemporary architecture.

MISSIONTo be the catalyst for making Downtown Tucson the place people want to live, work, and play; where new ideas happen; and that is the economic development and cultural epicenter of the region.

ABOUT THE PARTNERSHIP The Downtown Tucson Partnership is a non-profit, 501 (c)(6) corporation created in 1998 to implement enhanced municipal services for the Downtown Business Improvement District. These services include maintenance and cleaning, security, marketing and promotions, advocacy and relationship building, and economic development. The Partnership’s activities and expenditures are governed by a diverse Board of Directors, comprised of Downtown property owners and businesses, leaders of non-profits, arts, cultural and historical organizations, neighborhood leaders and representatives of the Partnership’s primary partner, the City of Tucson.

AC HOTEL TUCSON DOWNTOWNThe AC Hotel Tucson Downtown by Marriott opened in September of 2017 and became the first new hotel in Downtown Tucson in over 40 years. The new 8-story, European design inspired hotel features 136 rooms, a rooftop pool with nearby bar, a lobby bar and lounge, a fitness center, a 200-space public parking garage, and nearly 6,000 sq ft of retail space on the ground floor.

BRING’S BUILDINGThe Bring’s Funeral Home, at 236 S Scott Ave, originally opened in 1928 and was jointly purchased for redevelopment in 2015 by developers Ron Schwabe and Marcel Dabdoub. The historic 2-story building was renovated into build-to-suit office space, retail, and beverage establishments ranging from 200 to 6,000 sq ft. Space is still available, contact Peach Properties with inquiries.

BROADWAY PROTECTED BIKE LANESThe City of Tucson funded a two-way cycle track (also known as separated/protected bike lanes) on westbound Broadway entering Downtown. The project also includes the installation of new curb access ramps, sidewalks, street signage, modifications of the existing pavement markings and traffic signals. This project improves the safety for pedestrians and bicyclists as they enter and exit Downtown.

GREYHOUND BUS TERMINALThe new Greyhound Bus Terminal was funded by Rio Nuevo Multipurpose Facilities District and is being leased to Greyhound. Open to the public in March of 2017, the new bus terminal allows passengers to easily access the Downtown districts and the University of Arizona.

MCCORMICKHolualoa Companies and Scotia Group completed construction on 25 three-story luxury apartment homes in April. Downtown’s newest homes are located on south Stone Avenue, across the street from Saint Augustine Cathedral and around the corner from the Arizona Theatre Company and the Children’s Museum Tucson. Different floor plans are available, and all units come with a garage.

MERCADO SAN AGUSTIN ANNEX The 31,755 sq ft mixed-use, 38 modified shipping container project in the Mercado District (west of Downtown) features restaurants, bars, local retail shops, a 500-seat outdoor entertainment and festival venue, and adjacent parking. Developed by The Gadsden Company, MSA Annex is a $12 million expansion of the vibrant Mercado San Agustín Public Market.

CITY COLLABORATIVE LEARNING CENTERThe first phase of improvements are complete as Arizona nonprofit CITY Center for Collaborative Learning renovated the historic Howard & Stofft Stationery building (37 E Pennington) into a modern collaborative learning center. The center, which neighbors City High School, expands the Downtown campus and adds significant additional space for innovative teaching and learning. The nonprofit started a capital campaign this year to raise money for additional improvements.

DOWNTOWN MOTOR APARTMENTSPortions of the original and historic Downtown Motor Hotel remain and are being used for the office and lobby areas as part of this 44-unit affordable housing project. A new 4-story addition has been constructed at the rear of the property to allow for covered parking on the ground floor. The project includes a 658 sq ft one-bedroom option or an 828 sq ft two-bedroom.

CORONADO HOTEL APARTMENTS

The Coronado Hotel Repurpose project reworked a 3-story 1928 structure into 30 modern micro-unit apartments. The entire building was completely reworked with all new infrastructure, finishes and plan layouts while maintaining the architectural integrity of the exterior. The Rob Paulus designed apartments include contemporary finishes and fixtures, energy efficient appliances, and reclaimed wood design elements.

TUCSON MUSEUM OF ART RENOVATION Completed in October 2017, Tucson Museum of Art underwent a $750,000 renovation that reworked the floor plan for a more open feel, added 5,000 sq ft of gallery space, installed new flooring, and replaced the old AC system. TMA received a $2.5 million donation in March 2018 from the Kasser Family; the largest individual donor gift in the museum’s history that will add a brand new wing to the museum.

TWO EAST LOFTSArt Wadlund and Rob Caylor, developers of the One East and One West projects, renovated floors 3-5 of the historic Chase Bank building (2 E Congress St)into 21 market-rate urban lofts. The lofts range from 398 sq ft – 845 sq ft and are available in seven different floor plans. There is a modern streetcar stop located outside the front entrance and is just minutes from several amenities Downtown.

MISSION GARDENFriends of Tucson’s Birthplace and Rio Nuevo have recreated the Spanish Colonial walled garden that was part of Tucson’s historic San Agustín Mission. The gardens contain heirloom Sonoran Desert-adapted fruit orchards and vegetable gardens interpreting 4,000 years of agriculture in the Tucson basin. Additions include a new education center, a demonstration kitchen, a ramada, and restrooms. Other improvements include utility line upgrades, irrigation, and signage.

PLAYGROUND & HUB REMODEL Rio Nuevo and developer, Scott Stiteler and partners, expanded their existing deal related to the AC Hotel Tucson Downtown. An additional $3.2 million was invested for remodeling and improvements. HUB saw important enhancements including expanded kitchen space, new private dining space, and new restrooms. Playground underwent an extensive renovation and expansion to both the interior, exterior and now climate-controlled rooftop patio.

SCOTT AVENUERio Nuevo funded and the City of Tucson carried out a $750,000 streetscape improvement to Scott Avenue from Congress to Pennington and kept the two-way vehicle concept. The project, by Norris Design, created extended sidewalks, new streetlights, new planters and new landscape. This project improves the safety and security for pedestrians, bikes and vehicles while improving connectivity to Pennington. Another goal of the project is to increase the Pennington garage revenues.
