Major Building Projects News & UpdatesLast year, we were tasked with large projects, such as the chiller replacement, parking garage exterior spall
repairs, parking equipment automation project with license plate recognition feature and major drain line
repair on Alakea Street. Some of these projects continued for a few months, and with your cooperation, we
were able to complete them seamlessly.
This year will be no exception as we anticipate more exciting developments. Here are some projects that we’ve
started working towards:
Elevator Modernization
Most elevators are built to provide about 30-40 years of service. Our elevators have lasted over 45 years! With
age, equipment and critical parts become increasingly difficult to find or replace, along with code changes
and deteriorating ride performances, it is necessary to upgrade our elevators to handle new technology, have
better performance, improve safety and even give the aesthetics an up-to-date appeal. Please save the date
for an elevator modernization informational tenant meeting scheduled for Friday, March 23rd in the large
conference room, suite 118A.
Emergency Notification System
After extensive research of other companies, we selected Preparis, with experience in business continuity,
life safety, disaster recovery and emergency notification, as a cost-effective option to provide alerts to
our tenants rapidly with an emergency notification system via voice, text messaging, and email. The new
system should be completed by April 2018. For more information, please review their website at

Internet/HIPERFIBER
As we recognize the growing need for faster and more reliable internet
service, Davies Pacific Center in partnership with Hawaii Dialogix Telecom
(HDT) will be increasing the complimentary* internet service speed from
10 mbps to 20 mbps. This upgrade is absolutely at no cost to tenants and
will be completed automatically by HDT, likely during the second quarter
of 2018. HDT also offers speeds of up to 1 gbps of service and
other network solutions based on individual business needs.

Accumulus provides everything from routine bookkeeping to CFO services, and it’s all outsourced. This locally-owned company has grown considerably over the past year as companies large and small are turning to Accumulus to provide them with top-level accounting and financial expertise, while avoiding the headaches of managing and staffing an in-house accounting department. How has Accumulus become one of the fastest growing outsourced accounting firms in town? The answer is the combination of their people and “the cloud.” Their team is energetic, experienced, and close-knit. Add to this, their use of cloud-based technology, which helps clients streamline processes and make better business decisions, and you have a combination that’s hard to beat. Accumulus recently moved to Davies Pacific Center. If you haven’t had a chance to meet them, here’s a short Q&A with President and CEO, Stacey Katakura White.
Where did the name, “Accumulus” come from?
We wanted a name that stood out, was unique, and described what we do. “Accumulus” is a combination of the words Accounting and Cumulus, for cloud. And, that describes the core of what we
provide; outsourced accounting utilizing cloud-based technologies.
Why has outsourced accounting grown so much in recent years?
There’s a number of factors. Many business owners have found it difficult to find and retain good accountants. They have also become more cost-conscious and are looking for ways to increase efficiency and data security, while reducing errors and overhead costs. And, running a business in these fast-changing times is challenging. Business owners need accurate and timely financial information that will help them make better business decisions. We can help in all of these areas.
What makes Accumulus different from other accounting firms?
We have a small team; currently, we have nine employees, including myself. Most of us have worked together for years. We’re hands-on and collaborate well with each other to provide the best results for our clients. Our cloud technology system is able to integrate with a client’s existing systems, whether it be POS, payroll, HR, financial reporting, etc. It also offers the highest levels of security to ensure our client’s data is always safe, secure, accurate, and accessible.
What made you choose Davies Pacific Center for your new location?
We outgrew our previous space in another building, and were looking for a location in downtown that would be convenient for our clients and employees. Davies Pacific Center was perfect. We’re within walking distance to many of our clients, as well as the banks and other financial institutions. We also want to make sure our employees are happy and enjoy coming to work. Our Davies space allowed us to design our office space to be open with fluid workspaces, customizable work desks, and comfortable furniture. This allows for more synergy and collaboration, and helps foster a team-oriented culture, which, in the end, benefits our clients.

Greg Dunn
To say Greg Dunn is passionate about his work would be an understatement. Arguably one of the state’s top bankruptcy attorneys, Greg puts in 12-hour days, 7 days a week. And, he’s been doing this for 25 years! Many of us have faced mounting debt at one time or another. Maybe it’s a result of making poor financial decisions, or it could be due to losing a job, or an illness that forces one to stop working. Greg’s seen it all, heard it all, and best of all, he’s done it all. He’s an expert in bankruptcy law, debt relief, debt settlements, home foreclosures, garnishments, student loan debt, tax relief, and more. To date, he’s completed over 13,000 bankruptcy cases and has helped thousands of Hawaii residents get back on track financially. Born and raised in Hawaii, Greg served in the U.S. Navy before returning to Hawaii to start his law practice right here at Davies Pacific Center 25 years ago.
Here’s a short Q&A with bankruptcy attorney, Greg Dunn.
What made you decide to become a bankruptcy attorney?
I was a Naval Officer when I entered law school. One of the law classes I enjoyed the most was bankruptcy law. Upon graduating, I did my active naval duty obligation, then returned to Hawaii. When I started working at my first
law firm, they gave me a couple of bankruptcy cases, and I really liked seeing first-hand how your expertise can help people get out of debt and get on with their lives. From then on, I knew this was the field upon which I wanted to build my practice.
What advice would you give to someone who may be faced with rising debt?
First, seek help early. Sometimes, people wait too long because they feel embarrassed about their situation. But, it’s like waiting too long to see a doctor about a particular ailment. The longer you wait, the worse it gets. Second, bankruptcy is not a sign of failure and it’s not the end of the road. I’ve had several clients who’ve come out of bankruptcy and are now millionaires.
What if someone isn’t sure if they need help?
I provide free consultations. Just call, or stop by our office. We’re on the 22nd floor, Suite 2221. We’re open 7 days a week, and are available days or evenings. I can speak with you in person or over the phone, whichever is most convenient for you.
What made you choose to open your practice at Davies?
Prior to going to law school, I worked at New York Life, right here at Davies. So,
I was familiar with the building. Years later, when I opened my law practice, Davies was at the top of my list. I’ve been at Davies now for 25 years. I’ve looked at other buildings, but the Davies management team has always been very accommodating to me and my clients, which makes my job a lot easier.

7th Annual Kakaako Community Cleanup
Saturday, April 21st (Tentative) Mother Waldron Park
The focus of this year’s community service event is to beautify
Kaka’ako’s Mother Waldron Park and surrounding areas. The cleanup
includes trash, weed and debris removal from the park, streets
and gutters. The team of volunteers will remove graffiti as well as
place a fresh coat of paint on the park playground equipment and
park restrooms (inside and out). As part of the city’s “No Dumping”
campaign, volunteers will stencil storm drains to assist in keeping
the sewer lines clear and oceans clean. All tools will be provided in
addition to food, refreshments, and validated parking. To volunteer,

07 | FIRE DRILL & BUILDING SAFETY
Each year, Davies Pacific Center conducts an annual fire drill that includes a full evacuation of the entire building. Last year, the annual fire drill was held on Tuesday, November 14th. The drill is a requirement of the fire code and it is important that the building maintains its compliancy to those standards. We are glad to report that the drill was a success and we thank all those who participated. Please look out for the memos regarding this year’s Fire Warden Training and Fire Drill Prep.
Our priority, as the property management team, is the safety of our tenants. That is why The Shidler Group has implemented a web-based emergency response training program to familiarize all personnel that work on property to be able to respond to any life-threatening situation, ranging from natural disasters to fires and tsunamis. It is highly encouraged for fire wardens/office administrators to incorporate this valuable training tool into their company’s safety policy.
The current emergency training program can be accessed at daviespacificcenter.bssnet.com. Please look out for upcoming email memos introducing a NEW emergency notification and training program called Preparis.

Electric Vehicle Charging Stations
On February 1st, new rates went into effect for the electric vehicle charging stations that are
located on the sixth level of the parking garage. The new rate includes a 1-hour complimentary
charge and then $5.00 for each hour thereafter or any portion thereof. The same rate applies for
the stations located at our sister properties: Waterfront Plaza and the Pan Am Building.
