COTTAGES AT SEASIDE

Cottages at Seaside in Pacifica, California underwent interior

and exterior refurbishments of 92 mobile park homes. On site

work included paving, directional signage, landscaping, electrical

room construction, communal gathering area and community.

CLEARWATER SENIOR

The Clearwater at Sonoma Hills is an Assisted Living and Mem-

ory Care home for seniors. The craftsman style housing will offer

90 units and feature modern amenities with open living spaces

with kitchenettes. An upscale courtyard will hold a putting green,

boccie ball court, dance floor and commercial grade kitchen in

the community room.

The Gateway project was developed to support a community

on the go. It is located adjacent to the El Monte Metro Station,

the largest bus facility west of Chicago. This project includes

two buildings totaling 420 podium market-rate apartments. The

mixed-use apartments contain 25,000 sf. of retail space on the

ground floor. Multiple unit layouts, spacious common areas and

a pool contribute to the community’s inviting social atmosphere.

Long Beach & 21st Apartments are a 41-unit residential complex

as well as an affordable housing project to accommodate a high

density of residents. The modern housing offers a warm environ-

ment where residents can enjoy a lively communal atmosphere,

highlighted by the kitchen and community room, ample outdoor

seating and library. The project has created a space for seniors

to live a dynamic lifestyle, while the building has helped revital-

ize the area on Long Beach Blvd.

In an expansion to new locations, specialty grocer ALDI has

opened the newest 19,200 sf. location in Anaheim, California.

The tenant build out includes a range of grocery items; includ-

ing produce, meat and dairy at discount prices. Scope of work

for the project included construction of retail lighting, flooring,

branding, cashier stations.

BOTHELL, WASHINGTON

PETCO

PETCO offers a wide variety of goods and services to our four

legged friends, as well as the ones with beaks and gills. A large

market area specially designed for each species, a training area

and a full service grooming facility are included in each build-

out.

The renovation of the Warner Plaza included a complete exterior

makeover including a new monument sign, parking lot paving

and re-stripping with up-to-date ADA spaces and ramps, new

landscaping for common areas and a complete re-imaging to the

entire facade. BergmanKPRS collaborated with the design team

and the landlord for a fresh design to give this highly trafficked

center a contemporary and inviting new image.

The Costa Mesa location of Walgreens is a 13,155 sf store

featuring retail displays, groceries and pharmacy. Specialty light-

ing, flooring and specific branding were used throughout. The

ground-up store was constructed on a tight schedule, highlighted

with a modern design and exterior stone finishes.

Dave&Buster’s, the ultimate combination of food and fun is a

visual treat offering an area dedicated exclusively to sporting

events, a video arcade with state-of-the-art simulators and doz-

ens of games, a full service restaurant featuring “fun American

gourmet” foods and a spectacular bar. With over 33,000 sf,

this ground-up construction project was built by a project team

specifically created for Dave&Buster’s, from our restaurant and

theme park team members.

LUCKY STRIKE

A full size bowling alley with multiple video screens and LED

lighting creates a magical experience for the whole family. This

ground-up build also includes a full bar and dinning area.

Big Al’s boasts over 45,000 square feet of FUN! Featuring a 12

lane bowling alley with a separate bowling lounge, stadium style

sports bar & grill, a circular bar with 36 beers on tap & arcade.

A top to bottom demolition of the 10,000 sf space, including

maneuvering a backhoe to a pit in order to house fermentation

tanks and carving chunks out of the wood-barreled roof to create

a partially open-aired mezzanine deck.

completed 5 locations for this fashionable men’s wear retailer.

Focusing on high end finishes and custom mill-work in each

location.

BergmanKPRS was contracted to perform interior remodels for

this Southern California Starbucks, focusing on a modern aes-

thetics and high end finishes.

Anytime Fitness is a full service gym featuring state-of-the-art

equipment with training and coaching services. This tenant

improvement build out was built for Bigfoot Fitness in the ROIC

shopping center in Kent, WA.

COASTAL FERTILITY MEDICAL CENTER

Orange County’s leading provider of reproductive care since

1982, Coastal Fertility Medical Center was ready for a new

home. KPRS delivered a state-of-the-art facility that boasts

specialized medical gas systems in the in-vitro fertilization (IVF)

laboratory, operating rooms and recovery area. The surgical cen-

ter includes a reception area, waiting room and recovery room.

The project also provided a nurse station, patient transfer rooms,

clinical offices, exam rooms and a fitness center.

MISSION VIEJO, CALIFORNIA

FULLERTON SURGICAL CENTER

The Fullerton Surgical Center is a 9,645 sf., I-Occupancy,

outpatient surgical center built to OSPHD III Standards. The

building, located at 2240 N. Harbor Blvd. in Fullerton, features

four operating rooms, a pre-op room, post-op room, children’s

post-op room, x-ray room, staff lounge, staff offices and luxu-

rious lobby with high end modern appointments. The space is

currently the home of Innovative Health Management’s Fullerton

Surgical Center.

This imaging center within an occupied medical office building

includes equipment for the following services. MRI Scans, CT

Scans, Ultrasound, Mammogram, DEXA and X-ray. The scope

of work for this project also includes a reception area, waiting

lounges and offices, OSHPD III, licensed by California Depart-

ment of Health.

BergmanKPRS has been working closely with this one-of-a-kind

Endodontics training center in Irvine, California. The scope of

work for this dental training center and research and development

facility included entitlement, interior design and construction.

A complete renovation from a truck repair garage to a

sophisticated office for a national firm. A mix of high end finishes

and industrial ceilings blend for a sophisticated office building

with multiple conference rooms including an indoor-outdoor

space for entertaining, a metal mezzanine space for storage

and a “Starbucks” styled kitchen. This renovation won multiple

awards in the city and county for best remodel.

Stamps.com is a leading provider of Internet-based postage

services. KPRS completed the renovation with Ware Malcomb

designs. Complete exterior renovation of two, three-story office

buildings with the installation of a new curtain wall system. The

scope of work also included the ground-up construction of a

two-story 15,000 sf. atrium connecting the two office towers. The

project involved the complete build-out of 45,000 sf of new interi-

or tenant improvements for one of the two office towers.

Microsoft tenant improvements include hospitality grade office

space for Microsoft Design Team. Features include warm amen-

ity spaces treate with wood veneer, community areas, meeting

areas, conference rooms and full service kitchen. The open

ceiling concept includes high end lighting and sound attenuation

panels.

A bright, open and modern space was created for GoDaddy,

the publicly traded Internet domain and web hosting company.

Upgrades to their Los Angeles office included polished concrete

walkways, glass enclosed meeting rooms and an employee

recreation area with idividual work pods. Other special features

are wood paneled sitting areas, the addition of open work sta-

tions, offices, conference rooms and kitchen.

FedEx Office concepts can be found throughout the United

States. BergmanKPRS was contracted for Design-Assist and

Construction Management services. Our services were provided

for over 850 units in a multi-year national roll-out program.

VERIZON WIRELESS

Verizon Wireless, one of the largest wireless cell phone distrib-

utors, enlisted the help of BergmanKPRS for complete program

rollout.

The Costa Mesa location of Walgreens is a 13,155 sf store

GENKI SUSHI

Genki Sushi is a fun and fresh casual dining experience replac-

ing the revolving sushi bar with a small train that stops right at

your table. Customers use a touch screen to place their orders

which are made to order and then arrive at your table in a sub-

way / light rail. The renovation called for new technology, new

decor and upgraded interiors.

ANAHEIM, CALIFORNIA

LA BREA BAKERY

La Brea Bakery was a ground up project in Downtown Disney.

The restaurant and Bakery features an expansive brick oven as

the centerpiece of the restaurant, along with a full commercial

kitchen and indoor and outdoor dining.

The Lighthouse Cafe, located in the newly constructed Marina

Park, is a 2,500 sf restaurant on the bay. The cafe is situated

underneath the signature lighthouse structure as part of the new

Newport Beach Sailing Center. Patrons can enjoy breakfast,

lunch and dinner with water-front views and special seasonal

menus.

Some may call this vintage styled diner a return to memory lane,

for others it may be an entirely new experience, but this diner

- complete with the pull-up-to-the-bar seating, vintage ornamen-

tation and a full service kitchen serves up more than just burgers

and milkshakes while the jukebox plays.

BergmanKPRS has earned our place as a preferred contractor

for Amazon Retail to build out a series of bookstores throughout

the U.S. This location in Paramus, New Jersey is an example of

the mix of fixtures and finishes found in traditional book stores

alongside the high end tech and electronics that Amazon is

known for. Offering WIFI, electronic check-out and data displays

that share up-to-the-minute reviews on your favorite books.

BEST BUY

Bergman was a preferred contractor for Best Buy for 5 year com-

pleting more than 25 projects. The program focus west of the

Rocky Mountains and included a project in Alaska. The strength

of the program allowed Bergman to negotiate all work and in turn

every 3rd project was audited by Best Buy to ensure the cost

savings were realized.

Ground-up development that included demolition of a 100,000

sf. furniture store and construction of the new Lowe’s Home Im-

provement Center and its all new utility services. BergmanKPRS

worked closely with the developer to ensure the project was built

with compliance to all specifications and was delivered on time.

Full interior renovation of the three-story department store in-

cluding back of house storage areas. ADA upgrade of the entire

facility was also developed by BergmanKPRS, all while the store

was open and under tight schedule due to the holiday season.

AMERICA’S TIRE/DISCOUNT TIRE CROSS DOCK

Entitlement and construction management of all project con-

sultants involved in the ground-up development of a 400,000 sf

cross dock warehouse on approximately 27 acres. The project

entitlement was completed in 90 days making this project the

most notable amongst others of its kind.

IRWINDALE, CALIFORNIA

HUY FONG FOODS INC. HEADQUARTERS

The Huy Fong Food headquarters is a 630,000 sf build-to-suit

facility in Irwindale. KPRS was awarded the Los Angeles Busi-

ness Journal’s “Best Industrial Project Award” for 2012 work

done on this project. Founder David Tran, of Chinese descent,

escaped Vietnam on a boat named “Huy Fong”, prompting the

name of his American company. This project was built under Los

Angeles county jurisdiction.

The new Southern California Distribution Facility is over 1.7

million sf. and measures roughly a half mile in length. One of the

largest industrial concrete tilt-up buildings in Southern Califor-

nia. The accelerated schedule for the TI was three months and

included the addition of two 4,000 amp electrical distribution

service systems, over 2,300 warehouse light panels, a complex,

photo cell and occupancy sensor lighting system, 121 dock lev-

elers, security guard stations and extensive site work.

This 26,085 sf. concrete tilt-up project is located in Anaheim,

CA. The scope included warehouse, office space, parking lot and

site work such as fencing.

Safety is our #1 priority. All members of our team have completed the BergmanKPRS Safety

Training, which includes First Aid, CPR and OSHA certifications. We employ a third party “Risk

Management” consultant to ensure our policies and sites meet with all the Federal and State

regulations. Each project has a safety manual, safety signage and weekly tail gate meetings

to ensure all parties engage.

Signage plays a significant role in safety on the building site. Each site is provided with

signage to inform and direct the public on-site workers, how to navigate around the project

and all contact information for assistance with any and all questions.

All project teams are provided specific checklists designed to help remain alert of the site

condition and surroundings. Regular reporting with photographs are reviewed weekly.

Checklists are monitored and updated in accordance with all State and Federal regulations.

BergmanKPRS trains all of our project teams on OSHA regulations. OSHA certification

training is provided for all project leaders along with continuing education.

Safety first. We educate our team with all construction safety

regulations. Implementation of all safety rules and regulations

is the main priority in our daily inspections.
