Assured Water Supply by State of Arizona

The State of Arizona Department of Water Resources (ADWR) provides hydrology reports and Certificates of Assured Water Supply for any property within the State of Arizona.

ADWR has certified that the Hassayampa Aquifer (underneath Whispering Ranch) is adequate to provide ample

future water. Drill a well on your parcel and you

will have a reliable source for high quality water.

Prices rose by about 500% by the end of 2006. Now they have dropped back to 2003 prices. They are remaining flat - for now – but they will head back up . . .

Nobody know when, but it will happen . . .

So now let’s look at the market . . .

• Properties to the east and south are selling at $30K/acre or more, but Whispering Ranch parcels are selling for about $4K/acre. This is due to the current lack of infrastructure . . . but it’s coming.

• Civilization (and other development) is heading this direction – look at all the new home developments in the area . . . so it’s coming, too.

• Prices are lower now then they have been in five years – and it is a Buyer’s market (but we don’t know how long that will last).

• There is a wide variety of inventory on the market to choose from, at a wide range of prices. A decent five acre parcel will cost about $30,000.00 in today’s market. More for premium areas.

• The smart money is buying now and planning on a four year hold (APS should have a power grid for the area in the works by then).

• Don’t join the group that tell me every day that they should have bought (but they didn’t) . . . Those that did buy this year will make a LOT of money as soon as the economy turns . . .
