GENERAL NOTES PERTAINING TO ALL DRAWINGS & SPECIFICATIONS
1. SHOULD ANY ERROR OR INCONSISTENCY APPEAR IN THE DRAWINGS OR SPECIFICATIONS, THE CONTRACTOR, BEFORE PROCEEDING WITH THE WORK, MUST MAKE MENTION OF THE SAME IN WRITING TO THE DMA CONTRACTING OFFICERS REPRESENTATIVE FOR PROPER ADJUSTMENT AND IN NO CASE PROCEED WITH WORK IN UNCERTAINTY OR WITH INSUFFICIENT DRAWINGS. FAILURE TO NOTIFY THE DMA COR BEFORE PROCEEDING WITH THE WORK WILL RESULT IN THE CONTRACTOR PERFORMING WORK AT THEIR OWN RISK AND AT THEIR OWN COST.
2. THESE NOTES SHALL APPLY TO ALL BUILDING CONSTRUCTION AND ALL TRADES THROUGHOUT THIS PROJECT.
3. DEMOLITION AND /OR CONSTRUCTION DETRIMENTAL TO THE HEALTH OR WELFARE OF DMA EMPLOYEES SHALL BE COMPLETED DURING EVENING, WEEKENDS, OR AT TIMES OTHER THAN NORMAL WORKING HOURS. BARRICADES, TEMPORARY ENCLOSURES (DUST PROTECTION), AND OTHER DEVICES DEEMED NECESSARY TO PROTECT EMPLOYEES AND DMA EQUIPMENT FROM CONSTRUCTION AND ALLOW DMA CONTINUED ACCESS TO REQUIRED AREAS IS THE RESPONSIBILITY OF THE CONTRACTOR. PROTECTION SHALL BE IN COMPLIANCE WITH BUILDING STANDARDS.
4. ALL MATERIALS FURNISHED UNDER THIS CONTRACT SHALL BE NEW UNLESS OTHERWISE NOTED. ALL WORK SHALL BE GUARANTEED AGAINST DEFECTS, MATERIALS, AND WORKMANSHIP. THE CONTRACTOR SHALL REPAIR OR REPLACE AT THEIR EXPENSE ALL WORK THAT MAY DEVELOP DEFECTS OF MATERIALS OR WORKMANSHIP WITHIN SAID PERIOD OF TIME OR FOR ONE YEAR AFTER THE FINAL ACCEPTANCE OF THE ENTIRE PROJECT, WHICHEVER IS GREATER. THE FINAL ACCEPTANCE FOR THE PROJECT WILL BE ONLY AFTER ALL PUNCH LIST ITEMS ARE COMPLETED AND THE DMA COR IS NOTIFIED BY THE CONTRACTOR IN WRITING OF COMPLIANCE WITH THE CONTRACT DOCUMENTS.
5. THE CONTRACTOR SHALL VERIFY AND COORDINATE SIZE AND LOCATION OF ALL OPENINGS FOR MECHANICAL, ELECTRICAL, PLUMBING, OR ARCHITECTURAL WORK.
6. THE CONTRACTOR SHALL VERIFY THAT NO CONFLICTS EXIST BETWEEN THE LOCATION OF ANY AND ALL MECHANICAL, OR ELECTRICAL ELEMENTS AND THAT ALL REQUIRED CLEARANCES FOR INSTALLATION AND MAINTENANCE ARE MET BEFORE BIDDING THE WORK. NOTIFY DMA COR OF ANY CONFLICTS.
7. GC SHALL INVESTIGATE EXISTING STRUCTURAL CONDITIONS PRIOR TO REMOVING PORTIONS OF EXISTING FLOOR AND WALL ASSEMBLIES. TESTS MAY INCLUDE, BUT NOT LIMITED TO, XRAY EXAMINATIONS AND SOUNDING TESTS.
8.THE CONSTRUCTION CONTRACTOR SHALL, DAILY, CLEAN THE PREMISES OF ALL CONSTRUCTION DEBRIS. DUE TO SEVERE SITE SPACE LIMITATIONS THE CONTRACTOR MUST MAKE OFF-SITE ARRANGEMENTS FOR TOOL AND MATERIAL STORAGE.
9. THE CONTRACTOR IS RESPONSIBLE FOR ADEQUATELY BRACING AND PROTECTING ALL WORK DURING CONSTRUCTION AGAINST DAMAGE, BREAKAGE, COLLAPSE, ETC.. ACCORDING TO APPLICABLE CODES, STANDARDS, AND AS PER RECOGNIZED GOOD CONSTRUCTION PRACTICES.
10. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL DAMAGES TO EXISTING CONSTRUCTION AND REPAIR ALL DAMAGES TO NEW CONSTRUCTION STANDARDS. THE CONTRACTOR SHALL NOTIFY THE DMA/JSO CORD. OF ANY DAMAGE TO THE BUILDING. ANY ADDITIONAL MODIFICATIONS MUST BE MADE SHALL BE IN A TIMELY MANNER, AT THE CONTRACTORS EXPENSE.
11. THE CONTRACTOR SHALL PROVIDE PROTECTIVE COVERS OVER EXISTING CONSTRUCTION TO REMAIN IN PLACE, PROTECTING THE EXISTING CONSTRUCTION FROM DAMAGE. ANY DAMAGE CREATED DURING THE CONSTRUCTION PROJECT IS DEEMED THE CONTRACTOR'S RESPONSIBILITY, AND THE CONTRACTOR WILL BE RESPONSIBLE FOR FULL COST OF REPAIR OR REPLACEMENT. DAMAGED EQUIPMENT AND MATERIALS WILL NOT BE ACCEPTED BY THE DMA.
12. ALL FIRE PROTECTION, FIRE ALARMS, SECURITY AND OTHER LIFE-SAFETY AND EGRESS SYSTEMS SHALL REMAIN ACTIVE DURING THE COURSE OF THE WORK. IT IS EXTREMELY CRITICAL THAT ALL EXISTING SYSTEMS SERVING OTHER AREAS OF THE BUILDING REMAIN ACTIVE AND UNINTERRUPTED DURING THE DEMOLITION ACTIVITIES.
13. THE CONTRACTOR SHALL REPAIR AND PATCH ALL CONCRETE SLABS, WHICH ARE TRENCHED, MODIFIED, CORED, OR OTHERWISE CUT DURING THE COURSE OF THIS CONSTRUCTION AS REQUIRED TO MATCH EXISTING.
14. THE CONTRACTOR SHALL MODIFY THE EXISTING FLOORS, WALLS, CEILING, AND OTHER CONSTRUCTION REQUIRED TO GAIN ACCESS TO AREAS FOR ALL MECHANICAL. ELECTRICAL, PLUMBING, FP, OR MODIFICATIONS WHERE THE EXISTING CONSTRUCTION, DOORS, PARTITIONS, CEILINGS, ETC. ARE TO BE REMOVED, MODIFIED, REARRANGED, OR WHERE THE EXPOSED OR HIDDEN ELECTRICAL OR OTHER SYSTEMS ARE ADDED OR MODIFIED. THE GENERAL CONTRACTOR SHALL REPAIR, PATCH, AND MATCH ALL EXISTING CONSTRUCTION AND FINISHES OF ALL FLOORS, WALLS, AND CEILINGS WHERE INDICATED.
15.ELECTRICAL POWER WILL BE MAINTAINED AT ALL TIMES TO EQUIPMENT NOT BEING RECIRCUITED. PROVIDE TEMPORARY CIRCUITING WHICH IS REQUIRED TO MAINTAIN OPERATION WHILE THE RENOVATION WORK PROGRESSES. IF A POWER SHUTDOWN IS ABSOLUTELY NECESSARY IN ORDER TO ACCOMPLISH THE REQUESTED ELECTRICAL WORK, IT SHALL BE SCHEDULED WELL IN ADVANCE OF ANY POWER INTERRUPTION.
16. GC TO FIRESTOP ALL NEW AND EXISTING WALL AND FLOOR PENETRATIONS WITHIN THE AREA OF RENOVATIONS WITH UL APPROVED SYSTEMS AS REQUIRED TO MAINTAIN SPECIFIED FIRE RATINGS.
17. CONTRACTOR TO PATCH, REPAIR, & PREP ALL EXISTING SURFACES TO REMAIN THAT ARE DAMAGED DURING CONSTRUCTION, NEEDED TO BE REMOVED FOR CONSTRUCTION, OR SCHEDULED TO RECEIVE NEW FINISHES WITH CONTRACTOR RESPONSIBLE FOR PROVIDING CLEAN SMOOTH WALL, FLOOR, AND CEILING SURFACES. TYP.

ADDITIVE BID OPTIONS (ABI):
HAZARDOUS MATERIALS ARE BELIEVED TO BE PRESENT IN THE EXISTING ROOF FLASHING. REFER TO WOOD PLC PROVIDED UNDER SEPARATE COVER FOR LOCATIONS WHERE HAZARDOUS MATERIALS MAY BE PRESENT:
1. HAZARDOUS MATERIALS ABATEMENT PLAN AND ALL REQUIRED ABATEMENT WITHIN THE AREAS OF RENOVATION SHALL BE PERFORMED BY THE GC'S FLORIDA LICENSED ABATEMENT CONTRACTOR AS PART OF THIS CONTRACT PRIOR TO THE START OF SELECTIVE DEMOLITION. GC TO PROVIDE ALL REQUIRED ASBESTOS ABATEMENT, THIRD PARTY MONITORING, PERMITTING, ETC.
2. IT SHALL BE UNDERSTOOD BY ALL PARTIES THAT THE SCOPE OF SERVICES PROVIDED BY TTV ARCHITECTS, INC. DOES NOT INCLUDE ANY SERVICES RELATED TO THE DETERMINATION OF MATERIAL OR ITEMS SUSPECTED OF CONTAINING HAZARDOUS MATERIALS. TTV ARCHITECTS, INC. IS NOT RESPONSIBLE IN ANY WAY FOR SAFETY PRECAUTIONS, INCLUDING MEASURES FOR THE PROTECTION OF THE CONTRACTOR OR SUB CONTRACTORS, NOR FOR THE PROTECT OFGOVERNMENT EMPLOYEES AND THE PUBLIC. SUCH RESPONSIBILITY FOR SAFETY PRECAUTIONS IS AND SHALL REMAIN THAT OF THE GOVERNMENT AND THE CONTRACTOR.
