Real estate is truly local. each market can operate independently of how even a neighboring market performs. as a result, the luxury market has proven to be pretty resilient in the northeast this year in particular, amidst a tough housing market. nRt, the parent company of Coldwell Banker Residential Brokerage, closed 32 homes over $10 million in march alone and home sales over $2 million also showed a strong increase. though the spring market is typically a vibrant sales period in our industry, without strong marketing resources, not even a colorful season of sensational weather can produce rosy results. at Coldwell Banker, we invest in providing our clients with global marketing resources and cutting-edge

technology that puts the spotlight on our listings worldwide. our customized marketing strategies expose homes to potential buyers worldwide. with the strength of more than 400 websites, traditional and online marketing and advertising, and strategic social media promotion, we have a long history of attracting ready, willing and able buyers to our collection of the world’s finest luxury homes. once we have the attention of these targeted buyers, we offer complementary services to immediately respond to their inquiries and keep them informed every step of the way. our rapid response system sends online inquiries to our sales associates’ cell phones within 15 seconds. our online transaction management system gives buyers and sellers secured access to view the progress of their purchase or sale 24 hours a day, 7 days a week. superior service is the formula for achieving superior results. we look forward to providing you with an exceptional real estate experience.

Spectacular and custom crafted, this 18-room Stanton Ridge Golf and Country Club estate in Readington Township is a majestic presence that refl ects the gran-deur of European architecture. This pri-vate, fenced-in sanctuary consists of more than two acres of grounds, framed by lush plantings and mature trees which serve to complement this distinctive home. Offer-ing fi ve bedrooms and fi ve full- and three half-baths, the estate is faced handsomely in custom stone and brick, commanding attention as it sits along a cul-de-sac back-ing to the golf course.

Beautifully appointed throughout, the home’s expansive fi rst level reveals capti-vating rooms that are at once spacious and sophisticated, with the entry foyer serving as a prime illustration. Unique ceilings—some soaring, some beamed—distinguish the main rooms and give them each a dif-ferent personality. Presenting the ideal set-ting for large-scale entertaining, principal rooms include the formal living room with

massive window and high ceilings, the formal din-ing room, library, offi ce, sunroom and gourmet kitchen fully equipped with professional-grade appli-ances and offering a center island, pantry and stunning multi-toned slate fl ooring. Fireplaces grace the liv-ing room, library, and great room for an added measure of charm.

The master bedroom suite is one of two within the home; this particular suite is located on the fi rst level and features a sitting room, walk-in closet and deck with views of the pe-rennial gardens and golf course. The full and private master bath of-fers a jetted tub, glass-enclosed stall shower with steam, and brings the luxury full circle with fl ooring warmed by gentle radiant heating.

Three additional bedrooms are located on the home’s second level, along with a den, offi ce and storage area. The full and fi nished lower level is walkout and offers plenty of great gathering spaces, as it features an exercise room, full bath, family room, a second kitchen, recreation room and additional storage space. A tempera-ture-controlled brick and stone wine cellar is the ideal place to store your collection of fi ne vintages safely.

European infl uences abound, with terraces, patios and gardens adding distinction, a stone drive-through with gate leading to an extensive Belgium Block patio and a stone turret leading to an art-

ist’s workshop. The property itself is lush and professionally maintained, with natural stone steps, stone walls and a stone fountain among its many decorative accents.

Deluxe features designed to provide comfort and convenience are plentiful throughout the home. These include thermal windows and doors, multi-zone central air conditioning and central vacuum, an underground sprinkler system and a three-car attached garage with automatic opener. Also included are the premier Stanton Ridge Country Club ameni-ties that include use of the club house, exercise room, outdoor pool and tennis courts.

Aiming for peaceful luxury, the owners opted for a monochromatic master bedroom full of rich creams and golds. The room also showcases pieces from their modern art collection, including the green marble sculpture (opposite).

Construction was just under way when design-er Meryl stern was called upon to work some magic. The homeowners, a retired married couple, were downsizing from an expansive manse in Alpine to a luxury townhouse devel-opment in Tenafly. Their new 3,500-square-foot home would be about half the size of the old residence, but they wanted it no less chic.

“The homeowners are collectors of mod-ern art who love color and aren’t afraid of tak-ing risks,” says stern, owner of Meryl stern interiors in Haworth. “Our goal was to create a beautiful backdrop for their art. But because they have a large family and enjoy entertaining, the house also had to be conducive to hosting parties and dinners.” Another challenge: find-ing room for key furniture from the couple’s old home as well as several new custom pieces.

Luckily, stern’s early involvement in the proj-ect allowed her the freedom to make structural changes to the home, which features three floors and an elevator. “i was able to move walls, switch around rooms and make other ad-justments so that the home could function as we wanted it to,” she explains.

Take, for instance, the stunning custom bar area—in a location originally intended for the dining room. “Because the kitchen is right next to this area, the spot just made sense for a bar,” she says.

The bar area showcases art from the home- owners’ collection. it also becomes a work of art in its own right, with a striking Mondrian-style wall constructed with pieces of mirror and backlit custom sandblasted glass. “The couple really went out on a limb by allowing me to cre-

ate this because they weren’t exactly sure what it was going to look like,” says Stern. “But they trusted my judgment.”

That Mondrian design is mimicked on the walnut-on-maple bar counter, featuring a multicolored onyx top, while walnut cabinets provide color con-trast. And there’s a surprise: a “hidden” television on the wall that functions as a mirror when turned off. Other special features include an icemaker, a wine refrigerator and pull-out cutting boards.

In the kitchen, the objective was “to create a little bit of excitement” while working with the choices offered by the townhouse development, says Stern. For the cabinetry, Stern opted for contrasting tones: While some cabinets are painted a soft green, others feature simple stained maple. An off-white glazed ceramic tile backsplash lends a touch of neutrality, while a natural stained maple island with a granite top provides ample space for prepping for lively soirées.

The couple can relax with guests in the Art Deco-inspired living room, studded with many of their beloved sculptures. The room’s focal point—a green marble fireplace with a walnut beveled-edge surround—envelops a flat-screen television, which guests can enjoy from comfy seats taken from the Alpine home.

On the left wall, a custom credenza featuring hand-laid porcupine nee-dles and a black granite top offers both style and practicality. “Because the homeowners were moving from such a big house, the credenza provides storage for china and serving ware they couldn’t fit elsewhere,” says Stern. “It’s also a display table for a marble jaguar from their collection.”

The couple chose to keep their master bedroom monochromatic, with rich creams and golds. “The idea was to make the space very serene, peaceful and luxurious,” Stern says. While the fully upholstered bed and other furniture came from the former residence, the room’s new elements include plush silk-and-linen carpeting, silk window panels from Roger Arlington and a large wall-to-wall custom maple built-in unit in the dressing area. And Stern opted to remove a wall between “his” and “hers” closets to create “one huge walk-in closet.”

Simplicity also reigns in the downstairs powder room, which features pale green Venetian plaster walls and a glass vanity. A wooden bowl sink adds a touch of warmth, while sheer window treatments embroidered with curved shapes mimic the “movement” of the onyx floor, says Stern.

Now fully settled into their new abode, the homeowners couldn’t be happier. Says Stern: “They’re doing a lot of entertaining, both big and small, and the house works perfectly for their lifestyle.” n

This page, modern touches in the downstairs powder room include a glass vanity, wooden bowl sink and window treatments featuring an embroidered curved pattern. Opposite, the bar area (top) makes a dramatic statement with its Mondrian-style wall. The spot is located just off the kitchen, which features a granite-topped island and both soft green and maple cabinets.

“if you can’t say something nice, don’t say anything.” Landscape architect susan Cohen remembers that maternal admonition as well as any of us. But she’s glad that on one occasion she defied it.

in the late 1990s, Cohen, who is based in Greenwich, Connecticut, was hired to rethink some plantings at a home nestled at the entry of Greenwich Harbor on Long island sound. One day about a year later, her client—a busy mother of three in her mid-50s who sits on the boards of three social service organizations and entertains frequently—asked her what she thought of the terrace, which was made of brick and tucked meekly into the L-shape of the home. Cohen decided to break the rules. “i told her it was too small proportionally for the house and made of

the power of proportion

Susan Cohen’s vision was simple: Enlarge an old terrace to bring balance to a Greenwich home

Above, grandeur reigns in the home’s new 15,000-square-foot terrace, which is triple the size of the original terrace. Wrapping around the perimeter of the house, it features bluestone ringed with walls of native fieldstone and a wealth of hydrangeas. Opposite, a commodious pool be-side the house suggests a quick dip.

2 6 / s u m m e r 2 0 1 1

the wrong materials,” she recalls. Some homeowners would have been offended by that comment, but this one took it as an inspiration. She hired Cohen to triple the size of the terrace, expanding it from under 5,000 square feet to about 15,000.

“We had another landscaper who was great, but he didn’t look at the house the same way Susan did,” says the client, who appreciated Cohen’s candor. “Susan took one look at that terrace and said it was way too skinny. That was very helpful.”

Correct scale is everything for Cohen, who warns her landscape design students in the continuing education department at the New York Botanical Garden: “The most important thing in any project is getting the proportions right.” She even has a personal rule about it. “I call it Cohen’s Law,” she explains. “The distance the terrace reaches out from the house should be equal to the height of the house itself.”

The new terrace conforms to this rule, but it also goes a step further and wraps clear around the perimeter of the house. This, says the designer, made it “more useful and more beautiful, so that it functioned well for the family and for entertaining.” One immediately felicitous effect was that the space gave the family a comfortable area for eating outdoors. The old-fashioned brick was replaced with grander, architecturally interesting bluestone, and the entire terrace was ringed with walls of native fieldstone.

Simple plantings of American boxwood, Cunningham White rhododendron and myrtle (vinca minor) supplied the terrace’s elegant green frame. Cohen also learned that the client had

PRE.greenwich.indd 27 6/14/11 4:09 PM

Page 30: Coldwell Banker Previews - Northern New Jersey/Rockland edition: Summer 2011

spent a lot of time in Rhode Island and loved the hydrangeas that grew in abundance there. So she found the variety most plentiful in that state—Nikko blue—and lined the walls with a generous profusion of it.

The client, whom Cohen describes as “a woman of impeccable taste,” also adores roses, but the rose garden was far from the house in a low-slung section of the property where a very high tide could easily wipe it out. “These old roses are far too valuable to let that happen,” she says. The landscape architect solved the problem by moving the garden up to the terrace, just a few steps from the room where the homeowner displays cut-flower arrangements. Between the new rose patch and its former location, Cohen created an English country garden featuring flowering arbors and a blue-purple-pink-yellow palette achieved with multicolored salvias, Happy Returns daylilies, peonies, Lavatera Barnsley (“a wonderful plant,” says Cohen), Nepeta Six Hills Giants, angelonia, white foxglove and ‘Blue Horizon’ ageratum.

Cohen also removed various rock outcroppings that had been disguised—albeit none too well—with juniper. This helped clean up the view of the water from the terrace. The landscape attained an organic sense of order and proportion. “We just had a wedding out there with 275 people,” says the client. “The movement from the house to the terrace, then down the stairs and onto the lawn—it was just perfect.”

Which is to say, of course, that sometimes it pays to speak your mind.

Gone are the days when environmentally friendly travel

required pitching a tent or retreat-ing to a cabin in the wilderness. Today,

some of the top resorts around the country are going “green” in a variety of ways, from of-

fering organic and locally grown produce to using sustainable building materials. Close to home, many

of Atlantic City’s premier hotels are happily embracing the trend—allowing guests to reduce their carbon footprint while

still experiencing the ultimate in luxury and relaxation. Caesars Entertainment Atlantic City—parent company to Caesars,

Harrah’s Resort, Showboat and Bally’s—is leading the way this year. Its re-cent “Go Green” Initiative highlighted a variety of eco-friendly features and promotions at all its casinos and resorts, including a Smart Car giveaway, “Farm-to-Table” seasonal cooking courses at the Viking Cooking School at Harrah’s, a special “local” tasting menu, and the distribution of biodegrad-able straws, recyclable napkins and restaurant take-out containers.

This page, from top: Mia restau-rant at Caesars serves fine Italian/Mediterranean cuisine with many organic and locally sourced ingre-dients; the Viking Cooking School at Harrah’s Resort hosts “farm-to-table” cooking courses for guests; the Qua Baths & Spa at Caesars offers organic treatments.

Year-round, the four hotels strive to offer produce and protein from environ-mentally responsible and pro-sustainable cooking purveyors in their restaurants. Guests can also unwind any time of year at the Qua Baths & spa, a luxe oasis at Caesars that offers such organic treat-ments as the Ocean spray Body renewal & Detoxification Therapy and the Organic Firming Massage. A Banana Leaf Body wrap is also eco-friendly and therapeutic.

“Green” promotions are ongoing; the next promotion is the sun, sand and Organic event on sunday, July 31 from 1 p.m. to 4 p.m. on the beach at Bally’s. The food- and wine-tasting event, which is part of the Atlantic City Food and wine Festival, will feature 100-percent organic sips from wineries around the country paired with a menu of completely raw food. All products will be recycled or do-nated, no electricity or petroleum will be used during the event, and the day will culminate with a beach clean-up.

Of course, a good old-fashioned walk on the beach is always a must when visiting Atlantic City (and you might give Lady Luck a try as well), but it’s nice to know you can still enjoy the best in luxury and entertainment without ignoring your concern for the earth.
