Instruction
We are instructed by David Charles Property Consultants to conduct a 5 year periodic inspection to
the landlords’ electrical installations at: Claremont Court, SL9 8HY. We attended site on 6th August
2013 to carry out our testing and inspections to current regulations BS7671 – 17th edition.
Property
Claremont is a single block of private flats with an underground car park. The block has flats on 4
levels (G+3) with landlords’ service over G+2 only. All flats are accessed via the common entrance,
hallways, stairs and a lift to 2nd floors, the 3rd floor flat being accessed from 2nd floor. The electrical
intake position is in the car park area with the landlords’ services in a basement cupboard off the
lobby.

Scope
Within the current requirements of BS7671- 17th edition and amendment No. 1 dated January 2012,
it is now a requirement to conduct a fuller range of inspections that require the shutdown of power
to all parts of the property being tested. In this instance there is a single multi-way service head
serving all flats and the landlords’ service giving a separate cut-out to each, therefore a full
inspection was possible without interruption of supply to the private flats.
Installation
There is a single multi-way service in the basement car park giving separate fuse protection to all
flats and the landlords’ service. Sub-mains from the intake run to each flat with local metering. The
landlords’ service and metering is within a basement lobby cupboard. The landlords’ installation
supplies lighting and power to all common areas within the block and outside lights. Lighting is
controlled on time lag switching with outside lighting controlled via photocell.

Limitations

Results
Claremont is considered as 1 installation being served from a single service position. This report
should be read in conjunction with certificate no. GM/150813/01.
The installation is about 5 years old and therefore installed under the current version of BS7671 -17th
edition. Generally the installation is to a good standard with minor repairs now required.
Overall the installation is considered SATISFACTORY with the following recommendations (C3)
advised:

Conclusion
A single installation completed under current standard: BS7671 – 17th edition. The installation is
