ITS the question everyonewants answered, and real estateagents are asked it endlessly: isnow a good time to buy a house?

Theres no one simple answerbecause it depends on who youare, what youre looking or andwhether youve got the means tomake the fnancial commitment.

At the moment, the residentialreal estate scene is relatively quietater the whirlwind fve yearsleading to 2007 when manyhouses across the city doubled invalue. That surge couldnt havegone on orever, o course, andthe market is now in a steady-as-she-goes cycle with pricesdown slightly rom the peaks butholding up quite well.

History shows, however, thatvalues will move again as theeconomy improves, so i you own

a house your prime asset is securebecause time will reward you.

This Real Estate Institute datashould provide plenty oconfdence: the median saleprice in the wider Mt Albert area(covering Mt Albert, Kingsland,Owairaka, Sandringham andWaterview) was $130,000 inAugust 1992. Five years later, ithad reached $262,000, movingto $292,500 in 2002 and$500,000 now. During thoseyears, there were times when

values dropped, but the overalltrend was up. But back to thatinitial question: is now a goodtime to buy?

I you already own a home andare thinking o moving, you willbe buying and selling in the samemarket so whether values are upor down shouldnt matter. Youmight have to accept a price thatis a little down on the marketpeaks, but you can expect to payless or the place youre buying. With a shortage o quality homes

or sale in the city ringe, why nottake the step?

    For frst-home buyers who have

THE long trail that took Iain andTiany McIntyre to their frstNZ home led rom coastal Bay oPlenty to Europe (with a romantic

diversion in Scotland) and thenback across the world to this stylishmodern townhouse in Mt Albert.

The couple, teenage sweetheartsrom their days in Waihi andPaeroa, headed or London in themid-90s, but this was no OE opub work and Contiki tours.

Iain, now regional director witha large construction company inAuckland, turned it into a careermove, earning a degree majoringin quantity surveying. Then he andteacher Tiany put their Kiwi skillstogether, buying a London at andgiving it the do-up treatment.

All that work meant they didnthave a lot o time to explore manyo the byways o the Continent, but one oray is fxed in theirmemories. With their stronglinks to Scotland (all o theirgrandparents were Scottish), Iainand Tiany hired a car and headednorth or a break discoveringtoo late that each had let theirwallets behind in London.

Somehow they got by, withIains chequebook - viewed withtypical suspicion in a credit cardera - maintaining their connectionwith liquidity along with a

riendly downunder patter. Butit was a tender interlude ratherthan the cash crisis theyll tell theirgrandkids about. When they fnallygot to the lighthouse at the tip(the mull) o Kintyre peninsula,Iain proposed. It was the perectromantic setting, missing only themelody o the Paul McCartney hit,and Tiany, o course, said yes!

Beore too much longer, theMcIntyres were married andexpecting their frst child, quicklydeciding London was no place tobring up a amily.

Back to NZ they came in 2000,striking a deal with Tianyssister Helen to sub-divide therear portion o her RossgroveTce property and the couple

rented the house next door as thearchitect-designed townhousetook shape and baby Angus (now10) was born. It was home or ouryears, with Murdoch (now 8) andHector (5) joining the amily, but

the lure o the sea then saw theMcIntyres move to the Shore, andnow its ready or new owners.

What will they get? First o all,a surprise a sleek, high qualityconcrete masonry two-storeytownhouse (with polished concreteoors, a concrete frst oor andstriking louvre acade) hiddenaway among old bungalows, atwo-minute walk to the train.

Downstairs is open plan, withlounge, kitchen and diningowing to a west-acing courtyardand eeding to a bedroom andbathroom; then its upstairs totwo bedrooms and a spectacularbathroom with rameless glassshower and a double ended bath.A lockup double garage completes

    the picture.

A career is wonderul, but you cant curl up with it on a cold night (Marilyn Monroe)

IF you were wandering downOakley Creek one aternoon latelast month, you may have beenpuzzled to see the odd person ingumboots, armed with big plasticbags with their ears glued totheir mobiles.

Good real estate agents, yousee, are always on the go. Evenwhen theyre doing their bit orthe community, they stay on the

job looking to close that deal ortheir clients.

So it was no surprise thatwhen the Anne Duncan team

volunteered to roll up their sleevesand help clean up Oakley Creekand its surrounds, the mobileswere ringing and the advice wasowing.

In the two-hour session, theteam patrolled the creek oodlineand flled a dozen or so bagscrammed with rubbish, as well asunearthing the odd tyre, wheeland sign. Rugby, soccer and tennisballs were among the spoils, alongwith a broken baseball bat andeven an old credit card.

But the biggest catch o the day

Mobile crews creek clean-upstill gives time to close a deal

Good time to buy i you want a place to call home

went to the agent who sealed a

house sale via his mobile as he

    oraged among the trees and

undergrowth to help make ourlocal patch cleaner!

    The clean-up was supervised by

Friends o Oakley Creek and Anne

Duncan said she and her team

    enjoyed the aternoon and were

delighted to be able to make adierence in their local community.

I you want to oer a helping

    hand, contact Wendy John on

    [email protected]

The Anne Duncan clean-up crew a job well done

the deposit and can handle themortgage, a strong argumentcan be mounted that any timeis a good time to buy and atthe moment, with demand low, there are plenty o good-buyingopportunities.

Its good to remember thatbuying a home is more than

just saddling yoursel with amortgage in the hope o capitalgain. Most o us want a reugewhere we can close the gate atnight and orget about the ofceand the world. We want a place

to call home, to enjoy the senseo pride in owning our ownpatch growing vegetables inthe backyard, setting up a workbench, sticking in a sandpit orthe kids, painting the kitchenwhat colour we like.

As well as that personalsatisaction, home ownershiporces us into a sort o de actosavings scheme, where everydollar we trim rom the mortgageadds to our personal wealth.

Owning your own home ispart o who we are, says AnneDuncan. It is in our blood and,

as well as the pleasure andsecurity that comes rom homeownership, there is the comorto knowing that bricks andmortar have a great track recordin building our personal wealth.

Anne says now is certainly a goodtime to make a commitmentbecause, overall, its a buyersmarket. But there are pockets in

the city ringe rom Waterviewand Pt Chev through Mt Albertto Sandringham and Kingsland where a lack o houses or salehas kept prices high and her teamis getting great results.
