If any structure or portion of any structure that is to be inspected is a log home, log structure or includes similar log construction, CLIENT understands that such structures have unique characteristics that make it impossible for an inspector to inspect and evaluate them. Therefore, the scope of the inspection to be performed pursuant to this Agreement does not include decay of the interior of logs in log walls, log foundations or roofs, or similar defects.

    The parties agree that any litigation arising out of this Agreement shall be filed only in the Court having jurisdiction in the County in which the INSPECTOR has its principal place of business. In the event that CLIENT fails to prove any claims against INSPECTOR in a court of law, CLIENT agrees to pay all legal costs, expenses and fees of INSPECTOR in defending said claims. CLIENT further understands that any legal action against ASHI itself allegedly arising out of this Agreement or INSPECTOR's relationship with ASHI must be brought only in the District Court of Boulder County, Colorado. No such action may be filed unless the plaintiff has first provided ASHI with 30 days' written notice of the nature of the claim. In any action against INSPECTOR and/or ASHI, CLIENT waives trial by jury.

    If any court declares any provision of this Agreement invalid, the remaining provisions will remain in effect. This Agreement represents the entire agreement between the parties. All prior communications are merged into this Agreement, and there are no terms or conditions other than those set forth herein. No statement or promise of INSPECTOR or its agents shall be binding unless reduced to writing and signed by INSPECTOR. No change shall be enforceable against any party unless it is in writing and signed by the parties. This Agreement shall be binding upon and enforceable by the parties and their heirs, executors, administrators, successors and assignees. CLIENT shall have no cause of action against INSPECTOR after one year from the date of the inspection.

    If CLIENT requests a re-inspection, the re-inspection is also subject to all the terms and conditions set forth in this agreement.

    1 – Outlets, Plumbing & Chimney & Furnace There were multiple of outlets in the home (bedroom & basement) that weren’t grounded properly. In many cases when outlets are open grounded it’s a separate conductor not providing the current to follow in the event the wiring is compromised. An open ground means the safety path is open, or incomplete. I suggest contacting a professional electrician to ground all outlets. One outlet inside of the garage has a hot wire in the outlet closest to the garage door. Usually when there is hot wire that comes from broken or hot open wire inside of the outlet (SAFETY HAZARD). There was a previous leak inside of the basement. During the inspection the leak seem to be coming from the water pipes connected to the sink inside of the laundry room. No leak during the inspection, however I strongly suggest contacting a plumber to ensure exactly where the water is coming from and to repair the leak. There was a crack on the exterior of the chimney during the inspection. I suggest having the crack sealed with some brick silicone to prevent any future damage and/or water entering in the home through the cracks. The furnace was manufactured in 1991 and was making a knocking noise during the inspection. The furnace was working during the inspection, however strong possibility of the fan and/or blower is going out in the near future. I suggest purchasing or having the previous owner purchase

    a home warranty before closing to ensure if the furnace goes out it’ll be covered. 2 – Roof (Gutters) Attic ( sheathing, mold, vent pots)

    There were no damages to the roof during the inspections, however I suggest having a new roof installed in the near future. Approximately 1-5 year life span left on the roof. I suggest contacting a professional roofer to install a new roof. I highly suggest contacting a professional roofer to install new gutters & downspouts around the entire home to prevent any future water seeking through the foundation and entering the home. Gutters and downspouts helps force water away from the home. During the inspection this inspector noticed damage to the sheathing inside of the attic. The damage most likely happen because of cold climates, interior moisture can condense and saturate the sheathing from the inside. I suggest hiring a professional roofer to connect the vent pipe coming from the bathroom to a vent pot on the roof to prevent any future damage to the sheathing. Mold was present during the inspection inside of the attic due to the lack of the ventilation. I strongly suggest having the mold professionally cleaned and removed. There were no vent pots on the roof. I strongly suggest to have a professional roofer to install 4 vent pots to roof; installing ventilation will increase the control indoor air quality by diluting and displacing indoor pollutants. Installing vent pots will also help with the mold issue inside of the attic.

    3 – A/C unit, Ventilation, Carbon Monoxide Detector

    Lastly I suggest purchasing an A/C unit cover to put over the A/C during the winter months, so debris don’t build up inside of the unit and to maintain its maintenance. The vent inside of the master bedroom wasn’t connected to any vent pots on the roof. There was a large amount of mold found inside of the attic due to the poor installment of the ventilation. Please be sure to have the vent

    connect to a vent pot that is connected to roof to prevent any more moisture entering through the attic. There were no carbon monoxide detectors were noticed during the inspection. I strongly suggest installing one on each floor of the home to prevent any health or carbon monoxide risk. (SAFETY ISSUE).
