The Project

London City UniversityThe redevelopment of London City University included the construction of new purpose built facilities: a sports centre, education teaching facilities and student residential accommodation.

The new leisure facility provides 3,270 sq.m. of flexible indoor sports space. The teaching space located above the sports centre provides additional space for London City University whilst complementing the existing teaching facilities.

The scheme also provided 847 modern student rooms within a variety of types including clusters, studios and twin rooms. Designed for modern day living, the rooms included full en-suite shower facilities together with internal and external shared amenity space.

The Brookvent Solution As Domestic Ventilation Specialists, Brookvent specialise in delivering innovative ventilation solutions for a range of residential dwelling types.

Brookvent were appointed to design, manufacture and install the residential ventilation solution for the student accommodation aspect of the project.

Comprising of both single room studio apartments and double room shared apartments over thirteen storeys; Brookvent developed an innovative design and a detailed programme of works to meet the ventilation demands of this modern build. In total, Brookvent designed, installed and commissioned 642 Central Extract Ventilation Systems servicing 847 student rooms.

With a strategically aligned specialist installation division; Brookvent offer several service and support options across the UK & Ireland.

Specialist Technical TeamWorking closely with the client’s design team at every stage, Brookvent‘s specialist technical team systematically set about designing an efficient ventilation system for each apartment.

Using mechanical and electrical designs, the team transposed schematic drawings into a tailored, bespoke system design.

This involved chartering the most effective ducting route in order to achieve the required acoustic, airflow, and performance levels whilst also considering other services.

Brookvent proposed its highly efficient airstream 1.1E Central Extract Ventilation System for use within each apartment delivering 40 l/s extraction (on boost).

The airstream 1.1E system removed the need for individual fan units in each wet room. Providing an efficient single fan ventilation unit with duct connections to each wet room, the airstream system managed the extraction rate in these areas, offering lower running costs and only one exterior vent.

InstallationIn order to assist with accelerating the clients build schedule, Brookvent synchronised its service design and works planning with other trades over an intense six month period.

From project inception to completion, Brookvent designated a project manager to be a sole point of contact throughout the build. Brookvent’s installation process followed four main stages:

Pre-Start MeetingPrior to start, detailed surveys, mark-ups, and safety assessments were completed by the Brookvent Project Manager. Clearly defined contract requirements, programmes of works, and attendances relevant to the scheme were re-affirmed and clearly communicated.

First FixBrookvent’s BPEC approved installation team installed the full ductwork routes per plot, (complete with airstream 1.1E MEV units), within the bare structure of the project as per the bespoke Brookvent scheme design. The installation of the ductwork was carried out to the highest standards as specified within the BPEC guidelines. The airstream units were installed at 1st fix to ensure that all duct connections were 100% rigid while also allowing the systems to be quality tested before boarding.

Second FixAll internal extract valves were cored and connected in each wet room. The airstream systems were then wired and primed for the final phase of installation; commissioning.

CommissioningBefore the final project handover, and when the dwelling was in a clean, dust free state, the installation team returned to site and carried out the balancing and commissioning of each of the 642 MEV systems; ensuring the correct airflow rates were achieved in each wet room relative to the specification requirements.

Brookvent issued individual commissioning certificates for each apartment detailing the measured installed airflow performance of each system against the design requirements.

Handover Each system’s operational and maintenance requirements were clearly defined and demonstrated to ensure competent user operation and optimum system performance.
