Surrounding Uses and Zoning: All surrounding uses are (PUD) Planned Unit Development

Planners Comments: The subject property is Phase IV of “The Grove of Grand Oaks” subdivision located

in Section 5a of the Grand Oaks Planned Unit Development II. The applicant received Final Plat approval

from the Planning Commission and Mayor and Board of Alderman in April. However, the development to

the north of the subject property requested that the proposed driveway be designated as a Private Road

and also provided the owners of Lots 47 and 48 with additional property to function as buffer between

the proposed developments. These modifications require an amendment to the Final Plat for the Grove

of Grand Oaks Phase IV. Phase IV is approximately +/- 6.09 acres and contains five (5) lots. The home sites

are consistent with the other phases of “The Grove of Grand Oaks” averaging just under an acre in area

and all lots are located along Fazio Drive.

Please note, the underlying zoning of this phase is (RC) Multi-Unit Residential however, Single-Family

Dwellings are a permitted use in this zoning district.

Recommendation: Approve the request for Final Plat of Phase IV of “The Grove at Grand Oaks”

in the Grand Oaks (PUD) Planned Unit Development with the following conditions:

1. Approval of ‘The Grove at Grand Oaks, (Phase IV)’ (Amended) by the Board of Alderman.

2. Approval is for the plans as submitted.
