Canyon Park is a dynamic upscale commercial development opportunity located

The personal income of residents in the Magic Valley increased from $2.2 billion in 1990 to $4.7 billion in 2003. Idaho Power, the regional electricity provider, expects the region’s aggregate personal income to reach $6.4 billion by the year 2010. The Magic Valley’s per capita income grew from $16,867 in 1990 to $26,918 in 2005. Idaho Power expects area residents’ income levels to rise to $42,136 by the year 2015.
WEATHER
South Central Idaho has a four-season climate. Residents enjoy sunny skies nearly 300 days per year and the air is dry and clear. Daytime highs in July average 91 degrees (with comfortable overnight lows of 54 degrees), while January temperatures typically range from about 37 degrees in the daytime to 19 degrees at night. The city receives about 17 inches of snow and nine inches of rain annually.
ARTS, CULTURE, AND ENTERTAINMENT
Southern Idaho boasts a diversified cultural lifestyle offering broad opportunities for performers, creators and audiences. Several community theater, dance, musical and art groups all welcome participation. The Twin Falls Municipal Band has performed in the City Park band shell for a century. The College of Southern Idaho (CSI) is an integral part of the Magic Valley. Craig H. Neilsen, longtime real estate developer and contractor, began acquiring
land along the canyon rim over two decades ago with the vision of someday creating
a signature gateway to Twin Falls, Idaho. The area’s growth and maturity has presented

Craig H. Neilsen is the owner of Neilsen & Company, a well-established real estate
development and construction company known for a number of high quality projects
in southern Idaho and northern Nevada. Neilsen & Company has served as general
contractor in the construction of municipal facilities, public schools, college campus
buildings and the Weyakkin Condominiums in Sun Valley, Idaho. As a real estate
developer, the company has developed exclusive planned residential communities
and condominiums, including the Bigwood Planned Unit Development in Ketchum,
Idaho (adjacent to Sun Valley, Idaho) and Breckenridge in Twin Falls, Idaho. In addition,
the company developed Cactus Petes Resort Hotel and Casino, a Four-Diamond
destination resort in Jackpot, Nevada, and is developing Canyon Park, a dynamic
commercial development in Twin Falls, Idaho.
Since 1993, Neilsen has been the Chairman/CEO of Ameristar Casinos, Inc., a leading
Las Vegas-based gaming and entertainment company known for its premier properties
characterized by innovative architecture, state-of-the-art casino floors and superior
dining, lodging and entertainment offerings. Under Neilsen’s direction, Ameristar has
held the number one market position in each location and has expanded to seven
facilities in Nevada, Missouri, Iowa, Mississippi and Colorado. The properties include
five high quality hotels with three additional hotels currently under development. Many
of these hotels boast the prestigious Four-Diamond designation awarded by the
American Automobile Association. Two of the properties, Cactus Petes Resort Casino
and the Horseshu Hotel & Casino are located within a short drive from Canyon Park.
In 1964, Neilsen graduated with an MBA from the University of Utah followed by a
Juris Doctorate from the University of Utah Law School in 1967.

Poston Tanaka brings more than 30 years of combined retail, office and housing development experience to the organization. Mr. Tanaka held senior management positions at Ameristar Casinos, Inc. in Las Vegas, NV, General Cinema Theaters, Inc. in Chestnut Hill, MA, Disney Development in Orlando, FL, The Irvine Company in Newport Beach, CA and The Hahn Company in San Diego, CA. He has provided real estate development consulting services in the United States, Mexico and France. Mr. Webb’s career with Martin Stern spanned 30 years where he designed resort hotels and casinos in Las Vegas, Reno, Lake Tahoe, Atlantic City, Scottsdale, Hawaii, Australia and New Zealand. While at Martin Stern, Mr. Webb designed several projects for a subsidiary of Ameristar Casinos, Inc. Since his departure, Mr. Webb has been affiliated with a number of Ameristar Casinos, Inc. and Neilsen & Company projects and has been a member of the Canyon Park development team since its inception. Mr. Webb holds an A.R.I.B.A., A.A.D.I.P. architectural degree from the Architectural Association School in London, United Kingdom.

Mr. Shotwell began his career in 1984 with Hensel Phelps Construction Company in Greeley, Colorado working on a variety of commercial and industrial projects for over a twelve-year period. Mr. Shotwell has served as the Project Construction Manager for Canyon Park since its inception in 1999. Mr. Shotwell holds a Bachelor of Science degree in Industrial Construction Management from Colorado State University.

Mr. Martens has served as Project Engineer for Neilsen & Company and affiliates for nearly 30 years, and currently for Canyon Park.
