CANTRELL WEST Shopping Centre FACT SHEET 1. LOCATION: This exciting new development to be located in Little Rock’s fastest growing retail corridor in Chenal in West Little Rock and will be called Cantrell West Shopping Centre. Cantrell West is located at 14808 Cantrell Road and at the north intersection of Cantrell Road and Taylor Loop. This exciting new development will be at Cantrell Road’s newest intersection at Taylor Loop Road and will be visible and accessible from Cantrell Road and Taylor Loop travelers. 2. BUILDING SIZE: This office/showroom and warehouse development shall be constructed of brick, split faced blocks and drivit with store fronts of glass and aluminum structure and shall contain approximately 110,000 square feet of space. The bays will vary in depth from 125 to 200 feet. 3. PARKING SPACES: There will be approximately 463 lighted parking spaces for Building A which is 4.21 parking spaces per 1000 square feet of space. Building B contains 16,000 square feet of space and 79 parking spaces or 4.94 parking spaces per 1000 square feet of space. 4. TRAFFIC COUNT: 37,000 vehicles per day at the intersection of Cantrell Road at Taylor Loop which is one quarter of a mile south of the shopping center. 5. ENTRANCES: Tenants will have ground level entrances for their store fronts and rear exit doors. All deliveries will be made at the rear of the building and overhead doors will be available for easy access if desired by Tenant. 6. LANDLORD’S ALLOWANCE: Landlord shall provide Tenant with $20.00 per square foot to finish out Tenant’s space into office or showroom space and and $5.00 per square foot for all warehouse space. 7. UTILITIES: Each Tenant shall pay for its own electricity and gas bills. All meters will be individually metered. Landlord to pay for outside lights, water, landscaping and dumpster pickup which are all included in the Tenant’s Operating Expenses paid each month. 8. RENTAL RATE: The Minimum Rent for Cantrell West is $13.75 per square foot for all office and showroom space plus Operating Expenses and $7.75 per square foot for all warehouse space. Minimum Rents to increase by 3.0% annually during the lease term. 9. OPERATING EXPENSES: Operating expenses and made up of taxes, insurance and Common Area Maintenance Charges (CAM Charges). The estimated cost for these expenses are $2.50 per square foot for the first twelve (12) months of the lease term and the actual costs could be more or less than the estimated amount shown.
