SOME INCENTIVES TO SWEETEN THE DEAL

During periods of market fluctuation and uncertainly, people may be hesitant to move or buy a home, saying they are waiting for “bettertimes.” The issue with this approach is that better times usually become evident only after prices and interest rates have already risen. Potential homebuyers who have been sitting on the fence soon find they have missed a valuable opportunity to participate in a ripe marketplace.
Before you shop for your new condo, do your homework. Take the time to get pre-approved for a mortgage so you can shop with confidence. Not only does being armed with a pre-approved mortgage define what you can afford, it locks you into today’s excellent mortgage rates for up to 120 days. Locking in means you don’t have to worry about rising mortgage rates and if posted rates drop, yours should too.
Be sure to get your home-buying team together well before youshop and choose an experienced builder/developer who is building ina neighbourhood you love, along with a specialized real estate lawyerand mortgage expert. Having these key people in place will make your transaction easier and less stressful, regardless of market conditions.
GET OFF THE FENCEAND MAKE A SMART MOVE
Spring is in full swing, and with it comes the busiest time of year for residential real estate. Longer and warmer days lure the merely curious browsers and the serious buyers out of their holes in search of new housing opportunities.
With so many builders out there vying for your attention, there is lots of healthy competition, which can mean better deals for homebuyers – both in terms of product and price.
Slip into your comfortable walking shoes and visit some presentation centres and show suites. You’ll be amazed at the high level of standard finishings that bring luxury to the everyday, from the floor up – marble tiles, granite countertops, extra-high ceilings and breathtaking views are both inspired and inspiring.
To entice you even further, many builders are offering additional incentives to give them the competitive edge, in the form of free maintenance for a period of time, cash back on closing, or a price reduction for your parking space, all to help sweeten the deal.
Speak with a sales representative to find out what the builder is offering, and what they may do to tip the scales in their favour.
Happy condo hunting!

Cardel lifestyles offers Condos on
the ridge in Cranston
WitH a location tHat offers stunning vieWs of tHe rockies and tHe BoW
River Valley, steps away from Fish Creek Park and minutes from a wide range of amenities, it’s not surprising that condo buyers lined up for a chance to live at Cranston Ridge.
Being crafted by Cardel Lifestyles, Cranston Ridge is being well received by buyers who adore the premier location, livable designs and an affordable price.
“We had people lined up as early as 1 a.m. when we launched the second building; people are so excited to be a part of this,” says sales and marketing manager Brad Logel. “Sales have been very positive. We have a few suites remaining in Building 1 and are over 60 per cent sold in our second building.

“We’re now getting ready to start construction on the first building and everyone is excited to see things are moving along quickly,” he says.
While sales are strong, there is still a good selection of two-bedrooms remaining, including a 654-sq.-ft. anniversary two-bedroom, one-bathroom suite, which starts at $211,900, and the most popular 897-sq.-ft. two-bedroom, two-bathroom suite that is new and improved for Building 2 starting at just $239,900.
“One improvement to the 897-sq.-ft. plan is that we’ve increased the size of the bathroom putting in dual sinks and a linen closet. It’s more
like a larger house-style bathroom and extremely livable; it allows two people to get ready at the same time and it has more storage,” Logel explains.
“The strength of this plan has always been the large kitchen, and it now has a new option for buyers to have something that you don’t often see in a suburban condo. It’s a design that includes a wall oven, built-in microwave, flat cooktop and a modern stainless hood fan,” he adds. “It’s a great option and has evolved because our customers want condos to be more like what they would experience in a single-family home or a more expensive

12 NEW CoNdo GuidE | Volume 17 issue 06 | newcondoguide.com
downtown condo. We’ll be building a show suite to mimic this new and improved plan in our first building.” Cardel Lifestyles has also released this plan at Sage Place, their northwest development.
One of the biggest benefits to buying in Cranston Ridge is people have the ability to customize their suites. There are a variety of upgrades available, “so people get to have the home they want. They can choose just one item, or choose as many options as their budget allows. This isn’t typical with most condo builders, but it’s what people want so we’re happy to offer them choices to live out their HGTV dream.”
Cardel Lifestyles has also designed the suites to feel brighter and bigger by adding nine-ft. ceilings, and eight-ft. wide sliding glass doors with transom windows above and extra-large windows. A new feature on the exterior is Hardie Board siding, and the suites offer quality standard features including patios/balconies, six appliances, a storage locker, and underground or surface parking.
Cranston Ridge consists of five, four-storey buildings boasting apartment-style condos and 15 townhomes nestled next to two tot lots, and estate ridge homes, located across the street from pathways that lead to the ridge and link to Fish Creek Park.
“For condo buyers, it’s all about location, location, location,” Logel says. “Cranston is a dynamic, well-established community with pathways,
parks, schools, shops, services, coffee shops and restaurants. This location is 10 out of 10.”
Residents also have easy access to Deerfoot and Stoney Trails, the South Calgary Hospital, more amenities at nearby Seton, and it will eventually have future access to Deerfoot Trail and also coming, small commercial site nearby providing local conveniences.
To learn more about Cranston Ridge, visit the show suites at Cardel’s Cranston Place, located at 302 Cranston Rd. S.E., open Monday to Thursday from 2 to 8 p.m., and weekends and holidays from noon to 5 p.m. Call 403.457.2670 or visit cardelcondos.com.

Condominium lawsto be strengthened for AlbertansenhanCed proteCtion is Coming to alberta’s Condominium owners, thanks to a new bill being introduced to improve condo communities.
“Buying a condo is an affordable option for Albertans entering the housing market, and is often their first real estate experience. After careful review and discussion with stakeholders and Albertans, our government will update the Condominium Property Act to make it easier for owners and builders to understand their responsibilities on the sale of condos,” says Doug Griffiths, Minister of Service Alberta.
Bill 13: The Condominium Property Amendment Act, includes more than 50 amendments to the Act which were tabled in the Legislature. The proposed changes include:›› the creation of a new condominium dispute tribunal;›› improved disclosure of financial and other necessary information to
buyers of new and converted condominiums;›› updates to qualifications and standards of practice for condominium
managers; and,›› improved governance for condominium corporations.
“These amendments help address the current and future needs of our growing and evolving condominium industry,” says Dr. June A. Donaldson, co-founder of the Alberta Condominium Owners Association. “They will help to ensure best practices for condominium boards and management companies, level the playing field among developers, and protect the rights and property values of purchasers and owners.”
Work on the regulations, including details about the dispute tribunal and clarification of insurance obligations for corporations and owners, will begin shortly.
In Alberta there are more than 8,000 condominium corporations in operation and condominiums account for approximately 20 per cent of homes sold annually.
“Theseamendmentshelpaddressthecurrentandfutureneedsofourgrowingandevolvingcondominiumindustry.Theywillhelptoensurebestpracticesforcondominiumboardsandmanagementcompanies,leveltheplayingfieldamongdevelopers,andprotecttherightsandpropertyvaluesofpurchasersandowners.”

CONTEMPLATING CONDOMINIUMS // by LINDA PALfI
Linda Palfi is a condominium-specialist realtor with Discover
Real Estate. She has overseen many condo projects as the
chair of her condo board, and is a member of the professional standards
committee of the Calgary Real Estate Board. Further articles and her Calgary Condo
Directory can be found online at CondosInCalgary.com. Call Linda

Condo types:
Contrary to popular belief, a condo has nothing to do with an apartment.
“Condominium” describes how a home or other property is owned, not what kind of property it is. If an apartment is rented, it’s simply an apartment. If you own it, it’s an apartment-style condominium.
In fact, condominium as an ownership mechanism has been extended to industrial bays, office suites, entire floors of commercial buildings and even to airport hangars and homes built alongside the airplanes! It just means that you personally own a space – be it land or part of a building – and jointly own common property with others. In one case, the common property includes an apartment building hallway, while next door it includes a driveway to bungalow homes. And out of town the common property could be a jointly owned airport runway.
The key point is that condominium ownership has democratized ownership of property, making it possible for more people to own a home, a place of business or a recreational asset, than was previously possible. And with that ownership comes the entrepreneurial possibilities to make a living, to own a home rather than to rent it, and to reap the rewards of increasing value over time.
To avoid confusion, we should use the term “condo” only with a description of what it is we actually own. Your brother may live in a condo townhouse. Your mom and dad might live in a condo villa, and your uncle may live in a condo single-family home within a bare-land condo development that includes condo airplane hangars and a runway that is shared.
In housing, we’re all pretty clear on condo apartments. You own the space within the suite, while you share ownership of the building structure, the exterior cladding, the mechanical systems and the land. Townhouses are usually the same, ensuring that exterior maintenance is consistent. Be wary of “no condo fees” promotions. A rare few townhouse developments are not organized as condominiums, so every owner can do whatever he wants. Can you imagine what such places might look like in 10 years? A yellow one, next to a purple one, next to a red one…
Retirement villas are often built as bare-land condominiums. In other words, you privately own the building lot and the entire home on it; both inside the living unit and its outside, but you agree with all the owners to undertake common maintenance of all building exteriors and the private yards, as well as the common property. This saves money and creates a consistent appearance throughout the development.
Often built as duplexes, but also as larger groupings, “villa” describes a bungalow-style home that features all the needed facilities on the main level, including the parking. It commonly appeals to seniors who no longer want to deal with stairs, although most villas offer an unfinished basement, as well.
So don’t tell people that you own “a condo,” as that alone means little. Tell them you own a condo apartment, a condo villa or a bare-land condo single-family house. Then again, you can tell them you made so much money in your business in a condo industrial bay that you can afford to fly in from your condo home and hanger beside your common-property condo airport runway!

MaxiMizing your SMall bathrooM
If you’re living in home under 1,000 sq. ft., you are undoubtedly dealing with limited space in the bathroom. Typically, the only storage available in small bathrooms resides under the sink. If you’re lucky, the vanity has a drawer or
two, but overall the space tends to lack suitable storage. Learn how to make the most of your small bath with a little creativity and a few space-saving tricks.
Under the sinkUsing roll-out drawers creates easy access to extra toilet paper, cleaning supplies and large bottles. The two-tiered design provides perfect storage for the small items that you want off your countertop. These rolling systems can be found in the kitchen and/or bath department at your local home improvement store.
In the shower/bathIf bottles of shampoo and soap are “spilling” into your tub, use the shower wall to keep the mess at bay. Suction storage baskets are easy to clean, can be repositioned and store everything from kids’ bath toys to hair products. Power lock hooks work well to hang face cloths, razors and shower squeegees.
On the wallMount a repurposed wine rack to the wall to store rolled face, hand and smaller bath towels. Need more space for the large towels? Try installing a wall of hooks rather than a traditional towel rod. Use the back of your door if you’re short on wall space to hang a shoe/pocket organizer. This way, you gain a ton of storage without drilling any holes in the wall!
Above the sink/toiletRod-based organizing systems Ikea uses in their kitchens work just as well in the loo and can be tailored to your needs. Containers that hang from the chrome rod can corral toothbrushes and hair gel, keeping your vanity clear of clutter and making clean-up a snap. Reuse a couple of baskets or small wine crates to create unique storage. Mount two or three of these backside to the wall and use the cubby area to store rolled towels, bath soaps and containers of hair accessories.

Check out our Pinterest Board for Bath Storage:pinterest.com/nicheredesign/hidden-linens-laundry-bath-storage-hidden-storage-/ (The featured bath design was the perfect small space challenge for us at Niche reDesign. The original ’60s brown toilet, sink and tub were the least of our worries! There was very limited space for a sink and vanity, and the door swing ate up what little space was left for additional storage. Check out how we conquered these issues.)

following the huge success of its four other Zen projects, Avalon Master Builder is poised to launch a fifth Zen offering in Westridge in
southwest Okotoks.“We’re really excited to be offering Zen in Okotoks,
which we’ll be launching June 8 with a grand opening set for June 14,” says sales and marketing co-ordinator Dean Clark. “It’s a much smaller project with just 37 homes, and the location is amazing, being within walking distance of everything you need such as groceries, coffee shops, restaurants and services.
“This is our fifth Zen and because it’s so popular, we’re already working on the next site,” he says, noting that buyers love Zen because it offers stylish, livable designs, well-appointed interiors and energy efficiency – all at a great price point. Homes at Zen in Okotoks start in the $260,000s.
Avalon launching
fiftH Zen in okotoks
As well, “so many people look at the cosmetics of a home, like granite and hardwood, and not the bones,” he points out. “We offer a balance of both.”
Zen in Okotoks offers a mix of single-level garden and two-storey townhome designs with surface parking and laned homes with drive-under garages, ranging from 1,017 to 1,270 sq. ft.
The design and affordability appeals to first-time buyers, those looking to move up from apartment condos who desire more square footage and outdoor space, and people who are downsizing and want single-level living.
The single-level garden homes features an urban walk-down style with two bedrooms and two full bathrooms, in-floor heating and a private patio. The two-storey townhomes offer two- and three-bedroom options, while the lane homes offer a split-level design

with dual master bedrooms with ensuites, or three bedrooms with two bathroom options and both have private, fenced back yards.
All the homes present a modern, open-concept design with quality features. Buyers can choose from two designer colour packages as well as some upgraded options that will allow them the opportunity to individualize their homes.
Avalon is also an energy-efficient builder, so every home is EnerGuide rated and uses quality products that offer increased durability and energy efficiency. Buyers also have the option to participate in Holmes Approved Homes which involves numerous inspections to ensure Mike Holmes’ high standards.
“The energy-efficient aspect in Zen hits home with a lot of young buyers looking to save on energy costs,” Clark says. “Okotoks is a great location for Zen because our values for energy efficiency align with the town’s, which is concerned about conserving for the future.”
The homes at Zen in Okotoks will also have eye-catching exteriors with Prairie elevations and durable Hardie Panels which replicate the look of stucco, and fit in nicely with the architectural style of the community.
Residents will love the location right next to a park and a convenient walk to a wide range of amenities. They also have easy access to Hwy. 2, and Deerfoot and McLeod Trails for a quick commute to the south end of Calgary.
“They’re just a 20-minute drive to the South Health Campus and the Seton Urban District, which offers a number of retail stores already, such as Save On Foods and Shoppers Drug Mart, but it will have more big box stores, warehouses, a cinema and a Courtyard Marriot hotel, so it provides all the conveniences and major employment centres nearby.”

Housing starts in Canada were trending at 183,515 units in April compared to 184,602 in March, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.
“In April, the trend in housing starts was essentially stable at 183,515 units. This is in line with CMHC’s analysis indicating that the new home construction market in Canada is headed for a soft landing in 2014,” says Mathieu Laberge, deputy chief economist at CMHC.
“Over the remainder of the year, builders are expected to continue to adjust activity, particularly with respect to multiples, in order to manage inventory levels.”
CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations analyzing only SAAR data can be
misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next.
The standalone monthly SAAR was 194,809 units in April, an increase from 156,592 in March. The SAAR of urban starts increased to 176,792 units. Multiple urban starts increased to 117,612 units while the single-detached urban starts segment increased to 59,180 units.
In April, the seasonally adjusted annual rate of urban starts increased in the Prairies, Ontario and Quebec, and decreased in British Columbia and Atlantic Canada.
Rural starts were estimated at a seasonally adjusted annual rate of 18,017 units.
April 2014 Housing starts
As Canada’s national housing agency, CMHC draws on over 65 years of experience to help Canadians access a variety of high-quality, environmentally sustainable and affordable housing solutions. excitement is building as Avi Urban is poised to launch a new collection of townhomes in the picturesque northwest community of Sherwood, that will present stylish and affordable
designs to suit various lifestyles of today’s homebuyers.Avi Urban, the multi-family division of Homes by Avi, is crafting
Willow at Sherwood which will appeal to buyers looking for quality, space and value with pricing starting in the $300,000s.
“Based on the success of The Post at neighbouring Nolan Hill, we’re excited to be launching another townhome development in northwest Calgary in late spring,” says Chris Pollen, sales and marketing manager for Avi Urban. “Sherwood is a traditionally themed community with emphasis on old-world cottages, but with modern interpretation.
“The homes at Willow will reflect the community theme,” he says, “with impressive exteriors featuring authentic details with a few funky twists, and modern interiors that reflect how our homeowners live, creating a place that will become one of Calgary’s most sought-after addresses.”
avi UrBan poised to launch townhomes in Sherwood
Willow at Sherwood is a dynamic enclave of 83 three-storey townhomes with two-car attached tandem garages, and many have full driveways that will accommodate parking for three cars.
32 NEW CoNdo GuidE | Volume 17 issue 06 | newcondoguide.com newcondoguide.com | Volume 17 issue 06 | NEW CoNdo GuidE 33
The townhomes offer buyers a choice from six different floor plans with two- and three-bedroom options available, ranging from 1,100 to 1,400 sq. ft.
Pollen notes these homes present inviting open-concept main floors and stylish yet functional designs make maximum use of space. The well-appointed homes come standard with nine-ft. ceilings on the main floor, contemporary mix-and-match interior finishes and quality features throughout like extended-height shaker cabinetry, modern Moen fixtures and vessel sinks, and oversized balconies.
Buyers will love that they can personalize their home with customizable options such as built-in cabinetry and choosing the colour of their front door.
Willow at Sherwood presents gorgeous colonial-style exteriors with brick and James Hardie siding, oversized windows, and varied elevations for movement in façade and interesting exteriors.
Residents will love that outdoor living is in abundance with three gathering areas, and the townhomes will be built around a lushly landscaped central park, (an Avi Urban signature in many of its developments), featuring picnic benches, walkways and seating.
Exterior features also include a centralized pathway system that is lit with low bollard lights and leads from homes to the amenity space, flowing from the edges of the development into the courtyard. Further, the landscaping uses a mixture of stately evergreen trees and small flowering trees to create a dense forest with a canopy of trees.
A major appeal to buyers will be the location – situated off Stoney Trail ring road for easy access to the airport, downtown, points across the city and out-of-town to the foothills and mountains.
As well, being conveniently located near the major routes of Shaganappi and Sarcee Trails puts residents just minutes away from Beacon Hill shopping centre, which offers an array of big retailers such as Costco, Shoppers Drug Mart, Future Shop, Good Life Fitness, Canadian Tire, Starbucks and more, and it’s near a future large commercial area, Sage Hill Crossing. There is also a wide range of amenities at Creekside and CrossIron Mills shopping centres, just a short drive away.
“With Willow, the contemporary architecture that’s typically only found in the city core,” Pollen says. “Our homeowners want that balance – they want absolute comfort, but they also want something impressive. That is exactly what they are able to find in this development.”

TOwnhOme in Edison at Walden, a development by Avi Urban, with a special surprise by the Avi Urban team. Clint Kniss and Todd Littlewood were the very first homeowners to take possession on April 26, and arrived to find more than 60 Avi Urban employees and trade partners on their front lawn, ready to welcome them.
The first possession event was hosted by Avi Urban to celebrate a milestone in the development and thank homeowners Kniss and Littlewood for being among the first to own in Edison at Walden. Kniss is a site management coordinator, while Littlewood is an mortgage specialists’ associate. They recently sold their south Calgary single-family home, choosing to own in Edison at Walden for a more maintenance-free lifestyle that allows them to travel.
Driving up to their new home, they were not expecting to see the crowd outside. “First we saw the signs on the road that said ‘Welcome Clint and Todd’ and ‘Today is an exciting day’,” explains Kniss. “Then we turned the corner to see a lot of people around, and we thought ‘this can’t be all for us!’” Says Littlewood, “To see it was very welcoming, we felt important and appreciated.”
“The first possession is a major milestone in our Edison development,” says Charron Ungar, president of Avi Urban. “Those individuals stepped forward and believed in our vision, and trusted us to deliver an extraordinary product from the very beginning. It means a lot that we show our appreciation back to them for being so patient both in getting to this point and in the future as we work toward finishing the remaining portion of the development. Congratulations to both of them for being Edison’s first homeowners to move in.”
Townhomes in Edison at Walden range from 1,130 to 1,400 sq. ft. and feature nine-ft. ceilings, two-car attached garages, contemporary exteriors and incredible interior finishes. With pricing starting in the $300’s, over 100 new homeowners have already chosen to call Edison “home.”
Located in the modern south Calgary community of Walden, Edison sits just steps away from incredible local amenities, including a full retail plaza and new grocery store arriving later this year. Avi Urban is a Calgary-based builder of quality multi-family homes. Recognizing a demand for innovative multi-family developments, Homes by Avi created Avi Urban in 2000. From the beginning the goal was to offer homeowners the ultimate in comfort and function, while building innovative, thoughtful developments that bring an urban aesthetic to a highly livable product. By redefining multi-family development, Avi Urban has earned its place as an innovative market leader. Avi Urban’s broad range of communities include a highly modern live/work development in the inner city, street-oriented row housing in exclusive neighbourhoods and large scale, multi-phase townhome developments.
The Edison at Walden sales centre is located at 285 Walden Dr. SE, open Monday to Thursday from 2 to 8 p.m.; and weekends from noon to 5 p.m. Visit aviurban.com/Edison for more information.

packing tipsto make your move a little easier
❏ Gather boxes in all sizes from friends, neighbours and stores. Buy some from a packing/moving company if needed.
❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.
❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.
❏ Reinforce the bottom of boxes with extra tape for added strength.
❏ Label each box with the name of the room in your new home where it should be placed.
❏ List the contents of the box on the side of it.
❏ Label boxes containing fragile items with large red lettering.
❏ Place china in plastic bags and stack plates upright on their sides, not flat.
❏ Pack your TV, stereo and computer in their original boxes whenever possible.
❏ Keep boxes to 50 pounds or less.
❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)
❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition.
❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

BRIDGELAND, CALGARY
Three reasons to buy a condo in
When we think of walkable areas with new condos in the inner city, Bridgeland is
most defi nitely one of the fi rst that come to mind.
Truth is that Bridgeland is up there with Victoria Park, Connaught, East Village and Kensington as the best places for living an urban lifestyle near the beating heart of our city.
Some condo buyers may ask, what's so diff erent about Bridgeland compared to those other highly sought-after communities mentioned above?
Well, here are three unique reasons why you should consider purchasing a condo in Bridgeland the next time around.
1ST AVENUE NE
1st Avenue NE to Bridgeland is what 17th Avenue SW is to the belt line. From east to west, this street is packed with everything that you could hope for just a few steps (or blocks) from all the latest multi-family projects in the area, including Bridgeland Crossings, Einstein 2, Steps, NEXT, 43 Park and LiFTT.
Find yourself craving some delicious food? Simply jaunt down 1st Avenue NE and discover Sushi Bar Zipang, La Dolce Vita, Blue Star Diner, e Main Dish or maybe Il Sogno – some of Calgary’s best restaurants.
During spring and summer this main strip really comes to life with its curb-side patios and visitors from all over Calgary enjoying everything that it and the rest of Bridgeland have to off er. BOW RIVER
Imagine walking from 1st Avenue NE south, down the hill toward the Memorial Trail pedestrian pass, then up and over to the Bow River pathways in just a few short minutes.
For some, the Bow River may be a go-to resource for exercise while others may just enjoy taking a leisurely stroll with their pets.
Regardless of the activity, the Bow River and its network of parks and pathways extend for countless kilometres and lead toward other vibrant areas of our city including East Village, Inglewood, Eau Claire, downtown and the zoo.
Areas that are all reachable on foot within minutes – what’s not to like about that!?C-TRAIN STATION
We all have better things to do than to wait around in traffi c. Fact is, Calgary is rapidly growing which means more vehicles on our roads and longer waits getting to and from our destinations.
Why not skip rush hour by simply walking down to the Bridgeland LRT Station easily accessible by using the same pedestrian pass mentioned above?
You will be amazed at how much time you really save when using the Calgary C-Train system, that is set to get a whole lot bigger in the years to come.I LOVE BRIDGELAND
As a born and raised Calgary real estate agent, realtor and supporter of my city, it is hard to for me, and many others for that matter, to deny the desirability created by these three characteristics of Bridgeland. Is it the absolute best inner city neighbourhood to live in? I will leave that up to you to decide!

“We know that young buyers love to entertain friends in and around the kitchen area. Placing a dining table right in the island accommodates their lifestyle,” Fras says. “It makes maximum use of the space and offers the flexibility to function as a dining or work space.”
Residents in LiFTT will also appreciate the high quality of finishings, including oversized porcelain tile flooring in the bathrooms and in-floor

Each suite comes with blinds for immediate privacy, in-suite laundry, out-of-suite storage, gas line hookups for the barbecues, and titled underground parking. Residents on the ground floor will enjoy direct access to the park – ideal for dog owners.
LiFTT offers a great location within walking distance of a variety of one-of-a-kind shops, restaurants and cafés. It’s easily accessible to transit on Edmonton Trail and an invigorating short walk to downtown. Buyers can also enjoy summertime recreation in Bridgeland Park, right across the street.
“Well over 250 people registered for priority information in advance of our sales launch on May 24,” Fras says. “They’re attracted to LiFTT’s livable designs and location.”

WHY THE MORTGAGE RATE WARS ARE
INVESTOR ADVICE // BY ANDREW LA FLEUR
The mortgage rate wars are now in full eff ect. Recently we’ve seen the return of the
2.99-per-cent fi ve-year fi xed-rate mortgage, and a huge surprise was when one lender announced an incredible 1.99-per-cent three-year variable-rate mortgage. Wow! So what do the mortgage rate wars mean to condo investors? It’s all good news, that’s for sure.
Andrew la Fleur is an award-winningrealtor with Re/Max and expert in the
investment condo market. EmailAndrew at [email protected]
Low interest rates are great for your bottom line. Low interest rates make a big diff erence to your bottom line as an investor. How? By helping you pay down your principal faster while paying less interest.
Consider this: on a $300,000 investment condo with 20 per cent down, at a three-per-cent interest rate, you will pay off $34,860 in principal in the fi rst fi ve years of your mortgage and $33,287 in interest. At a six-per-cent interest rate, you would pay down only $24,391 in principal and a whopping $67,739 in interest over the fi rst fi ve years of your mortgage.
Buying the right condo, at the right mortgage interest rate, is a great move.
Low interest rates are here to stay. For the last fi ve years it’s been the same old song from the skeptics: “Yes interest rates are low, but what happens to everyone when rates jump back up to normal?” e reality is that the interest rates are not going anywhere any time soon.
e Bank of Canada has recently come out and admitted that rates aren’t moving for the next one and half years or so. e U.S. federal reserve is saying the same thing. No civilized country on Earth is raising interest rates, so why would Canada?
e U.S. economy, and therefore the world’s economy, is still sputtering along at a snail’s pace. It’s time to accept the fact that we will be in a low interest rate environment perhaps for the next decade or more.
Are you going to sit on the sidelines and wait for higher rates, or are you going to take advantage and act now?
When interest rates eventually do start to rise, don’t worry. Here’s why: e fears that people have about rising interest rates and a subsequent falling real estate market are irrational. Here’s why: if and when the Bank of Canada raises interest rates, that will mean that the economy is doing better than it is now, not worse. A better economy means more jobs and higher wages, which means more demand for real estate, and thus prices will rise, not fall. Prices fall during recessions, not during times of growth.
Rental rate increases may slow down as more people shift from rentingto buying in the future, but as a landlord you win either way. Interest ratesstay the same and more people will rent, driving up your investment condo income. Interest rates start to rise and more people will buy, driving up your property’s value.
great for condo investors
A better economy means more jobs and higher wages, which means more demand for real estate, and thus prices will rise, not fall

I recently sold my house, and now I’m plagued by pangs of guilt at the thought of moving on to
bigger and... better? After all, this was my family’s first home, our first property purchased. Like for many property virgins, this was our first foray into real grown-up-hood and our first taste of freedom. We could do as we pleased, painting and decorating to our tastes and desires. And though small, our house was sweet and it has served us well.
But leaving the home we know and love is just the beginning of our jitters. And by “our” I mean my husband’s. Of this I can be sure – if there isn’t anything concrete to worry about, he’ll come up with something. We’ve all heard of buyer’s remorse, but would this be a case of seller’s remorse?

Will we love our new home? Our new neighbourhood? What about our neighbours? While there are no guarantees, doing some homework is an important first step in making a smart move.
My husband and I plan everything well in advance. (We had our wedding timed to the minute.) Here’s how the sale and purchase would all go down: ›› We would sell our house in good time and for a good profit. (Real estate
values have been steadily rising in our neighbourhood, and after keeping a close eye on comparables, we had a dollar figure in mind. Selling our house first would allow us to sit tight until we got at least asking price.)
›› The day our sale became firm, we would find our dream home which met our long list of demands. We’d make a quick offer without having to deal with multiple offers. It’s a sellers’ market, you say? Pshaw!
›› The closing dates on our sale and purchase would align, and we could move out, move in and get on with our lives without too much disruption.
Believe it or not, this is the way it actually happened. We sold, we bought and we conquered. But the reality is, for many homebuyers this won’t be the case.I like to credit our easy-breezy transaction with a great deal of planning, and a little luck.
Considering the magnitude of a home purchase – financially, emotionally and otherwise – we started our research well in advance. In fact, we’ve been browsing open houses since last spring (yes, a full year ago!) and seriously exploring potential neighbourhoods a good three months before the For Sale sign went up. We knew where we wanted to live, and more importantly, where we didn’t want to live.
It’s a good thing we started early, because my husband and I butted heads, and our list of demands was a long one. He was in favour of a new home with more square footage and less concern when it came to location. I was willing to compromise on the shiny bells and whistles in favour of staying in our current area (or, as close to it as possible). We wanted our new home to have easy access to the highway (for him), proximity to parks and “kid-friendly” amenities (for the little one), yet the location had to be close enough to urban amenities and shopping (which I consider to be a sport). Of course, we had our must-have list defined for the house itself – bedroom and bath requirements, along with a few extras. Then we had to work that wish list into our budget reality. Sounds like a bit of a puzzle, which is why we started planning early.
If you’re on the hunt for a home this spring, it’s important that you start your search by doing some research. Buying a home is complicated, expensive, exhaustive. Knowing what you want and need will ease some stress.
Now to start planning our move! At least we have three months to get those ducks in a row!
Here’s our List of
demaNds...

FUNDAMENTALLY SPEAKING // BY WAYNE KARL

buying property. He can be reached [email protected] or followhim on Twitter at Twitter.com/WayneKarl
should you buy?
of them your house has when you go to sell, the more attractive it will be to a greater number of people.
While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.
Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to aff ord the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up.
So, while the answer to the question – What type of home should you buy? – is specifi c to circumstances, there are also some common guidelines youcan follow.
How much can you aff ord? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of fi rst-time buyers, to buy more home than you can really aff ord. Meeting with a mortgage broker or your banker will help determine your full fi nancial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking eff ect, buyers should
“stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates in the future.
How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees. All of these costs add up, and ultimately should factor into your overall home-shopping budget.
Where do you want to live? is question is becoming more important for a number of reasons, though infl uenced primarily by where you work, how much of a commute you want, and whether your transportation options include mass transit or driving your car. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.
What type of home do you want? Once you have determined your optionsfor cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: condo, townhome, duplex, semi-detached, or single-family detached?
Some many questions, so many choices. e good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy effi ciency, so your options for new-home product have never been better.
What type of home should you buy? Whether you’re a fi rst-time buyer, moving up
to a larger home or downsizing to a smaller one, the answer to this question is an individual one and it depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances.
For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that aff ect the your property’s appeal, and ultimately its value. in the news
the homes have finally arrived Spring brings sellers out of hibernation
the spring market, which seemed on the verge of under-performing, turned a corner in the last weeks of the first quarter. According to the Royal LePage House Price Survey, most regions showed healthy year-over-year price growth, with the average price of a home in Canada rising between 2.5 and 5.4 per cent. In the first quarter, standard condominiums posted gains of 2.5 per cent to $252,174. The average price of a two-storey home increased 5.4 per cent to $428,943, while detached bungalows rose 4.4 per cent year-over-year to $380,765. Regionally speaking, Edmonton, Calgary, Winnipeg and Toronto saw the highest price increases, while parts of Atlantic Canada, with much of its inventory still under snow, posted the lowest gains overall.
“It appears that it took only the slightest hint of spring to bring home-sellers out of hibernation,” says Phil Soper, president and chief executive of Royal LePage. “We are finally seeing the arrival of housing inventory in seasonally appropriate quantities across the nation. When combined with pent-up demand following a particularly long and harsh winter, the stage is set for a robust 2014 spring market. This is particularly good news for buyers, as the home price spikes we have seen in a number of cities should be alleviated by this additional supply.”
Canada’s economy continues to strengthen with the Bank of Canada currently projecting GDP growth of 2.5 per cent in 2014. Major financial institutions including RBC and TD Bank posted economic forecasts that were in line with this projection at 2.5 and 2.3 per cent, respectively. On the jobs front, employment matched the late-quarter rally seen in the housing industry, exceeding expectations and bringing the unemployment rate to 6.9 per cent, matching its lowest level in six years.
“With a series of supportive economic factors at play, we expect the country’s real estate market to continue the strong showing it posted in the second half of 2013,” says Soper. “As the economy strengthens, the federal government is poised to produce its first balanced budget of the post-recession era. Interest rates should remain supportive of the industry for the balance of the year and improving fortune south of the border has strengthened the U.S. dollar, fueling demand for our relatively more affordable exports.”
“Suggestions of an overheated real estate market and bubble continue within the mainstream dialogue, but are becoming less frequent,” concludes Soper. “Of the core housing types, the condominium segment remains the
most vulnerable to short-term price softness in light of increased inventory, but the situation is limited to only a few cities. The medium- to longer-term prognosis for this housing sector remains very positive.”
In December 2013, Royal LePage released a research report addressing fears of market instability resulting from high volumes of condominium projects and a potential blitz of new inventory in Canada’s largest cities. The report found that while the condo market may experience some turbulence in the short term as we see a transition from very high levels of sales activity to slightly lower start volumes, condominium living plays, and will continue to play, an important and well-established role within the housing markets of Canada’s largest cities. That role will continue to grow, resulting in sustained demand and expansion of inventories through new housing production.
local view High demand and inventory shortages fuelled strong price appreciation. The average price for standard condominiums increased by 5.3 per cent to $274,700. Detached bungalows jumped in price by 6.3 per cent to $480,222, while the standard two-storey home experienced the greatest growth year-over-year, surging by 7.5 per cent to $472,644.
We are finally seeing the arrival of housing inventory in seasonally appropriate quantities across the nation. When combined with pent-up demand following a long and harsh winter, the stage is set for a robust 2014 spring market.

Generally thouGht of as a playful backGround to the home’s interior, wallpaper has been around for many, many years — dating back to the 16th century, and today it is more popular than ever. Wallpaper can inject so much more personality into a space in the form of pattern, texture and colour, which you can’t always get with a paintbrush and roller.
Types of WallpaperWallpaper is available in several different materials, each with its own characteristics.Vinyl The most basic type of wallpaper, easy to clean, hang and remove, and great for moist areas such as bathrooms. embossed Textured paper which can usually be painted and is excellent for covering up walls with imperfections. Easy to install and easy to clean. foils Metallic-looking wallpaper that will add brightness and sparkle to any room. Looks best installed on flat

walls with no flaws or damage. Can be difficult to hang, though it is fairly easy to clean.Grass cloth Woven out of long strands of grass, this extremely textural wallpaper has an organic quality like no other. Very difficult to hang and tough to remove.Textile Fabric type of wallpaper which can be more difficult to both clean and hang, but adds great texture and depth to a space. flocks Velvet or velvet-like raised designs on vinyl type paper. It can add great personality and aesthetic to any room however not all types are washable. This paper can be tricky to handle and difficult to hang.
ChoosinG The riGhT paTTernIf your furnishings and décor are already complete, then you want to select a paper that complements the existing colour and style as well as the size and shape of the room being wallpapered. If there are already other patterns present in the area then be sure to choose a harmonizing

scale. In terms of the room to be wallpapered, keep in mind that horizontal patterns will make a room appear wider, and vertical patterns will make ceilings feel taller.
Where To WallpaperIn the ‘70s, your house wasn’t quite up to par unless you covered every square inch of every wall with wallpaper. Today that’s hardly the case, however if you’re using it in a smaller space such as a powder room, I still say to go for it. One feature wall is usually all you need to make a room pop, like behind the bed in a bedroom. Also, consider wallpapering the ceiling to create high impact and style.

MeasurinG for WallpaperMeasure your walls carefully to calculate the amount of paper you’ll need to cover the desired area. Standard rolls measure 11 yards in length, 20.5 inches in width, and wide width rolls are sometimes available which are the same length but measure 27 inches in width. I always recommend adding one extra roll to the amount you require just in case. The experts where you’re buying the material should be able to assist in the calculations to be sure.
Once you see what paper can do for your walls, you may instantly reach for the paste rather than a brush the next time you need to freshen up a room.

mortgage optionsyou can choose any of these mortgage options which fit into the two basic mortgage types. lenders may even customize these options to suit your needs.
conVentionalBuyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.
insured or high-ratioBuyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.
open mortgageAllows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.
closed mortgageThis usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good
choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
portable mortgageOffers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
