    Streetsides Origins at Cranston attracting huge interest

    CONTEMPORARY DESIGNS, terrific features and an affordable price tag are luring buyers to Streetside Developments newest project in southeast Calgarys popular and well-established community of Cranston.

    Streetside is building the final piece of the puzzle to complete Origins at Cranston, and will be adding a three-storey apartment-style condo complex with 68 homes to the existing development that includes a mix of apartment condos and townhomes.

    Were excited to launch this project with revised floor plans and finishings from the first offering at Origins, says Kimberley Orr, senior marketing co-ordinator. We opened our sales centre on June 20 and weve actually had people from the first building interested in this new one, because they liked our floor plan layouts and standard interior finishings so much.

    Were getting a huge amount of interest in Origins and these homes have been selling quickly, Orr adds. Despite it being summer with a slight slowdown in the economy, we have not seen that with Origins. Traffic is consistently high and registrations on our website are just as high.

    Origins at Cranston, located in the popular community of Cranston, offers one-, two- and three-bedroom open-concept homes ranging from 615 to 1,255 sq. ft. with extremely affordable prices starting from the $170,000s (plus GST). Possessions are slated for late 2016.

    Each home is efficiently designed to maximize space and offer large-sized bedrooms and balcony off living area, Orr notes. All feature a spacious island with eating bar and large walk-in closets in the master bedroom.

It can be a dream come true and an investment for the future, but dont forget, its also a legal transaction. The term get it in writing has never been more important, since it outlines everything your new home will have in it, on it and around it.

    Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, its impossible to prove what was originally promised.

    Since buying a new condo is much more complicated than a resale transaction where the property likely already exists, there is no set Agreement of Purchase and Sale or standard contract. In some provinces, builders may have standard contracts prepared by the local home builders association or their new-home warranty program. Builders often prepare their own agreements, so these can vary from one company to another and from province to province.

    Before you sign a contract, review it carefully with the builder representative, and ask questions to make sure you fully understand whats in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

    WHY IT MAY NOT PAYTO PUT OFF YOUR PURCHASE Home sales in the Calgary area have been steady, despite the gloom-and-doom predictions for the real estate market earlier this year. There were 2,183 transactions in June, according to the latest figures released by the Calgary Real Estate Board only five per cent below the 10-year average for June, and three per cent above levels over the past five years, despite an 18-per-cent year-over-year decline.

    What does this say about the state of the housing market? Homebuyers who have been waiting for the sky to fall (along with oil and real estate prices) havent seen that worst-case scenario play out, and are now focusing on the silver lining of that dark cloud plenty of pickings, and low interest rates.

    As we go to press, the Bank of Canada just announced that it is dropping its key lending rate to 0.5 per cent, and the big banks quickly followed suit. This is great news for homebuyers and homeowners who are whos mortgage agreements are coming up for renewal. For those sitting at a variable rate, now would be a good time to lock in. Even a fraction of a percentage point on your interest rate can translate to thousands of dollars over the life of your mortgage.

    But know that sooner or later, interest rates will rise again, as will housing prices. If youve been among those thinking about buying a home, what are you waiting for? You could be missing out on a prime purchasing opportunity.

    Some thoughts on buying brand new versus resale

    Theres nothing like moving into a brand-spanking new home, be it a single-family house or a condominium apartment, townhouse or villa. Clean and modern, it has everything you ordered and in exactly the colours you chose for yourself. Mighty nice!

    Then again, you may not be able to afford new construction. Perhaps no housing of the style you require is being built in the neighbourhood you need or choose to live in. Or maybe you simply cant determine which is the better value for future resale. Lets examine the considerations in this choice.

    New construction can carry a 4.48-per-cent net GST cost after the builder gets the tax input rebate. Some developers roll the GST into the advertised price, while some list it separately. For uniform comparison, you should ensure all your prices include the GST. For a price-per-square-foot comparison among projects, and to pre-owned condos, divide asking price (including GST) by the square footage to arrive at the dollar cost per square foot.

    A pre-construction purchase can save you money, because builders often discount prices to those initial buyers who lay down some cash and must wait for occupancy, and help the builder show the construction lender that there is market demand. Yet do you really want to wait 12 or 18 months to move in? As well, a minority of these projects never proceed, which gets you your deposit back, but thats about all. In some projects, marketing is aimed at investor owners, not future resident-owners, so keep in mind you may end up living in a largely rental building.

    A pre-construction purchase can yield a tidy profit for an investor in a popular project who sells at completion when demand is high and the developer has largely sold out of homes. But in cases where units remain available, or when there are further phases being built, resale buyers may not be interested in a near-new unit when they can get an absolutely brand-new one next door for the same price.

    An alternative to brand-new or resale condominiums is a conversion, in which an older rental building is converted to condominium ownership, and major renovations are done to the building. These are more common in older neighbourhoods than in newer districts. These can also give you the sheen of new interiors, yet the price discount and some of the practical realities of an older building. Note that GST is usually not chargeable on conversion projects.

    If you want guidance through the labyrinth of options, let a condominium-qualified real estate agent be your guide. As a buyer, it costs you nothing to employ a professional, as his/her fee is included in the sale price in almost every case.     Some thoughts on buying brand new versus resale

    Theres nothing like moving into a brand-spanking new home, be it a single-family house or a condominium apartment, townhouse or villa. Clean and modern, it has everything you ordered and in exactly the colours you chose for yourself. Mighty nice!

    Then again, you may not be able to afford new construction. Perhaps no housing of the style you require is being built in the neighbourhood you need or choose to live in. Or maybe you simply cant determine which is the better value for future resale. Lets examine the considerations in this choice.

    New construction can carry a 4.48-per-cent net GST cost after the builder gets the tax input rebate. Some developers roll the GST into the advertised price, while some list it separately. For uniform comparison, you should ensure all your prices include the GST. For a price-per-square-foot comparison among projects, and to pre-owned condos, divide asking price (including GST) by the square footage to arrive at the dollar cost per square foot.

    A pre-construction purchase can save you money, because builders often discount prices to those initial buyers who lay down some cash and must wait for occupancy, and help the builder show the construction lender that there is market demand. Yet do you really want to wait 12 or 18 months to move in? As well, a minority of these projects never proceed, which gets you your deposit back, but thats about all. In some projects, marketing is aimed at investor owners, not future resident-owners, so keep in mind you may end up living in a largely rental building.

    A pre-construction purchase can yield a tidy profit for an investor in a popular project who sells at completion when demand is high and the developer has largely sold out of homes. But in cases where units remain available, or when there are further phases being built, resale buyers may not be interested in a near-new unit when they can get an absolutely brand-new one next door for the same price.

    An alternative to brand-new or resale condominiums is a conversion, in which an older rental building is converted to condominium ownership, and major renovations are done to the building. These are more common in older neighbourhoods than in newer districts. These can also give you the sheen of new interiors, yet the price discount and some of the practical realities of an older building. Note that GST is usually not chargeable on conversion projects.

    If you want guidance through the labyrinth of options, let a condominium-qualified real estate agent be your guide. As a buyer, it costs you nothing to employ a professional, as his/her fee is included in the sale price in almost every case.     The lazy days of summer have been anything but quiet on construction sites across Canada particularly in the Prairie provinces, where housing starts spiked to 48,384 units in June, up from 37,889 in May, according to Canada Mortgage and Housing Corp. (CMHC). Nationally, starts reached 183,959 units in June versus 179,908 the month prior. CMHC attributes the increase to a boost in condo construction, counteracting the drop in single-detached starts.

    The trend in housing starts increased this month as multiple starts trended upward, o setting a downward trend in single-detached home starts, says Bob Dugan, CMHCs chief economist. The rise in the trend of multiple starts refl ects a 53-per-cent increase in seasonally adjusted multiple starts from February to June 2015. Seasonally adjusted multiple starts are at their highest level since September 2012, but are expected to moderate over the coming months.

    CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for swings in monthly estimates and obtain a more complete picture of the state of Canadas housing market. In some situations analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market, which can vary greatly from month to month.

    The standalone monthly SAAR was 202,818 units in June, up from 196,981 units in May. The SAAR of urban starts increased by 3.2 per cent in June to 188,720 units. Multi-unit urban starts increased by 3.7 per cent to 130,933 units in June, while the single-detached urban starts segment increased by 2.0 per cent to 57,787 units.

    In June, the seasonally adjusted annual rate of urban starts increased in British Columbia, Qubec, the Prairies and Atlantic Canada, while it decreased in Ontario.
