Knight Frank Newcastle’s Logistics & Industrial team has been involved in over 175,000 sq. ft. of lettings across 18 units on the Team Valley this year - ranging in size from 500 sq. ft. to 30,000 sq. ft.
The most recent letting is the last unit on UK Land Estates’ speculative Dukesway Central scheme which has been taken by Dutch-headquartered Boels Rental.
Boels Rental, who supply equipment and machinery to the construction industry, join snack manufacturer It’s All Good in Phase 1 of the 60,000 sq. ft. Dukesway Central scheme.
UK Land Estates is also building a new three-acre facility for MAN Truck & Bus UK Ltd which is the second phase of the development. The German-owned company has committed to a new 25-year lease, reflecting the success of their business in Gateshead over the last 20 years.
Other key lettings secured by Knight Frank include 29,000 sq ft to Network Rail on Queensway North and 20,000 sq. ft. to Tructyre (part of ATS Euromaster) within Queens Court - both deals done on behalf of UK Land Estates, alongside joint agents Naylors.
Partner in the logistics and industrial team at Knight Frank Newcastle, Mark Proudlock, said: “After a challenging period particularly for mid-sized sheds on the Valley, there has been a surge in demand resulting in strong take up of units. We are pleased to have been at the forefront, achieving a number of successful lettings on behalf of our clients.
“Stock levels on Team Valley are now dwindling, further adding to the shortage across our region.”
UK Land Estates has recently been granted planning permission to develop two adjoining sites covering 4.92 acres of land at Eighth Avenue, providing capacity for prime logistics or manufacturing space from 35,000 sq. ft. up to 90,000 sq. ft.
Commercial Director, UK Land Estates, David Gibbs said: “With some of our last buildings of scale being let to occupiers of national and global standing, it’s positive that we have secured planning to enable us to quickly deliver new buildings into a market where companies are finding it increasingly difficult to find property to meet their needs.”

WHAT ARE REASONABLE ADJUSTMENTS?
What is classified as a disability?Under the Equality Act 2010 a person is disabled if they have a physical or mental impairment that has a ‘substantial’ and ‘long-term’ negative effect on their ability to do normal daily activities. Conditions such as cancer, HIV, multiple sclerosis etc. are automatically treated as a disability under the Equality Act.
In addition, some other types of physical and mental conditions may be treated as a disability depending on the effect they have on daily life e.g. sight or hearing problems conditions where effects vary or come in episodes such as osteoarthritis, rheumatoid arthritis, fibromyalgia, ME learning disabilities and learning difficulties e.g. dyslexia and dyspraxia autistic spectrum disorders mental health conditions e.g. depression, schizophrenia, bipolar, OCD impairments due to injury to the body or brain.
What does reasonable mean?Adjustments only have to be made if it is reasonable to make them, and this can depend on various things e.g. how practicable the changes are to make if the change would overcome the disadvantage the disabled person would experience the size of the organisation the cost of making the changes if any changes have already been made.
What changes could be made?It may be possible to change some physical features in the workplace, for example:
• providing ramps and stairway lifts
• making doorways wider• installing automatic doors• moving an upstairs office
downstairs
In the workplace an employer has to make
‘reasonable adjustments’ for disabled employees at all stages of the employment
relationship i.e. from recruitment to termination
of employment.
Gateshead tech firm partners with Sunderland’s Hays Travel to boost communicationsTech firm Advantex Network Solutions has partnered with Hays Travel to improve communications and technology at its new Sunderland city-centre headquarters.
The move will see the Gateshead technology specialist provide a new communication and telephony system that will interconnect over 500 members of staff from its Gilbridge House head office in Sunderland city centre.
Hays Travel has over 180 retail stores, which are supported by 240 home workers. The company has recently acquired 555 new stores nationwide.Head of marketing, digital and telesales at Hays Travel, John Milburn said: “The partnership with Advantex has been fantastic.
“Not only have they allowed us to seamlessly integrate and migrate communications across the business into one solution and place, but they’ve done that without out any downtime or disruption, allowing us to focus on our day-to-day operations.”
The work, which is ongoing, utilises a Mitel MiCloud Flex solution.
Advantex’s business development manager, Scott Duncan added: “Everyone in the North East has heard of Hays Travel, and soon, following the recent acquisition of 555 new nationwide stores from Thomas Cook, so will the rest of the country - so for us to call them a client, that’s something we are extremely proud of.
“The partnership has already allowed us to consult, design and implement state-of-the-art solutions at their new Gilbridge HQ, so we’re all very excited to help grow the business over the coming years too.”
Advantex’s partnership with Hays Travel is one of many recent wins for the firm, which is a Cisco Premier, Microsoft, and Mitel Silver-accredited partner. Advantex works with brands including Rockliffe Hall Hotel, Newcastle International Airport, McDonald’s, Hitachi Rail Europe and END Clothing.

£60m Gateshead hotel and residential development gets green light
Developer Elliot Group has secured planning permission for a 202 bed hotel, as well as 244 apartments and a rooftop garden, on the corner of Mill Road and Hawks Road next to the quayside.
The developer’s original plans for a mid-rise apartment tower, which were submitted in July, were scrapped after the unveiling of the Gateshead Quays project, comprising a new arena, convention
centre and associated leisure offer on a neighbouring site between the Sage and the Baltic Centre for Contemporary Art.
It is anticipated that the development will create up to 50 jobs when the site is fully operational.
Elliot Lawless of Elliot Group commented: “Gateshead Quays is a game-changer and we amended our original proposals in light of its progress.
“I’m delighted with the approval and we’re very much looking forward to playing our part in the area’s on-going regeneration.”

Planning approval has been granted for a £60m hotel and residential scheme in Gateshead which could create up to 50 jobs.
Further steps taken on Newcastle Gateshead Quayside arena siteThe latest step in a £260m arena, conference and exhibition centre for Gateshead Quays has been announced.
Sir Robert McAlpine has been named as the contractor, while Ask:Patrizia is Gateshead Council’s development partner.
Situated on the NewcastleGateshead Quayside, it is set to include a 12,500-capacity arena, 6,300m2 of conference and exhibition space, as well as two hotels, restaurants, car parking and bars.
Gateshead Council’s chief executive, Sheena Ramsey, said: “The appointment of Sir Robert McAlpine brings us a huge step closer to delivering this world class events destination for the region and we’re glad to have them on board.
“This development will act as a catalyst for renewed economic growth, maximising local employment, training and supply chain opportunities.
“This is about being ambitious for Gateshead, we need everyone in the borough to be able to fulfil their true potential and projects like this create the conditions for them to thrive.”
The new complex is set to open in 2023, while a full planning application is expected to be submitted in early 2020.
Speaking on behalf of Ask:Patrizia, John Hughes, managing director of Ask Real Estate, added: “Sir Robert McAlpine has a reputation for technical excellence and delivering complex developments safely, on time and within budget.
“We are looking forward to working with them to see this superb facility materialise.”

Northern Balance increases capacity with North East expansion
Committed to growing its UK footprint, the new 7,500-square-feet Head Office is located at First Avenue, Team Valley, Gateshead and is double the size of its previous Team Valley premises.
The new site brings together a 22-strong team of specialist weighing and calibration engineers, business administration functions and adds to the Company’s existing Yorkshire capacity at its Leeds office.
The Head Office is also home to an in-house Service Centre, a 3,000-square-feet beating hub for the wide portfolio of weighing technologies that are expertly serviced, repaired and calibrated by the Company’s technical specialists.
This is the second head office expansion since Northern Balance become part of the Gem Scientific Group in 2016 and reflects the Company’s rapid growth in the last three years. Its success is credited to
the Company’s understanding of clients’ exacting requirements, which has secured notable contracts.
