Mainstream media regularly deliver headlines such as “Affordability crisis” and “Must have $1 million” and report average prices and statistics that are enough to get anybody’s head reeling. For anybody who is simply looking for a home in the region at a price they can afford, it can seem like an impossible task. What those media reports don’t offer is real, practical answers to questions that you may have as a prospective buyer. These could include: Can I afford a Metro Vancouver home on my income? • Which are the neighbourhoods where I can find the best value? • Should I buy a new home or a resale property? • Will I have to pay Property Transfer Tax? • How can I fund my down pay- ment? How do the new minimum down payment rules work? • What will happen to mortgage interest rates? • What other costs do I have to consider? How does living in a strata unit work? How can I save money on energy efficiency? “It’s easy to get caught up in the buying frenzy. Understanding mortgage options and just how much one can afford, reviewing market data and financial forecasts; knowing how to work with a REALTOR®, in what is a very strong sellers’ market; understanding what is covered by New Home Warranty – having answers to questions like these will help relieve pressure, and keep the buyer focused on their end goal” said Bob de Wit, CEO of the Greater Vancouver Home Builders’ Association (GVHBA). Luckily for local would-be buyers, help with all these questions and many more is now at hand. The GVHBA is holding its highly popular, free annual Home Buyer Seminar on Wednesday, March 2, from 5pm to 8pm at SFU Harbour Centre in downtown Vancouver. The event will kick off at 5pm with the Buyers’ Marketplace, which is your chance to meet industry companies, real estate services and home builders to get answers to some of your specific questions. Then from 6pm to 7.30pm, the main seminar will tackle these topics: • Planning to buy a presale condo? What are the benefits and considerations to investing in the presale stage? • New homes: What are the benefits to purchasing a new home? What does the New Home Warranty cover? • Legal documents: When and what should you be signing? • Rates trending upwards: What is the best option? Variable or fixed? • Home energy choices: Hard numbers and benefits for con- sideration. • Strata councils: Living and working within the rules. What are your rights, resources and responsibilities? • Market stats: Vancouver’s mar- ket is hot! With multiple bid- ding, how does one work with a real estate agent to achieve one’s purchase goals? Where are the up-and-coming neigh- bourhoods? The event will end with a Q&A session at 7.30pm, along with prize draws. The GVHBA Home Buyer Seminar is free to attend but seating is limited and registration is expected to reach capacity in advance. Register your place today at gvhba.org/events. description

Since 1978 Real Estate Weekly has been synonymous with outstanding coverage of the Greater Vancouver residential real estate market. Today, published with recycled newsprint from its own high-speed presses in Vancouver, Real Estate Weekly is delivered by British Columbia's largest courier force to over 210,000 homes across the Lower Mainland. A total of 5 separate editions comprise the Real Estate Weekly, each featuring homes for sale, new developments and quality editorial coverage of the housing industry and the communities. Real Estate Weekly, quite simply, lists more homes for sale from more Realtors than any other publication in British Columbia. Real Estate Weekly is the number one source for Lower Mainland residential real estate and the first choice of both homebuyers and Realtors for more than three decades.

A sunny hilltop overlooking the mountains and rolling terrain is the site of developer Woodbridge

Properties’ latest boutique townhome community in Surrey’s Grandview Heights neighbourhood.

Tucked away on a quiet street among green space and mature trees, Oliver off ers three- to four-bedroom Craftsman-style homes embodying high-quality fam-ily living, in a location that is hard to beat.

With two schools within easy walking distance, residents will be able to watch their kids head off to school before stroll-ing over to the coff ee shops and stores at nearby Morgan Crossing and Grandview Corners shopping centres.

“Everyone says ‘location, location,’ but ours really does have the location that makes it great, with an array of ame-nities at your doorstep,” says Jessica Radziszewska, marketing manager with Woodbridge Properties. “It’s low-density – only 57 homes on approximately three acres that are lushly landscaped – and overlooks the northern mountain range.”

Many of the homes will have views

of the mountains, but if they don’t, they will have a walk-out deck and/or yard, Radziszewska says.

With larger homes of just under 1,900 square feet and smaller homes between 1,500 and 1,640 square feet, Oliver off ers ideal options for families and downsizers alike.

“Homes are geared for families, but downsizers selling their big homes will also fi nd us very appealing,” Radziszewska says. “A lot of our homes are larger, with double-wide garages, a spacious open-plan main fl oor, good-sized bedrooms upstairs and a bonus room that has the option to be built out as a fourth bedroom with closet and an optional bathroom.”

Woodbridge has a history of devel-oping high-quality townhome commu-nities in Surrey, including Rosemary Gate, Blackberry Walk and Abbey Road. Likewise, Oliver homes will boast the highest-quality construction, Radziszewska says.

“Our construction partner, Park Ridge Homes, is known in the Lower Mainland for producing a quality home, using mate-

rials that you know are going to last,” she says.

The homes’ Craftsman-style archi-tecture features characteristic steeply pitched roofl ines, mullioned windows, gable trusses, painted wood trim and shingled exteriors, with columns framing the entry doors.

Family-friendly, modern interiors feature an open concept that creates a warm and welcoming space, with 10-foot ceilings, built-in speakers and option-al fi replace in the main room. Shaker kitchens have oversized pantries and cabinets, quartz countertops, tiled back-splashes and stainless steel appliances. Other highlights include large patios and/or decks, expansive Energy Star win-dows and lots of pot lights throughout to maximize light, shower seats and vaulted ceilings in the master bedroom.

Oliver is located at 2855 158th Street in Surrey. Sales begin February 13, with homes scheduled for completion between March and December of this year.
