The number of residential real estate transactions last month in Greater Vancouver was the highest on record
– and the fi rst time more than 5,000 transactions has ever been recorded in a single month, the Real Estate Board of Greater Vancouver (REBGV) reported April 4.
“March was the highest-selling month the REBGV has ever recorded,” said Dan Morrison, the new REBGV president. “Today’s demand is broad-based. Home buyers are active in neighbourhoods across our region.”
Unsurprisingly the benchmark price of a home (composite property types) in the region set another new record in March, increasing 23.2 per cent compared with March 2015.
The number of homes newly listed on the Greater Vancouver market rose 5.2 per cent compared with the March 2015, eight per cent higher than February 2016. This ended the recent dearth of listings as sellers increasingly took the plunge into the hot market, but is still not enough to keep up with demand.

totalled 5,173, a 27.4 per cent rise compared with the 4,060 sales recorded in March 2015 and an increase of 24 per cent versus February 2016, when 4,172 homes were sold.
Split by property type, 2,135 single-family homes exchanged hands, an increase of 24.8 per cent from the 1,711 detached sales recorded in March 2015.
Townhouse and other attached home sales also increased year over year although, as with recent months, they continued to slow down their rate of annual growth in March. The total of 786 sales was a relatively modest increase of 8.9 per cent over the 722 transactions in March 2015, refl ecting the limited inventory of this housing type.
Sales of condominium-apartments totalled 2,252 in March 2016, an increase of 38.4 per cent compared with the 1,627 sales in March 2015. Condos kept their status as recording the fastest annual sales growth of the three home types, and were again the property type with the
highest total sales. Property inventory improved in March,
as increasing numbers of sellers jumped into the scorching hot market. New listings for all home types in Metro Vancouver totalled 6,278 in March 2016, an increase of 5.2 per cent compared with the 5,968 units listed in March 2015, and a rise of eight per cent compared with the 5,812 new listings in February 2016.
However, buyer demand completely outstripped seller supply. The total number of properties currently available for sale on Metro Vancouver’s MLS® as of the end of March is 7,358. This is a 40.5 per cent drop from the 12,376 active listings at the end of March 2015 and a meagre 0.8 per cent increase compared with February’s 7,299 total listed properties.
Greater Vancouver’s sales-to-active listings ratio for March 2016 is now a whopping 70.3 per cent, making it the 13th consecutive month that the sales-to-active-listings ratio has been above 30 per cent in Metro Vancouver, as sellers maintain their stranglehold on the market.
Benchmark PricesMetro Vancouver’s combined residential
property type benchmark price predictably set another new record in March, at $815,000 – a jump of 23.2 per cent compared with March 2015 and a 2.4 per cent rise over the previous month’s price of $795,500.
The area’s typical detached home is now priced at $1,342,500, a rise of 27.4 per cent compared with the same month last year, and once more the sharpest rise in prices of all the property types. This was a rise of 2.8 per cent over February’s $1,305,600.
The benchmark price of a townhome or other attached unit in Greater Vancouver increased 20.1 per cent over March 2015 to $589,100, up 3.4 per cent compared with February.
Condo-apartment benchmark prices rose 18.8 per cent from February 2015 to $462,800. This property type reversed February’s month-over-month decline in benchmark price, rising again in March 1.8 per cent compared with February.

CONCORD PACIFIC IS BRINGING
YALETOWN TO BURNABYYaletown is coming to Burnaby.
That’s the main idea behind Concord Brentwood, a master-
planned community that will encompass – and transform – 26 acres in Burnaby’s coveted Brentwood neighbourhood, according to Matt Meehan, senior vice-president of planning with Concord Pacifi c Developments Inc.
The renowned development company is known for building large-scale com-munities such as Concord Pacifi c Place in Vancouver’s Yaletown – one of Canada’s largest urban masterplanned communi-ties, located on the former Expo lands on False Creek – as well as a host of other prestigious developments in Metro Vancouver, Toronto, Calgary and London, England. Now it has its sights set on Brentwood.
“[Concord Brentwood] will transform an underutilized industrial area into a beauti-ful and diverse mixed-use park-side com-
munity that completes the exciting revi-talization of the Brentwood Town Centre neighbourhood,” Meehan says.
The masterplanned community, Concord’s largest in Burnaby, will sit in the heart of Brentwood, south of Lougheed Highway between Beta and Delta avenues, and will be anchored by over 13 acres of park and green space.
“This was planned closely with the City of Burnaby to be an extremely livable fam-ily community,” Meehan says. The green space will be developed as “a combina-tion of passive and sports/events pro-gramming with recreational infrastructure interlaced,” he adds, and a proposed new public school is also planned as part of the community.
The development will feature “end-less amenities [like] Concord Pacifi c’s Signature Super Club and a Village Central, which will be introduced in Phase 2, con-sisting of a proposed new grocery store,
cafés, and other service-oriented commer-cial retailers,” Meehan says.
Designed by award-winning architect James K.M. Cheng of Vancouver, Concord Brentwood will consist of 10 residential towers, most between 40 and 45 storeys tall.
Tower 1 of Phase 1 will consist of 426 units on 45 storeys, with one- to three-bedroom homes ranging from 534 to 1,239 square feet. Luxurious interior features will include fully integrated Bosch appli-ances, quartz countertops and marble tile backsplashes in shower surrounds and bathroom fl ooring.
“Most corner two- and three-bedrooms will have wraparound balconies with a unique sliding door system that seamless-ly connects the indoor and outdoor space,” says Peter Webb, senior vice-president of development with Concord Pacifi c.
A central lobby podium, shared between towers 1 and 2, will house two levels of
amenities, including a fi tness centre with yoga studio, grand lounge, games room, pet grooming room, theatre room, study rooms and a music room.
Brentwood’s central location, 20 min-utes from downtown Vancouver, off ers easy access to highways and the SkyTrain, as well as a host of established ameni-ties and a growing array of shops and restaurants all within a short walk. This includes Brentwood Town Centre – cur-rently undergoing massive redevelopment into a world-class shopping, dining and entertainment destination.
Concord Brentwood Phase 1 sales are set to open this spring. The Burnaby pre-sentation centre, located in Metrotown, is now in its fi nal construction stages and will soon open to the public.
