1 MASONRY
1.1 Facing Brickwork Type 01 215 x 65 x 102.5mm waterstruck clay facing brickwork with flush mortar joints. Refer to materials sample drawing 445-KCA-XX-XX-DR-A-4000-P. Brick and mortar sample panel to be agreed with CA and planning authority. Movement joints to match mortar colour. Full brick returns to window and door reveals (215mm). Metal (fire-rated) perpend weepholes with circular outlet.

2 FAÇADE ELEMENTS
2.1 Precast Concrete Panels, Canopies & Balcony Elements Wet cast acid etched Portland cement precast concrete canopies soffits and balconies with colour matched flush mortar joints. Joint locations as drawn. Canopies integrated lighting as per Lighting Consultant’s specification.
2.2 Precast Concrete Sills, Copings & LintelsSingle piece wet cast acid etched Portland cement precast concrete sills, lintels & copings with colour matched flush mortar joints.
2.3 In-situ Concrete Columns & BeamsVisual fair faced Portland cement in-situ concrete finished with proprietary sealant.
2.4 Stacked Soldier Course Brick stacked soldier coursing 3-5 bricks high, to match surrounding brickwork. Brickwork to return at corners as frogless solid brick sailors.
2.5 Single Soldier CourseSoldier course to lintels & parapets to match surrounding brickwork. Brickwork to return at corners as frogless solid brick sailors.
2.7 Precast Concrete Feature Hoppers Wet cast acid etched Portland cement precast concrete hopper to match drawings. Colour matched with pre cast concrete copings
2.8 Rustication to ground floor brickwork Stretcher bond rustication with 20mm recess, to match surrounding brickwork. Rustication not to be taken into to reveals.
2.9 Recessed Brick Panel215 x 65 x 102.5mm facing brickwork laid in stretcher bond, recessed by half a brick (112.5mm). Bond and jointing to match surrounding brickwork.
2.10 Recessed precast concrete spandrel panel Single piece wet cast acid etched Portland cement precast concrete spandrel panel, recessed by half brick (112.5mm). Profile to match standard precast concrete sill.
2.11 Planter / Defensible SpaceBrick planter and defensible space to match surrounding brickwork with brick solider as coping, brick type variation as per drawing annotation.
2.12 Brick Garden WallBrick stretcher bond planter and defensible space with soldier brick course as coping.
2.13 Concealed lightning conductor tapesAll lightning conductor tapes to be fully concealed behind facades / integrated into structural frame. Strictly no lightning conductor tapes are permitted to be visible on building facades.
2.14 Bird and Bat BoxesBrick integrated bird nesting box to specialist's specification.
2.16 Factory Finished Steel LintelsSteel lintel above window and door openings with full brick deep (215mm) plate to underside with factory pre-finished PPC coating to front toe and underside; PPC RAL 7015.
2.17 Brick Faced Precast LintelsBrick faced precast concrete loadbearing lintel. Lintel faced with soldier course bricks to front face returning as single header and full soldier to soffits.
3 WINDOWS & DOORS
3.1 Aluminium Windows & DoorsTriple glazed composite aluminium windows and doors with matching pressings and subsills. PPC finish, in RAL 7035. Windows and doors set back a minimum of 185mm from front face of full brick reveals. Ground floor outward opening windows to have internal secure metal PPC finished mesh, as annotated.
3.2 Communal Entrance ScreensHardwood Euro Oak vertically boarded entrance doors with double glazed fanlight/side light and vision panel with full height 40mm diameter satin stainless steel handles and door furniture. Assembly to be SBD and LPS compliant.
3.3 Timber Private Entrance DoorsHardwood Euro Oak vertically boarded entrance doors with double glazed fanlight and satin stainless steel ironmongery and door furniture. Assembly to be SBD and LPS compliant.
3.4 Steel Ancillary Doors: Plant, Refuse & Cycle StoreGalvanised steel doors with side, top, louvre or glazing panels as per drawings and with full height 40mm diameter satin stainless steel handles. PPC finish to match windows. All cabling for maglocks and opening devices to be concealed and mounted internally.
3.5 Metal Louvre Steel louvre to plant room or commercial units with matching pressings and sub sills. Frame width to be 50-60mm. PPC finish RAL 7035 to match windows. Louvre set back a minimum of 185mm from front face of full brick reveals.
3.6 Dry Riser Inlets & Gerda Box Satin stainless steel fire dry riser inlet box with integral angle frame to provide neat junction with brickwork, and integrated satin stainless steel gerda box.
4 METALWORK
4.1 Semi-Projecting Steel BalconyHot dip galvanised steel balcony front panel supporting metal balustrade in PPC finish in RAL 7042.
4.2 Steel Balustrades (Type 01 – straight bar)Nominal 50 x 8mm hot dip galvanised steel fin bar balustrades with PPC finish to match windows. Fixed to brick reveals via countersunk hex head fixings and SS tubular spacers.
4.3 Steel Balustrades (Type 02 - rotated)Nominal 50 x 8mm hot dip galvanised steel fin bar balustrades with PPC finish to match windows. Face of fin bars aligned with edge of wall/balcony with 90mm spacing, top half of fin bars rotated 90 degrees, lower half set out with 50 mm gaps only. Hidden fixings to balcony slab.
4.4 Steel Balustrades (Type 03 - rotated)Nominal 50 x 8mm hot dip galvanised steel fin bar balustrades with PPC finish to match windows. Face of fin bars aligned with edge of wall/balcony with 50mm spacing, top half of fin bars rotated 90 degrees, lower half set out with 10mm gaps only. Hidden fixings to balcony slab.
4.5 Defensible Space Steel RailingsNominal 50 x 8mm hot dip galvanised steel fin bar balustrades with PPC finish to match windows. Fixed to brick reveals or upstands via countersunk hex head fixings and SS tubular spacers.
4.7 Aluminium Rainwater GoodsThick gauge anti vandal square section aluminium internally jointed rainwater downpipes with concealed brackets and square box hoppers with PPC finish in RAL 7035. Drainage offsets at balconies to be avoided through use of proprietary balcony outlets allowing RWPs to stack neatly.
4.8 Metal Grille / Extract VentsMini louvre metal grille to all extract terminals in balcony/gallery soffits. PPC finish to match soffits.
4.9 Air Bricks / Extract Vents220 x 145mm aluminium mini metal grille airbricks to all extract terminals in brickwork. PPC finish to match brickwork. Plastic airbricks and terminals are not permitted.
5 ROOFING & EXTERNAL TERRACES
5.1 Biodiverse RoofExtensive biodiverse roof with sedum planting and large format gravel borders and SS edgings.
5.2 Concrete Paving to Balconies and Galleries450mm square concrete pavers to terraces and balconies on proprietary supports / pedestals.
5.3 Louvred Plant ScreenAluminium architectural louvre continuous plant screen with matching integral access doors and preformed louvred corners. 150mm louvre pitch. PPC finish RAL 7035.
5.4 Parapet Guarding / Roof Fall Restraint DeviceNominal 50 x 8mm hot dip galvanised steel fin bar balustrades with PPC finish in RAL 7035. Hidden fixings to roof slab. Roof fall restraint 'mansafe' devices fitted to all accessible roofs without 1100mm high guarding.
5.5 Roof Access Steps and HandrailsGalvanised steel access stair. Steps and balustrade to be galvanised steel architectural grating.
6 LININGS
6.1 Aluminium Balcony Soffit CladdingPressed aluminium cassette panels to balcony soffits with concealed fixings. Perimeter shadow gap to edges. PPC finish Grey RAL 7035
6.2 Cladding to lift overrun / smoke shaftsSolid aluminium cladding cassette panels to sides of lift overruns / smoke shafts with matching coping pressing and sills. PPC finish RAL 7035.
6.3 Steel Cable Protection CanopyHot dip galvanised steel canopy structure comprised of box channel sections. All visible fixings to be countersunk hex head bolts. Waterproofed sedum roof over as 5.1 Biodiverse Roof.
7 EXTERNAL
7.1 Surface outside of entrancesGranite setts 100x100mm to recessed porches with hard joints and stainless steel angle trims as finish to match landscape specification.
7.2 External SurfacesAs per Landscape Architect’s specification.
7.3 Pavers to Front GardensNatural Concrete block pavers to private amenity front and back gardens. Laid in herringbone pattern. Stainless steel edging and brick slot drain.
8 FIXTURES
8.1 Video Entry System Control Panel Satin Stainless steel control panel.
8.2 Entrance Signage to BlocksSatin stainless steel signage to be mounted on external recessed brickwork to entrance lobbies and TfL cycle store entrance. Graphic to be agreed with TfL & Catalyst.Signage to lobbies to be satin SS lettering font size max 100mm high with concealed fixings or embossed numbering to precast concrete canopy.
8.3 LightingLight fittings as per Lighting Consultant’s specification. All external fittings to be die cast aluminium luminaires finished in dark grey.

All external fixtures and fittings and components to be grade 316 corrosion resistance stainless steel. All PPC finished metalwork to be hot dip galvanised, spray galvanised finish is not permitted.
