LocationThe setting of Polglaze Barn could hardly be bettered, for anyone seeking a peaceful, rural location. The lane from the St Mabyn village to Longstone road ends at Polglaze, where the only neighbours are the original farmhouse and a smaller barn, both beautifully restored using the same traditional materials as Polglaze Barn.

The views to the west, over the garden, fields and extensive woodland, is entirely open and spans notable landmarks such as Stepper Point, St Minver Church, St Endellion Church and the Camel Estuary. Magnificent sunsets are often enjoyed as the sun sets throughout the

seasons in full view, over the distant hills or the estuary.

St Mabyn is a thriving village with its community shop and post office, primary school, the popular Inn and Haywood Farm Cider, a great attraction with live music in summer months. The beautiful parish church stands as a high landmark amidst the picturesque countryside.

From the end of the access lane there is an excellent network of public footpaths leading to both St Mabyn and St Tudy, both little over a mile away.

Gardens and groundsThe exterior of the barn is as thoughtfully designed and well laid-out as the interior, with locally quarried stone walls dressed with granite quoins and window reveals under a Delabole rag slate roof. Timber cladding adds a stylish contrast.

The lawned gardens offer spectacular and far-reaching views from a sheltered terrace, providing a wonderful entertaining and alfresco dining space. There is an established herb garden, young ash and silver birch trees and climbing roses among many other flowering shrubs to complement the setting.

The courtyard setting of the double car port and garage has been landscaped partly with block paving, assorted planting, slate and granite features, which complement the mellow colours of the surrounding architecture. In the top corner of the garden, and adjacent to the garage window, is a sheltered hard standing area, which also enjoys the wonderful views, and might appeal to buyers to erect a summerhouse or home office thereon.
