Market updateThe 2014 calendar year was a standout for sales transactions across Australia’s commercial property markets. More than $23 billion worth of office, retail and industrial properties changed ownership during the year – a level not seen since 2007. Institutional investors have driven the total dollar value of investment higher, however, in terms of the number of transactions, private investors represent a significant proportion of the market. All buyers continue to be drawn to the high yields that commercial assets offer which have been made more attractive against the current record low interest rates.
One of the key drivers of investment markets over 2014 was the rise of developers, especially from offshore, who have sought to cash in on the strong residential market. These buyers have purchased sites and secondary grade office and industrial assets in order to convert to residential apartments.
Leasing markets across the country are now at varying stages of their demand cycle and are highly dependent on the strength of local economies. Markets which rely on mining and resources sector tenants have observed an increase in vacancy rates while a number of markets have seen employment growth begin to return, leading to a pick-up in leasing enquiry levels.
Looking forward, demand from investors, owner-occupiers and developers is expected to remain strong over 2015, thanks to the widening spread between commercial property yields and borrowing costs. Prime grade yields are expected to tighten once again, especially in Sydney and Melbourne where leasing markets have begun to strengthen.

As institutions propelled retail investment to almost $7 billion in 2014, syndicates and high net worth individuals targeting sub $10 million properties accounted for more than half the year’s transactions.
While regional and sub-regional shopping centre acquisitions pushed the value of retail sales to pre-GFC levels, canny investors seizing on neighbourhood centres and local strip opportunities were likewise contributing to the rise of retail investment.
Figures collated by LJ Hooker Commercial show 55% of all retail sales were below $10m in 2014, while 28% of individual sales exceeded $20m.
“Last year showed retail as an asset class had broad appeal,’’ said LJ Hooker’s National Research Manager Mathew Tiller.
“Looking at the breakdown, large strategic acquisitions from the institutional level pushed sales to beyond pre-GFC levels. Institutions recognised value in the Australian market and encouraging consumer spending.
“But while there were strong acquisitions at the upper end of the market, prolonged, historically low interest rates drove activity from canny syndicates and private investors wanting to diversify their SMSFs at the other end of the spectrum.’’
Indeed, the proportion of domestic investment in retail swelled over 2014, even though the lowered exchange rate increased the appeal of Australian retail assets to overseas investors.
“With the Australian Dollar averaging US$0.94 over 2014, domestic investment in retail accounted for 84% of sales over the period. Clearly, stable, historically low interest rates underpinned local confidence.
“With the cash rate being lowered even further in the first quarter of 2015, we expect domestic investment to continue to be very strong. However, with the Dollar dropping below US$0.80, there’s anticipation that more sales to offshore buyers will eventuate in 2015.’’
LJ Hooker Commercial Canberra Principal Mark Thompson said “the investor appetite for retail is still pretty strong”.
He said there was a strong investor appetite for established sub-regional shopping centres with the security of an anchor tenant such as Coles or Woolworths. But he also said smaller scale neighbourhood and retail strips have likewise “offered good opportunities to investors”.
Outside metropolitan areas, LJ Hooker Commercial Toowoomba Principal Mike Stewart said strip centres and neighbourhood shopping centres were proving popular.
Investment opportunities that leveraged established food retail businesses were very sought-after, he said.
“Food outlets provide good strong cashflow and when you have a food tenant as your key tenant, you can move the other tenants around to suit,” he said.
Further good news for retail investors is the expected improvement in leasing conditions with vacancy rates falling throughout 2014 in shopping centres and rents stabilising.
