Stage 1: Preparation • Complete buyer intake form and schedule consultation with our buyer agent.• Meet with buyer agent to learn about current market conditions.• Speak with suggested lender to obtain pre-approval letter needed to submit an offer.• View daily feed of new listings that buyer agent emails with your parameters.

Stage 2: Home Search• Buyer agent will inform you of upcoming and new listings to hit the market. We will schedule private showings to view

properties at your convenience and attend open houses. If you are unavailable, buyer agent will preview the property, cre-ate video tours and take measurements as needed. As a bonus, our buyer clients have the opportunity to preview Arbor-view’s upcoming listings in advance of the general public.

Stage 3: Making an Offer• Review recent comparable sales (CMA) to arrive at current market value.• We will customize a compelling offer that considers current market conditions and buyer competition.• Buyer agent prepares all contracts for your review and discussion prior to submission.• Buyer signs offer and it is submitted with $1,000 deposit and pre-approval letter. Optional personal letter is encouraged.• Negotiations begin; often, multiple rounds of counter offers will occur, and agent will offer expert advice at each stage

without pressuring you. • The property status is changed to “contingent” upon acceptance of the offer.• Choose lender; shop for most competitive rate and service.

Stage 4: Transaction Management• Home inspection will be scheduled immediately upon offer acceptance. Buyer agent will provide you with recommended

inspectors and accompany you to the home inspection.• Buyer to select real estate attorney for representation; Arborview will provide a list of recommendations.• Buyer agent will discuss inspection report and negotiate any repairs or credits. • Home inspection contingency removed and agreed upon punchlist (if any) or closing credit added to Purchase and Sale

(P&S) Agreement.• If purchasing a condo, attorney will review the condominium documents (master deed, declaration of trust, plans) and

association financials (current budget, any assessments, reserves) and any meeting minutes.• Your attorney will approve a final P&S for all parties to sign (electronically or in person). • An additional deposit will accompany the P&S; typically the amount is 5% of the purchase price (less the $1,000 offer

deposit).• Complete mortgage application and provide all requested financial documents in timely fashion. The lender will order an

appraisal of the property. • Once appraisal is received by lender, final underwriting will commence. Occasionally, additional supporting documents will

be requested. Commitment letter will be issued to satisfy the financing contingency. • You will have the opportunity to visit the property for measurements, contractor visits or to show family members!• Pay homeowner’s insurance annual premium and set up utility accounts as of the closing date. • Attend a final walk through prior to closing with your buyer agent to confirm punchlist completion and broom clean

condition.• 24-48 hours prior to closing, you will review your settlement statement (HUD1) which breaks down financial details. You

schedule closing time and location with your attorney. • After closing, the deed is physically recorded at the Registry of Deeds and the sale is official. Your keys are handed over to

your new home.

Nathan Kirby, our Buyer’s Representative, assists all types of clients from first time home buyers to investors. Nathan acts as a consultant, giving his clients the knowledge they need to make decisions. He is working towards his national realtor designa-tion of Accredited Buyer’s Representative through his years of successful transactions and continuing education. He joined Arborview in 2010 and brings a dynamic energy to our team. Nathan has renovated multiple homes and has a keen eye for potential improvements for his buyers. He owns property and lives in Jamaica Plain.

Caitlin Unger directs Arborview’s team of marketing professionals to produce the design and creation of Arborview’s marketing collateral, including buyer rep-resentation materials and online market-ing. Caitlin is a third generation Realtor, obtaining her real estate license right out of college. She joined Arborview in 2008, after 4 years of successful selling in Virginia.
