A message from the Conference ChairIt is with great pleasure that I welcome you to the Urban Land Institutes 15th Annual European Conference. Much has happened since we convened here last year. Leading macro-economic indicators from Europe and the rest of the world now point towards a global recovery and, in some cases, growth.However, a great deal of uncertainty remains in the short term against the backdrop of a potential Euro-debt crisis, influencing the high aversion to riskcurrently held within the investment and financial community.
Real estate, as a physical asset with the ability to provide income and act as a hedge against inflation therefore becomes an attractive proposition when compared to many other asset classes. The combination of these factors presents us with a time in the market cycle where there are numerous opportunities, both in our domestic markets and internationally, for those with the ability and experience to take advantage of them.
Through its programme of lectures delivered by industry experts on the topics which are of most interest to us all, as well as informed debate and networking opportunities, this event promises to deliver fresh perspectives and exciting business prospects. We will hear from prominent keynote speakers: Ian Shepherdson (Chief Economist, High Frequency Economics), Ricky Burdett (Director, London School of Economics) and John Bruton, (Former EU Ambassador to the USA) as well as a number of senior commentators from the industry who are well known to you all.
I am confident you will find this event both enjoyable and thought-provoking, and I invite you to participate through an open exchange of ideas and experience.

National Councils National Councils are ULI at the local level. There are 13 councils in Europe, influencinglocal land use policy through events, educational forums and project tours.
European Councils ULI European Councils focus on key issues in specific product sectors of the industry. They are small, high-level groups made up ofsenior ULI members.
Real Estate Workshops ULI Real Estate Workshops are intensive one and two-day programmes designed to providereal estate professionals with current best practices in development, design, finance, marketing and other real estate disciplines.
ULI Awards Programmes ULI runs three signature awards programmes thatrecognise excellence in land use and developmentin very different ways: the ULI Global Awards forExcellence, the ULI J.C. Nichols Prize for Visionaries in Urban Development, and the ULI Gerald D. Hines Student Urban Design Competition.
ULI Foundation: Making a Visible Difference Foundation Governors ensure ULIs future and special programmes through their contributions tothe endowment. Gifts received by the annual fundsupport both ULIs mission and work in the community.
ULI Bookstore Over 160 books on almost every real estate topic.
What We Do
Research, Reports & Case Studies ULI initiates research that anticipates emergingtrends and issues. Amongst the reports that ULIpublishes are Emerging Trends, Global Demographic & Global Infrastructure reports.
Events Through a programme of global and domesticevents, ULI brings together people and knowledge on the issues affecting our industry.
ULI Urban Investment Network The Urban Investment Network brings togethercity government leaders and institutional investors and developers in a new partnershipaimed at driving up the rate of investment in Europes cities through public-private collaboration and innovation.
