Type of geographical location: The lodge is located in the countryside, close to the borough of Brisighella (RA) in the Romagna hills, in the valley where the Lamone river flows. It lays in a farm of 10 hectares, at an altitude of 290 metres above sea level. The surrounding hills reach a maximum 650m height, not determining shadows on the farm area. It is a sunny and windy area.

Kind of lodge’s facilities: The lodge is composed by two buildings of two floors each, obtained in 2001 by completely restoring a rural old house and a near barn. They provide tourist accommodation, restaurant service, mountain bike renting, horse riding, reading room and video room. They also produce and sell to the guests farm wines, cold cuts, sausages and ham. The farm may also accommodate groups (max 15 people) participating to companies refresher courses, education-tour, sport teams supplying, on demand, private rooms for work.

LODGE’S DESCRIPTION

Operation regime: Open all year

Number of rooms: 6 Number of beds: 12

Hospitality consists of 6 bedrooms (2 beds each), 2 in the main building (E1) at first floor with common toilet. The other four are located in the second building (the old barn E2): they are equipped with private bathroom, TV, telephone, sound broadcasting, heating and conditioned air.

The main building hosts at the ground floor the restaurant (50 seats), a big kitchen, a reading room and video room. The flat of the lodge owner is located in the main building at the first floor.

Occupation level: 40%. Guest staying does not have favourite periods and cover a growing demand for numerous targets, including business activities. Nevertheless the main target remains people looking for short relaxing weekends, but also for the standard week holiday. The lodge is always full during weekends (Friday and Saturday nights); during the other periods it has an average occupation rate of 1 out of 6 rooms.

Constructive characteristics:

The main building is of 150 sqm at the ground floor and of 120 sqm at the first floor The second builging is of 90 sqm per floor. Total area .450 sqm

During the complete restructure of the buildings attention has been put to the details and to the materials. Local stones, hand made bricks and pantiles, bricks from Tuscany, ceilings with wooden trusses, heart–wood doors and frames are the raw materials of a restructure whose main aim was the maintenance of the original or typical architectonic elements of the local tradition.

The old stone walls of the buildings are very thick: 45 cm minimum.

Windows, defined in the past, have different size and are mainly small. They are provided with double glasses and wooden casings. In general the buildings are well insulated,

Main entrance is south oriented, in both cases. The main building presents a large open portico on the south and west sides: it serves as dining and rest area in warm periods, especially in summer.

Roofs are made of hand made pantiles, have a 30° slope and are south-north oriented.

The two buildings are close but sufficiently distant not to shadow each other.

All the illuminating elements have been studied to find the tastes of the antique materials and to create evening relaxing atmosphere. Outside, small brass lamps have been installed and run along the entry path and the adjacent green areas. Ground lights enhance the secular mulberry-trees, lamps set in the river stones walls draw the ways of the avenues and of the paths. All outside lamps are lof low consumption type ( 9W each).

Most of the inside lighting is dominated by materials like wrought iron, glass, copper, pottery in order to give to each room and bedroom a touch of originality and at the same time an element of coherence with the whole environment. All inside lamps are normal incandescent lamps (mostly 60 W each).

Space heating and domestic hot water production are provided by 3 LPG systems ( one for

There are 3 LPG boilers:

- 1 wall hang boiler ( power 28kW) providing space heating of the ground floor of building E1 and hot water production for the kitchen (150sqm)

- 1 wall hang boiler (power 24kW) providing space heating and hot water production of the first floor building E1 (120sqm, including the owner flat 60sqm)

- 1 floor standing boiler (power 28kW) providing space heating and hot water production of the 4 rooms of building E2 (90 sqm)

Annual average consumption: 8150 litres of LPG corresponding to 59500 kWh

Average annual fuel consumption: 5150 Euro

Annual maintenace costs: 270 Euro ( 90 per each boyler system)

Fuel cost . 0.6 Euro per liter

Type of geographical location: The lodge is located in the countryside, at the foot of the hills of the Province of Piacenza, at an altitude of 130 metres above sea level. It lays in a large farm area of 120 hectares, where a number of significant actions (E.g. reforestation, creation of artificial ponds, etc.) have been undertaken in the last ten years in order to preserve the environmental value of the place. It is a quite sunny area.

Kind of lodge’s facilities: The “lodge” consists of several buildings located around an old court and in a near area. They provide tourist accommodation both in rooms and in mini-flats, restaurant and many other services including meeting and seminar rooms, museums on local farm traditions, access to specific areas for dogs training or lakes for fishing. They also arrange visits to natural parks and animal reserve and act as “Didactic farm” with dedicated training rooms conceived to increase environmental awareness raising in the children. In the court there is also a shop where they sell to the guests farm fruits, vegetables and jams of their own production.

LODGE’S DESCRIPTION

Hospitality consists of 4 bedrooms located in a 2 floors building. The rooms are provided with private bathroom with electric water-heater, TV, refrigerator and heating system with individual regulation.

The flats are hosted in a different 2 floors building. Each flats is provided of bedrooms, bathroom, kitchen, and it is equipped with electric oven, washing machine and individual heating system.

Occupation level: The lodge is usually full during May and June and has an almost constant occupation level of about 30% during the other periods of the year.

Constructive characteristics:

The buildings around the old court have been established of the beginning of the 20 century, and have been recently restructured. This area includes the house of the lodge owners (E8) on the east side, the museum (E7) and two other buildings in phase of restructuring (E6, E5) on the north side, another museum area in phase of restructuring (E4) on the west side, the restaurant and shop building(E3) plus a store (E2) and a building hosting the meeting rooms and the training area (E1) on the south side.

Apart from the house of the owners, all these buildings are composed of 2 floors, with walls of solid bricks. Some of them present arcades and/or walls with perfored parts.

Windows, defined in the past, have different size and are mostly small. They are provided with insulating glasses and wooden casings. During restructuring garrets have been provided with insulation, too. In general the buildings are well insulated.

Roofs are made of bent tiles, have a 30° slope and many of them are south-north oriented.

The buildings are close but sufficiently distant not to shadow each other.

The two buildings hosting guest rooms and mini-flats are located in a separate area, 200 meters far from the court. These buildings have been restructured in 1998 starting from original old stone houses. Also in this case restructuring was oriented to improve insulation systems, with intervention on walls, windows and garrets.

The building where the 4 guest rooms are located is isolated in a well exposed position. Its roof has 2 sides oriented respectively to north-west and south-east. Space heating in this building is provided by a LPG central system with possibility of individual regulation; domestic hot water production in supplied by individual electric water heaters in the bathrooms.

The building hosting the 3 mini-flats is mainly shadowed by other buildings and high trees in the nearby. Space heating and domestic hot water in each mini-flat is provided by individual LPG systems.

ENERGY DEMAND

- 1 wall hang boiler (power 32,5kW ) providing only space heating in the guest rooms (150 sqm)

- 1 floor standing boiler (power 116kW) providing space heating and hot water production for E7 building (800sqm)

Annual average consumption: 28000 litres of LPG corresponding to about 200000 kWh

Average annual fuel consumption: 14000 Euro

Annual maintenace costs: 800 Euro ( 100 per each boyler system)

Fuel cost . 0,5 Euro per liter

Thermal energy consumption per squared meter: = 200000/(800+800+210+150) = 102 kWh/sqm

There is no provision of air conditioning.

IMPROVEMENT ACTIONS

- Installation of 7,37sqm of simple flat plate collectors to integrate domestic hot water production of the restaurant (to be allocated on the south side of the roof of E3 building)

- Installation of 40 sqm of photovoltaic cells ( system peak power 6 kWp) to integrate existing system

- Adoption of a wood boiler system (power 50KW) to serve the restaurant E3 and the new building E5, with average consumption of 93quintals of wood per year

Type of geographical location: The lodge is located in the flat countryside, very close (just 12 km) to the city of Bologna in and to its hills area. It lays in the centre of a farm of 8 hectares, at an altitude of 56 metres above sea level. It is a quite sunny and humid area.

Kind of lodge’s facilities: The lodge consists in one building of two floors, opened in 2002 after the final restructuring of a rural house of the nineteenth century. They provide tourist accommodation and restaurant service. They arrange home-made pasta courses and act as “Didactic farm” to let the children increase their knowledge on natural and biological processes. During summer they organise music concerts and dance shows in the open air area in front of the lodge. They also produce and sell to the guests farm seasonal fruits and jams. On demand they can arrange horse riding and mountain bike tours.

LODGE’S DESCRIPTION

Operation regime: Open all year apart from 2 periods of 20 days each, respectively in January and August

Number of rooms: 5 Number of beds: 9

Hospitality consists of 5 bedrooms: 4 double rooms and 1 single room. All rooms are provided with private bathroom, TV, heating and conditioned air system. One room is also equipped for disabled persons.

The building hosts at the ground floor the restaurant (60 seats), a kitchen, a reading room and a private area for the lodge personnel.

Occupation level: 70%. The lodge is always full during weekends (Friday and Saturday nights); during the other periods it has an average occupation rate of 3/4 out of 5 rooms. The short distance to the main city of Bologna favours the accommodation of national and foreign guests on business travel, especially during fairs and exhibitions. The restaurant is opened 3 days per week providing an average of 160 meals per week.

The present building has been obtained through a number of structural interventions made in different periods, starting from an original river-stone house, enlarged with parts made of solid bricks and reinforced including a number of columns and a partial external coating.

The lodge is composed of 2 floors of about 200 sqm each. Total area .400 sqm

Main entrance is east oriented and presents a mobile veranda used as dining and rest area in warm periods, especially in summer.

Windows respect the local regulation plan prescriptions (at least 1/8 of total squared area) and are mainly quite large, especially at the ground floor where they are provided with double glazing and external iron grids. On the contrary, at the first floor they have simple glasses and wooden casings and shutters.

Roofs are made of French gutter tiles, having a 30° slope east-west oriented.

The building is located in a isolated area, well exposed to the sun, even if there are some trees quite close to its southern side.

Both internal and external illuminating elements make use of high efficiency lamps, characterized by low energy consumptions.

Space heating and domestic hot water production are provided by 2 natural gas fired systems.

Air condition is provided autonomously in each of the 5 guest - bedrooms by heat pumps (700 W each).

Type of geographical location: The lodge is located on the mountains, within the green of the Alto Frignano Park, at an altitude of 1220 metres above sea level. It lays in the heart of the Appennino Tosco Emiliano, very close to the Mount Cimone sky station. It is a windy and quite sunny area, surrounded by 50 hectares of fields and forests.

Kind of lodge’s facilities: The lodge is composed by two separate buildings, obtained in 2002 after the complete restructuring of some rural houses of the eighteenth century. A new wooden building has been recently established to host the farm dairy, a stall for horses, a laundry and the rooms for the new wood chips boiler and related wood and chip warehouse. The lodge provides tourist accommodation and restaurant service. Beside to the main building a children playground has been arranged. They arrange walks and trips to the surrounding valleys, horse riding and rent mountain bikes. They also produce and sell to the guests cheese and jams.

LODGE’S DESCRIPTION

Operation regime: Open all year

Number of rooms: 12 rooms + 3 mini-flats Number of beds: 30

Hospitality consists of 12 bedrooms and 3 mini–flats, provided with private bathroom. Each mini flat includes also a dining room with a kitchen corner. The main building hosts all the mini-flats, 4 guest rooms and all the service rooms: the reception hall, the restaurant (50 seats), a large bar, the kitchen, and the private flat of the lodge owners. The second building is 500 m far from the main one, in a higher position, and hosts the remaining 8 guest rooms.

Occupation level: 30%. The lodge is always almost full on Saturday nights, national and religious feasts- especially Christmas and Easter- and during the whole August month. The short distance to sky stations , paragliding schools and lakes for fishing favours the accommodation of national and foreign guests looking for places suitable to practise sports in the open air.

The main building has been obtained by joining and restructuring two antique farm houses, taking care of preserving the architectonic original style and choosing construction materials according to the local traditions, often recovering parts coming from other old buildings. Also the simple rustic internal decor was intended to maintain the warmth and atmospher of the past.

The main building is composed of 3 floors of about 110 sqm each. The ground floor is partially underground -on the north side- due to the natural slope of the ground.

The old stone walls are very thick: 50 cm.

Windows have different size, but they are mainly large - especially in the restaurant rooms. They are provided with double glazing glasses with internal wooden shutters.

The roofs are made of stone tiles with a 30° slope, oriented respectively to north-west and south- east

The second building can be reached going up to the mountain for 500 m along a narrow street. This isolated building, with the forest at its back, is composed of 2 floors of 80 sqm each. It hosts 4 guest rooms per floor, with separate entry points and a kitchen available for everybody. Also in this case teh building was obtained by restructuring an antique house with very thick walls and roof made of stone tiles, south –north oriented. Windows on the contrary are quite small and they have been equipped with double glazing glasses with internal wooden shutters.

Both external and internal illuminating elements of the whole lodge make use of incandescent lamps (40-60 W each).

Total squared meter ( area to be heated): 650 sqm (330 sqm main building, 180 sqm secondary biulding, 140sqm new facility)

Electric energy is necessary to power all lighting systems and the following machines and appliances: 3 freezers, 3 refrigerators, 1 dish machine, 2 wash machines, 1 dryer, 1 pasta machine and 1 milking machine.

Electric consumption per squared meter: 92 kWh/sqm

Thermal energy

Annual average consumption: 170000 kWh

Energy Audits Summary: Corte dei Mori

Such consumption, necessary to provide space heating, domestic hot water production and for cooking, was obtained up to 2002 by boilers fuelled with LPG. In that year the average annual fuel consumption was about 12000 Euro (10500 Euro just for the space heating and DHW production, corresponding to a rate of fuel consumption per square meter equal to 230 kWh/sqm).

High values of thermal energy consumptions depend on the location on mountain in a windy area, requiring heating system operating from September to May. Moreover during winter it is necessary to maintain a temperature of at least 15 degrees in the guest rooms, to be able to reach in few hours a comfort temperature for clients not used to book with large advance.

In 2003 the lodge owner decided to replace the LPG system with a remote control heating system that works with a boiler fuelled with wood chips. This system provides heating to all the Lodge buildings and makes use of wood mainly supplied from the rich woodlands in the boundaries

Average annual wood consumption varies from 0,6 to 1Ton depending on the quality of the wood(humidity percentage)

Wood cost per year (in case of wood not self produced): 4500 Euro

The total investment for the provision of the new boiler ( power 85 KW) and related equipments (pipelines, accumulator, control system, distribution system, chips warehouse), installation works and accessories (chop machine, wood track) was about 98000 Euro, that are expected to be fully recovered in 10 years.

Type of geographical location: The lodge is situated in the Comacchio Valleys, within the Delta del Po Natural Park, close to the Adriatic Sea coast. It is an area formed by water expanses covering more than 13,000 hectares, where lagoons are crossed by banks and spotted with hills. The lodge lays at 2 meters under the sea level, in the inner wetlands. It is a sunny and humid area.

Kind of lodge’s facilities: The lodge is composed by 3 rural buildings, obtained in the nineties by restructuring some ancient stone-houses. They provide tourist accommodation offering guest rooms, mini-flats, bungalows -available also for animal hosting- and a camping area with common services. The lodge includes a restaurant for a maximum of 80 people. They produce and sell to the guests farm cheese, sausages, honey, jams and home made pasta. They practice horse, ovine and fish breeding and are renowned as bird watching info-point. They also act as Didactic farm and are available for arranging horse riding, bicycle and walk tours and fishing activities.

Occupation level: 40%. The lodge is always full during the favourite periods for bird watching, namely from March to May. In the other periods of the year it is full mainly during weekends (Friday and Saturday nights). Guests are both Italian and foreign people, mainly looking for a relaxing place, to get in close contact with the local natural environment.

Constructive characteristics:

All the buildings of Prato Pozzo have been obtained by the complete restructuring of rural farm houses, built many centuries ago. Restructuring took care of respecting bio-architecture criteria, making a large use

of natural materials like wood, cork and marsh sticks. Moreover, exploitation of renewable energy sources for electricity and heat production have also been taken in serious consideration.

All the buildings have old stone walls which are 45 cm thick and are covered by airy roofs made of tiles, having a 30° slope. Windows are mainly large and equipped with simple glazing and wooden casings and shutters.

The main building E1 is composed by 3 floors of about 110 sqm each. It hosts all the guest rooms and the private rooms of owners. Along the northern and western sides of the building a veranda has been created, hosting a restaurant with 80 seats. Main entrance is north oriented and provided with a inner door.

Both the other two buildings are composed of 2 floors and present an open portico on the south and west sides. In both cases the ground floor is larger than the first one.

The second building (E2) hosts a mini-flat of about 150 sqm, with a dining room at the ground floor and 2 bedrooms plus a bathroom at the first floor. This building at the ground floor hosts also a laundry room, a room for ceramic workings and all the camping common services, including 16 toilets.

The third building (E3) hosts a mini-flat of about 160 sqm, with a dining room and 2 bathrooms at the ground floor and 3 bedrooms at the first floor. This building at the ground floor hosts a stable for 10 horses.

All the illuminating elements make use of high efficiency lamps.

Space heating in the main building is mainly provided by a wood burner fireplace, consuming about 2 qt of wood per day, and operating for about 200 days/year. Wood and vegetable wastes can be quite easily found free of charge in the local area, thanks also to agreements made with local forest owners.

Wood is integrated with solid fuel bricks - favouring heat keeping- with a cost of about 6 Euro per day.

This action has been included in a project approved by the regional authority and should receive an incentive covering about the 40% of the total investment (being of about 54000 Euros).

• Introduction of biomass heating system serving buildings E2 and E3. A wood burner of 40kW power is proposed. In this case existing Italian incentives for energy improvement actions allows to recover in the medium period the 36% of the investment.

Type of geographical location: The lodge is situated in the countryside, on the hills of Appennino Emiliano at an altitude of 480 metres above sea level. It lays in a farm of 5 hectares from where you can see the Santerno Valley, about 50 km far from Bologna. Land in this area is characterised by calanques and the “Vena del Gesso” (Chalk Vein) which are very interesting from both the landscape and the geological point of view. The air is refreshing in the autumn and spring, and pleasant in the summer.

Kind of lodge’s facilities: The lodge is composed by two buildings, obtained in 1995 by completely restructuring some rural stone houses of the eighteen century. They provide tourist accommodation, restaurant service, mountain bike renting and horse riding. There is also a play area for children, bowling green and walks for spotting deer. Finally they cultivate cereals and fruits and produce spirits, liqueurs, jams, honey and cookies available for their guests.

LODGE’S DESCRIPTION

Operation regime: Open all year, apart from one month during winter, from Epiphany to S. Valentine.

Hospitality consists of 4 bedrooms with private bathrooms: 2 double rooms and 2 rooms with 4 beds each. 2 rooms are situated at the first floor of the main building and the others in the near “dependance”. By the end of 2005 a new renovated building will be available to host further 18 persons, offering 6 new rooms with cooking corner and private bathroom.

The main building hosts at the ground floor the restaurant (40 seats), a big kitchen, and a laboratory for jam production. The mild climate of the place does not introduce air condition need.

Occupation level: 30%. The lodge is mostly full in during the months of July and August and during weekends (Friday and Saturday nights) from April to October, with an average occupation of 110 days per year.

The main building E1 is composed of two floors of 90 sqm each plus a partial underground floor, hosting the cellars and the restaurant toiles (this part of the lodge is not provided with heating devices).

The second building E2 is composed by 2 floors, with one room of 16 sqm each.

The whole green lodge has total area of 210 sqm.

The old stone walls of the buildings are very thick (60 cm) and have been obtained with two rows of stones joined with sand and mortar and finished with stucco.

Roofs are covered by bent tiles put over a layer of polystyrene, in order to level up and to insulate the pre-exhisting roofs.

Windows, defined in the past, have different size and are mainly very small. They are provided with double glazing and wooden casings and shutters. In general the buildings are well insulated.

Main entrance is south-east oriented. The main building presents a large open portico on the south-east side: it serves as dining and rest area in warm periods, especially in summer.

The two buildings are close to each other, moreover roofs orientation, the slope of the ground and the trees in the nearby do not favour an optimal use of the roofs for the instalment of solar panels.

The rooms have been refurbished respecting tradition with 1900 country style furniture.

Also the illuminating elements inside the lodges have been studied to enhance the tastes of the antique materials and to create relaxing atmosphere. They adopted incandescent lamps in the bedrooms and halogen lights in the restaurant. Only outside lamps are of low consumption type.

According to the lodge owners Ca’ Monti is situated in a quite windy, area especially during spring and autumn. Type of geographical location: The lodge is located in the deep countryside of Burana, 20 km far from the city of Ferrara and 5 Km southward from the river Po. It lays in a plain farm of 14 hectares, just at 10 metres above sea level, which hosts an active production of pears and apples, while the employment of integrated pest management assures the respect of the environment. It is a quite foggy area, where wind is rare.

Kind of lodge’s facilities: The lodge is composed by 3 rural buildings, obtained by restructuring some ancient stone-houses of the eighteen century. They provide tourist accommodation in guest rooms and mini-flats. The lodge includes a restaurant and a laundry. The great park surrounding the loge allows walks, either by foot or by bike, while the small lake inside the courtyard offers the chance for a refreshing pic-nic. Many animal species are in the farm, like fallow-deers, rabbits, goats, peacocks and little pigs. The guests can even bring their pets along with them during their country holydays.

Occupation level: 33%. The lodge is occupied mainly from Easter to the firsts days of November. Many of the guests are looking for a relaxing holidays, nevertheless in some cases they are temporarily working in the nearby. In these cases they stay in the lodge for some weeks oven for some months.

The main building (E1) has been obtained in 1987 by restructuring an antique stone house. During the restructuring process the external walls, made of stones thick 30cm, have been reinforced with an external coat.

This building is composed of 2 floors of about 250 sqm each, plus a garret. The main entrance is on the west side. The southern part of the building hosts the guest flats, while the northern part hosts the private rooms of the owners, at the first floor and the restaurant at the ground floor.

All windows are quite large: they are provided with simple glazing glasses and wooden rolling shutters at the ground floor, while they are equipped with double glazing glasses and plastic rolling shutters at the first floor.

The roofs are made of tiles with a 30° slope, oriented respectively to west and east. Although there are many trees surrounding the house, they are not high enough to determine significant shadow on the roof.

The second stone building (E2), renovated in 2004, hosts 2 rooms with 2 beds and individual bathroom each. This building has just one floor covering an area of 40 sqm and is provided with an open portico on the west side. Its windows are very small, and equipped with double glazing and wooden casings and shutters. The roof is made of bent tiles with sides of a 30° slope, oriented respectively to west and east.

The third stone building (E3), renovated in 2004, hosts 2 rooms with 3 beds and individual bathroom each. This building has 2 floors, one for each room, with separate entry points. Each floor is about 30sqm. Also in this case windows are small and equipped with double glazing and wooden casings and shutters. The roofs are made of bent tiles, with sides of a 30° slope, oriented respectively to south and north.

All the external illuminating elements make use of high efficiency lamps and are controlled by electronic photocells. Low consume lamps are used also inside the flat of the owners, while the inner parts of the guest lodges employ mainly incandescent lamps, and neon just in the kitchen and in the bathrooms.

Type of geographical location: The lodge is situated on the mountains of the Apennines of Romagna, in the centre of the Park of Foreste Casentinesi, Monte Falterona e Campigna, one of the most important protected areas at national level, including the largest and best preserved woods and forests in Italy and housing a great heritage of flora and fauna. The lodge lays in a farm of 40 hectares, at an altitude of 910 metres above sea level. It is an area well exposed to the sun and the wind.

Kind of lodge’s facilities: The lodge is an old but perfectly restructured country house of the eighteen century. It provides tourist accommodation and restaurant service. Just a minor part of the farm surrounding the lodge is cultivated to supply vegetables and fruits to be used for the lodge guests.

LODGE’S DESCRIPTION

Operation regime: Open all year: continuously just for 3 months in summer and only during weekends from the middle of September to the middle of June.

The lodge is a stone country house composed of two floors plus a partial underground basement. Main entrance is on the west side of the house, in front of the parking area. It allows direct access to the hall of the lodge, provided with a big wood fireplace.

The basement is completely underground on the east side and at ground level on the west side. In the basement the only part provided with heating devices is an area of 50 sqm hosting the restaurant toilets.

The first floor hosts the hall, the restaurant, the kitchen and the private rooms of the owner, covering a total area of 200 sqm. The second floor hosts the guest bedrooms and their respective bathrooms, covering a total area of 150 sqm.

The whole heated area of the lodge is about 400 sqm.

During restructuring, carried out in 1995, the old and very thick (50-60 cm) walls of the building, which were made of stones, have been finished with stucco and in some internal areas they have been tuned up.

Roofs are covered by bent tiles, which have been put over a tar sheet, in order to improve the insulation performance of the house. The two sides of the roof are respectively east and west oriented.

Windows, defined in the past, have different size and are mainly very small, especially at the ground floor. They are provided with double glazing and wooden casings and shutters. In general the building is quite well insulated.

The illuminating elements inside the lodge make large use of incandescent lamps (25-40W each), using neon just in the kitchen and high efficiency lamps only in the hall and in the internal stairs. Outside all lamps are of low consumption type.

Type of geographical location: The lodge is located in the site Poggio alla Lastra, on the Romagna hills very close to Valley of Bidente and to the national Park of Foreste Casentinesi, Monte Falterona e Campigna. The structure lays at an altitude of about 320 meters on the sea level, within a farm of 7 hectares, mainly composed by forests and horse pastures, just one hectare area is reserved for vegetable cultivation. During winter it’s often snowing, creating obstacles in reaching the lodge.

Kind of lodge’s facilities: The lodge is composed by four buildings, created in the structure of an old mill built in the XVIII century, active as tourist farm since 2001. The main and the second buildings, corresponding respectively to the old mill (E1) and the near old barn (E2) have been obtained through several restructuring actions. The third building (E3), made by bricks, was created in 1985, while the fourth is a prefabricated wooden cottage recently established. They provide tourist accommodation and support the organisation of walking tours in the surrounding areas. The lodge includes a restaurant and a large room available for reading, TV watching and group activities (e.g. meetings). The main building hosts also a small hydro electric station exploiting the gap of the close river.

Also the roofs have been renovated, replacing the original stone tiles with cement tiles, more resistant in case of snowing. Roofs have a 45° slope, oriented respectively to north and south. The absence of garret insulation reduces comfort and energy savings, especially in winter.

All windows of E1 are quite small and provided with simple glazing glasses and wooden shutters.

The second stone building (E2) hosting the guest bedrooms has just one floor plus a garret. The total heated area is about 50 sqm: This building presents constructive characteristics similar to those described for the main building, apart from the presence of double glazing in the windows and different orientation of the roof. The roofs of E2 have sides of a 30° slope, oriented respectively to west and east.

The third building (E3), built in 1985 and recently renovated, has just one floor of about 200 sqm. It has walls of solid bricks and roofs made of bent tiles, with sides of a 30° slope, oriented respectively to south and north. In this case windows are quite large and equipped with double glazing and wooden casings and shutters. The garret has been insulated.

The last building (E4) is a prefabricated wood cottage with one floor of about 50 sqm. Either walls, doors, window shutters and roofs are wood-made. Windows are equipped with double glazing.

All the external illuminating elements make use of low consume lamps, while the inner parts of the lodges employ mainly incandescent lamps (60-100W) with neon just in the large reading room. Low consume lamps have been installed just inside the kitchen and the restaurant.

Space and water heating are supplied through different systems fired with different fuels.

Buildings E3 and E4 are heated through cast iron radiators and LPG boilers, of 24kW power each, supplying space heating and domestic hot water. These two boilers are floor standing boilers, installed in

A hydroelectric turbine, via an electric resistance, provides heating to boiler a 300 litres connected to the wood chip boiler installed in E1.

Moreover in spring 2005 6sqm of solar collectors with a 500 litres storage tank have been installed on the western side of building E2 and connected to the wood chip boiler.

IMPROVEMENT ACTIONS

Type of geographical location: The lodge is situated on the Apennines mountains, about 40 km far from the city of Reggio Emilia and at the feet of the “Bismantova Rock, considered the most interesting and complete rock gym of the entire Emilia-Romagna region, even if, for it's geographic, morphological and technical characteristics, it is easily enjoyed by alpine climbers, paraglinders and excursionists of all Northern Italy. The lodge lays in a farm of 18 hectares, at an altitude of 910 metres above sea level; in an isolated area well exposed to the sun and to the wind.

Kind of lodge’s facilities: The lodge has been obtained in 1987 by restructuring an old country house and its near barn, built at the beginning of the twenty century. It provides tourist accommodation, and restaurant service. Just a minor part of the farm surrounding the lodge is cultivated to supply vegetables and fruits to be consumed by the lodge guests.

LODGE’S DESCRIPTION

Operation regime: Open all year apart a period of 15 days in November.

Number of rooms: 6 Number of beds: 20

Hospitality consists of 6 bedrooms provided with 2, 3 or 4 beds each. 4 of these guest rooms are at the first floor of the lodge, with one bathroom in common. The remaining 2 guest rooms, their common bathroom and the private rooms of the lodge manager are at the second floor.

The building hosts at the ground floor a restaurant available for 50 seats.

Occupation level: 20%. The lodge is visited mainly from May to September and especially during the month of August; in the other periods of the year it is usually full in occasion of national and religious feasts. The main target of lodge visitors are families and groups of friends.

The lodge is a stone country house composed of three floors of about 200 sqm each.

Main entrance is on the west side of the house, along the access road. It allows direct access to the hall of the lodge.

The ground floor hosts the hall, the restaurant and the kitchen, with a total heated area of 140 sqm. The first floor hosts some guest bedrooms with a bathroom in common, covering a total heated area of 60sqm. The second floor hosts the remaining guest bedrooms with a bathroom in common and the private rooms of the manager covering a total heated area of 100sqm

The whole heated area of the lodge is about .300 sqm.

During restructuring, carried out about 20 years ago, the old and very thick (60 cm) walls of the building have been tuned up.

Roofs are covered by tiles and are 30° oriented respectively to south-east and north- west.

Roof insulation features should be improved with a specific intervention on the garret foreseen for the next years.

Windows are quite large, especially at the ground floor, ensuring good exploitation of the natural light on the one hand, but introducing heat loss on the other. Heat loss in enhanced taking into account that the windows are equipped with simple glazing glasses.

The illuminating elements inside the lodge make large use of incandescent lamps, using neon just in the kitchen. Outside there are also lamps of halogen type.

Space heating and domestic hot water production are provided by a floor standing boiler, fired with diesel oil. The boiler has 31,2 KW power and it is provided with a storage tank of about 300 litres. It works usually 240 days per year, from the end of September to the end of May.

Heating devices are stainless steel radiators in the restaurant and cast iron radiators in the other rooms.
