    Dear Neil : We have postoaks, and we live in an areawhere the irrigation waterhas a high content of so-dium. We have a large St.

    ugustine lawn, much of itbeneath the post oaks. Some-one warned us that post oaksand lawns dont exist well to- ether. We would rather keepthe oaks than the lawn. I canalways seed with some other

    rass if thats an issue.First of all, St. Augustine

    is our most shade-tolerantgrass. While its not adapted

    in colder areas, for the rest of the state its the go-to grassfor shade. No seeded grasswill even come close, norwill any other sodded grass,either. There are thousandsof St. Augustine lawns thatare successfully co-existingwith post oaks. The secretis to offer the grass only asmuch water and fertilizeras it really needs. We oftenoverdo our maintenanceprocedures with St. Augus-tine. Challenge the grassust a little. It will help the

    grass, and it will help thepost oaks. Also, do not cutsprinkler or utility linesthrough the oaks roots. Donot change the grade of theground beneath them. Dontrun a rototiller over theirroot systems. Stick with thegrass or a low-maintenancegroundcover and you shouldbe ne.

    Dear Neil : What couldI plant in large urns in myront yard that would giveood summer color without

    a lot of care (watering).If youre really serious

    about low-water-usage

    plants, go with succulentssuch as the various sedums,crassulas and others. If youre willing to water everyfew days, trailing lantanasare fabulous.

    Dear Neil : Last fall I hadwhite ies on my Carolina essamine. I sprayed, but theleaves are all affected. Itsstarting to grow now. Whatshould I do?

    Honestly, in 40 years of growing them, Ive neverseen white ies on Carolinaessamine. My guess would

    be that they will not be anissue again this year. It mayhave been due to the unusu-ally rainy weather we hadlate last spring and earlysummer. Acephate system-ic insecticide is probablyyour best bet if you have tospray.

    Dear Neil : What are thebest pre-emergent weedkill-

    ers? Where is the best placeto buy them?

    There are several. Team,Dimension and Balan arethree common ones. Youshould be able to buy themfrom a local independentretail garden center wherethey can explain timingand methods of application.These are granular mate-rials that are applied nowand again 90 days laterto prevent germination of summertime grassy weeds,most notably crabgrass andgrassburs.

    Dear Neil : What kind of weed has leaves like clover,but with little purple ow-

    ers? Also, what will get rid of oxalis?

    The weed youre describ-

    ing is henbit. It has roundedleaves that are scallopedalong their margins. Thetiny, tubular, purple owersare actually slightly attrac-tive en masse for about vedays, but not enough so thatyou should brag about them.Mowing will eliminate al-most all of this weed (it isnot a strong grower), or youcan use a broadleafed weed-killer, just as you would foroxalis. The secret in control-ling oxalis is to use one ortwo drops of a liquid dish-washing detergent to holdthe spray onto the waxyleaves. Use a pump sprayerso that you can apply rela-tively small droplets.

    Dear Neil : How commonare owers on scheferas,also on the little kalanchoethat produces plantlets

    along its leaves?I have never had a schef-

    era produce owers.Thanks for the photo. As forthe kalanchoe (K. daigre-montiana), its like all otherkalanchoes in that it willeventually bloom. Theyrelovely little owers, al-though few of us grow it forthem. The plantlets are thenovelty here.

    Dear Neil : I have a Bos-ton fern hanging basket thathas spent the winter in anorth window. Its droppeda bunch of its leaves andits looking pretty sparseright now. Should I divide itthis month and put the new

    plants back outside in theshade?

    Thats probably a goodoption. Cut the leaves backpretty severely as you start,

    though. Work when its pot-ting soil is very moist anduse a large, sharp knife tocut through the masses of roots. Youll want st-sizednew plants, and their leavesprobably wont be more than6 to 8 inches long. Plantthem into 6-inch pots lledwith fresh, lightweight pot-ting soil and water themimmediately. Put them intoa bright, but shaded, spot

    outdoors and apply a high-nitrogen, liquid fertilizer toget them off to a fast start.

    The NICE! (Natives In-stead of Common Exotics!)program is spotlighting Spi-derwort this spring. Spider-wort, Tradescantia species, agenus of over 60 New Worldspecies, ranges from south-ern Canada to northern Ar-gentina. Here in North Tex-as, both T. occidentalis and T.ohioensis Spiderwort speciesare found. Spiderwort growsindividually at rst and es-tablishes clumps. It grows 1to 2 feet tall with long, blade-like leaves.

    Spiderwort blooms proli-cally in the spring and some-times in the fall with owersthat range from white, pinkor purple to bright blue.

    Flowers have three pet-als and six yellow anthers.Spiderwort blooms early inthe morning. During the af-ternoon, the owers usually

    close up in the heat, but oncool and cloudy days, theymay remain open all day.

    ach ower lasts for onlyone day, but each spiderworthas many owers, assuringa long display in the gardenbed.

    Spiderwort can be plant-ed in full sun to partial ordappled shade. It grows wellin most types of soil, fromacid to alkaline, from dry todamp. Spiderwort should bewatered well immediatelyafter planting and then ev-ery other week during therst growing season if thereis no rain.

    After the rst growing sea-son, Spiderwort should sur-vive with existing rainfallbecause it is drought toler-

    ant. If not given supplemen-tal water, Spiderwort will godormant during North Texassummers.

    When owering is n-ished, Spiderwort may be cutto the ground. When the fallrains begin, Spiderwort willsprout new foliage and mayre-bloom. It frequently staysgreen through our mild win-ters when almost everythingelse is dormant. Native Spi-derwort is a welcome addi-tion to garden beds.     If youre thinking of sell-ing your home without theassistance of a real estateagent, chances are youre do-ing it to save money. I cantargue with your motivation.After all, real estate trans-actions involve large sums.

    ut before you go down thatroad, Id like to share someinformation with you tomake sure youre consider-ing all factors involved.

    Running the numbersWould you go out of yourway to save thousands of dollars if in the end it cost

    you more than the sum yousaved? That may be the for-sale-by-owner (FSBO) expe-rience for many. The worstpart is that the homeownerwho chooses this route de-nitely works hard, spendsa lot of personal time andtakes on signicant risk inthe process.

    Its not a convincing argu-ment to simply state thatFSBOs sell their homes forsignicantly less than ho-meowners who hire agents.So here are some numbersto back this up. Accordingto the 2007 Prole of Home

    Buyers and Sellers, the me-dian selling price in Texasfor agent-assisted sellerswas $197,900. The median

    price for FSBO sellers wasonly $105,000.

    Now, wait a minute. Thesample size in Texas maynot have been large enoughto draw statistically signi-cant conclusions. The reportitself mentions that. So letslook at a larger sample: thenational numbers. The medi-an selling price for agent-as-sisted sellers was $240,000compared to $180,000 forFSBO sellers. A closer exam-ination of the survey resultsshows a much lower salesprice for FSBOs when theseller knew the buyer. Per-

    haps relatives and friendsoften give a good deal to buy-ers they know. OK, but whenyou compare the sales price

    of FSBOs where the sellerdid not know the buyer, themedian sales price still fallsshort at $207,900, which is$32,100 less than the medi-an for agent-sold homes.

    What does it all mean?I understand that these

    numbers dont fully explainevery variable at work here.But you dont need numbersor surveys to know this:

    A less-experienced personisnt as skilled as an expert.Thats true whether youretalking about hitting a golf ball, solving a crosswordpuzzle or handling a real es-

    tate sale.

    Compare the experienceand abilities of a person in-

    volved in a real estate trans-action every ve or 10 yearsto someone who works everyday to help people sell theirhomes. A lack of experiencecan cost you plenty.

    If you wonder what kindsof mistakes sellers make ontheir own, heres the shortlist: setting the asking pricetoo high, stigmatizing theproperty as it sits (and sitsand sits) on the market;losing money by pricingtoo low; making remodel-ing choices that wont pay

    for themselves when sell-

    ing; making changes to thehome that actually reduceits marketability; not tak-ing easy steps to make theproperty more desirable toattract higher offers morequickly the list goes on.

    Money isnt the onlything on the table

    Money may represent thebiggest motivator for sellingon your own, but you shouldconsider other aspects of this decision. Making a mis-step during a real estatetransaction can derail thesale, cost you money or evenescalate to a court case. Ne-

    Until Imogene Lynch fracturedher left wrist raking leaves on Dec.29, the year 2007 had been perfectfor the Grand Marshal of the Forest-burg Watermelon Festival, who waseagerly anticipating her 90th birth-day party.

    Students at Justin Elementary School are reaching out totheir four-legged friends. The students selected this task asone of their service projects.

    Prairie View students compete in Fort Worth Desti-nation Imagination Competition

    Two Destination Imagination teams from Prairie Viewlementary School displayed their quick-thinking and

    imaginative skills in a competition on Feb. 23.The third grade team placed fth in the Hit or Myth

    challenge. The students had to prove or disprove a folk taleor myth using the scientic method. The team selected

    anzel and Gretel and utilized the scientic method to de-termine if someone could live in a candy house.

    The seven-member fourth and fth grade team had tocomplete a chore while overcoming a known and an un-

    known obstacle. In preparation for the tournament, the stu-dents researched a person who then appeared in their skit.The team had 30 minutes to create costumes and developthe skit.

    Freaky Friday educates Hateld Elementary par-ents on TAKS

    The parents of third grade students at W.R. Hateld El-ementary School will be put to the test on Freaky Friday,

    arch 28. Parents have been invited to attend a math les-son and to complete TAKS practice questions. Althoughstudents work independently while taking the actual TAKStest, their parents will be allowed to seek the help of theirchild if necessary.

    This gives the parents a good idea of what their childrenare learning and how advanced the questions are on theTAKS, said principal Cathy Sager.

    In accordance with the state schedule, the TAKS testingbegins the week of March 3.

    Dads Club ips for Roanoke Elementary, clubsexpand in NISD

    Roanoke Elementary Schools Dads Club treated stu-dents, parents and staff to a pancake breakfast Saturday,

    eb. 16. As the fathers ipped and served pancakes, the at-tendees thanked the dads for their service to the school.

    This marks a growing trend in clubs for fathers in North-west ISD schools. Rosa Clary, Kay Granger Elementary

    TA vice president, initiated and recruited men for Watch.O.G.S. (Dads of Great Students), a group designed to

    encourage volunteerism at the school and keep studentssafe. At least one volunteer is at Granger each day. The fa-thers help with student drop off in the morning, conrmthat exterior doors are secure, work as cafeteria and recess

    monitors and read to children in classrooms and assist withother tasks for teachers and other staff. Nance ElementarySchool implemented the Watch D.O.G.S. volunteer programin February. There is also a newly formed dads club atSamuel Beck Elementary.
