What is Affordable Housing?

Affordable housing is intended for people who are unable to afford to purchase a property or rent privately. Through legal agreements these homes remain affordable for future residents. There are several different types of affordable housing which we have listed below. There may be a range of housing options available on any development.

Shared Ownership

Shared ownership allows you to buy a share of your new home (usually 50%) and to rent the other part from a Housing Association. You would need a mortgage and/or savings to finance the part you are buying as well as paying a monthly rent and service charge to the Housing Association.

You can usually buy further shares in the property, but can never own the property out right.

As a guide your costs are likely to be: For a 1 bedroom apartment worth £85,000 - 50% mortgage for £42,500 - weekly rent of £25.00 & service charge of £17.00 (average)

For a 3 bedroom house worth £145,000 - 50% mortgage for £72,500 - weekly rent of £40.00 & service charge of £10.00 (average)

Beth yw Tai Fforddiadwy?

Tai ar gyfer pobl na allant fforddio prynu tŷ na rhentu’n breifat yw tai fforddiadwy. Mae cytundebau cyfreithiol yn sicrhau bod y cartrefi hyn yn parhau’n fforddiadwy i drigolion yn y dyfodol. Am fflat 1 ystafell wely gwerth £85,000 - morgais 50% am £42,500 rhent wythnosol o £25.00 a £17.00 o dâl gwasanaeth (ar gyfartaledd)

Homebuy Homebuy is a scheme sponsored by the Welsh Assembly Government. You would need to finance 70% of the price of your new home through a mortgage and/or savings. A Housing Association then provides you with a loan for up to 30% of the price.

There are no monthly payments to make on the loan, but the 30% share does have to be repaid to the Housing Association if you sold your home in the future. Discount for Sale Housing Developers sometimes agree to sell some new homes at discounted price. You would purchase 100% of your new home without having to pay the full purchase price. Housing Associations usually carry out the checking and allocating role on behalf of the developers. The discount agreements would be written into the legal agreement and would apply if you sold your home in the future.

Social Rented These properties are available to rent from Housing Associations at affordable rent levels.

Cymorth Prynu Mae Cymorth Prynu yn gynllun a noddir gan Lywodraeth Cynulliad Cymru. Byddai’n rhaid i chi ariannu 70% o bris eich cartref newydd drwy forgais a/neu gynilion. Yna, bydd Cymdeithas Dai yn rhoi benthyciad i chi ar gyfer hyd at 30% o’r pris. Ni chodir unrhyw daliadau misol ar y benthyciad, ond byddai’n rhaid i chi ei ad-dalu i’r Gymdeithas Dai petaech yn gwerthu eich cartref yn y dyfodol.

Gostyngiad wrth Brynu

Mae Datblygwyr Tai weithiau yn cytuno i werthu rhai tai newydd ar ddisgownt. Byddech yn prynu 100% o’ch cartref newydd heb orfod talu’r pris llawn. Cymdeithasau Tai, fel rheol, sydd yn gwneud y gwaith o wirio a dyrannu ar ran y datblygwyr. Byddai’r cytundebau disgownt yn cael eu cynnwys yn y cytundeb cyfreithiol a byddant yn berthnasol petaech yn gwerthu eich cartref yn y dyfodol.

We hold a list of people interested in affordable housing. We use this to inform people of new affordable housing developments and to pass details on to the Housing Associations involved.

Registering your details

If you wish to apply to go on our list, please complete the attached form and return it to us at the address shown.

By signing this you give us your consent to share your details with the Housing Association and Developers.

Please inform us if there are any changes in your circumstances and you no longer require re-housing. Eligibility

Once you have expressed an interest in a particular scheme the Housing Association will look at your eligibility. Each scheme may have different eligibility criteria but generally this will consider:

- your connection to the area in which the properties are being built, residence employment etc. - your financial circumstances and housing need
