Dr. Arrendells Twin A Historical Perspective

The subject property is one of four contiguous parcels formerly owned by Dr. Arrendell. The neighboring property to the south is home to the highly regarded Arrendell Vineyards a prized vineyard accounting for the production of award winning Pinot Noir wines for the cult status Hartford Court brand, an Artisan Winery owned by the renowned Jackson Family Estates. Located within the very prestigious Green Valley AVA, is this wonderful 18.19 acre parcel. Green Valley is one of the smallest appellations in Sonoma County and a sub-appellation to the much larger Russian River Valley AVA. The Green Valley AVA is very tightly delineated both geographically and climatically and is the most consistent of any of the North Coast appellations in terms of soil, climate and flavor. Mother Nature makes for the distinctions found in the Green Valley AVA, with fog being its trademark and soils yet another. About 60% of the soils located in the Green Valley AVA are Goldridge with another soils type, Blucher, also being highly coveted. These soil types are ideally suited for the production of Pinot Noir grapes made into wines of superior quality by wineries such as Dutton Estate, Dutton Goldfield, De Loach, Hartford Family Winery, Iron Horse, Marimer Estate and Orogeny. It is all about the Terroir! The current owner purchased the subject property in 1985. Within a few years, a three bedroom, 2.5 bathroom residence was constructed that is now home to the current owner and his family. The property was then developed to produce nursery certified root stock and then in 1992, an acre was planted to Pinot Noir. The results on the vineyard planting were promising so in 1999 another nine acres were planted. The majority of the Pinot Noir vines are on SO4 root stock on the highly regarded Martini Clone with about one acre on clone 115. The vineyard spacing is 8 x 4 (about 1,302 vines per acre) which are drip irrigated and frost protected by a two year old diesel operated wind machine. The vines are on wire with a VSP (vertical shoot positioning) trellising system. Historically, the owner has farmed the vineyard. The crop is managed to produce high quality fruit, so crop yields are kept to about 2.5 tons of grapes in a normal harvest year. In addition to the farm house and vineyards, other improvements include an approximate 1,536 sq. ft. Ag building with insulated walls, nine foot ceiling height and cement flooring. The wood framed structure has electrical service (no water) with a composition roof. It is a very serviceable building.

A fully permitted steel winery building of approximately 1,620 sq. ft. was completed on site to produce 2,000 cases of wine on an annual basis. The building has a metal roof with night fans for cooling, is fully insulated, and a fire sprinkler system installed, meeting fire safety codes. The winery permit does not allow public tastings or events, but guests can visit the facility on a day appointment basis. There is ample parking for guests and employees, and a handicapped bathroom is located within the winery building. There is also a large crush pad area on the north side of the winery building. The winery utilizes a sophisticated bio reactor for waste treatment disposal that converts the effluent to waste water, ready for irrigation usage. The system is fully compliant with the regulations set forth by the Clean Water Act and Sonoma County PRMD. The sale of the property includes farming and winery equipment.
